He even asked an old client about his experience at a property I was considering. Kevin called every property I was interested to get information before I toured them with him about rent and square footage on their units in my price range. He took notes on all the properties he called and gave them to me so I would not feel overwhelmed with details. This allowed me to fully concentrate on what I thought about each property in order to decide if it was a right fit for me. You will be so glad you got Kevin's help!!! I would happily enlist his help again anytime I am considering moving or recommend him to anyone else!!!

ULR seems to come highly praised however my personal experience has been quite annoying. I asked an…read moreagent over two years ago to help me look for an apartment within a specific price range. Once I no longer needed his service (I found my own place), he continued to spam my E-mail account with invitations to rental/homebuying events to promote his business. I had to ask him a few times with a call to the office to request this to stop. It started with LinkedIn, and then through other similar social media mediums, then E-mail. Finally the office took care of it and I had to take the extra step to block him. Then, two years later, another agent who connected with me through LinkedIn as well began to do the same practice. In no way did I ever ask to opt-in to any of these invitations. That means I'm on another distribution list that I never agreed to. She is sending Evites--without any opt-out buttons. I had to contact ULR again, and another agent profusely apologized to me. I'm not into this spamming marketing practice because quite honestly, it cheapens a business and creates a desperate image. Do some of these agents like getting cold calls from random numbers themselves and pressured into something they don't need? I don't think any of us do! So it would imply that with common sense, you shouldn't do what you don't enjoy yourself, to people who aren't clearly requesting your service. The agent who helped me get myself removed from a distribution list (again) says that she doesn't practice those methods herself and aren't exemplary of ULR as a whole, but no one seems to be encouraging or reminding other agents to stop the SPAM method. I never experience this when I contact an agent through HAR. Bottom line: I get it, it works once on a blue moon, but if you're about branding yourself as a high quality agent, this spam stuff is not a lot of people's cup of tea. Try this instead, reach out to a potential client directly and ask if they're currently interested in renting/buying or would like to remain in touch in the future if neither are currently an option. Don't force me into your impersonal mass distribution list against my will. Here's the Federal Trade Commmissin FAQ on SPAM stating you must include information on how to opt-out of receiving future E-mail and honor opt-out requests immediately: https://www.ftc.gov/news-events/blogs/business-blog/2015/08/candid-answers-can-spam-questions

Every…read moretime I've spoken with him, it seems there is little understanding of the status of our maintenance requests. For example, the company has stated they have a tracking number for the part needed to repair our AC, yet no one can tell us where it is or provide a realistic timeline for when the repair will be completed. Communication has been consistently poor. Calls often go unanswered, and when someone does respond, it feels like no one has the information needed to actually help. As a tenant, it is incredibly frustrating to repeatedly explain the same issues without receiving clear answers or meaningful updates. What has been most disappointing is the lack of empathy. We have been dealing with property damage, concerns about the condition of the home, and the discomfort of living without air conditioning for an extended period. While window units were eventually provided, they have not adequately cooled the home and have instead made the rooms feel even more humid. Throughout this experience, it has felt as though collecting rent is treated as a higher priority than fulfilling the landlord's responsibility to provide a safe, habitable, and properly maintained home. This has been, without question, the worst experience I have had with a property management company or landlord.

Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

We rented through this property management company for five years, and during that time they raised…read moreour rent by roughly $100-$200 every single year. As a realtor, I repeatedly questioned the increases because the property simply wasn't worth what they were asking. Eventually, the gap between the rent and the actual market value became too large, so we moved out. Then came the move-out charges. They attempted to bill us for items that were clearly the landlord's responsibility, which felt less like property management and more like a scavenger hunt for extra fees. The best part? It turns out we were right. After we left, the property sat on the market for nearly a year. The rent had to be reduced over and over until it was close to the rate we originally leased it for. That's a long and expensive vacancy to prove a point. If you're a property owner, I'd think twice before taking pricing advice from a company that would rather let a property sit empty for months than admit they overpriced it. If you're a tenant, be prepared for annual rent hikes and a move-out process that may leave you defending charges that shouldn't have been yours in the first place.

THIS COMPANY/JOHANA STOLE MY MONEY…read more I stayed with D and J Enterprise Corporation in their Airbnb/Furnished Finders housing from May 2023- December 2023. Upon initial conversation, Johana stated that the $500 deposit was refundable pending no damages, etc. During my stay, I communicated every issue with the properties in a timely manner and upon exiting, I made sure everything was proper as they send their cleaning service after check out anyway. It is noted that the deposit would be refunded three days after checkout. I reached out to Johana regarding this and as SOON as I mentioned anything about reimbursement, she begin to ignore me and became rude. I then had my realtor contact her and she answered him thinking he had another potential client for them. She said all of the things she said to me initially, except, she NEVER honored any of it. It has now been a month and a half since I have checked out and, even though she said she would send me "details" about my refund, she has not reached out to me in any way nor attempted in the least to reimburse my deposit. THIS COMPANY STOLE MY MONEY! Johana spoke very unprofessional and kept using excuses about having kids and also excuses for her assistants. She did not communicate timely and again, I am still out $500 after following the rules and paying on time. Do NOT do business with this company or any of their other businesses (they advertise a cleaning business as well). They are not professional and WILL steal your money! REPLY TO OWNER'S RESPONSE: Sweetheart, you know nothing about facts. All you know are excuses. The multiple moves were because: 1. The initial date that I paid to move in was informed to me THE DAY OF that someone decided to extend their stay leaving me out of a place so another one of your units was offered. THAT move was not the one that I initially chose and would not be ready for another month either so this unit WAS offered to me at the agreed rate for the other unit. After a month, I moved into THE INTENDED unit. That unit had TWO domestic disturbances in which I planned to completely end my stay with this company, and another unit was offered and I accepted. So let's not act like ANY of the moves were my fault, rather keeping your business thriving. NEXT: I did IN FACT inform you of my dog BEFORE I EVER brought him in AND provided PROPER LEGAL DOCUMENTATION. I have all of this in our message thread. So please don't try to lie on me love. (See added photo below which is only one of the conversations about the dog) and since I DID provide legal documentation, I am not to be charged so I'm glad to know your reasoning for NOT paying me even though you said you were and it's illegal to actually charge me otherwise. And PLEASE tell me where there was dog hair? Also, there were NO stains that were not previously there and I have photos of each location that I stayed in. So if you would have stated these things when I initially reached out to you about reimburse and provided PROOF, that would be the most professional way to handle this, instead you've decided to mentioned these things as LIES to cover your the fact that you did not reimburse me, or provide information and proof as to why you did not. Facts have proof. Just words are excuses and lies. Lastly, that is my actual Realtor, licensed and certified, NOT MY BOYFRIEND. Thanks ;) Please make sure you actually know what you're talking about before coming for me. And trust, I would NEVER want to stay with someone as unprofessional and dishonest as you. Again, I have ALL the receipts with YOUR WORDS that you failed to stand by so don't say anything you can't back up. You handled this very unprofessionally and illegally and it will come back on you. I owe you nothing. You stole from me and proceeded to ignore me. Please learn professionalism and grow up.
