During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

My apartment has visible mold, confirmed by their own inspector, yet management refuses to relocate me or provide a safe living environment . I have become extremely sick -- constant headaches, breathing issues, fatigue -- and I've lost work because of it. Instead of helping, they've dragged out the process, ignored my urgent emails, and even told me to complete a move-out cleaning checklist in a mold-infested apartment. I have nowhere to go, and my health is getting worse every day. This is not how you treat human beings. Future renters, please be aware -- once you sign a lease here, if there's a serious health hazard, you may be left on your own to suffer.

After an email exchange I find out the balance won't change until 1/1/26 ... the date the bill is due. Then I'm told I can just logon and change the amount due to whatever I owe and pay the bill. My question is why am I paying you if I'm doing all the work? How about I take out 5 or 10 percent of my bill and pay myself and you get nothing? This company is a shell and needs to be eliminated. They do nothing but take money from hard working homeowners. So please look elsewhere if you need a management company.

Communication has been consistently poor. Calls often go unanswered, and when someone does respond, it feels like no one has the information needed to actually help. As a tenant, it is incredibly frustrating to repeatedly explain the same issues without receiving clear answers or meaningful updates. What has been most disappointing is the lack of empathy. We have been dealing with property damage, concerns about the condition of the home, and the discomfort of living without air conditioning for an extended period. While window units were eventually provided, they have not adequately cooled the home and have instead made the rooms feel even more humid. Throughout this experience, it has felt as though collecting rent is treated as a higher priority than fulfilling the landlord's responsibility to provide a safe, habitable, and properly maintained home. This has been, without question, the worst experience I have had with a property management company or landlord.

They will make wonderful promises to help, all they will do is make everything 10 times worse. There Operations Manager, Theresa, ALMOST NEVER! answers calls or returns emails to board members or to residents. As a board member, I literally gave up trying to contact her after weeks of unreturned calls. I can only imagine how members are treated, because they all complained about this horrible company. Theresa rarely does what she says she will do and makes every excuse you can imagine, including blatantly lying to your face, how she has a job I am completely baffled, I can only guess the owner never reads these reviews and/or Theresa intercepts any complaints. I do know when I tried to call the owner I never received a return call, but Theresa referenced my attempt, so she probably intercepts the calls since the owner is never there, or maybe he is happy with this reputation and his customers being treated this way. Charged me to remove a pile of tree limbs from a broken tree even though heavy trash services would have picked up as part of my utility bill. We paid on time or early every month for 6 years straight, hired professional cleaners and lawn service before leaving the house and was still penalized $1,400 for nonsense inflated charges.
