Helping renters find housing seems to be her very charitable priority, by asking for lower rents than other property managers in the area and giving renter applicants every benefit-of-the-doubt and leases to people with questionable credit and criminal backgrounds and shaky references. Great for struggling homeless tenants! But a nightmare for landlords / homeowners! I highly recommend that people read Yelp's "not recommended review" that can only be seen by scrolling down and clicking on the link for it. I totally agree with it! - especially about the difficulty communicating with this agency and their frequent practice of lying (when backed against the wall when they don't honor their agreements). I tried to work with this agency for 3 years, but have learned from my mistake and will never be back! I had a WAY worse "nightmarish tenant" than the one described in Greg B.'s 3/24/2022 review, but instead of thanking BCR for helping me through it, I blame them for causing it - with their very lax tenant screening process! The extreme financial property losses I have suffered from my BCR nightmare far outweigh the small rental income I ever received. Homeowners and landlords BEWARE!!!

What was even better is the remarkable customer experience I had with Claire. Unlike most of the other showings where the conversation was hurried, cold and transactional, this one was warm, welcoming and actually enjoyable. Claire was gracious, very knowledgeable and thoughtful - even helping me consider what it would be like living in the house on a daily basis to make sure it would be a good fit for me. It was like meeting a new best friend - easy and friendly. Being an executive coach, I was intrigued and asked about her business. She talked about her owner partner, Kristin, how much they love their work helping good people find good homes. A day later, I went to their office and met Kristin. These two are special - smart, warm, engaging - and they know serving their customers exceptionally well is essential. They get it. Michael L.

They do their leases from August to August which really puts you in a disposition if you are not a local and either need to find a way to sublet or pay rent for an unoccupied apartment for the summer months. I accept that for what it is. My son graduated in May. Moved out in June. We paid rent for the entire summer. When he checked out in June, nobody told him that he needed to keep the electricity going for the unoccupied apartment . I turned off the electricity and in turn was charged $90 for both July and August supposedly for electricity. Mind you, our electric bills were less than $25 with the electric company. My son sent me a video of the apartment to show me the condition it was left in. I am a clean freak and in my opinion the apartment was left satisfactory. My opinion is when you move into an apartment you either pay somebody to clean it before you move in, you clean it or typically the building management pays for a cleaner to come in and clean an apartment. This apartment was less than 500 ft.². I have been told repeatedly that the security deposit which is well over $2000 gets refunded 60 months after the lease ends. Even though we moved out in June, somebody moved in sometime in early August I was told it would be at least October before I see my security deposit. After reading these reviews, I'm preparing myself for some kind of excuse that I will not be getting it. Whenever you call the office, I feel like I'm speaking to some young person who puts you on hold to make it look like they're doing something and then come back with the same response, we will try to get it out earlier but it's 60 days post lease. My son put no holes in the walls. All he did was use tape to hang up any pictures or posters. I'm glad he took a video as proof of everything because I have a feeling after reading these yelp reviews. I'm in for some serious attitude from this company.

Initially instructed tenants to sign up for Xcel Energy on day one--which I did--but later signed up another tenant using their personal information, causing a billing conflict, confusion, and unnecessary hassle for everyone involved.

If you renew your lease, he requires a 2nd damage deposit, 6 months before the end of the lease. Then 2 months into the new lease, you get your first damage deposit back minus a whole slew of bogus charges. Painting that was never done was one of those that I recall. It took much arguing back and forth via email to get him to pay us back, for him charging for work that was never done. At the end of the 2nd year, once that students had moved out, it took many weeks to even get a hold of him to, again, get our deposit back. Since he was outside of the 2 month window, he had no right to make any deductions according to CO Law. When we finally got a hold of him, he told my daughter that it was her responsibility to contact him to tell him where to send the deposit, and to "never call him again because he would not answer". Then he told her that it would be paid back electronically to the account that paid it, over a year and a half ago. An account number that he had all along. When we finally received it , it was short paid by about 1/3. Bottom line- this guy is a jerk, and a bully. Find another landlord on the Hill to rent from.

    I am updating this review in response the owner Peter's comment…read more First of all, thank you Peter for taking the time to comment, however your response was inaccurate. I called and spoke to Mickey at the front desk on December 13, 2025. Mickey was kind and actually showed empathy and understanding after my daughter and her roommate received a second bill from Deborah in Sunnyside accounting office, stating that this be paid or a late fee assigned! The girls, her roommates parents, and I had called and emailed about these outrageous fees- which on top of very high rent was unacceptable. Taylor and Victoria acted nicely on the phone previously, but totally gaslit us and never followed up with us. NO ONE CALLED US BACK! On December 13, my husband contacted Deborah about the late charges, the called got heated, my husband got angry. I called back two hours later and spoke to Mickey, after asked if I could speak the the owner, she stated that Cody Ramos was the manager of Sunnyside as his Dad Peter retired. I was patched through to Cody, he did not call me. In fact, he said he would never have followed up because my husband was rude and said that our lease states that fees are levied for call outs for service- $85-$95, and that he had a huge pile of similar issues on his desk that he hadn't got to. I asked why then would accounting send the email without him having looked at our case- going on since October??! Plus we signed our lease with Boulder Property Management not with Sunnyside and there was nothing about call out charges in the lease. I was nice but firm. Cody agreed to drop the charges- thank you. But FYI: The house next door is also leased by Sunnyside- Peter. Again, being gaslit sucks. I'm a landlord also, and I would never in a million years treat my tenants this way. Beware of leasing from Sunnyside they have a 1 and a half stars for a reason. I did see the link to the BBB is currently active, it wasn't in December. It's a good resource.

    My daughter and her roommates spent two years at a Sunnyside property and during that period…read moremaintenance was responsive, and the office staff was helpful. Unfortunately, at the end of their second year they experienced two floods within a period of a couple of months. Upon learning that there was no lead-based paint or asbestos on the property during repairs for the second flood, the owner was audibly relieved. According to him, a positive result would have led to additional permit and repair time - note, the lease indicates that the property is confirmed lead and asbestos free. We were initially told that the repairs would take four weeks, once the permits were obtained. A few days before the start of school, we learned through a voicemail that the apartment was deemed unlivable. Sunnyside did not assist with temporary housing required for the first week of school, which left us paying for a hotel, scrambling to find a new apartment, and hiring movers. We did at least receive our security deposit, but only after paying out of pocket for housing, move and new lease expenses. Even though Sunnyside was completely at fault, it was clear that their focus was on covering themselves, rather than helping their tenants.
