    The shop itself is not huge, yet the design and atmosphere makes up for it big time! Is a very cozy location that is perfect for solo studying or casual small hang outs. My favorite drink is the Romeo Juliet, it's a perfect mix of creamy strawberry flavor with a hint of their yummy viet coffee flavor. Bonus points for having fun games to pass the time to.

    Great service and drinks. Feels like a hangout bar vibe. Not diabetes friendly, most drinks are premade with 50% sugar.

    Definitely the best boba in the area. Friendly staff and reasonable prices. Plenty of seating and clean.

I also loved that they have several different seating areas, making it a great place to sit, chat, or simply enjoy your drink. The menu offers a wide variety of teas and specialty drinks, so there's something for everyone. My kids really enjoyed their drinks, and they looked as good as they tasted! I also noticed what appeared to be a selection of pastries, which gives you even more options to enjoy with your tea. The staff was wonderful. The three young women working there, along with the gentleman who took our order, were all friendly, welcoming, and patient. Our drinks were prepared quickly, and everything was clean and well organized. If you're looking for a cozy spot with a relaxing atmosphere and delicious tea, I definitely recommend giving this place a try. We're looking forward to making it one of our regular stops!

    Okay, I've got to be completely honest. I only went here…read morebecause it's one of the only boba places open until 10pm near Princeton, and I was craving a drink. I did a mobile order through their website, which is very convenient, and it was ready within 5 minutes. I had never been here before, though I live just down the road from the place, and I'm not exactly sure if I'll ever be back. When I walked in to get my order, the first thing I noticed was the SMELL. Most boba places I've been to (and I drink ALOT of boba. I like to think that I'm a boba connoisseur of sorts ... lol ), smell FINE. But walking into this place, it literally smelled like something had been left out all day in the sun or something. I can't even describe it. It was a mix of mildew and fruit. Maybe the fruit ingredients they use in the drinks permeated through the room and they weren't fresh? I have no idea, but either way, it didn't smell good.. it was honestly a little off-putting. Walking up the counter to get our drinks, I was able to look around a bit more. The place is very dimly lit at night, and the furniture is outdated. Most boba shops I've been to have a nice, lively, white environment, which often goes toward showcasing their cleanliness. This place, however, looked very dirty. The floor by the door had mud on it, the walls were drab, and I took a glance at the powder - what I assume is used to make the drinks - behind the counter on the wall, and it's containers looked dirty, as well. The place just seemed so DEAD. But the smell is what really worried me. The service was quick and friendly, and the drinks were about the same price you'd find anywhere else, BUT... I will admit that I actually felt hesitant to drink what I ordered. I don't know if it was because it was just before closing and they hadn't had time to clean yet, but this place definitely needs some help. ** To add, as I was leaving, I noticed a "C" on a sign posted by their front door. I literally thought to myself, "No way... is that their health inspection rating???" So, I did some research. Yes, as of 12.08.23, Boba House received a 77/100 - a C. The report doesn't disclose WHY, but I agree with that ranking. So, make of that what you will. ‼ I'd only go here again if I was in desperate need of boba and it's 9pm and everything else is closed. Any other time of day, I would have gone to a different boba shop.. BUT, I was desperate, and this place is open late - which I do appreciate. The boba itself was okay. It's not the best I've had, but it was definitely okay. I've attached a picture of the brown sugar milk tea boba that I got, and their health inspection rating.

We got the Thai Green Milk tea & the Earl grey matcha w/ boba. Both were splendid and great quality. The boba is perfectly cooked (which I can't say for most places) and the matcha is insanely high quality straight from Uji, Japan! I've been going here regularly, and as someone who's tried matcha drinks from other hyped up cafes in DFW, I can confidently say Boba Lush is one of the best. They told me their matcha drinks take longer to prepare, but it's so worth it since they whisk-to-order. The matcha is incredibly vibrant, and the flavor doesn't get lost with the other components, such as the milk, syrups, fruit, etc. I also like how because this is a boba shop, you can also use the standard boba sweetness scale for the matcha lattes. You can even purchase some tins they have on display; they have highly regarded and coveted brands like Marukyu Koyamaen, Kanbayashi Shunsho, etc. My favorite matcha drink so far is the crème brûlée matcha; the crème brûlée here is so delicious! The other matcha drinks are very solid too.
