I recently got an offer accepted for a home in Big Bear Lake. I'm not from the Big Bear area but I was recommended a home inspection company who I felt did a decent job but since they're not from the area either, I was concerned with how much they understand the details of mountain homes and how the altitude, weather, slope/foundations, plumbing, etc., can impact the home. We purchased a second home at Big Bear Lake in 2014, and were fortunate to have hired Bob Cherry for the home inspection. He is extremely professional and knowledgeable about construction methods and materials, local building codes, utility services, and life safety issues. Bob went under the house to make certain the furnace was more than adequate and safe, and he went up into the attic to check for roof leaks and proper ventilation. Most importantly, he identified THREE major issues to be resolved by the seller before starting escrow: (1) a complete replacement of the furnace and water heater exhaust flue through joist space and attic and up to code height above the roof, for which Bob inspected the final work; and (2) addition of a private shut off valve between the public supply at the street and the house, because the home previously only had the public shut off valve at the street. The work required trenching and adding a private shut off valve three feet below ground, and again Bob inspected the final work; (3) The upstairs bathroom tub had a leak below the drain which had gone unnoticed by the Sellers who never used the upstairs bathroom. Bob Cherry discovered the problem only by FILLING the tub which added enough weight to generate the leak, which was corrected by a licensed plumber. All three significant issues were corrected at Seller's expense. Without Bob Cherry's diligent home inspection we might have purchased the house and corrected these problems later at OUR expense. Without a doubt the best at what he does! Bob loves his job and you can tell. So glad our Century 21 Bonnie Blue office referred us to Bob Cherry for home inspection. He cares about details and spent time at the cabin and with us and puts effort into inspecting the structure from top to bottom. Bob went from under the house all the way into the attic. Under sinks, turned every valve and switch ran the dishwasher through a complete cycle. He knows the mountain area too. We just closed escrow on a Govt. Lease after searching for the past eight years. Bob assured us we found a decent one that had been upgraded well and in a great location. Such a kind and sincere man. He even took time to come out and chat with us on the deck about the forest/nature and all the good stuff and then to point out and ask us what we thought the downfall of the place would be! He explained the road/lane up to the place would probably not be snow plowed and we should check into that if concerned. The issues with the structure and repairs to be made were things such as- remove an older floor heater, condensation inside of a couple of dual pane windows, a minor crack in the outside water spigot and cracks in the toilet as well as several nails going through a couple roofing tiles. He also recommended getting some old wood out from under the cabin and to prepare to buy a new water heater in several years or so. The cabin is 600 sq ft and Bob must have spent well over 2 hours running water to check for leaks and to check the pressure, checked electric, propane, water tank, he didn't miss anything. He even allowed us to call an insurance agent to request a quote and he helped with all the details about copper plumbing, roofing, sq footage etc. Bob's inspection report had photos with arrows and clear descriptions of any repairs needed we should note or questions to address to the seller about a drain valve etc! This is the guy to trust for a home or cabin inspection in the Big Bear area. Bob was aware of weather, location and other important details of interest in a mountain structure. Oh, and he was at the job/cabin EARLY which is not common in Big Bear :) Thank you Bob Cherry for making an important part of the buying process go smoothly and for such a fair fee. We were recently in escrow on a vacation house in Big Bear Lake, the Moon Ridge area, and hired Bob Cherry to do our home inspection. If you've looked at property in Big Bear, you'll know that it's a small community and everyone knows each other very well. Bob was recommended by our agent and we were a bit apprehensive given that we really wanted to make sure the inspection was independent and not a slam dunk for the seller. All I can say is that we were thrilled with Bob! We met him at the property so we could be there during the inspection, and Bob noted that the windows to the property were already open when he got there a few minutes before we did. His first comment was that there was definitely a foul smell (in his words - "smells like death") in house and he noted that is was on both the upper and lower levels of the house. He then spent the next 3 hours totally shaking that thing down, noting: water intrusion in the ceiling, water damage near the sliders and behind the refrigerator, water damage to the siding (the seller had put vinyl siding on a few years ago), sever smell throughout the house (no one could say for 100% if it was pet stank, dead animals, or worse - mold), disconnected plumbing under the house, disconnected water shut off valve (the valve worked but someone was going to have to dig down and put the pin to the valve back on - $300 - $500 bucks!) damage to the roof line from a rodent (small hole near the back patio) cracked and damage pylons that are critial to holding up the outdoor patio (approx $5,000 - $15,000 to fix all of them with engineering and contractors fees) damaged toilet seal (lord knows how long that thing has been leaking into the structure of that house) We could go on and on as there was much more. Bob was fantastic in the sense that he helped us steer clear of ending up buying someone else's headache, definitely not what we wanted to do when purchasing a second home. We really thought he was extremely thorough, professional, and fair in his assessment of the house. In the end we bailed but Bob totally saved us from what on the surface was a nice looking house, with amazing views but a current owner who had glossed over its deficiencies and unfortunately neglected the property. read more

Bob inspected a cabin we had in escrow built in 1930 on Sioux Drive in Fawnskin. He was very thorough and professional taking time to explain things while addressing our concerns. His written report was well done and complete with many detailed photos of his findings / concerns with explanations and recommendations. He was able show us serious issues that were not disclosed. Needless to say his findings made it obvious that we should not purchasing this cabin. This cabin seemed to be a good price but was very much over priced considering the serious / expensive issues needing to be addressed.
