They welcomed us to the Inn, gave us a tour and some fresh baked cookies. When we came downstairs in the morning Lauren had set out coffee and fresh baked crumpets. For breakfast she served overnight oats with chia seeds and blueberry compote followed by a tomato artichoke frittata and salad. Everything was excellent! Since we are avid hikers Greg recommended the Mount Battie trail which is within walking distance from the hotel. As we were heading off for our hike, Lauren provided us with more fresh baked cookies still warm from the oven. Greg and Lauren made us feel right at home as did their son Elliott. Elliott has a true entrepreneurial spirit and is very knowledgeable about the Inn and the area despite his young age. It was a pleasure staying here.

Don't forget to visit the Cellar Door Winery in neighboring Lincolnville. Everything worked in our Snug Harbor Suite to perfection. Housekeeping did a great job each morning cleaning and replacing whatever was needed. The innkeepers, Matt and Michelle are warm and some of the nicest people you will ever meet. From the moment we booked our reservation, they began making us part of their family. Just talking to them and some of the other guests about life was relaxing and therapeutic. Truth be told, my only knowledge of the Berry Manor Inn was when it was featured on Mike Rowe's "Dirty Jobs" TV show. Although the show had aired 10 years prior (unbeknownst to me), the inn was everything I had hoped for and more. I cannot emphasize enough about the amazing hospitality exhibited by every member of the inn's staff. They were so kind and such a pleasure to speak with. Unfortunately, in this day and age, qualities like "hospitality" and "kindness" and "courtesy" are often lost. But you can find them all within the Berry Manor Inn. I have family in the Rockland and Camden areas and will make sure the Berry Manor Inn is a regular stop for me each year when I go to visit. Even if it's just to say "hi" to the staff, I know I will leave there with a smile on my face. This place does it right from top to bottom. P.S. - and the food is AMAZING. :0)

Large blocks and weddings beware!!!! Beautiful and charming…read moreInn, but get everything in writing! We paid Berry Manor a $4,000 deposit for a wedding room block. We never signed a formal contract, and the 2 sentences of written terms we did receive did not state that our refundable deposit would be forfeited upon cancellation. Our plans changed just 12 days later, almost a year out and we immediately let them know we needed to cancel. Even after only holding the rooms for less than 2 weeks, almost a year in advance, management nevertheless refused to return the deposit based on what they maintained was their "policy"despite that cancellation policy never having been provided to us as part of our agreement and a completely different policy being stated on their website. We tried repeatedly to resolve the matter amicably, even offering that the inn keep $500 as a cancellation fee. After trying to reason with her for a few months, the owner eventually just ghosted us. Ultimately, we had to take the matter to small claims court. After hearing both sides, the court ordered Berry Manor to return $3,600 of our $4,000 deposit, plus our court costs. I also wish I had realized before booking that the inn had changed ownership. I wish i had paid closer attention to the more recent reviews. Reading them afterward, I was disappointed to find other guests describing experiences that felt familiar, particularly frustration with management's rigid reliance on "policies" and how those policies were or werent communicated. Berry Manor itself may be beautiful, and its historic reputation may be wonderful. But beautiful wallpaper, antique furniture, and a charming Maine inn cannot compensate for management that, in my experience, fails to recognize the difference between having a policy and having actually communicated and agreed upon that policy with the customer. One would think a small business in a very small town where everyone knows everyone, a business would be reasonable and accommodating, especially to its locals. If she had been we would have still recommended our out of town friends and family to stay there, i am a wedding photographer and i would have recommended it and even paid to do photoshoots here in the off season. But it was more important to be "right" and keep our money to them. My advice is quite simple: go elsewhere. Or at least get a formal contract!!! Get every cancellation and refund term in writing. Do not assume that an undisclosed policy won't later be applied to your reservation. I sincerely wish we had.

One of us has significant food restrictions and was just inquiring about the menu posted online and whether there had been additions or changes. He acted as if this was an insulting or outrageous question and that we should have known that this has been the menu all summer. Having just arrived here we of course, did not know that and when we explained, he doubled down and asked why we would ever think that the menu posted online wasn't the current menu. We said we have frequently been to restaurants whose online menu does not always list what's available on any particular evening. He continued to insist that what we were asking made no sense to him. When we said that unfortunately we would have to cancel because there was nothing on the menu that would fit into the required diet he said he would be charging us $25 per person for the cancellation. We then explained that we thought we had a good reason to cancel and asked him to waive that. His response was to say that if we had been more remorseful, he would have waived the fee. We stayed at the Captain's House, and our room featured views of the harbor. The room itself was clean, cozy, and comfortable with effective air conditioning. When we went, the nights were chilly, but not to worry- the bathroom had its own effective heat. Our bed was comfortable, and the bedding ensured a good night's sleep. Our building has a "common area" with comfortable seating and a view of the harbor. It also has a porch where we relaxed to a good book. The facility features the excellent Harborview Bistro, where our complimentary breakfast was served. I especially liked the french toast with lemon and ricotta cheese, and the crispy bacon sides. Although the breakfasts were very good, I do wish for a few alternate healthy selections, such as yogurt, granola and even oatmeal. We still really enjoyed our stay here, and the staff made our anniversary special. We hope to return some day.

The house is located a short couple blocks from Hwy 1, so you don't have traffic noise. We were in the Carriage House which is less than 10 steps from the main house. The 2nd floor room flooring was amazingly solid and never once squeaked; beautiful wood floors. The room was tastefully decorated, had a comfortable bed and extra seating, and the bathroom was large enough to move around comfortably. I definitely recommend this B&B.
