I am writing this review to protect future guests. What I experienced at this property was not a…read moreseries of minor inconveniences -- it was a pattern of deceptive practices, undisclosed charges, and genuinely unsafe conditions. The Cost Is Not What You'll Be Quoted I booked through Hotels.com at a confirmed total of $239.76. My card was charged $264.31 immediately by the hotel. After the wrong payment was collected, non refundable, the property sent a rental agreement -- never disclosed at booking -- containing language stating all charges are "valid and final." I was required to sign it or forfeit my entire payment with no recourse. I signed under duress. Then, I was told a $150 damage deposit was required to receive my door code. This deposit does not appear anywhere in my booking confirmation. It was not disclosed at booking. I had no choice but to pay it or have nowhere to sleep with two children, having already paid in full for a nonrefundable reservation. I have documentation of every charge. The Business Practices Are Dishonest I want to be specific about the conduct throughout this process. When I contacted the property about the overcharge, Lyn said she had no control over Hotels.com pricing and fees. Hotels.com disagreed, showed me that they didn't charge undisclosed fees and that it was the hotel, and submitted a formal waiver request to the hotel-- which they denied. I received a message from the hotel stating that I could book direct and then they could consider refunding the hotels.com charge but when I questioned it and asked for written confirmation that it would be refunded in full so I wasn't charged twice I got silence. They had full authority the entire time acknowledged by them. They chose to tell me they didn't and refused to correct the erroneous amount. Every attempt I made to resolve this reasonably -- asking for written confirmation before rebooking directly, requesting the room I actually reserved, questioning undisclosed policy-- was met with silence, deflection, or new obstacles. The rental agreement introduced after payment, the deposit demanded to get the door code, the single breakfast voucher for three guests -- none of these were disclosed at booking. All of them were collected anyway. None of it was optional without losing the payment already made. They refused to work with me or hotels.com to resolve it and instead they kept referring me to their direct booking and how everything is handled better direct including these disclosures. They should not be listing on third party services if they can't be honest and upfront via that channel. The "Breakfast Included" Claim Is Misleading The reservation states breakfast is included. I booked for three guests. There was one Denny's meal voucher. For three people. This is deliberately misleading. There were additional coupons for other locations that require you to traverse town to actually receive any of the discounts. The Room Is Not What Was Advertised There is nothing luxury about this property. The walls are damaged throughout. The blinds are broken. The bed is a handmade frame of nonstandard height -- at 5'10" I had to climb into it. The smoke detector had no batteries. The image shown shows how it was when we entered the room. I didn't touch it. The beds were firm memory foam and comfortable enough and the sheets were soft, but the skirt was dirty, also pictured. Bottom line: Go elsewhere. The room is not luxury. The costs are not disclosed. The breakfast is not included for your whole party. The facility is not confirmed safe. The business is not honest.

I suspect that a great many of these reviews are fake--fake bots, fake accounts, or fake reviews…read morewritten by friends and family. Basic hallmarks--overly-glowing and weirdly specific reviews, often the "writer" has no or few other reviews, and they seem to pop up right after a negative review. I stayed here the evening of July 3rd. The only positives that I can (honestly) list are that the property is reasonably quiet, and that no one bothered our (packed) car during the evening. I also noted that the shower water pressure was very good. Now onto the negatives: Starting off strong: we were informed at check in that check out was at 9AM. The woman at the front desk vaguely explained that due to the Independence Day holiday, their hotel was full and they needed to prepare the rooms for new guests. She literally shrugged when it was pointed out to her that our email confirmation states that the checkout is at 11am. I watched as she explained the same thing (with the same affect) to other guests who had already paid, and I watched her receive guest reactions similar to ours. As we approached the door, we had been warned that there are "issues" with all of their new key card locks. We had to jiggle the handle up, down, then up again a few more times to finally get the door open. Once it was open... The room was musty. Most everything was old, and there was an automatic air freshener that sprayed out sickeningly sweet mist. The carpet was stained, the sheet had a hole in it, the 2 pillows on the queen-sized bed were flat, the pillowcases had very large bleach stains, and the coffee maker was sitting atop an old foldable tv tray. The actual ceiling light was very dim, but and the window shades were very old and thin, so lights from the parking lot shone into the room all night, making it hard to sleep. The room also wasn't very clean--the very old bathroom had someone else's hair on the walls of the shower, and one of the washcloths was stained. On the way out, we discovered that we were double-charged for the single night. We were assured that it was a pending charge that would likely clear up (similar to a damage deposit)--but surprise, surprise, both of the charges hit our account after the holiday weekend, and we had to call them to get a refund. If it hadn't been a holiday weekend, we would have left immediately. As it stood, we woke up sore and groggy from a poor night's sleep at a pretty worn down and badly maintained hotel. I would not be surprised to see this truthful review buried by a couple of new "reviews" raving about an "amazing smelling, beautifully lit and spotless oasis with the beds made for royalty." The positive reviews are fake.

We bare had 6' between us and our neighbors with very little space outside to enjoy. It was like having someone in your site all day. After 10 it did go pretty quiet, so kudos for enforcing quiet hours. Outside of that, because of the proximity to each other, it was a madhouse. That was probably mainly because neighbors had little respect for others. I also, noticed the electric service had reversed polarity at our site. I must say it was a full weekend. The only reason the review got 3 stars was because of the location…read more We held my daughter's wedding at the venue and were told as well as it being advertised that we could use the indoor and outdoor space for her event. We were told two days before the wedding that there is a noise ordinance which is a county ordinance. That is fine but the time was not disclosed until the day before the wedding. We were then told we would need to move the entire wedding party for dancing inside the building. That the outside area that had concrete and lights could be used to set up tables for food but not for dancing. The venue does not have air conditioning so when it's hot outside it's not safe to have people being physical inside when you are renting the location because you want to be outside. Then at 10:00pm when you have to move everything inside with all doors shut it gets extremely hot. We had the police called out twice, the first at 8:00 pm and the second at 8:45 pm which were well before the noise ordinance time. Nothing like having police lights pull up to your event and people wondering what's happening and nothing is. You're also going want to know that the wasps are really bad. Obviously, you are outside, so we expected mosquitos and flies, but the wasp traps were completely full. We told the staff we had issues at the rehearsal and were told they knew it was a problem, but you'll have to empty them and get new ones if you want. We had a couple of people get stung and anyone eating outside had to deal with them flying all around you and your food. This event venue is expensive and there comes with that a level of expectations and customer service you aren't going to get. It's a lot of "sorry" but deal with it attitude. Parking close to the venue is an issue and the signage to the location is not well marked for guests who have not been there. If you have a large party plan to have golf carts or UTV's to bring people from the farthest parking lot. It's too far walk when you're dressed nicely or in heels. The speaker system is fine, but most DJ's want to use their own equipment and not plug into another system due to worry about breaking what they have. Which they don't allow and have someone coming to your event on the hour to check and see that you're following all the rules. Basically, if you want to spend a lot of money for an outdoor wedding this is not the best choice.
