It didn't seem to be actively leaking, so we waited until Monday to get a plumber in to have a look. One leaking toilet seal (wax floor seal) later and our house was +70 dBs louder with our bathroom floor tile removed and drying equipment upstairs and downstairs. I'm glad we called Professional Restoration Services! They have been so helpful and professional (of course!) throughout the water mitigation process. They quickly assessed the issue that the plumber had seen (subfloor damage) and began work on demolition, mold removal, and drying out the area so it could be repaired. Drew (OSU fan, but I won't hold it against him) was great in his initial assessment and was helpful with explaining the process and even working with the insurance claims adjuster who happened to be here at the same time. Esam, Cameron and George performed the service and daily checkups and were always friendly, helpful and professional! And everyone was very thoughtful with their cleanliness (always wore booties in the house, laid down plastic, etc....)! The owner (very nice) came out before his crew and started doing the start-up and we walked around the 4 zones we have at our house and started identifying where the heads were and and make sure they were all operating. Our issue was they all worked, but the placement of the sprinklers were optimal and several heads weren't even getting over the grass. They were able to give us a quote to be able to replace several sprinklers as well as replace many of the heads. The quote for 3 french drains for our drainage issue. The reason I gave 4 stars instead of 5 is simply cost. They aren't the cheapest, they aren't the most expensive... They made a deposit for materials, and after cabinets was installed they start coming up with all kinds of excuses just do not make a payment. But apparently they were posting the pictures of the job stating it's "completed" . After weeks of waiting for payment we informed them that we are putting lean on the property and taking them to court for non payment , mean time we got in touch with home owner and informed them about entire situation. Apparently, and we were not surprised, home owner had no idea that there is any "issue" with the work and they confirmed that project was completed long time ago and they paid everything for a project. And at the end they blocked us everywhere. For future clients- think 10 times before hiring them ,because you may ended up with lien on your property.

Based on his initial inspection (cost $106) and attempt to fix, he told us that he wasn't able to fix it and we would need to hire a specialist for it and told us we should be expecting thousands let alone being able to find someone to have an open schedule during winter. Found Kincy's home repair (licensed) on yelp and was able to connect to Michael/Tanisha. Not only they are responding to us very quickly, they are able to setup an appointment for us within 2 business days! Additionally, they did not charge us an inspection fee since we are within Durham. Michael were ontime and able to fix it with just 1 visit. They cleaned the striker, thermal coupler and the ports thoroughly and were able to get it to run smoothly. Most of all, super reasonable fee.
