Dean arrived early; worked efficiently and attentively. It's easy for people to think; new build, what could possibly be found? He found several items requiring correction. After completing the inspection he walked us through his findings which were not only described in detail in writing but photographed as well; aerial photos of the roof too. Later that afternoon, 1st Rate completed the report, shared it with us and our realtor through an online portal (easily downloaded and shareable). Our realtor was able to submit our requests to the builder that day. Based upon their punctuality, professionalism, and attention to detail, we would not hesitate to use their services again. We'd also eagerly recommend them to others. We found their pricing to be fair, the staff friendly, and professional, and their service to be 1st Rate!

Our whole reason for paying for this additional service was to make sure there were no unexpected surprises before purchasing the home. Unfortunately, after moving in and beginning to paint and remove wallpaper, we discovered that the dining room had a significant termite infestation. We are now facing over $4,000 in unexpected costs. When we contacted the company, we were simply told that the termites were "not visible" during the inspection. I understand that some damage can be hidden behind walls or wallpaper, but that is exactly why we paid extra for a professional termite inspection. I would expect a company specializing in termite inspections to have the proper knowledge, tools, or methods to identify signs that an average homeowner may not be able to see. If the inspection is only based on what is visibly noticeable to the naked eye, I do not understand what I paid extra for. Based on my experience, I would highly recommend using another company that can provide a more thorough termite inspection, especially when purchasing an older home. This was exactly the type of costly surprise we were trying to avoid by paying for the additional inspection.

This last time I was out of town for the inspection abd wasnt able to be there in person. I highly recommend being there because these guys will answer any questions you have on the spot. This last house has higher than average ceilings (the last one in Spring was only 1 story) and multiple levels so they used a drone. Which is awesome because they found a roof seam that wasnt sealed properly. The also ket me know that the property wasnt graded to provide adequate trainable. These are all very expensive future problems which would cost thousands to repair/ replace after the fact. The cost of this inspection is minimal compared to what they prevent. I drove by this morning and saw work trucks surrounding my future property making repairs. I will *always* use this company when I buy a home in the greater Houston Metro area.

As a full-time real estate professional, I've worked with many inspection companies over the years. This was, without question, one of the most disappointing experiences I've encountered. In my opinion, the inspection contained major oversights that resulted in significant issues being discovered after closing. When I initially contacted the company to discuss my concerns, I felt my calls and emails were largely ignored. It wasn't until I retained an attorney and sent a formal legal demand letter that I finally received a meaningful response. What was even more frustrating was the resolution process. Rather than simply standing behind their work, I was presented with a release agreement that required me to give up my right to publicly discuss my experience in exchange for reimbursement of my inspection fee. I found that extremely disappointing. I was willing to resolve the matter professionally, but I was not willing to sign away my ability to honestly share my experience as a customer. Consumers should also know that, at the time of writing, Fox Inspection Group is not BBB accredited. Everyone makes mistakes. What separates a great company from an average one is how they respond when those mistakes are brought to their attention. In my experience, Fox Inspection Group failed that test. The lack of communication, accountability, and customer service throughout this process was unlike anything I've experienced from an inspection company. Based on my personal experience, I cannot recommend Fox Inspection Group and will not be referring clients to them in the future.
