Located near shopping, restaurants and even a dunkn donuts across the street haha! We stayed in unit 334 which clearly has been updated because it's like brand new! All the sea decor is so nice! Our balcony faces the ocean overlooking the pool too! It was wonderful sitting out there in the mornings and evenings! We just loved the sound of the crashing waves! The kitchen was incredible! Has everything you need! All sizes of plates, bowls, cooking pots/pans, utensils etc... There's also a regular coffee pot and a keurig! Plenty of outlets too! The beds are so comfy! Lots of pillows, an abundance of towels (pool, shower, hand etc) TVs in both bedrooms and a very user friendly thermostat! The pool was nice! Heated just right and lots of lounging chairs. Entering from the pool area there's a little bathroom available for guests just down the hall from a community room where you'll find games, books, and a sitting area.... Also there's a little workout room. We traveled with family and they too were so happy with the stay! I highly recommend choosing this property and unit 334 if you're looking for a place-look no more! *Tip - book directly with them as you'll save on fees etc...

One trash can in the place and it was broken. The windows are damaged between panes limiting views. It was an awful experience.

Water Street in Celebration is a beautiful looking neighborhood, but unfortunately has multiple…read moreserious issues: No peace during the day. Excessive landscaping (4-5 time per week) with disturbingly loud gas-powered "leaf blowers." Now everybody likes cleans streets and sidewalks, I know I do. However, when the landscapers seem to go over the same spot multiple times a couple hours apart with extremely loud gas-powered leaf blowers for no apparent reason it really ruins the peace in the neighborhood. The very loud noise the blowers makes would not even be so bad if the workers did not go over the same spots unnecessarily. And even if they went over the same sport unnecessarily within a short time frame it could be ok. However, it really adds insult to injury when you combine very loud equipment, redundant passes and spread over many hours. Also, 4-5 times per week is completely unnecessary. I mean, how many leaves fall in 24 hours? What is ever worse is that the workers appear to just be blowing the leaves around. I have never once seen any of them putting the leaves into bags or what not. I can only guess this is their game. Blow the leaves around all week to make it look like a lot of work is getting done. Also, the same goes for cutting the grass 3-4 times a week with very loud gas-powered mowers. How much does the grass grow in 24 hours? Yes, the streets look very clean, but the completely unnecessary cost means utter lack of peaceful living on Water Street. You would think a community such as Celebration who prides itself on cutting edge community practices would switch to electric powered leaf blowers which are "green" and would make the neighborhood much more peaceful creating a win-win situation. Next, and I hate to sound like I have nothing better to do than complain but some of the dog owners are completely ignorant to what being a good pet owner is. I happen to love dogs as well as animals in general. However, dogs deserve good owners who train them well. If you let your dog bark all the time at every single person who walks by your house (even two hundred feet away on the other side of the street) then you are doing your dog a disservice as you are teaching them that is what they should be doing. Teaching your dog that is what they are supposed to be doing means they do it while you are not home making the entire building have to endure unnecessary loud noise. The poor dogs just wants to protect you if someone comes near the doors or even windows and this great. However, when your dog barks at every single person even hundreds of feet away and you do nothing to communicate that that is overkill to the dog, you are not a good pet owner and not doing anyone any good. You have the poor dog on high alert 24/7 for things which cause no threat. Now this issue is only with a small handful of owners but if there is just one in every building, together it makes the whole neighborhood peace level very low. There are other issues as well but I will stop here as I don't want the perception to be that I am just looking to complain. I will just say that if you want a beautiful looking neighborhood but at the cost of a very low level of peace, Water Street is good, but personally, I would look at one of the many other neighborhoods in Celebration.

This is a beautifully maintained, gated, town home community in Apopka, FL. What I don't like is…read morethey have the least amenities and the highest HOA fees around when compared to other town home communities in and around Apopka, with similar unit sizes and square footage.The monthly HOA fees are $318/monthly! They only offer a pool and a gate. The other 6 town home communities I'm comparing Overlook with have HOA fees between $165-$200. All are gated and all have pools and additional amenities. The one community that I found where the HOA fees were $349 offered a clubhouse, pool, tennis courts, playground, fitness center and it was gated. That is $31 less than the Overlook at Parkside. The management company that Overlook uses has so many complaints against them on the BBB site. Mismanagement of funds, can never get in touch with anybody, when you go to their office the staff is unhelpful and rude. Overall I would choose another community instead that offers more and has less monthly dues. Currently, Overlook is trying to raise dues yet again. They had a meeting about it yesterday afternoon.

I have lived here for over a year and have only positive things to say about the Management Company as the few times I have reached out to Ms. Leigh Quinn she has been very responsive and helpful.
