They do nothing to stop the rats and roaches that live in the walls of my building. At night time it's like the rats are having a party. Take a look at the picture of one that was caught. I've called 311, and then HPD came by, but nothing was done. I have been in court with them for the past 2 years and have gotten nowhere. They keep the buildings unclean. Don't rent from them, because rats will be your roommates.

He owns 28 buildings within Manhattan, mostly concentrated on the Upper East Side. Lived in one of his buildings for 3 years. Rent was below market rate and my actual apartment layout wasn't bad. It was spacious. The kitchen was small with crappy appliances but that is expected. The building is HORRIBLY managed and maintained. Maintained isn't even appropriate here. Tenants are left like animals without basic utilities like heat and hot water for days/weeks at a time. I lived here and experienced no heat for two weeks and no hot water for a week. When we had no heat, they gave us shitty $20 Home Depot space heaters that didn't even help. Calls to 311 don't do anything and the landlord knows this, so they are in absolutely no rush to fix anything. They are too cheap to hire a porter on weekends and holidays so trash piles up during those times and stinks up the entire building. I recall one long weekend when the trash was literally coming up the basement stairs because there was so much of it. The front door of the building had a broken lock for a week and could be opened by anyone. Totally safe. Management took their sweet ass time getting around to fixing it. Anything that requires attention in the building, even important things are not treated with any kind of urgency. They simply don't care and they will get to it when they feel like it. The basement is filled with rats and mice because all of the trash sits down there. I was coming home one day and literally, a giant rat passed by me on the staircase and ran down to the basement. The basement stairs have mice and rat shit all over it. Management doesn't give a shit, pun intended. As far as I know, I only had a mouse in my apartment once towards the end of my time here. I killed it with a trap myself and hired my own exterminator because I know management wouldn't pay for an exterminator to do the right job (patch holes with the correct materials). I had several cockroaches skittering about over the course of my 3 years. They have an "exterminator" visit the building once a month but he is pretty useless. Given how filthy the building is overall, I am surprised more critters did not enter my apartment. No matter how well you clean, you will get mice and roaches because they do not take the proper actions against pests in the basement, etc. The people working in the management office ignore most emails and when you call the office, someone picks up maybe 1 out of every 10 times you call. Do not ask for anything and don't expect anything from them. You will get nowhere. Management is based in Westchester and does not visit the buildings. New York State Law says landlords must return security deposits within 14 days. Musano and Liberty Mgmt don't care and won't return your security deposit unless you threaten and take legal action. The law doesn't mean anything to them, clearly. They're hoping you won't fight and they can hold onto your money. Rent Manhattan (also owned by Musano) sucks too and charges you bullshit fees, ballooning the payment you need in order to rent in the first place. Stay far far away from this management, this landlord and his shithole buildings. Given how open the market is right now, you do not need to rent a cheap apartment from them out of desperation. You can and will find something better. Trust me.

I don't understand these other reviews, except to say that they must be by people who have a grudge. How can someone who lives in Florida live in building NYC? I looked up 710 and it is a co-op, so the management company is not who you would call. You would talk to the super first. They have always been very responsive to calls. The daily management of a building is left the supers of all co-ops, with the co-op boards making guided decisions about the funds and making other decisions about facilities. Maintenance of most buildings is usually managed buy the superintendents, and ours have always been great. We have had mostly incremental assessments over the time I have lived in the building, with the big ones to be expected of a pre-war building. A friend who is a real estate broker said that he is relieved when a building is managed by Blue Woods because he knows that the sale will go smoothly. While I have mostly dealt with the founder, our building is managed by Steve Wilson, and remains one of the best managed buildings in the neighborhood.

During the 3 years that BW managed my building - they took very little responsibility for the upkeep of the bldg (daily and preventative maintenance), mismanaged our funds, and had no concept of how to leverage basic technology (i.e. email management)... I would not recommend them!!

    I am updating my original review after gaining additional perspective. While I was not fully…read moresatisfied with Stillman at the time, my co-op has since transitioned to Blue Woods--and the comparison has been eye-opening. Although Stillman occasionally required follow-up and proactive communication on my end, their agents appeared to be managing a substantial workload, and obtaining multiple quotes for contractors felt like standard practice in the world of property management. In hindsight, these issues seem typical rather than negligent. Stillman was my first experience with a managing company, and I now believe my initial judgment may have been overly harsh. Our new management company has demonstrated behavior that was not only unprofessional, but retaliatory after I shared an honest review of their services. That experience has given me a newfound appreciation for Stillman. Count your blessings if they are your managing agent

    The one star is beyond generous…read more My husband and I applied for an apartment through Stillman, submitting all required financials. Multiple professionals--including our mortgage broker, financial advisor, and real estate agent--confirmed we were fully qualified to purchase. From the start, the process was a nightmare. After submitting our application on July 2nd (which took hours of careful preparation), we heard nothing from Dawn Martin for nearly a month. When we followed up, she falsely claimed she had responded earlier--a claim that no one on our email chain ever received. This delay caused unnecessary stress for us and the sellers. Throughout, we remained respectful and cooperative, despite her mistakes. When the co-op board began questioning our finances, we provided everything asked of us, all of which checked out. Later, we disclosed that both my husband and I have legitimate psychiatric service animals, supported by official documentation from our doctors. Shortly afterward, we were abruptly rejected without even being granted an interview--under the vague excuse of "financial reasons." It was clear to us and to every professional involved that this was not about finances at all. It was about discriminating against us because of our service animals, which is a violation of the ADA. To cover themselves, they hid behind a false financial pretext. In the end, Stillman took $3,000 from us, strung us along for over three months, wasted our time while we're preparing to welcome a baby, and deprived the seller of a fair and willing buyer. This process was corrupt, dishonest, and discriminatory. I strongly urge anyone considering working with Stillman to think twice.
