I am updating my original review after gaining additional perspective. While I was not fully satisfied with Stillman at the time, my co-op has since transitioned to Blue Woods--and the comparison has been eye-opening. Although Stillman occasionally required follow-up and proactive communication on my end, their agents appeared to be managing a substantial workload, and obtaining multiple quotes for contractors felt like standard practice in the world of property management. In hindsight, these issues seem typical rather than negligent. Stillman was my first experience with a managing company, and I now believe my initial judgment may have been overly harsh. Our new management company has demonstrated behavior that was not only unprofessional, but retaliatory after I shared an honest review of their services. The one star is beyond generous. My husband and I applied for an apartment through Stillman, submitting all required financials. Multiple professionals--including our mortgage broker, financial advisor, and real estate agent--confirmed we were fully qualified to purchase. From the start, the process was a nightmare. After submitting our application on July 2nd (which took hours of careful preparation), we heard nothing from Dawn Martin for nearly a month. When we followed up, she falsely claimed she had responded earlier--a claim that no one on our email chain ever received. This delay caused unnecessary stress for us and the sellers. Throughout, we remained respectful and cooperative, despite her mistakes. When the co-op board began questioning our finances, we provided everything asked of us, all of which checked out. Later, we disclosed that both my husband and I have legitimate psychiatric service animals, supported by official documentation from our doctors. Shortly afterward, we were abruptly rejected without even being granted an interview--under the vague excuse of "financial reasons." It was clear to us and to every professional involved that this was not about finances at all. It was about discriminating against us because of our service animals, which is a violation of the ADA. To cover themselves, they hid behind a false financial pretext. In the end, Stillman took $3,000 from us, strung us along for over three months, wasted our time while we're preparing to welcome a baby, and deprived the seller of a fair and willing buyer. NO STAR. This is absolutely the worst management company/corporation that anyone could imagine. I have attempted to communicate with them DOZENS of times and they do not reply. On the two occasions that they did I was told to expect someone on a given day (which I took off work for) only to never have anyone show up or call. They are liars and thieves. Totally incompetent and unprofessional. I would not hire any one of them to sweep a parking lot. The only time you will have any interaction with them is if they think you're a day late in giving them money - even when you do not owe them anything according to their own records. And after years of their abuse if you use curse words in a communication with them you will hear back immediately (clearly indicating that they do receive correspondence) and they'll threaten you with legal action. Sadly is not easy to find a management company if you are a small coop or condominium.. But I can simply advise anyone NOT to choose this one! My original review was removed--with millions wasted and issues to our health and safety always present, I can understand why. I can add our rigged elections that keeps our Core 5 in control of our money with those guilty still on the board. I can add a President here that was using our money in High Point for personal expenses as she and our lawyer told us nothing can be one. What we have in writing is criminal regarding our no-bids that cost us millions more than needed--so, why they had my review removed is understandable. Some that spoke up have had property damage-- the police reports do not lie. If this all came out, they would have major issues not just in High Point but elsewhere. In court, Stillman and our/their Attorneys blame the Board involved and advise judges they are merely their employee and take direction from them--the judges who know Stillman do not not buy this line of crap, and blame both. We are a cash cow that is milked anytime they want. Aside from Asbestos hidden for years that in writing we were told would cost $175,000 in our garage--ASBESTOS removal cost over 1 million. Facades that we were told would cost 1.2 million and our board wrote "they can do better", better went to 1.8 million as a negotiated contract and in writing engineers advised "structurally we were sound" and our board advised/wrote, "all was going as expected, with no surprises". It cost us over 3.1 million--with no explanation--SURPRISE? Past electrical issues created a fire a few years back. We have ongoing Mold issues due to leaking like a siv roofs not being done 6-7 years ago with no intention of doing and they explain why they didn't and why in writing they can, thanks to un-knowledgeable/gullible condo owners and our Board also included several members on the board with the same lack of skills. It cost us over $400,000 in patch work on our roofs and we were told and in writing the cost was "minor" --anyone think $400,000 is minor? 2 Quality treasurers have resigned due to transparency issues regarding our financials, an finally, an accountant used was finally"replaced." All of us were advised Stillman is on the way out, but still here as they were "creatively" asset sold to Gartchester, but still in control of our funds, with all in the same office. Note--the 3 -year L.L.C. statute look-back laws are used by criminals to protect assets--and we are not suggesting this, but it should be investigated, why it hasn't has embarrassing reasons for this that suggest collusion. A former treasurer went against the Board and did not use a Stillman recommend for our roofs and called in an outside roofer who we advised to use years earlier and to do it with membranes (PVC, TPO or EPDM.) He, not our board saved us millions and when he wanted to run again was not allowed-. In 2019--our attorney, in charge of the elections tried to stop people from running, and was criminal. Our electric on premise usage due to garage lights on 24/7 cost us at last $60,000 more than other buildings because others use timers after midnight. We have recently had water running down the walls in our garage ( pictures available.) We will need to become wheel chair accessible in our buildings and pool that will cost millions more plus the cement by the pool now has yellow police tape covering walkways due to decaying concrete, along with pipe issues in our pool. Let us pray the water in our buildings is safe, and aged pipes do not need to be replaced. Much has been kept hidden or intentionally not done for years. Anyone who runs for office must now sign "before running" a Confid. Agmt. that threatens them if they discuss financials with us--so now no-one runs and the Core 5 remain in office. If anything I write is incorrect, please advise and I will correct it-but people need to know. So, Yelp --please do not listen to anyone who calls complaining. Look at the other complaints to understand our request which is transparency and proper bidding and approvals of all work we do in High Point, which right now suggests favors, kickbacks and over-billing that created an assessment of 4 million, of which over 6 million was used and more is needed thanks to no-bids on all our work that began with steps and who did them. Stillman MGMT, where do I begin. DO NOT, I REPEAT DO NOT PURCHASE A COOP-UNIT IN EITHER OF THEIR BRONX RIVER RD properties or from the looks of it any of their properties overall, that's 555 or 575 Bronx River Road. There is no parking indoor or outdoor available for any new owners so no matter what they promise you, you will not get a parking spot any time this decade and the pool, that we did not use this season that we paid our maintenance for is OK as best. I see they pull people into their insanity by showcasing the pool in every Coop unit sale on Zillow or etc. The many units that are up for sale are people who recently passed from Covid so keep that in mind. As I read the one-star reviews, I can't help but AGREE a MILLION PERCENT on how horrible a management company Stillman is! If I could give this rating no start I would. It appears that because Stillman has been around for years, lazy building owners still choose them, they suck and they are extremely unprofessional. Do not ever think your request or problem or issue will be resolved, it won't. The Coop board acts as if they are the cabinet for the president of the USA, they are extremely ridiculous and rude/nonchalant about any issue you are having in any property. 555 and 575 are right next to each other two different buildings but the super whose been there for years manages both and he and his shoddy contractors fix and renovate each coop that is up for sale, so just know when you move in the shoddy work that begins to fall apart is from the Super contracting company. Currently there is also a roach infestation going on in the buildings as well. The Stillman secretary I'll call her "S" has the nastiest attitude I've ever encountered, and her assistant "D" is no better. Roy Stillman is still around lurking beneath the surface and his wife also works at Stillman so you can imagine the subpar outcomes of every issue raised by a paying owner. They don't upkeep and maintain the buildings outside of sweeping/mopping the floor and blowing the leaves from the front of the building. The lobbies are OK they present them as if we are in midtown Manhattan, it's a decent lobby as best. I wonder where the hell is the maintenance money going because the buildings need MAJOR UPGRADES, OVERALL. Maintenance is currently $845 and they just notified everyone they are raising it by 2% but the elevator was out of service two days ago. I will be selling my unit next year when our city is back to normal. Last but not least there has been a rash of break-ins to the two buildings and it is now a safety concern of everyone living in fear that their apt may broken into next. DO NOT BUY A UNIT HERE, YOU WILL REGRET IT! Stillman also, has merged with another company and I presume because of financial issues and who the hell knows what will happen to all of the buildings they manage, but the maintenance increase was a great gift especially now that people are all out of work barely making enough money to eat. read more

Managing agents are always Nice and polite to board members however that courtesy is not extended to residents who may need information or have legitimate complaints. Often snide and condescending. Office staff often give you a response as if they are annoyed that you are bothering them by calling their office. They often answer in an arrogant manner that suggests you are asking something them about something you should already know and why are you bothering them. Back in April, we received a credit that all shareholders received that would include lower rent. It is sort of like the star credit. In years past, it was sometimes $200 to almost 50% of a credit. Our rent is usually $894.96, and the bill we got was for $560, which we paid. Fast forward a few days later, and we get a notice stating the wrong amount was billed and not to pay the wrong amount. And if it was, to include the difference. They did this to everyone! Then they billed us the regular months rent plus the rent for this month! So I have a double bill and get "Make a one-time payment!" Do you think I have money seeds I can plant? My mother is on a fixed income, and I not only work full time but take care of her. The staff is very rude. They won't even say hi or good morning to you. They have told maintenance not to do basic repairs and instead get contractors to bill whoever has the work done. Other management companies we had weren't this dictatorship like. The building has gone into disarray with this company, but if you like having the building, you pay rent to live in fall apart, not have repairs done, let corrupt shareholders make decisions versus getting everyone included in on decisions, and best of all, have rent bill issues than Stillman is your goto management company! read more

It would take me hours to make a list of every issue we have had and they are all BIG issues. My Fiance and I have had to put more money into a rental unit than I have ever heard, and that was just to make it liveable. We tried to contact management several times and they are rude and completely ignore our requests. Even when they say they will follow up they don't, however, they usually don't even offer to follow up they pretty much say oh well. I paid around $1,000 between a lawyer, their fees and $200 to print 8 copies of my application for The Board only to be turned down by them for debt to income ratio calculation that was much different than the one my mortgage broker, realtor, and myself and had calculated. I have absolutely no ties to Stillman and do not serve on any of their boards. I can only speak about the condo units I am in. The upkeep of the property, landscaping, pool, cleanliness of area is exceptional. They are now in process of trimming trees, spring landscaping, mulching, etc. No complaints. Stay far away from Stillman Management. Giving them even 1 star feels wrong, but zero stars aren't an option. Not only did they lie to the Board regularly about work they should have been doing (and were not doing) but when we eventually had to fire them and switch management companies they withheld $48,000 of of our building's money for nearly a year. It wasn't until I started asking questions that this money suddenly reappeared. I don't know if this was just gross negligence (would be par for the course with them) or if they had some unsavory intent. Terrible company, they are so lazy at fixing situations that matter than a child would run a better company. Once there was a leak in the ceiling of my apartment and it took them 6 months to fix it. Another time there was a birds nest in my air conditioner causing it to leak and they would not fix it because they didn't believe us renter...until a shareholder downstairs got furious with the company that they finally sent people to switch it out, this was almost two years after my first complaint. And now a lady next door is complaining about noise blaming me for every noise when once she called the cops on me while I was sleeping and the building gave us a FEE for the complaint a FEE how incompetent are these people and just yesterday they gave me another 100$ fee for a noise complaint that was blamed on my son who was sick all week in bed not even being able to talk of a sore throat that he was screaming and yelling all through the night...DO NOT RENT FROM ANY APARTMENT IN THIS BUILDING. I've had to deal with Stillman's incompetence and unethical behavior at 2 properties now, my old co-op in white plains, ny and a newer condo in stamford, ct. Their overall service to tenants is either terrible or nonexistent. If you want something productive done, it will always be on the board members to get it done while Stillman watches and gets paid. If you have an issue to resolve, they'll ignore you, or dish it to the lawyer to resolve (costing all the tenants money). When your mortgage company calls them to get specs on the condo itself, they DONT KNOW THE ANSWERS. If you are a prospective buyer and contact them for information about the condo, THEY DONT RETURN YOUR CALLS OR EMAILS. They have no sense of right and wrong - they just regurgitate what the board tells them to say, regardless of right and wrong, and regardless of the rules or bylaws of the building. Don't get me wrong, they'll bark at you acting like they know the rules, but when questioned for specifics, then they won't answer you. It's crazy that buildings keep paying their salaries. They have an office at the building where my condo is, and every time I stop there for whatever reason, all before 4pm and they are NEVER THERE. I wasted my time serving on the board for 2 years (just to make sure they didn't try to pull anything over on me) at the most recent Stillman property in Stamford and spent so much time (2-3 hours each) on the same topics every single month that the property manager never took care of. Yes, yes yes every month, and no action. If I was looking for a condo over again, I would not buy a condo that pays Stillman management. I would pay an extra $100/month in common charges just to have any other management company than Stillman. You will be sorry in the end if you have to deal with them. read more
