Worst management company I've dealt with…read more Since HSC Management took over, the building has gone downhill fast. Ongoing elevator problems, essential services and amenities being taken offline, unresolved pest issues, and inconsistent heat have all become part of daily life. Communication is poor with no updates. Debra kaplan is a snake who avoids responsibility and is extremely rude to tenants on the phone. For the amount of rent being charged, this level of management is unacceptable. If you're considering a building run by HSC Management, proceed with caution.

If you value fairness, honesty, and basic human decency, stay far away from HSC Management. This…read morecompany operates with a shocking lack of integrity, preying particularly on elderly tenants with made-up charges and bogus legal threats. Their strategy seems clear: overwhelm tenants--many of whom may not have the resources to fight back--with frivolous court cases, hoping they'll either give up or be unable to keep up with their demands. Instead of acting as responsible property managers, HSC Management treats its tenants like easy targets for exploitation. Maintenance issues go ignored, communication is abysmal, and their billing practices are outright fraudulent. They invent fees out of thin air and use legal intimidation as a tool to squeeze money out of people who've done nothing wrong. It's one thing to run a business poorly, but it's another to do so with outright malice. HSC Management embodies everything wrong with slumlords--deceptive, predatory, and utterly indifferent to the well-being of the people they're supposed to serve.

Property manager Luis Ferrera is a bully. I have had 2 phone conversations with him over the past…read morefew months. In both calls he was unable to have a normal conversation. Instead he put me down and insulted me, and he has no idea what customer service even is. If I spoke like that to my clients I would be fired. Today he called me a fool for reaching out regarding a snow plowing issue. He continued by saying that I am not allowed to "complain." The interesting thing is that I have lived in this complex for almost 6 years and there were no issues with maintenance or snow plowing until Luis took over. It is hard for me to understand why Matt Felner has this guy. He is awful.

Nice people but poor management, is a generous review. Our 1 year experience was among the worst…read moreour complex has experienced in 40 years. There was a serous lack of oversight, follow-up, and basic checks and balances. We discovered numerous issues, examples; no collection efforts were being made on delinquent units, late fees weren't being charged, invoices were paid without required Board approval, some payments were duplicated or incorrect or work was not properly completed so vendor should not have been paid, owner bill-backs weren't being done/processed so when Felner provided a budget, they recommended a significant increase in condo fees. Knowing this was wrong, we dug into the expenses and discovered units were not being billed back along with various other issues. Felner also paid themselves from Association funds without the required Board approvals. Repairs went unaddressed for months, including serious issues, while unit owners often received no response to emails. Maintenance contracts and reported problems were not consistently monitored or addressed. Ultimately the Board had to step in repeatedly to identify the problems, inform Felner of the problems and push to have these and other problems corrected. Very disappointing experience. We are no longer with this company, yet we are still experiencing problems; they continue to send invoices to Unit Owners for condo fees as one. I strongly recommend that anyone using this company, look closely at all of this for your Association.

I don't understand these other reviews, except to say that they must be by people who have a grudge. How can someone who lives in Florida live in building NYC? I looked up 710 and it is a co-op, so the management company is not who you would call. You would talk to the super first. They have always been very responsive to calls. The daily management of a building is left the supers of all co-ops, with the co-op boards making guided decisions about the funds and making other decisions about facilities. Maintenance of most buildings is usually managed buy the superintendents, and ours have always been great. We have had mostly incremental assessments over the time I have lived in the building, with the big ones to be expected of a pre-war building. A friend who is a real estate broker said that he is relieved when a building is managed by Blue Woods because he knows that the sale will go smoothly. While I have mostly dealt with the founder, our building is managed by Steve Wilson, and remains one of the best managed buildings in the neighborhood.

During the 3 years that BW managed my building - they took very little responsibility for the upkeep of the bldg (daily and preventative maintenance), mismanaged our funds, and had no concept of how to leverage basic technology (i.e. email management)... I would not recommend them!!
