Astonishingly weak property management for our building. Insanely disappointing. Mr. Ferrara…read morehimself came to pitch us in person, won the contract, and things went south from there. He touted his law enforcement background, as if that's a credible or applicable metric for property management. Many promises were made about support and service, including all the contractors they use for repairs, and how quick their turnaround time was. None have proven to be true. All services have uniformly gone downhill since we went with FMG. Apparently, FMG pays their employees very little, as all the managers we've had have been junior employees. They're very young, very inexperienced, and utterly terrible about communication. They've been caught lying about our house rules, berating and slandering individual residents to contractors, and ignoring legitimate requests when residents cite provisions from our house rules. Our board was completely snowed by the promises, and now they're trying to put a brave face on the whole ugly, inefficient affair. We can't wait until this contract is up. Nothing but regret we signed with FMG.

Today, when I contacted Ferrara Management Group, after receiving NO communication from them or the board about the state of the building in over 2 years outside of letting me know a board member resigned which caused me concern, I was: -denied when I asked who the current board members of the building are. -denied access to a video link to our annual shareholder meeting which was provided until last year's meeting. Ferrara informed me the meeting is held it in the building now and to participate I must come in person. When I pointed out that would be impossible for me and some other shareholders and asked for them to simply add back the video link, I was refused. -denied access to the shareholder meeting minutes as they "cannot be sent over email". According to Ferrara, I can only see them if I schedule time during office hours and come to their offices in Bedford, NY. I was also told the minutes would be redacted if I were to make the trip to Bedford. From Europe. -refused when I requested that timely updates be sent to me over email as I live overseas and it can take weeks for me to receive mail as it is "not policy". This seems negligent at best. It is definitely not in keeping with the best interests of all shareholders which, as I recall from my time on the board, is a fiduciary duty of the management company and board members. I do hope they will do better in communicating and providing access, as is their duty, with shareholders and giving better advice to the board, whoever they may be, so they can uphold their fiduciary duties. This is 2025 and there are no excuses for not being 100% inclusive of all shareholders unless of course, there is something to hide.

Ongoing elevator problems, essential services and amenities being taken offline, unresolved pest issues, and inconsistent heat have all become part of daily life. Communication is poor with no updates. Debra kaplan is a snake who avoids responsibility and is extremely rude to tenants on the phone. For the amount of rent being charged, this level of management is unacceptable. If you're considering a building run by HSC Management, proceed with caution.

Their strategy seems clear: overwhelm tenants--many of whom may not have the resources to fight back--with frivolous court cases, hoping they'll either give up or be unable to keep up with their demands. Instead of acting as responsible property managers, HSC Management treats its tenants like easy targets for exploitation. Maintenance issues go ignored, communication is abysmal, and their billing practices are outright fraudulent. They invent fees out of thin air and use legal intimidation as a tool to squeeze money out of people who've done nothing wrong. It's one thing to run a business poorly, but it's another to do so with outright malice. HSC Management embodies everything wrong with slumlords--deceptive, predatory, and utterly indifferent to the well-being of the people they're supposed to serve.

I don't understand these other reviews, except to say that they must be by people who have a grudge. How can someone who lives in Florida live in building NYC? I looked up 710 and it is a co-op, so the management company is not who you would call. You would talk to the super first. They have always been very responsive to calls. The daily management of a building is left the supers of all co-ops, with the co-op boards making guided decisions about the funds and making other decisions about facilities. Maintenance of most buildings is usually managed buy the superintendents, and ours have always been great. We have had mostly incremental assessments over the time I have lived in the building, with the big ones to be expected of a pre-war building. A friend who is a real estate broker said that he is relieved when a building is managed by Blue Woods because he knows that the sale will go smoothly. While I have mostly dealt with the founder, our building is managed by Steve Wilson, and remains one of the best managed buildings in the neighborhood.

During the 3 years that BW managed my building - they took very little responsibility for the upkeep of the bldg (daily and preventative maintenance), mismanaged our funds, and had no concept of how to leverage basic technology (i.e. email management)... I would not recommend them!!
