Overall it is a loud (I95/Train) area - so if that bothers you - this building is a non starter. I am okay with that. The stand alone garage you can rent for $' looks like a lean-2 with tarp on the roof and definitely leaks all over the place. The road (highland) next to the building and the pay-for-parking lot (town) look like cluster bombs were used in an all day attack. Really bad. Highland is a disaster for a mile+ or so. One of the things I liked and found cool was the fitness room. Little did I know it is in disrepair (broken machines, missing free weights [which are limited to start with) and it seems that will never change.... Other people I've run into in the fitness room said they complained, brought their own attachments for the one pully machine there - but the only thing that changed for many months were "Broken" signs added- and a sign begging for the weights to return home..... They did plant some flowers in the courtyard. read more

Beware! Mice Infestation, Robberies unaddressed, Management not responsive and more! I could not be more grateful to my wonderful real estate agent Kathy Loucks she is the best! I regret to say that my 4 months experience at The Highlands in RYE NY has been a filled NO RESPONSES to major legit tenant issues MICE! An appalling mice infestation has marred my stay here, management's shocking lack of responsiveness, plumbing issues and the concerning lack of security blowing off a robbery that took place just sending us tenants a "heads up email" making it an uneasy living environment for residents. Make note I am also paying an obscene monthly rent in a very small studio. Mice infestation is a constant and unsightly issue throughout the premises. * This makes for an unsanitary and unpleasant living environment. It is essential for any property management to take prompt action (21 days by the state of New York, it is past 21 days now) to address such health hazards, but despite numerous complaints, the problem has persisted for many of us, indicating a complete disregard for residents' well-being. o Calling the exterminator weeks later and not responding to tenants about how they are resolving the issue is another major issue. * I sent multiple emails to the management company - CAROL, EDWARD and MARIE they read my emails multiple times until a week later when they sent a response the exterminator would come. * On the Friday of July 4th weekend, I had mice running around my apt. I called the emergency number multiple times who shared they would reach the Super Stanley, NO RESPONSE. * I saw Stanly the Super on Monday July 3rd and asked why he did not get back to me? "My phone was broken "I made him come up and seal ALL the holes (THERE were MANY) it was done so poorly I have what looks like white clouds visible all over my apt where there are holes on the floor. * Mice have been seen in the entrance to C building, droppings have been seen in the entrance areas, and even in MULTIPLE apartments. Furthermore, the management's unresponsiveness was absolutely infuriating. I tried contacting them multiple times, whether through emails or phone calls, and received nothing but silence in return or sign up for the exterminator. It was as if they preferred to turn a blind eye to the problems rather than actively seeking solutions. This lack of communication is highly unprofessional and shows a complete lack of respect for the residents who trust them to maintain a safe and comfortable living space. Another major concern was the apparent lack of security at The Highlands. Doors being left open on the basement floor is an invitation to potential robberies and rodents. Residents deserve to feel secure in their homes, and this blatant negligence on the management's part is both alarming and unacceptable. The state of the recycling area over the weekends was another indication of the management's careless attitude towards maintaining the property. Trash and recyclables were left unattended, creating an unsightly mess that attracted even more pests. This level of neglect is not what one would expect from a property management company that supposedly upholds a certain standard of living. Lastly, the lack of response to emergency calls- having an emergency number is meant to provide residents with peace of mind in knowing that help is just a call away when they need it most. However, it became apparent that this service was merely a facade, as no one ever picked up the calls or responded in times of crisis. In conclusion, the grounds are beautiful, the people that live here are so nice, but make note management is not keeping up or caring about what was great place to live. The issues with mice infestation, unresponsiveness from management, lack of security measures and more make it a disheartening place to live. Save yourself the stress and disappointment and look elsewhere for a more attentive and responsible living environment. * I lost my mailbox key, and asked to pay for a new one the first week I was here in March its July 31, 2023 * My name has not been updated on the buzzer. * My front door I have to kick in my every time I open it, I was told this is normal. I have never had to kick in my door to open it in any apt. Stanly actually showed me to do this to open it * To begin I was harassed by my neighbor within my first few days here, buzzing my buzzer obnoxiously after 9 pm to let him in, I did not. then he screamed at me outside my door. Management said they would investigate it, but never responded. I am a single girl. read more

I have lived at The Highlands building for almost a year now. The leasing director was an absolute pleasure and helped make the process completely painless. She had consistent follow up and kept me updated throughout the application process. The apartments are beautiful and have great finishes and have been well kept. Many of them still have some great charm as well. The management is excellent and ensures the building is well kept and they address any issues immediately. The super Carlos and his team are wonderful and respond very quick at addressing any concerns. They do an excellent job maintaining the building and keeping the grounds well kept throughout the seasons. If you're looking for a comfortable place to live in Westchester, this might be it. read more

Hello. My name is Dave. I have been living in unit/building C for approximately five years. There are four floors to each building. I lived on the second floor and now live on the fourth floor. I have always rented a one bedroom. Both one bedrooms have been very spacious. If you need large, deep closets, the apartments at the Highlands at Rye are your best bet. If you are looking for a clean apartment with charm and character, then the Highlands at Rye is also your best choice. Some of the apartments also vary in style so you could potentially choose from classic charm or a modern feel. The tenants are all friendly and are all working professionals like myself. The apartment complex has always had excellent supers (superintendents). Their most recent Super is great. He is courteous & very handy. They make paying rent easy as well with the free app they offer and Carolina from management is awesome. She is very nice and helpful. The landlord/management ia great! They really are very cooperative in meeting your needs. Zero complaints at all. The heat is never an issue in the apartments nor is water pressure. The gardens are very well maintained and being that the Highlands is also pet friendly, the tenants really make sure to keep their dogs on a leash while also picking up after their dogs. I highly recommend living at the Highlands. Kathy Loukes is also great. Super nice & informative. She makes herself available to show prospective renters new units. Purchase street is just minutes away as well as the MetroNorth train station. Perfect for those who commute to Manhattan or if you just want a leisurely way to get into the city. Run away. Run far and fast and don't look back. Manhattan prices to live like Jake and Elwood Blues. You want to be close to the train oh you will be, sounds like it's right in your bedroom. But don't worry, the noise of the old building including radiators will help drown out some of the i95 traffic all night long and window radiators. There is PLENTY of vacancy too don't be fooled go there during the day and look around. Those moving vans are for good reason. And hey, it's called the highlands and it's in the lowest point of flood zone. Google it. Basement apartments literally under water to the ceiling. TAKE A PASS!!! We have lived in the highlands for over 5 years and never once had problems with maintenance or front office issues. The staff is always friendly and prompt to respond to any problems, and takes the appropriate steps to remedy the situation. Even small fix it items are taken care of quickly. The team on site went above and beyond after hours, to fix a plumbing issue and they are quite knowledgeable. It is a lovely building with beautifully maintained grounds. read more

I have lived here for over 2 years after moving from Manhattan and couldn't be happier. Still wanting that "city feel" of having everything walkable Highland Hall met all my criteria. The location is truly the best.. it is a 3 minute walk to the train platform and 32 min ride straight to Grand Central. It's also steps from town- where you can find restaurants of every cuisine, clothing shops, nail & hair salons and pet stores. It is also a 5 minute drive to the beach. The units are very spacious with large windows, hardwood floors, stainless steel appliances and quartz countertops. This apartment complex has storage units, parking spots/garages available, laundry room, gym and is pet friendly. The staff is extremely helpful and hardworking. The Highlands is a great building directly across from Metro North. It is a perfect location is you commute into Manhattan and Rye is a lovely, walkable upscale village. The apartments are clean, newly renovated and have wonderful windows with deep sills. The maintenance staff is great. The building is quiet and the inner courtyard garden is beautifully landscaped. I have been living at The Highlands at Rye for more than 3 years now. I love the place! My living room overlooks a beautiful landscaped well-kept garden with many flowers, leafy trees, colorful birds, and well-lit pathways and gardens illuminated by picturesque lanterns at night. The laundry room and the basement area are kept in immaculate condition. The super and maintenance men form a wonderful team and are very helpful and friendly. Management is always willing to go that extra mile to accommodate us! I highly recommend The Highlands at Rye to anyone who appreciates an elegant and picturesque setting. The good: Great location, friendly Super, nice flowers in the courtyard. The cons: The property managers. RA Cohen Associates are really bad people. Having lived in NYC for 10 years I've heard of some shady landlords, but these guys (Ross Millhiser and RA Cohen himself) are as sleazy as they come. We moved up from the city into one of the newly-renovated apartments about 6 months ago and thought it would be a great way to ease into the suburbs. Not surprisingly, people are moving OUT at a pretty fast clip. There are tons of vacancies, and for good reason. To say the place is mismanaged is an understatement. Since the oil spill was their fault, the owners have been hiding behind their lawyer and flipping the bird to all of us. If you are interested I moving in, I'd look elsewhere unless you already have a good lawyer on retainer. Don't be misled by their "One Month Free!!...if you sign a lease today" offers they are posting on Craigslist. The courtyard still smells like oil (especially when it rains) and the basement (former laundry room, bike storage, etc.) is a taped-off toxic waste area. Disturbingly, but not surprisingly, it doesn't sound like RA Cohen is disclosing any of this to prospective tenants. Anyhow, this is my Public Service Announcement. Have a nice day. read more

The Highlands at Rye is a charming unit with a lovely courtyard that is well maintained and has benches to sit on and relax. The apartment unit itself has lovely moulding and nice wooden floors. The kitchen is nice and has wooden cabinets and stainless still appliances. And bathroom is clean as well. There is good storage cabinets in hallway. The staff is friendly and management responds quickly and politely to your needs. So far I have enjoyed my stay here. It's a short walking distance to Rye town and to the train station so it's a convenient location. There is a laundry room, storage and exercise room in the basement. The staff maintains the place well and if there are any issues they take care of it. I looked at many apartments and what attracted me to this unit is because I found it to be clean and pleasant to be in. I even liked the entrance hall and walkway to my apartment. My room receives a lot of light and I enjoy looking out at the courtyard often. read more

The highlands in Rye, NY is not a great place to live. While living here the tenant living above me has gotten drunk and tried to get into my apartment at 3 am for twenty minutes multiple times. After contacting the management company (several employees) no one helped to solve this problem. The tenant above me is also super noisy during quiet hours and has woken me up at night consistently since at least December. I have been without cold water for three weeks and my husbands car has flooded here. When my husbands car flooded the management company failed to warn people to move their cars so everyone who parked on Wappanocca had to deal with water in their car. I have also have things that are broken in my apartment for a few months and no one has fixed anything. Carolina and Ismael will say they will help and do not do anything nor follow up with you. DO NOT BE FOOLED by the responses on google and elsewhere that are positive. The management company asks current tenants to post a positive review to receive $50 off their rent for the month. I have asked several times to speak to the owner who has never called nor emailed me to discuss my concerns. It is not safe nor habitable to live here. There is always construction going on in the building and the management company will tell you they do not know when it will be done. Find somewhere else to live!!!! I am moving out early because it has gotten so bad and no one at the Amber Management company will help me. read more

My husband and I just moved into The Highlands and couldn't be happier. Prior to looking at The Highlands we were having trouble finding a place in the area that fit our needs. However, the leasing agent at The Highlands made the process completely painless. She went above and beyond to accommodate our needs in regard to viewing and applying for our apartment. Our unit it newly renovated and in excellent condition. The grounds are well kept and beautifully landscaped. I lived at The Highlands from 1/13-1/14. The apartment was beautiful with all of the original moldings in place. The kitchen redone, was really good looking and functional.The bathroom was redone and functional as well as looking good.. The staff, Pedro, the super, and Juan, his assistant were perhaps the best team I have ever encountered. They are super hard working people. The snow was shoveled really quickly, the lobby and staircases were cleaned weekly and the laundry room was brightly lit and had great machines. I actually miss it but you must be aware that it is noisy as it sits next to the thruway. read more

I'm not surprised with the reviews that I read, I rented at Highlands at Rye even before the great oil spill happened. I suffered a nightmare from Ross Millhiser, who did not only ignore my numerous phone calls but had the nerve to send a sheriff when I eventually held my payment due to lack of response regarding poor living conditions at Highlands. I eventually moved out as soon as my lease was over and I am writing this review to warn prospective tenants. This Ross Millhiser is pure evil. read more
