I've been living at 101 Park Place for 3 years, and it has been an amazing experience. The building is beautiful, the community is welcoming, and the amenities make everyday life so convenient. What really sets it apart is the management team at AJH is they are always responsive, professional, and genuinely care about the residents. Shoutout to Meriem and Cristian! Any questions or requests are handled quickly, and they go above and beyond to make sure everything runs smoothly. They also host fun resident events like rooftop parties and candle-making nights, which make it easy to meet neighbors and feel part of the community. When I had maintenance problems the manager and maintenance crew promptly addressed these issues.

Once again- please do not move into this building. Christina the building manager just makes excuses for any building mishap without an apology. I have lived here for over 4 years and since they took over it has been horrible. This is a picture of the lime from garage in my spot when it gets wet. This eats through the clear coat and paint. Her excuse word for word was that this happens in all garages around stamford. Then offered a 50 dollar credit. All I wanted was for them to take responsibility but of course they didn't. My experiences at 101 Park were God awful! During my 2 year tenure we endured nearly 20+ fire alarms (most during prime sleep hours 11pm-6am), a pipe burst and worst of all straight up thievery at the hands of 101 park management. When we moved from an apt on the 13th floor to one on the 10th we asked if we could flip a door in our bedroom. The maintenance manager at the time, Walter (who was awesome), said it wasn't a problem and assure us we wouldn't pay a cent. Nobody in management notified us otherwise. One year later we move out and do a thorough cleaning of our apt. When we hadn't heard anything 2 month later about our deposit (a violation of CT law - they need to repay your deposit or notify you of charges against it within 30 days), I stopped in personally to ask about this. They notified me it was because of a $300 something dollar charge for the doors and a $175 charge for cleaning. After constant complaining they finally sent me the money for the door (which took 32 days from their postmark stamp from the day they agreed to pay - again a violation of CT law) but still insisted on keeping the $175 cleaning fee. I added photos from my "dirty apt" that cost $175. You will notice holes in walls from frames (it is common knowledge that this is standard wear and tear and that all complexes paint walls and doors before new tenant), small minor spots in fridge and cabinets that we missed and any schmuck could wipe up, an empty bottle that I assume was from their maintenance crew as I do not drink Pepsi and even tread marks from my vacuum among other photos that I cannot even tell what they are trying to depict. Don't get took by these criminals. To say this is a nightmare is an understatement. My daughter has lived here for less than a year and has had the worst experience. Management is a joke, they only care about collecting rent. This building is stuff night mares are made of. Under the new AJH management, it doesn't meet even the bare minimum professional standard, let alone the tag of a 'luxury' building. Highlights: 1. security - concierge are absent half the day, leave the door unmanned and DO NOT verify who is coming in to the building. Parking garage door is broken so that's another are from where anyone can come in 2. Amenities - half the equipment in the gym is broken or outdated, there is no wifi in he common areas and the fir pit doesn't work 3. Smell - horrid smell in the hallways and elevators. I wont harp on it since you WILL notice it if you are unfortunate enough to tour this property 4. General dishonesty - Nothing gets done in the day to day operations. They don't respond to emails, don't do maintenance request on time, turn off the ACs in the hallways during peak summer etc etc I could go on and on but i hope you get the point. Let me quickly mention that I'm also in the hospitality industry and despise everything there is about reviews. In my opinion, this is all nonsense and mostly used as blackmail against those who make the financial decisions. It's all a very simple concept and goes like this: You: Want an exception for something on your legal lease contract (such as ending your lease 1 month early) Mgmt: Unable to fulfill this request and must abide by lease You: Feel entitled and won't stop until you get what you want. Send demanding email along with getting "imaginary" lawyer involved Mgmt: Gives you their Lawyer contact info and say go ahead You: Still feel entitled, not happy for being called out, and will still fight it You: Get amazing idea to type negative reviews all across internet with hopes they'll do whatever you want if the reviews are removed Mgmt: Corporate does see, makes a big fuss, manager writes a "we apologize for your experience....yada yada yada..." but still doesn't approve request That's how it goes and it's an obnoxious cycle that never ends. For example, someone had the nerve to mention the coffee being removed from the lobby. It's because the building got a new powerful machine that makes every hot drink possible and needed a water line to hook it up. Do you see what I mean??? Are you truly looking for a new place to live? If yes, take my advice and don't listen to any of this garbage. You need to go take a look at the place in person, check out everything they have to offer, and try to catch a few current residents for their opinions. If that's all good and the price is right, then go for it. My biggest pet peeve is noise. If I hear any noise, I will be miserable. If this is important to you too, DO NOT move to a mid-rise building. You want concrete like this building and other high-rises in the area. Then you will never hear someone above or below you. My personal experience in this building has been good. No building is perfect and there's always going to be problems. However, what matters is how management responds to those problems and rectifies them. In my case, all 3 of my service requests (minimal because I don't ask for light bulbs to be changed as I'm a grown up) in 3 years were taken care of within 24 hours. I believe the Service manager name is Jose and he's very friendly. The front desk people are all extremely helpful, especially Mike. He's been here for years and just an overall good person with a good work ethic. I'm a very simple person and really only care about getting my packages from them. Therefore, I just want someone to be at that desk 24/7 in order for me to pick it up. In 3 years and approx. 60 visits to that desk, nobody was there 3 times. That's pretty good in my opinion. Of course I was still pissed off during those 3 occasions but realized later on that I was being selfish. Plus, I always got them the same day. As for the people in the office, I really can't say anything bad about them. Again, I'm simple and only ask for the basics when interacting with people. This includes: honesty, welcoming, friendly, smiling, respectful, and understanding. It's very hard to find people in the customer service industry with these traits anymore. Every time I went to the office, I left satisfied. Did I always hope that they would give me a free month for no reason? Of course, but that obviously wouldn't happen. If you don't believe me, go see for yourself and ask for Danielle, Sarah or Melinda. I guarantee you'll see why I enjoy living here and have never had an issue with the people running the place. We've been living here for several months now and we love it. We haven't lived through a management change, so can't comment on that. Here is what we can say: APARTMENTS The apartments are really nice for what you could expect from renting. Concrete construction means we rarely ever hear our neighbors. We are a high floor and have a great view of Long Island Sound - the sunrises and sunsets are beautiful! the kitchen is great - stainless steel, granite, and the kitchen island is a true island with a sink, dishwasher, and bar (other buildings in the area have what is essentially a table for an island). Hardwood-like floors and nicer carpeting in the bedrooms. Bathrooms are spacious. They also painted accent walls (you can chose any) before we moved in which was a nice touch! AMENITIES The pool and deck with a fire pit is great! We roast s'mores by the fire. Our dog appreciates the treats at the concierge and the continental breakfast on Fridays is a nice touch. The gym is okay. I do think some other buildings in the area have nicer gyms. The machines are not the newest and could use more frequent maintenance (I hate when treadmills skip). There is not a lot of room for floor exercises. STAFF We've found that the staff has been friendly and helpful. The main concierge, Mike, is awesome. The management seems to be on top of any issues that arise. For instance, there was a problem with lack of parking spaces and that seems to have been resolved quickly. I see some complaints about towing cars and enforcement of other policies, but our experience is that the staff is simply enforcing the policies that are clearly spelled out in the lease. We've had one maintenance issue and the staff responded within a few hours and had it fixed. LOCATION We chose the location because of the park. It's really nice to have a great park right out your front door. For our dog, there are lots of other dogs to play with and space to play fetch. For the holidays, the park has lights, a big Christmas tree, skating rink - its nice. Right out your door there is a few good restaurants, deli, yoga studio. That said, Harbor Point hasn't quite reached its vision yet - still a lot of empty retail stores, empty office space, construction. I hope it continues to grow. If you go a block or two outside the few blocks of new construction, the neighborhood is very different. Harbor Point offers a trolley into downtown and a shuttle directly to the train station, so you can stay in your comfort zone and still get to where you need without driving. PRICE It is expensive, but in reality it is market rate. Other comparable buildings in Harbor Point charge the same if not more. We found Stamford Downtown has cheaper options, but we wanted to live in Harbor Point for the park. read more

I've been here for a little over a year, and all I can say is that 101 Park Place is incredible. The building itself is so well built. We can't hear our neighbors (thanks to the thick concrete walls) and everything is quality (countertops, hard wood floors, etc). When compared to other apartment complexes in the area its definitely #1 in terms of quality. Is it a little old? Yea... but they have done an incredible job in keeping it up to date, especially with all the new amenity renovations done a few months ago. The concierge is amazing. They are there 24/7 and are so helpful. The way the building and front entrance is set up to accommodate delivers and guests is perfect. Management is fantastic. They take care of any and all issues with seriousness and everything seems to be done promptly. Anytime I submit a request to have something taken a look at it is done immediately. Yes, there were some issues with fire alarms a year ago, but those issues were handled with care and resolved as reasonably as possible. The amenities are great. Everything has been renovated recently so its brand spankin' new. The gym, common room, pool and grilling areas have all been equipped with new furniture and equipment. SCAM ARTISTS-- do not attempt to live here. We had preliminary paperwork approved and our apartment number and move date were both set. Once approved, we promptly emailed Corey at the leasing office to send us the final lease to sign. He avoided our emails/calls despite us already having paid the preliminary fees on our application and receiving approval back. He then waited two weeks to tell us he had decided to let the current tentant stay, despite that tenant already releasing the apartment to the market. We diisputed the issue with us and he got quite hostile and incredibly rude and clearly had no disregard for the issue he was causing. It left us with VERY little time to find a new apartment before our exisiting lease ended and cost us a TREMENDOUS amount of money to find another place to rent in short time. There is ZERO professionalism at 101 park. COREY IS INCREDIBLY RUDE AND DOES NOT DO HIS JOB PROPERLY. AVOID AT ALL COSTS. read more

I've lived in 101 Park Place for 2 years now and just renewed my lease for another year. I've been perfectly satisfied with the building, and have even referred several coworkers to the building (who have also signed leases). My rating of four stars is for the following reasons: 1) Location - for those who work in Stamford, commute times cannot be beat. I have a 10 minute commute to work each day, mostly due to timing of traffic lights. Also, having the Metro North station just a couple of blocks away makes it very easy to travel into NYC at a moments notice. I've read some of the negative comments about the area, and sure a year ago I would have agreed. However, the neighborhood has improved vastly over the last year with the addition of Aaron Sanchez's restaurant and World of Beer just a block away and several more restaurants in development. 2) Quality of apartments - nothing special here, typical apartment layouts. However the use of stainless steel appliances and granite counterparts are a nice departure from some of the older apartments available in Stamford. Plus if you are on the Sound side of the building, the view is quite nice. Common amenities like the pool and gym are on par with what is available at other properties in the area. Sure some of the other are newer, but at the end of the day you are still getting the same thing. 3) Concierge staff - Mike Vargas and the rest of the concierge staff are quite friendly and I have always felt they go the extra mile to meet my needs. 4) Maintenance Staff - Walter and his team do a great job. Any time I have had an issue, regardless of the time of day they were able to solve it in a reasonable amount of time. I even made a request to have a screen door added to my balcony and they said sure, no problem. 5) Leasing Office Staff - I've read some of the prior negative comments and can understand where they are coming from. The building changed ownership at the beginning of the year from a "lame duck" developer/owner who was just trying to pull there cash out of the building and move on to the next project. Change is always difficult, and the new management team had their hands full. Could the transition been managed/planned so it was seamless to the residents? Absolutely. However I give the team the benefit of the doubt. I've had many interactions with the staff and I've had nothing but positive experiences. I've found that Jamie Connellan has been very helpful any time I have had an issue. Any issues from prior reviewers are from a point in time and should be considered frustration with the rocky transition and not a reflection of the ongoing operations of the staff. Only reason I cannot give this property 5 stars is because it's in Stamford. Let's face it, you're looking at places in Stamford it's probably because you work here and want to reduce your commute time. If I had my choice, I would live in Manhattan, but that's really not practice/affordable so to me this is the next best alternative. read more

Living here was the worst mistake I ever made. Look elsewhere there are much nicer places in stamford that are in a safer neighborhood and have shuttles to the train. The police come to this building often, there is no security and cars have gotten vandalized in the parking lot. The windows are heavy and do not open and close easily and are very drafty. There is black dust that comes into the apartment from the construction site and there is no end in site. The noise and dust is unbearable. Limited shuttle service, do not plan on walking alone at night from the train station. When I first moved in our door man was stabbed. I have been locked out of my apartment several times. Maintenance has walked in unannounced several times. It is the only apartment I have ever been in that has no deadbolt. The building next door Infinity does have deadbolts on the doors. They charge for screen doors. Most recently a resident told me he would be billed $175 for a screen door. Please note, the health department issued a court order against them for not having screen doors. They are supposed to place screen doors for free. If you have been charged then you are owed a refund. When I left I got a fake bill from management with fake charges and they placed it on my credit report. It is against the law to place something on someones credit report without a judgement. Very unscrupulous management. The building has very bad ventilation, there is always bad smells in the hallways especially near the trash room so you don't want to be neighbors with the trash room. Management camouflages these foul odors with heavy air fresheners. My car was wrongfully towed and damaged by management and I never got paid for the damages. They have no respect for the law. They use the public street parking as there own parking lot. There are signs in front of the building that say "future resident parking" when in fact it is public parking and anyone can park there and yet they have the audacity to place orange cones, reserve the spots and tow peoples cars even though the town of Stamford has asked them to take down the signs. Most recently, in May 2014, I got a newsletter from Riverstone warning residents that cars would be towed if they parked there. Everything I have said in this review is 100% factual. Look elsewhere. Things were great when BLT owned the building but since the new owners have taken charge customer service has really tanked. After more than 3 months they still can't seem to figure out how to get the website up and running so that residents can pay rent online. When you call the number of the website you are greeted with an automated message telling you to call a different number. Like everyone else says on here management is a joke and if you LOVE fire alarms going off about 8-10 times a month from 2am-6am this is probably the place for you!!! Regardless of my lack of sleep over the past 3 months because of these endless fire alarms, I recently found out that someone broke into the rent drop box and all our rent checks went missing (literally just got off the phone with the building manager and she has no idea where they are or who took them). I was told to just slide a new check under the leasing office door since that's apparently safer than a lock box ?!?! I was also told to eat the $35-$45 stop payment fee from my bank for them losing the check. I asked if they could just credit my rent since it not only their fault but now my bank info is at risk! All i was told was there is nothing they can do. So many better places in the area for the same price, with better management... My husband and I were the first to live in our spanking brand new apartment equipped with amenities when 101 Park Place was opened. It was absolute bliss. Back in 2010, when BLT, the developer, managed the property. Since then, the building has changed a few hands, as in management companies. The latest management company seems to fancy fire alarms and refuses to have the building fire alarms replaced. As I write this, I am sitting outside at 1:59 a.m. on a chilly Wednesday morning. This is the 15th (ish) fire alarm in the past 2 months. If you enjoy walking up and down 12 flights of stairs and waiting outside in the middle of the night (s), this is the place for you! In an effort to alleviate/ excuse the inconvenience, an e-mail is sent at least once a week from yours truly, management. The explanation provided by them deems human error as the fault for these 15 or so alarms (more specifically, smoking and cooking). Indeed, smoking and cooking may set off individual apartment alarms in individual apartments; however, I do not believe that an entire building of professionals and families should be evacuated at 2 A.M. by a rattling announcement and painful ringing due to one burnt waffle or lone cigarette. On the contrary, I, wholeheartedly believe the firefighters, who state that the fire alarm system is in need of repair and it is the fault of management who will not pay for the replacement. I've had no problems with this place. I think sometimes, people are super picky and can never be pleased. I love coming home to my apartment. I feel safe and comfortable. The emerging neighborhood (restaurants, bars, deli, etc.) is great selling point for this establishment along with the convenience of being close to the downtown area. The only reason I would probably not want to live here next year is the cost of rent. It's a beautiful building with nice amenities but you pay for it - much like anything in life, you get what you pay for. But I would suggest checking this place out if you are thinking of moving here (if you've got the money). read more

Firstly, the building is relatively new, well built so you don't hear INTERNAL neighbors. Haven't had a problem with appliances or parking. Storage is ample. Proximity to restaurants on Harbor Point is always nice. I also totally agree that the best part of the building is Mike, who is extremely effective. I would say my main problem is noise EXTERNAL to the building. If you live on the side that looks out on Washington Blvd, the noise from Sign of the Whale rooftop reflects back and basically you can distinctly hear the commotion and music coming from there. Stamford has a sound ordinance at 45dB and I regularly experience 75dB. A quick google compares 45dB to library conversation whereas 75dB to the loudness of a dialtone. Although I haven't experienced this, I would speculate that the apartments facing the pool area don't have this issue - in which case my review would most likely have 1 more star. read more

Have lived at 101 for 18 months now and the building as well as the Harbor Point area have far exceeded our expectations. Not sure where all of the negativity comes from - I guess it's possible. I have been through the management changes and besides the half a dozen fire alarm issues, everything else has been perfect. The apartments IMO are very nice and well priced. I rarely hear my neighbors - they say its because of the concrete walls. The amenities are fantastic - gym is great, pool and the area around it are so relaxing in the spring/summer. Indoor parking is such a nice plus. Shuttle to the train is great. The Area: we were a little nervous about moving into the newly formed Harbor Point area considering where it sits - but it's been a non-issue. Being on the water by everything that has opened has been such an awesome addition - Corbo's is fantastic, WOB is great, and Paloma is $$$ but delicious, and walking along the water is just so nice. Yes - it def can be windy at times... Fairway 2 minutes away is KEY also.... I honestly can't say enough good things about 101 and the surrounding area. I hope the rest of our stay is just as good. **I also can't compliment enough the job the community/area has done in making it feel exactly that...a small little community with plenty of things to always be doing. My wife and I couldn't have had a better experience living here over the past year. Both Corey and Christina V. from the leasing office were incredibly helpful and bent over backwards to accommodate some of our questions/requests. The community is amazing, maintenance crew is timely and effective. The close proximity and shuttle to the train station make it ideal for anyone commuting into NYC. We've been living in this building nearly since it opened. This is a pretty nice building, and we like our apartment, but in previous years, I would not have given a 5 star rating. Unlike some of the other reviewers, I feel that after the switch in management from BLT to Riverstone, things improved dramatically. Before, we resigned our lease because of the convenient location and the park. Our circumstances changed this year, and we could have moved, but what keeps us here now are the people. Everyone here makes an effort to get to know you personally and it really feels like a nice community now. For example, when Walter came on as super, he took one look at an issue we'd had trouble getting fixed, and it was done in 3 days. This is a 300+ unit building, but he still knows who we are, even though it was months ago. No lesser service at the front desk, either. Mike V, the front desk manager, is always a friendly face, and so are the others who staff the concierge. We recently had an emergency with a petsitter while out on vacation, and Mike went above and beyond to make sure things turned out ok. It's the personal touch that makes the difference here, and I think we would have trouble finding this level of service anywhere outside the city. read more

When we moved in, there were a number of things we needed to have done (painting, hanging curtains, etc.). We had the pleasure of working with Nelson on our first day, who was very attentive and even offered his cell phone number in case we needed anything else that day. Since then we have met numerous times with the Senior Maintenance Manager, Walter, as well as Jose. Both of these two gentlemen were more than helpful, and constantly check in to make sure we are doing okay. They have certainly made us feel welcome in our new home :) read more

I've had excellent service by the two people that have been to my apartment Jose Jimenez and Walter Feliz and there was a third that I unfortunately forgot his name. Stephanie Desir in the leasing office could not have helped make our transition into our new apartment any smoother. She always put down what she was doing to answer our call and assist us with whatever we needed, even if it was not her direct responsibility. Mike and Gillian at the front desk have been extremely helpful whenever we need assistance and they are very welcoming and friendly to our guests who have stopped by to visit. Walter Feliz is another great resource in the building. He makes himself very available and is quick to respond to any service request. He has even given contacted me from his personal phone to make sure my service request was being tended to as I had requested. It was not asked of me to write this review by any of the staff at 101 Park Place. Instead, another tenant in the building suggested I write this Yelp review when I expressed how happy i was with the exceptional level of service I was experiencing and she had experienced the same. I'm here for a couple of months. Didn't have a chance to get disappointed yet. My windows are located on the parking entrance side, so I was not even aware there is a construction nearby. The maintenance team is very attentive -- but make sure to reach them directly, don't use the phone a concierge would give you. That seems to be a call center. They will ask you a ton of questions (pet, alarm) and put you request on hold for a couple of weeks. One small thing -- I waited for a month to get a photocopy of my lease contract. The landlord was very-very-very busy every time I came (several times in the mornings just before going to work). The indoors and appliances seem great. I like the kitchen stuff and the dryer. I've lived here for 10 months and I have to say I'm very shocked at the 1-star reviews I see here! I'm extremely glad I did not read them before I moved in because it might have swayed me from renting here! I don't know the reviewer Adam M., but it sounds like our thoughts and experiences are similar. I, too, live on a high floor and face the Sound. It's lovely. I will say my master BR is a bit warm as it gets sun all day long (I'm on the top floor, so I don't have a balcony above me which would provide some shade), but that's really only an issue for probably 3 months a year. The apartment itself and the features are lovely, and I love the spaciousness (which was the main reason I didn't move into Infiniti or Postmark.) I don't know which staff these people are dealing with, but they aren't the ones I know. Jaime in the front office has always been nothing but kind, professional, and helpful, not only throughout the whole negotiating, signing and moving in process, but in the 10 months since. Jimmy is a great guy who always remembers my name, even the 2nd time I ever interacted with him. I had an issue with my bank, which wasn't my fault but it wasn't his either, and he was so helpful and understanding through it all. Mike, of course, as everyone says (even the grumpy 1-star reviewers) is a dream, and exactly the right person you want at the front desk as the first impression to your company or property. And the evening people are wonderful too. Akalia is fairly new but remembers my name as well, and we always chat when I'm picking up packages. They even took an unexpected perishable delivery of mine (personalized M&M's for a gift) and put it in their own refrigerator for 3 days, without me even asking, while I was out of town for Memorial Day. Perhaps I moved in at the tail end of any problems they may have had earlier in 2014 and they've turned things around since I've been there. But I don't agree at all with the 1-star reviews and I wonder if they are really from actual renters. I'm glad they are enforcing parking rules within the garage, I can't see what the big deal is with having 2 spots on the street reserved during business hours for potential renters touring the property (doesn't everyone do this? I'm from Atlanta -- every complex does this down there), and all my calls, questions and requests are responded to and handled quickly and thoroughly. The only cons I have : somewhat noisy construction early most days from sites nearby (clearly not their fault), a pretty small pool (which I've heard they don't really enforce the strict visitor/bracelet policy so it can get crazy crowded, but we'll see what happens this summer), and the gym isn't all that great. But these aren't deal-breakers for me and I can honestly say I've really enjoyed my time here. read more

The good, and the flawed: I'm currently in my second year of leasing at 101 Park. Coming from a private equity background and having personally held residential rental properties, I have a different, perhaps more enlightened view, of the pros and cons of this building. In short, the property manager and its on-site team are very good (particularly Walter Feliz who flawlessly and with the utmost of customer service runs the maintenance group despite high demands and a limited budget, and Cristina who although is new and has made some expected rookie errors as senior property and leasing manager, is heading in the right direction. She is bright and talented and both she and her staff are good people doing what they were tasked to do despite some difficult challenges). I'm not one to let the perfect get in the way of the good. Accordingly, the building is fundamentally fine. Living here is basically quite nice and hassle-free. Yes there are some design flaws and yes some corners were cut by BLT during construction (particularly windows, flooring, and lack of energy efficiency). Nevertheless, the strong maintenance team does compensate symmetrically - which is significant. I clearly see that the bulk of unfavorable reviews and related problems originate with the building's owner, Capri Capital Partners of Chicago on behalf of a large institutional investor. A global absentee corporate landlord. They paid $135mm for the building 18 months ago, and like all investors they want their money back with a profit. I understand that. Although I'm speculating here, the mandate and thesis Capri has dictated to the management co is asynchronous with the current reality of the market. Yes Capri, upper scale professionals in major metro areas around the globe are "marrying later" and do need the convenience of easy rentals with amenities and are willing to pay a premium for that (small premium). However, you are applying flawed metrics to gauge this property's efficiency. What one measures is what one gets. "Occupancy rate" in and of itself is fairly meaningless if concessions and vacancies erode your profit margin and less stable tenants are incentivized to move year to year. Profitability per unit, lifetime value of a customer and customer retention rates are more important and valuable. Marketing 101; acquiring a new customer is far more expensive than retaining an existing customer. Focusing on customers in their mid 20's to early 30's is inherently unstable and pandering to them results in very high turnover, tenants who don't treat this property as "home" but more like a dorm room, high foregone earnings and longer vacancy periods (which are extremely difficult and time consuming to gain back). 75% of the complaints people report on yelp about this building would be moot if the owner's investment thesis evolved and rental rates were not running around 12%-15% above fair market. Tenants know they're overpaying but if they didn't feel that way they would be far more amenable to "bending" to the reality of this neighborhood - the 2nd largest urban development project in the U.S. This neighborhood still houses small industrial firms and tow lots (which are loud), is still fairly "blighted", and this building is literally surrounded by new and ongoing construction and its accompanying noise and dust. These things must be factored into these units fair market value (which are currently all over the place and must be harmonized in this bldg.) (And please stop with the model of "add on" yet mandatory fees like trash and maintenance - people don't like to be nickeled and dimed - just include in rent and make things clear and as reasonable as possible to tenants). In three to five years you can revisit your idealized revenue model when this area is everything BLT probably assured you it would be. For now, serious recalibration is in order if you want this property to reach and maintain a growing ROI for you. I'd welcome comments from Capri should my speculation here be inaccurate. read more

The only thing good about this building is one staff member mike! If it wasn't for him i would have left a while ago! Once this building switched management my experience changed! The leasing office staff is rude and unavailable. They really make you're experience more stressful ! We moved out and i would not recommend anyone moving in! read more

I love the park, apartment, view, people. This is a wonderful place to live if you can overlook the terrible new management. When BLT managed 101 Park it was a flawless move in, and monthly rent payment system. The new management is clueless-literally no clue about any past records, how things should be done, how to tell people how they owe money for a water bill. The move out experience was terrible-they hit me with a bunch of bills that were completely false. It took a full day of arguing to rectify the situation. Its a shame because I really do love the actual apartment and people that work at the desk. If money is no object and you can deal with made up bills than this is a great place for you. If not I would keep careful record of everything you do and get ready to argue your case. Infinity is wonderful-If you can pay slightly more or around the same (with the right deal) and go next door for better service, gym, rooftop pool o and Starbucks coffee. read more

Yesterday we received a building-wide memo requesting that the residents of 101 Park Place contribute a review in an effort to increase their 1-star Yelp rating. What's comical to me is how presumptuous this request was, considering that the management company - Riverstone - does the bare minimum to manage this property and expects its residents to vouch for them. So, here's your review. First, let's begin with the positives. Harbor Point, as a whole, exudes that community feeling you would expect to get in a new development with several high rises, lively bars and new restaurants. It is a great place to have a dog and meet other professional-minded individuals. We have thoroughly enjoyed the amenities - the train shuttle, the pool, the gym, indoor parking, and the large field outside for all the dogs to run around and socialize. It is conveniently located, especially with the new trolley, and there are countless perks to living near the water. 101 Park Place is a well-built building. It's true you don't ever hear your neighbors. Some of the appliances and structures are shoddy, but all in all, we feel the quality of the building is up to par. Our negative experience with 101 Park Place is not due to a lot of the other complaints listed in previous reviews - it is ENTIRELY due to the neglectful and poor management that is Riverstone. We were one of the first residents to move into 101 Park Place (over 4 years ago), so we can speak to how much our experience has changed as management transitioned from BLT to Riverstone. When BLT oversaw the property, we received superb service. The office staff knew our names and faces, responded to emails in a personalized and timely manner, and handled each and every request or complaint (which were few and far between) with kid gloves. Since Riverstone took over, we have had nothing but negative experiences. Every complaint and email is responded to in a robotic manner (much like the responses you see on this page from management). They do the BARE MINIMUM to "fix" the issue - an apology, some sort of explanation, and that they are "looking into it." Their means of communication is by blasting out building-wide emails telling us what NOT to do or a half-ass apology for the 3 a.m. fire alarm (which has happened several times since living there). I think a lot of the issues continue to exist (ridiculous parking rules, dust in the garage, noise from neighboring bars, 3 a.m. fire alarms, smelly hallways, ever-changing staff, and inability to communicate IMPORTANT things) would not be so apparent if Riverstone were more like a staff that actually cared about its residents, rather than a robotic group of people that makes little to no effort to improve their resident's living experiences. Luckily, the building does have standout employees like Mike at the concierge desk. He is the only one whom has helped to resolve any problems we have encountered. Riverstone needs to take a clue from their 1-star rating. I used to rave about 101 Park Place to friends and other Stamford residents before Riverstone took over, but would not do so anymore. You will get much better quality service from Postmark (a BLT building) or Infinity. read more

Since the day I moved in to 101 park place Mike Vargas has made me feel completely at home in the building. He has be an unfaltering source of support, answering my questions and quelling any and all concerns I've brought to him. Having just left college and moved out, 101 Park Place is my first home away from home and Mike has eased my transition immeasurably. From losing my key fobs to spontaneous furniture deliveries to requesting maintenance services, I can always count on Mike to respond quickly and efficiently to resolve all the issue I throw at him at a moments notice. He is an invaluable member of the community we have at 101 Park Place and I am very grateful to know I can count on him to be at the front desk to greet me with a smile and genuinely ask me how my day is going. Mike is the truly the heart of 101 park place, as he goes above and beyond, transforming the building into a home for the residents. read more

Inmates run the madhouse: I often find the staff of the building (porters, maintenance, etc) using the facilities when the management office is closed. I most recently tried to use a BBQ this past weekend (there are only two that work) and one of the members of the staff was there with guests using a grill and taking up two precious tables. Is this allowed? This also happened quite frequently last summer with multiple members of the housekeeping staff. Be aware before you move in - just overall disappointing when paying a premium for an apartment. read more

All of these comments are VERY disturbing. After reading I am no longer interested in living in 101. Its amusing that all the present management person has to say in the responses is "They are sorry for the bad experience and what they strive for." Obviously, they are not doing very well at it.
