I have been living this this apartment for about 7 months and have encountered multiple issues…read more 2 weeks after moving in, multiple cars have parked in my reserved parking that costs about 90$ a month; I reached out to super Mauricio asking what the towing code and he said that the property manager Elizabeth Rosado would be able to provide it. After reaching out to Elizabeth, she said that she did not know it and Marucio should be able to provide. 7 months later, I still have people parking in my spot and no towing code - so basically I pay 90$ a month for a parking spot that isn't even guaranteed. Also, in the last 7 months the lobby has flooded more than 3 times; The lobby stinks of old water and honestly it's disgusting that this place is considered luxury. On top of the lobby flooding, in December, the whole second floor was flooded from a busted pipe. The super let the water running for almost 40 minutes before I called 911 since no one was doing anything to stop the water and damage to our property. What was even worse was that no one from management reached out to the affected apartments asking if we were ok nor did they fix any of the floors that had water damage. If you have pets and don't want to worry that they will drown from a flood, run far from this place. Lastly, they shut off the hot water at least once a month without notice or any updates. Right now we have no have hot water for 3 days and have had to shower by boiling water. So take it from me, if you want to pay 3200 a month for a "luxury" apartment that has no hot water and constantly floods, has boiler issues, and has management that doesn't care, come to the glasshouse.

Despite all problems you will face in your apartment here, don't think for a second you will be able to break your lease. They care about the money, not your well being. There have been tenants posting notices on how to break your lease in this building. The concierge staff and the maintenance workers are the only true gems. Do yourself the favor, if you believe you deserve a good living for your hard earned money, do not choose this place. We loved our home and the Scarsdale community, but have never looked back following our move to River Tides. So, what is it about River Tides we like so much? The on-site management staff has been responsive when ever we have needed their help. The 24 hour concierge staff is professional and friendly. Gerson, the super is just that, he is "SUPER." He also oversees an excellent maintenance team as well as a wonderful cleaning team. One special feature of the building is an "events" coordinator who arranges and/or oversees 6-8 monthly activities including scheduling food trucks visits to River Tides, complimentary drinks and hors d'oeuvres at local restaurants, and occasional on-site wine tasting events. As for the building itself, when you are in the apartment, you cannot hear any of your neighbors. The walls and ceiling keeps your apartment nice and quiet. The amenities are plentiful including the outdoor lifeguard swimming pool, 4 outdoor grills, fire pit, indoor sauna, hot tub, and on-site spa where you can book a massage. There is also a large fitness center for adults of all ages as well as a outdoor playground for pre-schoolers. In the grill area River Tides has even planted a variety of herbs that are free for the taking if you need one or two of them when making dinner. There are three levels of indoor parking as well as a storage area that can hold all the extra "stuff" you should not have brought with you when you made your move. There are two large lounge areas where you can entertainment visitors or relax in with neighbors, as well as a small playroom for toddlers and young kids. The building has also provided an internal communication system to reach both building staff as well as neighbors. But, perhaps two unique features that makes River Tides truly special is the inspiring view it has of the Hudson River and Palisades as well as its access to the Metro North train station one block away. There is a layer of concrete between each floor that prevents sound traveling between floors. The walls are made of cement blocks that also help prevent sound conduction between units. Because of its construction Jefferson Place is also pretty much "fireproof." The units have 24 hour a day ventilation in kitchen, bathrooms and laundry areas which makes units always smell fresh. The grounds, halls, gym, party room, library, video room and children's play room are clean and well maintained by an excellent staff. Pets are allowed but are not allowed to disturb others. There is covered parking and some storage spaces. In each unit you'll find granite countertops, General Electric appliances, garbage disposal and a washer and dryer. Penthouse units come with a fireplace and other upgrades. Jefferson Place is at the quiet side of downtown away from the noisy traffic at the Ritz and Trump Towers but well within walking distance of theaters, 2 large malls and a multitude of restaurants. Parades go right past the front of the Residences of Jefferson Place several times a year. There is a 24 hour CVS right across the street making this an ideal location. The only possible criticism is that the parking spaces in the garage are a little narrow. Yes, life is great at Jefferson due mostly to the professional staff. There is concierge service 24 hours a day. The building is a secure building monitored by surveillance cameras. The staff treats people with respect but will put a halt to anyone who gets out of control. That rarely happens in this happy environment.

One of the things I liked and found cool was the fitness room. Little did I know it is in disrepair (broken machines, missing free weights [which are limited to start with) and it seems that will never change.... Other people I've run into in the fitness room said they complained, brought their own attachments for the one pully machine there - but the only thing that changed for many months were "Broken" signs added- and a sign begging for the weights to return home..... They did plant some flowers in the courtyard.

I regret to say that my 4 months experience at The Highlands in RYE NY has been a filled NO RESPONSES to major legit tenant issues MICE! An appalling mice infestation has marred my stay here, management's shocking lack of responsiveness, plumbing issues and the concerning lack of security blowing off a robbery that took place just sending us tenants a "heads up email" making it an uneasy living environment for residents. Make note I am also paying an obscene monthly rent in a very small studio. Mice infestation is a constant and unsightly issue throughout the premises. * This makes for an unsanitary and unpleasant living environment. It is essential for any property management to take prompt action (21 days by the state of New York, it is past 21 days now) to address such health hazards, but despite numerous complaints, the problem has persisted for many of us, indicating a complete disregard for residents' well-being. o Calling the exterminator weeks later and not responding to tenants about how they are resolving the issue is another major issue. * I sent multiple emails to the management company - CAROL, EDWARD and MARIE they read my emails multiple times until a week later when they sent a response the exterminator would come. * On the Friday of July 4th weekend, I had mice running around my apt. I called the emergency number multiple times who shared they would reach the Super Stanley, NO RESPONSE. * I saw Stanly the Super on Monday July 3rd and asked why he did not get back to me? "My phone was broken "I made him come up and seal ALL the holes (THERE were MANY) it was done so poorly I have what looks like white clouds visible all over my apt where there are holes on the floor. * Mice have been seen in the entrance to C building, droppings have been seen in the entrance areas, and even in MULTIPLE apartments. Furthermore, the management's unresponsiveness was absolutely infuriating. I tried contacting them multiple times, whether through emails or phone calls, and received nothing but silence in return or sign up for the exterminator. It was as if they preferred to turn a blind eye to the problems rather than actively seeking solutions. This lack of communication is highly unprofessional and shows a complete lack of respect for the residents who trust them to maintain a safe and comfortable living space. Another major concern was the apparent lack of security at The Highlands. Doors being left open on the basement floor is an invitation to potential robberies and rodents. Residents deserve to feel secure in their homes, and this blatant negligence on the management's part is both alarming and unacceptable. The state of the recycling area over the weekends was another indication of the management's careless attitude towards maintaining the property. Trash and recyclables were left unattended, creating an unsightly mess that attracted even more pests. This level of neglect is not what one would expect from a property management company that supposedly upholds a certain standard of living. Lastly, the lack of response to emergency calls- having an emergency number is meant to provide residents with peace of mind in knowing that help is just a call away when they need it most. However, it became apparent that this service was merely a facade, as no one ever picked up the calls or responded in times of crisis. In conclusion, the grounds are beautiful, the people that live here are so nice, but make note management is not keeping up or caring about what was great place to live. The issues with mice infestation, unresponsiveness from management, lack of security measures and more make it a disheartening place to live. Save yourself the stress and disappointment and look elsewhere for a more attentive and responsible living environment. * I lost my mailbox key, and asked to pay for a new one the first week I was here in March its July 31, 2023 * My name has not been updated on the buzzer. * My front door I have to kick in my every time I open it, I was told this is normal. I have never had to kick in my door to open it in any apt. Stanly actually showed me to do this to open it * To begin I was harassed by my neighbor within my first few days here, buzzing my buzzer obnoxiously after 9 pm to let him in, I did not. then he screamed at me outside my door.
