Despite all problems you will face in your apartment here, don't think for a second you will be able to break your lease. They care about the money, not your well being. There have been tenants posting notices on how to break your lease in this building. The concierge staff and the maintenance workers are the only true gems. Do yourself the favor, if you believe you deserve a good living for your hard earned money, do not choose this place. It offers nice amenities, 24 hour concierge service, indoor pool, small gym with lockers and showers, indoor heated parking, central a/c, outdoor balcony for each unit, top floor lounge area and some rooftop lounge areas. There is some parking for guests in front and parking on the street. One negative is that most of the kitchens are on the small side. Its very close to Turnure Park, and 10 minute walk to Stop and Shop, The Westchester and under 15 minute walk to Mamaroneck Ave. and central downtown. WP train station is just under a mile also. Great location, quiet because it's not in the middle of downtown, but still very walkable to all. Its priced a little higher than your average White Plains condos, but it is a luxury building and has a lot to offer.

Maintenance staff is very good; they are very prompt to any request and quite accessible for any follow-up needed. The place itself, while not luxurious, is quite decent. The skyline view from the top floors are exceptional and you won't have it much better anywhere else. The main issue with this place is the valet parking; it is just horrible. Just getting your vehicle on time is a pain, almost throughout our stay there, which was just over a year. Having to pay over $200 monthly for this type of service is horrendous. There is little accountability when they are late in getting your vehicle; they always chalk it up to staff shortage and being very busy with multiple requests for vehicles. The number of times I have been late to get to work because of their negligence is countless. Good luck to anyone who has to get to work on time every morning. I have spoken to people who were on the verge of leaving just because of issues with the valet parking. The worst part of this is....good luck getting any reimbursement for damages to your vehicle. During my stay, my vehicle was dented 3 separate times by their staff, twice my vehicle lights were left on overnight and my battery was dead, 1 time they blew my tire on a piece of metal when trying to park my vehicle. They reimbursed me to get new tire; however, all other previous times, there was no accountability, there were denials, excuses upon excuses and I was eventually left to bear the liability of things they caused. During my stay there, I have seen quite a number of incidences where tenant's vehicles have been damaged....it was a fairly regular occurrence. The other issue is, although tenants are told not to smoke in their units, this is obviously disobeyed, as the smell of marijuana and other narcotics is prevalent at various places across the building. The aforementioned issues were not the reasons we left; we really left because we bought a home in another State. Other than the issues we encountered, our overall experience was just okay, but certainly not a luxurious experience, far from it.

I can describe Ms. Kenisha as a very competent and responsible person and with my process very careful. She made a total difference so that everything worked according to my needs. After my contact was with Brian Bronson, cheerful, has a super smile and connected to the taking so objective and fast. All the employees who assist us daily in the lobby make a total difference. They are attentive and help a lot. Lastly I met yesterday Maritza Garzon, the general manager who was attentive and kind and professional . The higher floors get tons of sunlight and the 12th floor apartments have fireplaces. There's also a gym upstairs and laundry on every floor. The building is about a 10 min walk to the MetroNorth train station and a 5 minute walk to the Mall and Target/Shoprite. There are so many other things within walking distance including the library, DMV, restaurants, bars, biking/walking trails, etc. etc. With regards to the negative reviews left, it really depends on who you are renting from. They may have had a bad landlord who tried to rip them off and weren't attentive to issues that came up. The units in this building are owned by individuals and either lived in by the owner or rented out to others. I think the review by Steven L. which is filtered out for some reason states valid points. Each unit has separate heating and cooling units. If yours is broken ask your landlord to fix the unit in your apartment! No regrets living here.

I regret to say that my 4 months experience at The Highlands in RYE NY has been a filled NO RESPONSES to major legit tenant issues MICE! An appalling mice infestation has marred my stay here, management's shocking lack of responsiveness, plumbing issues and the concerning lack of security blowing off a robbery that took place just sending us tenants a "heads up email" making it an uneasy living environment for residents. Make note I am also paying an obscene monthly rent in a very small studio. Mice infestation is a constant and unsightly issue throughout the premises. * This makes for an unsanitary and unpleasant living environment. It is essential for any property management to take prompt action (21 days by the state of New York, it is past 21 days now) to address such health hazards, but despite numerous complaints, the problem has persisted for many of us, indicating a complete disregard for residents' well-being. o Calling the exterminator weeks later and not responding to tenants about how they are resolving the issue is another major issue. * I sent multiple emails to the management company - CAROL, EDWARD and MARIE they read my emails multiple times until a week later when they sent a response the exterminator would come. * On the Friday of July 4th weekend, I had mice running around my apt. I called the emergency number multiple times who shared they would reach the Super Stanley, NO RESPONSE. * I saw Stanly the Super on Monday July 3rd and asked why he did not get back to me? "My phone was broken "I made him come up and seal ALL the holes (THERE were MANY) it was done so poorly I have what looks like white clouds visible all over my apt where there are holes on the floor. * Mice have been seen in the entrance to C building, droppings have been seen in the entrance areas, and even in MULTIPLE apartments. Furthermore, the management's unresponsiveness was absolutely infuriating. I tried contacting them multiple times, whether through emails or phone calls, and received nothing but silence in return or sign up for the exterminator. It was as if they preferred to turn a blind eye to the problems rather than actively seeking solutions. This lack of communication is highly unprofessional and shows a complete lack of respect for the residents who trust them to maintain a safe and comfortable living space. Another major concern was the apparent lack of security at The Highlands. Doors being left open on the basement floor is an invitation to potential robberies and rodents. Residents deserve to feel secure in their homes, and this blatant negligence on the management's part is both alarming and unacceptable. The state of the recycling area over the weekends was another indication of the management's careless attitude towards maintaining the property. Trash and recyclables were left unattended, creating an unsightly mess that attracted even more pests. This level of neglect is not what one would expect from a property management company that supposedly upholds a certain standard of living. Lastly, the lack of response to emergency calls- having an emergency number is meant to provide residents with peace of mind in knowing that help is just a call away when they need it most. However, it became apparent that this service was merely a facade, as no one ever picked up the calls or responded in times of crisis. In conclusion, the grounds are beautiful, the people that live here are so nice, but make note management is not keeping up or caring about what was great place to live. The issues with mice infestation, unresponsiveness from management, lack of security measures and more make it a disheartening place to live. Save yourself the stress and disappointment and look elsewhere for a more attentive and responsible living environment. * I lost my mailbox key, and asked to pay for a new one the first week I was here in March its July 31, 2023 * My name has not been updated on the buzzer. * My front door I have to kick in my every time I open it, I was told this is normal. I have never had to kick in my door to open it in any apt. Stanly actually showed me to do this to open it * To begin I was harassed by my neighbor within my first few days here, buzzing my buzzer obnoxiously after 9 pm to let him in, I did not. then he screamed at me outside my door.
