Harborview Rental Properties will email you when the rent is due. Most properties are in ghetto neighborhoods and environments and are embarrasingly maintained by a semi professional maintenance crew. The landlords seem to allow subleasing and trespassing on their properties they pick and choose when to answer their phones, they pick and choose what to maintain on the property to keep extra money in their pockets instead of making the lease holder happy. They will only care about the ridiculous rent money and won't take necessary precautions to upgrade their rent locations and homes. The landlord is a young immature guy who only deals with things if he feels they need to be dealt with, having no concern for urgent situations and moving on his own accord to fit description of slum Lord trying to make money off of other people's pockets. My recent experience with HarborView was an absolute rollercoaster ride which ended in disaster. I was working with an unsalaried commission only junior broker type (George Infante) who (putting it mildly) was unprofessional, incompetent, and a poor representation of what a real state professional should represent. An amateur of the highest order seeking to scrape by to make a dollar. After being told by George that I was approved for a lease in Larchmont multiple times, a formal lease was never presented for me to sign. When contacting George on the staus of the lease, he essentially 'ghosted' me fully ignoring my text, phone calls, and emails. Additionally, I was required to pay a $500 deposit to place a 'hold' on the property I was approved for. To date, my deposit had NOT been returned. Thankfully, I was taken care of by an incredible competing broker in Westchester and approved for a beautiful place in Rye right off of Purchase in the heart of town. Unless you want to be lied to, subject to fraud, predatory practices, and unprofessionally treated DO NOT use HarborView Rentals for your property needs. They are amateurs that should not be trusted. I will be sharing my case with the Better Business Bureau and published across other rental sites and social media so that other potential renters do not suffer through the same nightmare I did! read more

We were looking to rent an apartment at Mamaroneck area. We worked with George during this time. We decided to rent an apartment at Fenimore rd, Mamaroneck. We pointed out the horrible conditions of the kitchen and bathroom. He assured us that everything will be cleaned and neat by the start of the leasing date. We got the keys. We went to the apartment. Nobody cleaned anything. I called him, and I sent an email with the pictures. We went on vacation. They had 4 weeks to get ready the apartment. Nothing... Just drove all the way to the office and Frank told me that i have to provide all of my info( my current addy, employment, salary ... And so on) for viewing the apartment. I'm just looking for a rental apartment. It was total waste of my time. Terrible experience!! And here is my update to this: What more frustrated me was that Frank was just unbearably rude. I never had such unpleasant experience in person. Why am I getting treated by someone who wants to do a business with me? I almost felt that it could be a discrimination for being an Asian. So.. from the comment below my previous review, you;ve said that "local Landlords and Owners want to be certain that our office is bringing them financially qualified and credible applicants to fill their vacancy." This clearly says that you only consider landlords and owners aspects. I have done more apartment viewing with other agencies and all I had to do was have them hold my personal ID. I am new to this area so I wanted to start my new life in New York by renting first. I'm planning to purchase one or two properties in the area in near future and I know I will never do any business with this realtor. read more

Jonathan Flatow, his realty group, completely disorganized, UNPROFESSIONAL!! Go elsewhere for the important task of locating housing. Mr. Flatow bickered, fought with the agent scheduled to show me a few places. While I waited in the office. When I requested that the in house bickering please stop while I waited, Mr. Flatow told me to leave. He refused to show the apartments I was scheduled to see. Again I asked if there was nothing he might show me, 3500K monthly. He refused, as did the agent, George. Clearly Mr. Flatow calls the shots, this time forcing George to forgo his commission, leaving me without housing. Because I kindly requested Mr. Flatow discontinue his nasty, rude behavior and comments until I was out of his office. read more

After a two hour commute from Purchase to South Street on 11/17/15, I decided that enough was enough. I had been leisurely looking for a place using craigslist but wasn't having any luck. Earlier in the day, I came across a few listings in White Plains that were being managed by Harborview, so I decided to give them call. Cynthia was on the other end and was a joy to work with from the first hello. She asked my my budget and must haves and we chatted for bit. It was the end of her work day, but she promised to send me some listings which she thought would fit my interests. Within minutes, I received an email from her with 11 listings included. My phone rang before I had a chance to review them, but she just wanted to make sure that I was in receipt before she left. The next day, 11/18/15, Cynthia called to let me know that she had something she wanted me to see. It fit the lower end of my budget and she thought I should take a look. She then introduced me to Jonathan and he and I arranged a time to meet. Jonathan was on time and waiting for me in front of the property. I could tell from the sidewalk that I wasn't going to love it. We walked up the stairs, opened the door and I really wanted to cry. It was nothing that I wanted. It was old, the kitchen was small and you had to walk through the bedroom to get to the bathroom. It was awful! I tried to imagine myself living there and just couldn't. It would have allowed me an opportunity to save, but I wouldn't have been happy. Armed with my reaction to the unit, he went back and consulted with Cynthia on next steps. I was going to be out of town 11/19 and 11/20 but promised to be back in touch upon my return. On Saturday, 11/21/15, Cynthia called and said, "So, are you ready to find your place today?". I definitely was, so she arranged for me to come to the office to meet Jonathan. He and I would hit the road from there. When I got the office Cynthia and Jonathan were both there and had gone through listings that they thought I would love. We headed to New Rochelle first and I LOVED the unit. Then we went to Harrison and saw an equally nice unit. What's funny is that when Jonathan and I were in White Plains, he could tell that I did not like what he was showing me. He kept mentioning a unit in New Rochelle and that ended up being the place I decided on calling home. I left them with an application fee and the deposit. They called me on Monday, 11/23/15, to tell me that an identical unit would be available on 1/1 for a discounted rate and so I went with that. I feel badly that reviewers have labeled Jonathan as dishonest. That was not my experience with him at all. He could have easily encouraged me to take the unit that was available at a higher rate and yielded a larger commission. I plan to purchase in the next year or two and will definitely seek their assistance when I'm ready. read more

Working with Jonathan Flatow has been nothing but a nightmare: February 8,saw an apartment listed on Trulia&I jumped on it.The apartment was in a building that had all the amenities I was looking for.At the time, I was work w/an AWESOME, AMAZING realtor @William Raveis,unfortunately it appeared the owner& the realtor are friends,so the listing was an "exclusive" listing to Jonathan.This should've been a RED FLAG, however working w/an amazing realtor at William Raveis, I never thought I would have 2 deal w/ lying, cheating, stealing, snake in the grass at HarborView. February 13, Jonathan was finally was able to show me the apartment.The unit was not renovated,original kitchen appliances,the bathroom has never been updated, the building was built in 1988.I think the original carpet was still in there but I could not see it as the people that were still in the apartment are GROSS, DISGUISING PIGS,piles of crap everywhere - floors, counters, every square inch, piles of crap - laundry in the tub, bras and underwear hanging, it was a fire/safety hazard, there even could possibly be pests/bugs living in there with them.It was beyond filthy, grimy,I swear to GOD,I was scarred for life... or so I thought. The owner obviously knew he had some major cleaning, possible fumigating&general repairs.Regardless I looked past the disaster,knowing the owner was going to repair,clean/replace the carpet&paint.Jonathan was to get back to me in regards to questions/concerns,most of which still remain unanswered&this jerk had me sign a contract saying he works 4 the tenant&will look out for my best interest. When it was time for Jonathan to collect the checks, I was told,the apartment would be cleaned,painted&the carpet would be replaced.I was also told the owner would test the smoke detector&replace the batteries, he would also replace the filter in the HVAC unit.I requested the washer machine hoses be replaced, as per the condominium rules and regulations. April 1, move in day&that's when I discovered the apartment was NOT cleaned, the filth left behind needed to be professional cleaned,it was left for me to clean. It was NOT painted&the owner went around with semi-glossy paint&spot painted on flat painted walls, it's horrible.Nothing was repaired,I spent over $50 buying lights bulbs&I still have more to purchase. I found the carbon monoxide detector, in the bedroom closet on the top shelf,the intercom does not work.It has taken me 5 days to clean the apartment&I'm not done.Just to give you an idea,I used 2 bottles of Clorox CleanUp,1 bottle of Soft Scrub,2 bottles of Scrubbing Bubbles&2 bottle of grout cleaner.My figure tips have suffered chemical burns. 1 would think the realtor you paid $2000 to would see how the move went, not Jonathan,he got his money&disappeared.I've since reached to him&he has done NOTHING!!! If you can avoid working with Jonathan Flatow and HarborView Proprieties.... DO IT!!! As you can see all they care about is screwing you over for money. read more

DO NOT USE HARBORVIEW PROPERTIES! Would give ZERO stars if I could. I had to sign up for a Yelp account to warn people of the terrible & unprofessional service offered by Harborview real estate. First, Harborview's office on Boston Post Road is located in a hole of a building and looks to not have been updated in 20 years. As for my experience, my wife and I were looking to move from NYC to Lower Westchester to be closer to my job and just to get out of the city. After doing some research on the neighborhoods and checking out a few apartments from craigslist, we came across Harborview properties and began to work with Mauro (or Mario). From the second that we walked into the Harborview office we were pressured. First, Mauro claimed to "do us a huge favor" by lowering his commission from the "standard" 12% of annual rent, to one month's rent. Given that we were looking for a 2 bedroom apartment with a decent budget (we are coming from Midtown after all), the savings were minimal, at best. Prior to this, via the phone, we had already had a conversation with him about the neighborhoods we were looking in and he "assured" us that he would not even bother to show us apartments that were outside of our desired criteria. So, we arrived late one afternoon to the office to view 3 apartments he had chosen for us. All 3 of these apartments were absolute disasters (tiny apartments in iffy areas), and one of them he couldn't even find the key for! Upon leaving that afternoon, we determined that we may need to expand our search and go via other routes to find an apartment, as Harborview didn't appear to have anything that would make us happy. However, following our visit this afternoon, Mauro began to text us incessantly. Every text would continue to put pressure on us to choose one of the apartments we had already seen, or to choose new places from a list he had sent us via e-mail (slim pickings again). Finally, in one e-mail there were 2 apartments that we reluctantly agreed to view on a second visit. Prior to this visit, however, we happened to find another apartment on craigslist that we liked and were strongly considering, but not totally convinced. Therefore, we decided we would view Mauro's apartments one more time and then make a decision. This time, we were to meet him at one of the apartments and travel to the other one. The first apartment, which we ended up not even viewing, was, again, in an iffy area and not what we were looking for. The second apartment was nice, if small, and something we considered. After thinking about it that evening, we ended up deciding that we would choose the first apartment (from craigslist), as it was larger and had a much nicer feel. Following these visits, Mauro continued to text us incessantly about the second apartment we had seen. However, when we told him that we had found another place, he was entirely unprofessional via text message. Not worth getting into the details there, but he basically lambasted us via text message in telling us to never contact him again. Now, I understand that this is this man's career and that he did spend time with us going to these apartments without earning the payment associated with renting an apartment. However, responding in this manner was entirely unprofessional and he didn't show us much at all of what we were looking for, despite his continually vowing that he would. I'd simply recommend using another company, it is not worth attitude and deception when trying to rent an apartment (the time is stressful enough). read more

After trying to get a hold of him I called the first apartment and spoke to the landlord and it had been rented for Months, so before I wasted anymore of my time I drove by the second place and there were no rentals. Really?? Summary: 3 calls, no response. 4th call, agent is annoyed that we're disappointed/frustrated at the lack of response. 5th call, sarcasm and a hang-up. My girlfriend called three times in the course of a week to inquire about a listing, and got no response. On her third call, Frank told her it was not his listing and she would have to speak to Jonathan. Having not heard back from Jonathan, and because she was at work, I called again later in the day. (This was our fourth attempt for information on a single listing.) I also had the misfortune of speaking to Frank. He was initially marginally accommodating, but not particularly friendly, and did not appear particularly eager to be helpful. When I explained our frustration and disappointment at his office's lack of response, he was not only not in the least apologetic, but actually acted annoyed. Hoping to speak to someone who had at least a minimal understanding of customer service, I asked if the office manager or his broker was currently in the office. Acting even more annoyed, he informed me that he was the only one there, but he could put me through to her voice mail. Being frustrated and annoyed at this point, I declined. Having second thoughts, I called back a few minutes later to speak to, or leave a voice mail for, the office manager/broker. The secretary(?) did not introduce herself when she answered the phone, so I asked her name. She immediately sounded suspicious and asked me for my name. When, I asked the her for the proper spelling of her name. She over enunciated very slowly and deliberately "LLLL...yyyy...nnnn...nnnn..." as if she was speaking to a three year-old just learning the alphabet. Trying to raise the level of discourse to that of adults, I explained that she did not need to speak to me like a child. She sarcastically replied "Wow... Anger issues??" She would not even allow me to ask to speak to someone else or leave a vice mail for the actual broker, and hung up on me. Seriously, how do these people have ANY business?? read more

I am a local agent, I have a client who is interested in one of their apartments, i called to make an appointment, they told me they don't pay the agent fee, i said 'no problem, my client agreed to pay my fee', he HUNG UP TWICE and said 'under no circumstances am I allowed to show this apartment'... We enlisted Christian at Harbor View Properties to help us find a rental in Larchmont. At first we were delighted, he showed us three wonderful properties, all of which were actually below budget. We settled on one and were told the application fee was $300. We immediately went to the bank and gave him the $300 and said we would do whatever we needed to to get the apartment. We were told time and time again thru out that next week that everything was on track, its "99% all good, nothing to worry about" only to be told less than a week before our move in date that the apartment would not be ready and they would not take our application. One would think he would return our $300, but he did no such thing. He accepted cash for an application on an apartment that was not even available. I was sickened, but so close to our move in date we ended up taking another apartment that he had showed us, and therefor paid him a broker fee of one months rent. I was certain he would deduct the $300 from that fee, but no he did not. I will never use Christian of Harbor View Properties again, and in fact when asked by friends who to go to I specifically say DO NOT use this company!! read more

A total waste of time! I just read the previous reviews, which I wish I'd read before. I'm writing this review after having spoken with two different agents, including Jonathan, and having left a complaint on the manager's line about him, asking to be matched with another agent. I called them twice, requesting to see two rentals. Even after spending 10-15 minute on the phone each time, answering all their questions and making it clear that I had a high credit score and that I met the requirements, they still wouldn't schedule a viewing for me-- when the rental was still available, according to them. Of course, they didn't say that they wouldn't show me the apartments listed, only that they would get back to me. They never did. Jonathan totally wasted my time. He was supposed to show me two apartments the next day after we spoke on the phone, but instead disappeared on me. When I called their office, explaining the situation and complaining, I was told that, "it is against the house rules to be matched with another agent, when you're already working with an agent in the house." They instead told me that I could leave a complaint on the manager's line and then it would be up to the manger to match me with another agent. No one ever got back to me. I found myself in a bind months ago when I had an immediate need to find a new rental within a few weeks time. I found Harborview Properties as I searched online looking for something to fit my specific budget, time frame, and preferred location. I was unsure of what to expect since this was my first time dealing with a property management company, but I thought it was for the best given the difficulty I had finding a rental on my own before in Westchester County and being dissatisfied with where I chose to reside in the end. Now, I can happily say that I am in a better space thanks to Harborview Properties and have no regrets about working with them! My realtor, Mario, was willing to work around my schedule to show properties and addressed ALL of my questions thoroughly. He also went the extra mile to serve as a liaison between myself and my new landlord. I can also say that I had a pleasant experience with the rest of the staff any time I interacted with them on the phone or at the office. If I find myself in the need to move again within this county, I will be sure to contact them again for assistance! (The only reason I gave 4 rather than 5 stars for my review relates to the website. I believe it would be more helpful for potential renters/buyers if the listings were updated more frequently to allow users to see the current availability.) read more
