Super spacious inside with a lot of indoor seating. The establishment haves great air conditioning keeping the guest nice and cool. I was welcomed upon arrival and ordered their ice coffee ( Vietnamese style) and oh em gee. This coffee is exactly what imagine it to be and because I have heard good things. This coffee is so thick and rich. RICH! With a capital R. If you want something that's strong and delicious. This coffee is gonna do it for you. It's not diluted at all, not too much ice, just perfect . I would come back just for the coffee honestly but I definitely want to try their banh mi sandwich and see what's up. My coffee came out super quick. Less than 5 mins. Overall, no complaints.

if you're reading this review, let me preface by saying that hopefully after reading my experience,…read moreyou'll end up going to a different place. Today, I stopped by Lee's to get some egg rolls. The moment I walked in, I knew it wasn't good because they don't have any customer. This elderly gentleman took my order. And they gave me my coffee pretty fast, then they had me wait a good while for the egg rolls even though they had some already made. I thought they wanted to make it fresh for me. After 5 mins, they came by to ask me why I wasn't leaving, to which I told them they hadn't given me my egg rolls. The dude proceeded to grabbing the ready-made egg rolls that was sitting in the warmer for who-knows-how-long. That's red flag number one. Red flag number 2 was when they gave me 4 egg rolls when I ordered 5. Bro didn't know how to count. I had to remind him again. Red flag number 3 was when I saw the beverage promotion in which you could get a $1 discount if you buy a beverage during M-F 1-6 or whatever. I told him about it after having paid for my drink, and instead of trying to refund me for a dollar, he told me it'll only apply if I had mentioned it before the payment. Now, I don't want to be petty about $1, but it seems pretty greedy of them to do that. And moreover, I had gone to this place at times before and if you order their vietnamese ice coffee without ice, they'll only fill it up halfway. My overall impression of this place is that nothing is fresh. From the meat to alll their fried products (and they have a lot of fried product varieties), they're all frozen and shipped from elsewhere. I will not be visiting this location again. And probably will try to avoid all Lee's sandwiches franchise together in the future. If you're looking for some good traditional vietnamese sandwiches, you should look elsewhere. 100% would not recommend this place.

I came here with my mom and we orders the Pho Tai, Vermicelli with grilled pork and egg roll, and the Bun Xeo (small rice plates). The best things was just the Bun Xeo, the fish sauce was good with it but I'd give that a 3.5 out of 5. The pho broth definitely tasted like instant broth and didn't seem to have been with the beef bones long enough. The noodles for the vermicelli dish seemed like cheap(er) noodles or wasn't cooked well. Please note this was their first month or so. So they have time to grow and change. I may come back to try again after some time

I had my heart set on coffee and saw their specialty menu and the Coconut Vietnamese Coffee stood out. We placed 2 orders didn't wait long and our order was ready! It was sooooo delicious!!!! The Vietnamese coffee was strong and it really complimented the coconut milk, which was silky. I drank half and was a bit jittery and I did feel it was a bit sweet so next time I would definitely order it 75% sweet. But overall the drink was pretty good and service was great! The shop is clean they have a small seating area indoor and out.

Date of visit: Saturday, April 4th, 2026, around 7:00 PM…read more Management needs to address the severe lack of service, poor communication, and misleading ordering practices during this shift. The problem here isn't with their drinks--their products are actually good. I've ordered the banana matcha before and enjoyed it, and the Mango Coconut + Noodle drink is my mom's absolute go-to order. However, I will definitely not be returning here if this specific evening crew is working because of how poorly my order was handled: * NO GREETING: When I walked into the store, all the workers (two girls and one guy) were just talking amongst themselves in the back. There was no "hi" or "hello" from anyone. * RUDE ORDER TAKING: One of the girls approached the register and just asked, "What can I get for you?" Her vibes were completely off, making it clear she didn't want to be there. When I asked if the Mango Coconut + Noodle drink came with mango jelly or if they had mango toppings, she wouldn't even offer a recommendation. She just pointed to the counter menu and said, "No, these are all the toppings we have," even though they had two mango options right there. After I paid, she didn't confirm the transaction and just asked me again like a robot, "What can I get you?" * UNACCEPTABLE SUBSTITUTION & MISLEADING CHARGES: The guy handed me a Mango Smootea instead of what I ordered. When I pointed to the menu, he claimed, "Oh, we don't have the noodles anymore, I'm not sure why they still have it up on the menu." However, looking at my digital receipt (attached), the girl at the register never even attempted to ring up the noodle drink I asked for. While a Mango Coconut Smootea is a valid substitute, the issue here is that she nonchalantly charged me $7.50 for it WITHOUT saying a single word to me about being out of stock or ASKING if that alternative was okay, forcing me to pay $8.50 for an item I didn't want. * ZERO SOLUTIONS OFFERED: The staff completely lacked communication. The guy making the drink should have told me they were out of the item before making a random substitute. Instead of just saying sorry, they should have provided an actual alternative, offered to remake the drink into something I wanted, or offered a refund. I walked away with an incorrect drink that was pushed through the register without my consent because nobody on this shift wanted to communicate. I hope management addresses this behavior with the team working that night. * A SHOUT-OUT TO BETTER STAFF: I want to emphasize that I am leaving this 1-star rating STRICTLY for the April 4th evening crew, as the rest of the staff is usually fine. On a previous visit on Friday, February 20th, 2026 around 7:50-8:00 PM, a completely different girl was working, and she was very professional and accommodating. She was willing to go out of her way to make a custom drink I was craving that wasn't even on the official menu (a banana pudding and Oreo milk tea). It is a shame the April night crew doesn't share her standard of customer service.

I found parking easily and was immediately greeted on entering. The restaurant is fairly spacious with additional tables to the side. Inside was bustling! There are giant menus on the wall above the register with mostly drinks, sandwiches and "burgers". I ordered the grilled pork sandwich. After I ordered I saw more menus on the counter with so many more offerings. Several things caught my eye like the garlic fries with bulgogi - what?! And banh xeo. I will be back! I took my sandwich to go and took a bite while stopped at a light. OMG!!! This was such a good sandwich! I could have eaten two - to be fair, it is on the smaller side haha! It was so difficult to not devour it on the ride home. The meat was wonderfully marinated and there were enough pickled veggies, jalapeno slices and cilantro for me (I'm ridiculous about wanting more fresh veg) It was made so perfectly. I have to mention that it was under $10 so I was not resentful of the smaller size. I reluctantly shared a few bites with my daughter who also loved it. I thought I took a pic of the banh mi but I guess I got distracted! We will definitely be back.
