But Pam made sure to help my daughter & I when an apartment became vacant. It won't let me post less than one star, which is the only reason these thieves are even getting that much. These people are the worst. Unprofessional, unscrupulous liars who run a shady film-flam operation and are more than content to allow you to move into a rental unit with a flagrant rodent infestation, all while plotting behind your back to retain every last dime of your security deposit on the basis of falsified claims of damages and dummied-up itemizations of clean up costs. Sorry, that one's not gonna fly. I personally scrubbed that apartment from top to bottom, BECAUSE I KNEW THEY WERE SHADY and wanted my sister to have a clean break from their endless nightmare, and they screwed her over anyhow so they can pretty much kiss my ass. My sister moved into this dump about a year and a half ago, and even though she's been out of her apartment (which looked like a tenement building, by the way) since April 1, the nightmare with these crooks continues. They wouldn't accept her rent payment for February -- literally, flat out refused her rent check and told her they'd gladly take her keys instead -- and then began eviction proceedings. I know my rights and by extension, hers, and so I volunteered to help her mount a solid defense against them. They think just because they've unfairly ousted lots of other people and stolen their security deposits, too, that this was going to be just another instance of them screwing someone over, they weren't expecting to encounter any resistance. When they discovered we weren't going to take their crap lying down, they brought out the big guns, in the form of a pretty pedigreed lawyer who clearly majored in How To Be A Ruthless Bitch. This woman promised it would be a clean break with no deleterious credit ramifications and a zero balance owed, if we would have my sister out of the unit in eleven days. Against all odds, that's exactly what we did. I pushed myself into a state of exhaustion, missing an entire night of sleep to clean the apartment with a friend on the night after we moved my sister out. That place was so sparkling, you could have eaten off of the floor. And yet, this bullshit trumped-up bill arrives months later -- BECAUSE THEY SENT IT TO THE ADDRESS OF THE APARTMENT THEY KNEW SHE NO LONGER LIVED IN, so she would have trouble contesting the validity of it (the bill states you have 30 days, and it took the post office longer than that to figure out how to get the bill to the correct address). Needless to say, I'm good and mad. If you're looking to rent an apartment, please do yourself a favor and go anywhere else but here. All of the "positive" reviews listed here magically appeared after we called the judge's attention to how furiously negative all of the reviews are for this place, they must have called on a few tenants they could bully into making up something good about them. DO NOT LIVE HERE! Their maintenance is terrible! We've had broken lights that we've called to complain about multiple times and nobody came to fix them ever! Since living in this apartment we have had cockroaches, fleas, and mice! It took us threatening to withhold rent for them to finally send a pest control person to fix the flea problem. We still have roaches EVERYWHERE, and instead of, you know, finding the mouse and getting rid of it they trapped it in the wall and sealed it for it to suffocate in there. And don't even get me started on how unprofessional they are! They don't give you any notice when they come by, they don't care about trying to fix any of your issues and when I told Rafael, the owner, that we had a light out he said to me: "what you don't have a big strong man to fix it for you?" Horrible property management company. Would highly recommend avoiding unless you can't rent elsewhere. Here are the core issues: - 1621 E. Wardlow property has a serious cockroach issue in the common areas, which will occasionally creep into your unit. Never once saw an exterminator or attempt to get control of the problem. Numerous tenants filed multiple written complaints to no avail. - Need to get a hold of your property management company? Not a problem at all, just as long as you don't work between the hours of 10am-4pm, M-F. Somehow, they find it reasonable to be closed until after most people start work and before most people get off work, and also completely closed on the weekends. Any issues you might have will require you to play phone tag with them during these hours. These hours are also super convenient if you live less than a mile from their office and would like to simply drop off your rent check rather than waste a stamp, as they've taped their dropbox shut and refused to allow rent drop-offs. - In the event that your neighbors have a problem that property management would like to blame on your unit to appease the complaining tenant, no opportunity will be spared to inconvenience you while repairs are made in the least sustainable and cheapest method available. Usually resulting in requiring the work to be done multiple times. In five years, I had the grout on my shower re-done no less than four times on emergency notice because of leaks into the downstairs unit, which caused me to be unable to use my shower for up to a week at a time. - Be prepared for rent hikes while common grounds and the general unit maintenance goes unattended to. Shattered window in the building hallway? Not fixed for years. Same with the shattered windows in the laundry room. - If you decide to move out, be prepared for an argument about a friendly eviction notice that you may receive from the highly competent staff at B&B, posted on your door well before the last day that you have paid through arrives - just in case, you know, you decide that in over a week's time, you don't want to return your keys - at least, according to their explanation of why they'd threaten to evict a tenant who posted written 30 days intent to move out, paid 30 prorated days (and one extra just for safekeeping!), and still had almost half a month on the clock. In general, expect a slum-lord-y experience from this business. I moved out over 21 days ago and have not received an itemized list of deductions from my deposit, nor have I received any money back (which is technically grounds for legal action, only it's personally not worth my time to deal with this shit-show). read more

I read the reviews and was confused cause I've never experienced any thing that was mention. B & B property is a business that helps people with all source of credit may require additional deposit, but wouldn't you. I loved the fact they didn't turn me away or make me feel any less due to having poor credit at the time I applied. Each time I put in a unit request for repairs it was fixed. I moved out due to personal growth but I got my deposit back well over than I expected. Yes I left the unit clean and patch up wholes from my televisions. Awful property managers! They refuse to respond to maintenance requests. Woman who works in the office is absolutely useless. They don't follow any standard rules when it comes to tenant rights (trying to enter our apartment on less than 24 hours notice without written notice for example). I am so thankful they sold our building to a new company and we no longer have to deal with them. If you can, do not rent from these people! So In my situation it was dire for me to find an apartment asap, as my previous lease ended and I had no credit/ no steady income. B&b was my last resort due to the person who I'm living with having an eviction on their record. In desperation we offered a double deposit + a full years rent AND cosigner. A hassle, and nearly $20,000 just for a very bad property in a bad neighborhood. What's worse is finding out from these reviews and similar experiences that i regret entirely choosing them. And unlike normal properties, they require you to apply again, it's not like a lease then month -month. They require a whole new credit check, pay stub, and they told me I need to pay a whole year upfront again if I want to stay there. Which we probably won't, but it's ridiculous that these people probably won't give me back my $3000 deposit and will evict me because I can't give them another 15k? Awesome. For 9 months, B&B has received calls and complaints from us about the horrible roach and bug infestation, Not just spiders, but POTATO BUGS. When we moved in there was a terrible mold smell, complained to get it looked at a million times and only now did a maintenance man saw to it, he said the entire wall and piping system would have to be torn apart and replaced to how extensive the damage was. God knows whats growing in there or how long it's been. The laundry room is attended to by 1 tenant and she constantly locks it early, or keeps it locked all day. Also the washers and dryers are broken 90% of the time and never get fixed permanently. Someone took the entire lock off the back gate for who knows why making it unsecured. The front gate was recently broken too. So the whole building is no longer "gated." As stated on the listing when it was available. I just received a 30 day notice (were 2 months before the end of our lease) to vacate as our tenancy has been terminated for NO reason. No violations to our lease, nothing. Why, because we demand for basic property management?? These people are so lazy and inconsiderate they'd rather let all of their properties go to the dumps have multiple lawsuits against them and dozens if not hundreds of scorned tenants than just DO THEIR JOBS! I can't wait for the horror to come when we move out and see all the ridiculous charges and refusal to give back our double deposit. Housing authority and better business bureau will Be contacted immediately after move out. And you're damn right we're leaving the apartment 10 times better than when we moved in. read more

For the most part the building were I lived at was pretty decent and quiet, I didn't have any of the problems the neighbors did, my issue came after I moved out, I was charged with all kinds of fees that I couldn't help but laugh when I got a $70 check in the mail. There were reports for damages (when I rarely was ever home but somehow my cabinets and tile were broken), I got charged a repainting fee (original paint I never altered it), I got charged a cleaning fee, and one weeks rent even though I had moved out on April 28th! The rent fee was for May 1st-8th. I am yet to hear back about this! If you like being robbed blind, rent from B&B Properties. read more

I'm currently stuck renting from these thieves. My first impression of Raphael was, he was a nice , respectful human being, that quickly changed after we signed the lease. For starters we weren't given the unit we were originally shown but honestly I was way too excited to be moving into our first apartment that I don't care. I also didn't care that the ceiling fan didn't work since Kevin reassured me he'd send someone out to get it fixed. Well eight months past by until after having me chase them around they finally came in and fixed it. Once at my apartment I informed the maintenance man about current things that needed fixing he nodded and pretended like he was listening and I never heard back. I bugged Raphael for months, my apartment had roaches swarming everywhere and now the problem is way worse. I've seen several roaches with wings. Yes wings!! Termites, spiders, some neighbors have mice and I even heard a lady say she saw a dead possum in the laundry room. There's a few nests of some sort in some of the hallways, peeling paint everywhere, my apartment is growing black mold in almost every inch, my bathroom vent has so much mold it already looks like it has hair coming out of it and my shower, let's just say it's embarrassing to have people over and use my bathroom cause of how disgusting it looks. There's cracks and water bubbles everywhere, when theirs wind outside you can hear the loud noises of the roof trying to hang on to the building. There was a loose electrical outlet on the wall and one of the onsite managers who on occasions vacuums always uses it regardless which is a huge hazard. There's many more things wrong with this place. I had to go as far as to contacting the better business bureau and the mayors office for B&B to handle repairs. And the only thing they did was put a new half sized wood over the part where the termites had eaten, paint over some of the mold in the bathroom, and taped over the loose electrical outlet. These people are dying to get shut down. Michael who was one of the maintenance men was super rude completely unprofessional and said that my girlfriend and I were the cause of the mold, the mold is so bad it looks like hair yet we did it? He smells of body odor and either he owns a closet full of the same plaid shirt and overalls or he wears the same pair of clothes everyday which would explain his smell. Raphael went as far as to insulting my parents once when he met them, saying they didn't know what mold was and that by law he didn't have to do anything to go get educated. My mom was cooking chicken broth at the time Raphael came and insulted them, he even stepped back and said the home stank, coming form a man who smells like arm pit and hot morning breath, you can even check out his insults there public on the better business bureau website. Don't rent from these thieves, I haven't heard of one person here in the complex that is happy with their services, almost everyone here talks about suing them and so on. Recently out fan light went off, mind you this light has screws and it's a big round cap, my bathroom light also went out and to reach it I need a latter or to grow an extra six inches which is humanly impossible. This company is awful. I moved out after years of living in my apartment which was fine as long as you never had to have them do ANYTHING for you. They said when I signed my lease that as long as I stayed for 3 years I would get my full deposit back , well after having to wait 8 months to get my deposit back... I got nearly half taken out for things that were totally not truthful charges. This is mind you 8 hole months of having to jump through hoops to have them fulfill their legal obligation. I contacted them several times before I moved out to get a walkthrough and make sure everything was in order but they never returned my calls. I cleaned and patched all the nail holes and even repainted the patio floor before moving out and returned all let's to the onsite manager. They charged me for cleaning, missing keys, miscellaneous repair charges and carpet cleaning and had me pay for a stop payment on a check they claimed to have mailed me that I told them not to and to wait for the mail to be returned to them. All this ended up costing me over $350 and none of this should have been charged at all! If I paid for this stop payment then why did I have to wait another month before they wrote me a new check? I'm so pissed at this totally unjust situation. I don't even want to wast any more of my time trying to get back my money. Don't even think about renting from these people. to summarize: -If you're looking for someone who 'works with all types of credit' as listed on their craigslist posting, look somewhere else. they have FALSE ADVERTISING on their posts. -mind you i had a cosigner to help with bad credit and that was not enough. -Took an entire week of being strung along and not given straight answers. *one section of references was not completely filled out and made me contact the cosigner to complete it which took another day; -takes days to process application fees -homophobic staff -does not work weekends I moved to California to find a better ground for social acceptance and not passive aggressive latinos who are clearly homophobic. Being a young Latina myself i am deeply offended and write this message to help others realize just what a lazy and selfish business B&B properties is. I expected more from a minority realty agency, instead I realized just how disgusting people can be. my story: My wife and I were moving from Denver to California. I contacted Rafael who then insisted I get a cosigner as it would help our chances of getting into a rental. Strange because I thought he worked with all types of credit, not the case. I got a cosigner and as we were in Utah I contacted him about the rental I was coming for and found out he had taken a deposit for it. Stressed and anxious I gave Rafael the benefit of the doubt; we'll continue to work with him to have a place to move into as he already had all of our information. He refused to work with me until I could come see him at his office. It took days for him to run the application and credit checks. So long that I spend a week and a half waiting for him, living at a motel 6 waiting for him to process my credit check. I handed him and his employees my paperwork on a friday morning at 11a. I contacted him monday as I noticed I didn't have any inquiries on my credit as of that weekend. His response was "very busy working over the weekend, with many people applying for the same place you did.' Funny because he doesn't work weekends. Furious as I was reassured that our application was the first for that property. That night he processed my credit which I noticed on credit karma: a total of two business days later. He lied in order to get out of admitting he didn't process my application for whatever reason that might be. **Not to mention my partner and I were only applying for a one bedroom. We ended up working with another agency where we leased a two bedroom. I informed them that we would not be continuing business with them bc I had signed a lease, when the agents passively mentioned "thats great you can each have your own rooms" This was after telling them we were a couple. read more
