    We moved in on the 31st of December. When we arrived at the house the prior tenet s stuff was still in the garage even after having two weeks to prepare. There was an old rusted out grill they said they would remove. They did not. I found two termite funnels, the back of the garage was rotting out. We go inside and it's clear they did nothing to this house before putting on the market. The carpet is stained, crispy in spots and the kids room legit smell like urine. The water pressure is horrible, the bathroom shower didn't drain after using it (still full of water) and our toilet was clogged and would not flush. This was on MOVE IN people.

    What we had to go through at 3am and the company send someone to put a carton instead of wood while they fixed the window

    Raised our rent 300 with very shady notice and won't help repair anything in the house very unpleasant to talk to and don't respond well

Our move in was never inspected, I can tell you they didn't even clean before our move in - the dishwasher was CAKED with calcium and lime and I had to spend 4 days soaking it, it looks like it had NEVER been cleaned, there's holes in the carpeting and who knows when the last time it was replaced or even steamed cleaned - it wasn't even vaccumed before we moved in. The exterior and every single screen is caked in dirt. We were supposed to get two keys, only got one, back door completely broken lock and handle, didn't get a correct mail key, our pool key doesn't work, blinds were broken and inoperable, missing shelves in the kitchen, torn and bent screens that let mosquitoes inside constantly so can't even leave the slider open for breeze in the mornings, communication with them has been an absolute NIGHTMARE. We've put in requests to fix things and they send their awesome maintenance guys with a broken truck and the ability to do nothing, half our stuff needed is still unfixed. I'm having to call and contact the HOA myself because I don't believe they are actually doing anything. If you come across this company RUN FAR FAR AWAY - and FAST. Each time, my bank confirmed that the check was successfully delivered, yet the HOA repeatedly insists they never received it. This is unacceptable. Homeowners should not have to fight to prove payments that were clearly sent and confirmed. It raises serious concerns about accountability and how these fees are being assessed. Even more frustrating is that aside from collecting fees and issuing penalties, there has been little to no visible effort to actually improve the community they were hired to manage. Homeowners deserve transparency, fair treatment, and management that focuses on improving the neighborhood--not creating unnecessary disputes over payments.

It can be frustrating and worrisome to be a property owner when you aren't anywhere nearby, but I had total trust in Brandon to take care of things. He led a few renovation projects for me and was always able to get good tenants in quickly. When it came time for me to sell the place recently, I turned to Brandon, who is also a real estate agent. He again managed some reno projects to freshen up the place for sale -- all without me having to come to AZ. The townhouse sold within a week of it going on the market at a very good price, better than I'd hoped. I had to pay a commission for Brandon's services as a real estate agent and an additional commission to Apartment Hunters, since he was working in that capacity. It was a little pricey but I felt it was well worth it for me to have peace of mind and not have to worry about doing any of the prep work myself. I'd recommend Brandon to anyone in the Phoenix/East Valley area needing property management services or real estate services.

Never notified the owner, Tenants moved out and left a pile of trash that has been sitting in front of the house now since Thursday. It is leaking chemicals, spoiled food and now maggots. The house is totally destroyed by this tenant who the police has been called 8 times on for various violations. This home owner, sadly, is in for a serious shock at the amount of money it is going to cost to totally renovate this home that is less than 1 1/2 years old. Sadly, I feel they absolutely did not screen these past tenants who by all accounts it was a drug house. Neighbors have tried to contact this company and they won't even acknowledge our concerns.

    I obtained Fort Lowell Realty in 2021 to manage my duplex. In the beginning, I had responsive and…read morecommunicative property managers. However, from 2021 to 2025 they went through four different managers. I would have one person, everything would seem to be going well and then abruptly they'd tell me someone else was being assigned. In 2025, I was again assigned a new manager, Andrea R. and communication significantly declined in comparison to other property managers I had been assigned. Emails would often go unanswered for long periods of time. Everything fell apart during a tenant move-out at the end of 2025. Before the tenant moved out, I provided the original lease and deposit records to Andrea so there would be no confusion. During the scheduled move-out, the assigned manager was unavailable, and the person who performed the move-out inspection took not one photo. I had to step in myself after tenant departure to take move-out condition photos because Fort Lowell staff didn't do it. The departing tenant was instructed to leave the keys unsecured in the mailbox after 5:30pm, which was very concerning because they didn't set up a lockbox for the tenant to securely leave the keys after the inspection. In addition to all of this, they issued a security deposit refund using rents from another unit to the tenant before fully reviewing damages. Keep in mind I held the deposits, but they did not consult me or provide me with the breakdown and obtain my authorization before refunding the money that I should have provided from the deposit account not use rents from another unit's tenant. To make matters completely insanely worse, the refund included money that had already been returned years earlier to a prior co-tenant! After I began formally requesting proper documentation and correction of the accounting, communication became worse. I sent a written notice under the contract giving them nearly a month to fix the issues. The problems were not fully corrected. After I terminated the agreement with proper 30-day notice, communication completely stopped, they did not follow up with me with requested documentation and stopped responding to my other unit's tenant they were still managing in this timeframe. I have still not received the complete documentation or the remaining funds in my owner account. I also later discovered that another tenant had gone six months without a properly executed lease renewal, and I was never informed. As a landlord, you need clear communication, accurate accounting, and proper handling of deposits. In my experience, those basic protections were not consistently in place. In addition, Fort Lowell's team is extremely unprofessional, completely ignoring clients, being condescending, and just displaying levels of incompetence I didn't know could exist. If you're a property owner, I would not recommend you use Fort Lowell. In fact, RUN!
