This inspector is disrespectful of homeowners and unsafe. He turned our furnace off from in our crawl space and so when we tried to turn the heat on it didn't work. It cost $90 just for a service technician to come and take a look at it and find that it was turned off on purpose. How CARELESS and MALICIOUS of the SUPPOSED INSPECTOR! First he took pictures of personal belongings and then told me he wouldn't as well as including it in his report. Second he refused to use shoe covers that were provided. I have young children that should not be exposed to lead and other contaminants in soil. A home inspector should know this and care about the health and safety of everyone involved. Third, he recklessly pulled out the bottom drawer of the range, he pulled so hard and crazily that the whole thing came out completely and he had a hard time putting it back. Fourth, he brought in a bunch of junk that he didn't use. Fifth, he splashed water all over sink in bathroom and left spots. Sixth, but most importantly, he tested the hot water heater and left to write a report in his vehicle after he appeared to be completely done in the house. A while later, he returned in a rush and did something a second time in the hot water heater closet. After he left and did not return again, I checked to see what he did, and he had turned the hot water heat to the hottest maximum setting. Now a person could argue ignorance about a mistake like that, but malicious intent to harm is more likely because it was the second time in the closet and he had already tested it the first time. The highest setting would have caused severe burns on my children, husband or myself if I had not been watching. In the report, there were several misleading and untrue statements. One really strange note was that he claimed a key was required to exit the home. That is not true. Another was that even though we have had several professional contractors make improvements, they were all questioned and the comments were suggesting a professional contractor in each area to review everything again. Also, he misunderstood some issues and only partially knows some codes, but does not give an accurate finding with limited information. In conclusion, if you really read his report carefully, it is basically saying you must hire a professional contractor for plumbing, electrical, hvac, etc. and not really saying anything useful that is true. read more

George who is the owner of Axis Property Inspections came to our house to inspect it by the end of January 2015. We sold the house in February and then moved overseas.... that is why it took me so long to share my experience with Axis Property Inspections: I got really busy during the past months! We had a very poor experience with George, the owner of Axis Property Inspections. He banged against the walls, to "check" them, he scratched the drywall in our living room, he slammed the door of the electrical panel over and over until I offered him some help, pulled the furniture on the carpet instead of lifting them to avoid damage, walked on the carpet with dirty shoes and stained it, opened a running dishwasher.The list goes on and on.... The inspection report said that : - we had to remove the second water heater we had. George did not understand it was part of the solar water heating system! - the electrical panel was heavily corroded and it needed to be replaced and upgraded to 200 amps. A licensed electrician came and stated that the panel was in good shape and nothing needed to be replaced, Furthermore, it was impossible to upgrade to 200 amps without redoing the whole electrical system which was very expensive and a total nonsense (according to the electrician). - one shower needed to be fully replaced: a licensed plumber discovered that the grout of the shower pan needed to be replaced. George did not see that he tank of the adjacent toilet was leaking. - the deck needed to be replaced: we just had a licensed carpenter few weeks before the home inspection who inspected it and wrote a "good shape" certificate. - stated that the laundry room had a leak into the garage: because of the color of the garage drywall: the garage drywall had been partially painted by the previous owner and we never painted it. - the house had stagnant water in the garage: two days ago, we had a snow storm, the roads were still white with snow, and I just drove back home after dropping off the kids to school. Of course, I parked in the garage and the snow was melting from the wheels... George left a radon monitor in the family room located in the walk-in basement without giving any instruction, and without saying anything about it. It is just when I realized George had left that I noticed the monitor. I found the instructions about the monitor several days later in a drawer of the master bathroom (main floor), where I kept some beauty products! He was discussing remodeling (possibilities and costs) with the prospective buyers, while inspecting the house. I think his impartiality was rather questionable. I am getting ready to purchase my first home, and my realtor recommended George with Axis. True to his reputation, George carefully combed through every important aspect of the house like a forensic scientist, and I learned so much by being present during the inspection. I now have an excellent set of notes for key house items to take care of immediately, along with items to watch out for, and attend to over time. Complaint Description: Failure to appear on time - two occasions. Inaccurate language and comments in inspection report causing inappropriate concerns by buyers. Company owner George Philips agreed to begin a radon test on Monday February 23rd, 2015 at 11am. He arrived on site 45-50 minutes late without any courtesy call to advise of the delay. He was also 30-40 minutes late for the scheduled inspection of my property on Wednesday February 25th. Again, no courtesy call to advise us he was going to be late. In his inspection report he cited two major issues that resulted in the buyer backing out of the contract to purchase my home. The first being a FIRE HAZARD in the attic due to EXPOSED WIRING - apparently caused by squirrel activity. I followed up by paying for an inspection ($150) by a licensed, certified electrician from STANMARK electric who confirmed my earlier suspicion that although attic insulation had been disturbed, THERE WAS NO EXPOSED WIRING and no action by an electrician was needed - THERE WAS NO FIRE HAZARD. The second item in the report cited an ELECTROCUTION hazard in my upstairs bath with the placement of wall switches near the bath/shower. Both a certified building contractor and the STANMARK electrician stated the installation was a common practice and unless unreasonable action was taken by an individual using the shower - no such ELECTROCUTION hazard existed. In addition the prospective buyer indicated that Mr. Philips had recommended 'flipping' the switches to the other side of the wall that separates the bath/shower from the vanity/sink area. The electrician from STANMARK electric was quick to demonstrate that this 'flipping' of the switch would not have made any difference in the situation. Yet because of the way Mr. Philips chose to word his inspection report, the prospective buyer was assured that not only did a FIRE HAZARD exist but that the switches in the upstairs bath/shower would ELECTROCUTE anyone using the facility. In reference to the RADON test performed by Mr. Philips. He performed a SNAPSHOT test of less than 48 hours and did not advise the prospective buyers that because the reading was higher than suggested minimums that a second test is recommended by both the EPA and Colorado standards to ensure an AVERAGE reading is achieved - NOT A SNAPSHOT. Mr. Philips placement of his sampling equipment was also NOT ACCORDING TO RECOMMENDED procedures by the EPA and the STATE OF COLORADO to get an accurate sampling. In another section of the inspection report regarding SMOKE DETECTORS and CARBON MONOXIDE DETECTORS Mr. Philips chose only to state in LARGE BOLD PRINT that he recommends new smoke detectors and carbon monoxide detectors because they do not last indefinitely. He did not inspect the detectors in my house. If he had he would have included the statement that both the SMOKE DETECTORS and the CARBON MONOXIDE DETECTORS had been replaced September of 2014. They were NEW! In addition, Mr. Philips did a routine 'look see' of my furnace even though he was not qualified to CERTIFY the unit in any way. He opened both panels on the front of the unit to make his inspection. Since Mr. Philips 'looked' at my furnace it is now making a VERY LOUD noise when running that in the 16 years of its operation it has NEVER MADE BEFORE. Simply listening and observing where the NOISE was coming from while the furnace was operating clearly indicated the front panels were not reinstalled properly by Mr. Philips and will be addressed by the CERTIFIED, LICENSED furnace inspector the week of March 9th, 2015. Lastly, Mr. Philips did not reset the GFI outlet that he had tested in my garage. The only item linked to this GFI circuit is the refrigerator that I have in the garage. It was several days later before I notice the refrigerator was not running and the GFI outlet had been tripped and NOT RESET! Had it been longer the possibility of spoiled food was certainly a possibility. There are actually additional items but space limitations on YELP prevent me from including them. read more
