Unprofessional, Dishonest, and Unresponsive If I could give zero stars, I would. My experience with Axis Luxury Student Living and Axis Management has been nothing short of frustrating, disappointing, and completely unprofessional--especially regarding the return of my $1,491.05 security deposit. I vacated my unit early due to active military orders, which I provided more than 30 days in advance--exactly as required by federal law under the Servicemembers Civil Relief Act (SCRA). Not only did I fulfill my lease obligations legally and ethically, but I also gave them multiple forwarding addresses (including my training location and current residence) to ensure they could return my deposit without issue. Instead, I received excuses, false promises, and outright lies. I followed up multiple times over several months--by email, phone, and even in person--with no resolution. When I delivered a formal demand letter in person, the office staff told me they had responded to my email the day before. That was completely false--I checked thoroughly, and no email was ever sent. Either they lied, or they are grossly incompetent. Either way, it's unacceptable. Let's be clear: under Utah Code § 57-17-3, landlords are required to return a security deposit (or provide a written explanation of any deductions) within 30 days of the tenant vacating the property. I moved out in January 2025, and it is now months later--with no refund and no legitimate explanation. Axis Management has shown a total disregard for basic legal compliance, military protections, and common decency. This is not just bad management--it's neglectful and possibly unlawful conduct. To any prospective tenants: think twice before signing a lease here. If this is how they treat a servicemember, you can imagine the level of respect they'll show others. I've been patient and professional throughout this entire process, but their continued failure to act has left me with no choice but to pursue legal action in small claims court. This place deserves a negative 5-star review. Living here sucks. Management is terrible; one of the front desk ladies is short-tempered with their own residents. I had a simple question about the mailroom, just to be cut off with the response, "I'm not the postal service, so go ask them," and when I tried to clarify that I just wanted to know which mailbox was mine, "we are NOT the postal service". Another incident I had, my roommates were violating the trash stuff, and all 4 of us got charged 6 times for violations I had no idea were going on, because they refused to issue warnings. My water heater was not working for 6 days, maintenance and management were painfully unhelpful, and no one even came to work on the heater until day 4. No one gave us updates on when strangers would be coming in and out of the apartment unannounced. My parents had had enough of the water heater and called management just to be lied to about what was going on. This place, the building, is beautiful. Axis Luxury Student Living - University Housing Near Me - Orem, Utah

Axis is great for incoming students who are just beginning college. It's a great place for socializing, parties, etc. The units are very nice, great private rooms and private bathrooms (which are hard to find!). Management replaced our furniture from a previous tenant whose cat destroyed it. I appreciated that and they were helpful when it came to unit problems. However, I had several issues with Axis that I feel needs to be shared. Firstly, Axis is going to send you SO MANY text messages about renewing or having you buy something. I did not want to renew, I told Axis I did not want to renew, yet they sent me so many text messages saying things like "if you renew tonight you'll get to choose from $500 gift card or an Xbox" or "you'll be entered into a cruise trip raffle" which is wild because they sent so many of those. I'm unsure if people actually won these things but it became very annoying, especially cause I told them I wasn't renewing. They also sent me the paperwork to resign my lease, they even sent it to my dad, after telling them about 3 times I was not going to resign. The halls always smell nasty. My roommate accidentally didn't tie her trash bag for the valet, and our unit was fined 100 dollars because of an untied trash bag. I find that to be very extreme. I had two packages stolen from Axis's mail room. I went to the front desk to see if anything could be done, and they seemed to not care one bit. I understand that they aren't entirely reliable when it comes to stolen packages, however, the girls at the front desk did not offer to help and basically told me it was "my problem." The mail room is a disaster and it's impossible to find your package in there. After two packages were stolen, I just started to send my packages to my parent's house because I didn't want my packages stolen. There's way too many cleaning checks here, and if you don't make your place SPOTLESS, they are gonna fine you a lot of money. I was always to worried about cleaning checks because I felt that they find the smallest things to fine you for. I only lived at axis from january-the end of july, and I had to do 4 cleaning checks during that time. Parking is not great, but that's understandable for such a large building complex. Just be ready to walk super far to get to your apartment if you don't wanna pay 60 dollars extra for covered parking. I would say that there are a lot of nice amenities, however, a lot of the "unique rooms" such as the zen room, karaoke room, theater room, etc, were unclean or destroyed. When I moved in, my roommate and I walked around to see all of the amenities, and the karaoke room was broken, nothing worked, the zen room had stains all over the hammocks and cushions, and several other places were destroyed. I appreciated some of the staff at axis, some were very helpful and kind, and some were rude and judgmental. I would recommend this complex for those who are looking for a social aspect and something close to the freeway. But I wouldn't recommend this place as a first choice. read more

The apartment complex is nice and has a lot of amenities but they nickel and dime you for everything they can think of. My son moved out in Dec. 2024 but still had 7 months on his lease. I have continued to pay the lease promptly every month, but they continue to add cleaning fees and inspection fees to our account even though he hasn't lived there in months. Take caution if you decide to rent here. The small print matters...fines for bringing alcohol in, for not passing an inspection, for not having a bag in your trash can...if they can find a way to charge you they will. read more

I would give negative 5 stars if I could. The first five months (lease of 2020-2021) I lived here, I loved it. But after I renewed my lease, it went downhill. Like super, super downhill. It got to the point where I didn't ever go home. I'd come and go to get things I needed, but I was essentially living with my boyfriend elsewhere. It was too noisy, too dirty, too crowded, and just really awful all around. I have had so many horrible experiences here; I'll try and list as many as I think of. Parking is awful. I was put on a waitlist, but then told where I could park. However, they lied to me. Luckily I never got towed, but I was nervous all of the time. Eventually I just resorted to parking at the train station, but that came with its own cons. I kid you not, in the two months I parked there, I was followed twice (once to my car early in the morning, once to the apartment late at night). I also almost had to help someone who had overdosed while walking back to my apartment. I felt extremely unsafe, especially since I was often walking alone down poorly lit and unsupervised streets. After the second time I was followed, I questioned the front office about the waiting list. I was told to just keep waiting. But then I found out that they actually had a whole bay of uncovered spots open. They would only let people know a spot was open if it was a covered spot. I assume because they, naturally since it's Axis, were gouging for money. After all, it was $40 for uncovered and $60 for covered. I was LIVID to find that out, after spending three months trying to find parking and putting myself in danger every day. They are awful at sending announcements or reminders. I failed a cleaning check because I had gotten no reminder or alert from them. I checked my email, texts, and even ResidentPortal and their website. I would get some announcements and then hear nothing about others. The cleaning checks. Oooooh the cleaning checks. They will find ANYTHING to fail you. The cleaning check (July 2022) I failed was due to a slightly cluttered desk and a pile of unfolded, but clean, clothes on my bed. Other than that, my room was CLEAN. I always keep my living spaces very tidy, but every once in while, I get busy and stuff doesn't get put away. Yeah, there's a little clutter mess, but there's absolutely no dirtiness at all. I only found out about my fail because I happened to stop by the day after to get something I needed. I saw that rechecks were the next day so I tidied up in 10 minutes and was perfectly fine. Didn't fail the recheck, but that didn't matter anyways. And on top of all of that, they had let themselves into my room that was locked, and LEFT it unlocked. Had I not come home, my door would've been unlocked for anyone to get in. All of the staff is awful now. All of them. So condescending, dismissive, infuriating, etc etc. Even though there's still a couple of nice employees (very rare at Axis), they are still completely helpless. It's a futile effort to try and get assistance for anything from anyone at this hellhole. I have moved out and just planned on forgetting about this place, but I had to come write this after getting my security deposit back. What a treat. One, I got charged for the cleaning check I failed. I knew that they charged a recheck fee of $10 if you failed the original. However, they charged me the CLEANING fee. I didn't fail the recheck so that was unnecessary. Two, they charged me for bathroom and bedroom cleaning. When I moved out, I cleaned my bathroom, bedroom, and the kitchen/living room with my parents. I then came back three days later to deep clean everything AGAIN. I washed the walls. I cleaned out the air ducts. I scrubbed the whole place down, especially my bedroom and bathroom. Three, the carpet cleaning. They required that you either hire a third party carpet cleaning company, or just pay the fine of $50. Of course no college student is going to do that. The year before they had included the carpet cleaning in rent. Four, the paint/patching. I was never given a form to fill out to report previous damage when I first moved in. I asked about it and they said they already logged everything. I will never be that naïve again. I got charged $100 for a patch and paint that I bet you didn't even happen. DO. NOT. LIVE. HERE. Run away. Don't even think about it. And if you do live at Axis, just be prepared to be left with a hellish experience and very little money. And no, you will not get your security deposit back (or if you do, very little of it). Axis is truly a scam. They'll do anything for more money, including screwing over their residents. They do not care about their residents, they only care about their money. There's maybe two good things about Axis: it looks like a nice place and there's some nice amenities. These guys are true crooks man. I literally have only downloaded and created a profile with Yelp to leave my second review for these guys. Like other people, they squeezed every penny they could out of me. Even down to my deposit. The charged me a bathroom and room cleaning fee. I scrubbed the daylights out of my bathroom and bedroom, to only be charged $100 out of my security deposit. These guys know that it's ridiculous. But more than the crummy deposit I got back, living out my second lease with these guys was truly my housing nightmare. Security is comprised of a bunch of fools. One weekend night we had security claiming to be maintenance knocking at our door TWICE at 10:30 at night. To talk to us about something trivial and could have most positively waited until the workweek. All the while a party a few doors down was smoking the shiz out of pot and filling the entire floor. Security/ maintenance poser dude didn't care about those guys though. In fact, I'm sure he was friends with them. Also, our neighboring apartment (that we share walls with) was shooting up their place with a gun. I didn't hear of any news from the complex apologizing or even evicting the tenants. There is a pot problem, drinking problem, vomiting problem, shit problem, underage drinking problem...and now as I hear it there is a meth and crack issue too. In fact, the complex manager Josh has explicitly told tenants he does not care if they drink alcohol (underage or otherwise) as long as it is in a different container. These bum crumbs don't care about anything except your money. Unless you're into the hard partying scene...don't move here. This place will chew you up and spit you out with nothing left in your pocket. Man I hate the lying, cheating, crooked, sideways looking management with a passion. Cons - Parking Disaster Everyone I know who has come here has been towed at least once. I personally had my spot changed without my knowledge and car towed because of the change and they refused to take care of it. - Filth, Broken Glass, and Garbage They have 1 cleaning lady for the entire complex for the majority of the year, during leasing time however they clean up to sell leases. - Uncontactable Staff With their hours of 9-5 you will never get ahold of someone if you work in that slot and they are constantly out early or missing. - Cleaning Checks 4 times a year, nit-picky and most often just trying to get fees. - Broken/Unusable Amenities They have lots of game rooms and actives but they are all broken outside of the leasing months. - Tons of Soliciting Literally a letter on the door almost everyday, advertisements plastered everywhere. - Horrible building access for deliveries. Doordash, Amazon, legal documents you name it I've failed to receive it. - Noisy As Hell Tenets are drunk toddlers, tons of late night screaming and sprinting down the halls. Fire and car alarms go off 5 a month minimum. - Irresponsible Staff We had a shooting a multiple other crimes take place on the property and they never told us about anything it. - Terrible Tenets People ding dong ditching at late hours, people threatening us in the halls, blatant overlooked drug usage all throughout. Pros - Cheapish Rates If you consider $750-850 a month a good rate. - Fairly Good Rooms Basic asylum student housing but they were comfortable enough aside from the twin beds. Main areas are decently spacious for 4 roommates and the balconies are nice. - Parties If you wanna tear shit up, get blackout drunk and high there is always a party raging somewhere. - Interesting Events Concerts, free food days and little social gatherings all fairly pleasant. - General Safety Aside from the few dangerous encounters we had in the last couple years the place is overall safe. - Empty rooms for lounging/work The only amenities you can really expect to use, still an empty room is a good place to get things done and they have quite a few. read more

If I had to describe this place in one word it would be "fine". There are signs everywhere talking about the different ways you can get fined, you'll get fined for your cleaning checks and when you move out they'll give you a an entire packet that includes all the ways they can possibly fine you. There was one time we had a cleaning check, our apartment was cleaner than it had ever been. All four of the guys in our apartment failed and had to pay the fine. They didn't tell us how we failed. When I asked them why I personally failed they said it was because there was dust on the runner behind my toilet. I really had to pay $25 because of that? Another time they did the cleaning check at 9:00pm. So you have no idea when it's actually happening. If they held themselves to the same standard they held us to, this would be the cleanest apartment complex in Utah. When they give you the tour, they make sure to show you the pretty stairwell with carpet and the nice elevator. If you go to the other side with the parking garage: the stairs are concrete that has been stained by all the garbage that is on it, the railings are broken and the walls have gaps between them. There was one time the power went out in the parking garage for three weeks. However that meant that not only the lights went out but also the elevator went out and the locks maul functioned making it so if you were on that side of the building you would have to walk all the way around to get to and from your apartment. If you are worried about bright lights and loud noises at night, don't be. Axis provides those for you. They installed these lights in the pool area both so you could see and so people couldn't sneak in. The problem? Instead of being pointed at the pool, they are pointed at the apartment windows. If you don't have double blackout curtains, you won't be getting any sleep at night. On multiple occasions, they have had parties that go all night. Usually it's just that they leave the music blasting over the loud speakers all night or on one occasion they had a concert that went till 3 in the morning on a Wednesday. This is student housing, we go to school during the week. Maybe if they didn't spend so much on these stupid parties and give aways, they wouldn't have to charge me double what I signed on for. Then there is the mail situation. Don't ship packages to here. They will throw it into a pile on one of the mailroom floors. Sometimes it isn't even in the right building. I have had multiple packages stolen because they are just out there for anybody to take. When I asked them about it they blamed the delivery person. The staff is super friendly and helpful and the apartments are way nicer than a lot of the apartments you'll find in the Orem/ Provo area. Everyone who lives here is very social and the staff takes good care and are quick with maintenance repairs. There are so many different amenities available that are always kept clean and work properly to hold high standards. I would highly recommend not living here. I honestly don't think I know anyone that likes it here. Pretty much every resident has their lease posted on social media trying to sell. The front desk staff put on such a show and act like they are nice, but they are some of the worst staff i've ever met. When I finally found someone to take my lease, they went behind my back and the front desk workers offered the girl a better deal than whatever I was giving her to take the lease. Thankfully the girl told me and commented on how messed up it was. They don't care about their residents whatsoever, only money. The only good interaction I had was with Chandler and Josh. The rooms are tiny and the appliances in the model they show you are stainless steel, but all the other apartments are black appliances. There is always throw up on the floor, broken doors, dog poop everywhere, and the hot tub is always broken. I honestly felt so unsafe here. There's a ton of drugs, alcohol and violence here. And there are cops here at least twice a week. There was also a SHOOTING at this apartment and they'll staff didn't even acknowledge it or tell the resident show they would prevent this from happening in the future. Oh and before I forget- they pay residents to write good reviews on here. That doesn't sit right with me. Overall I don't like writing such negative reviews, but I don't want anyone who is in college to have such a horrible time and not feel safe where they live. They just want your money. Axis is a joke, first issue I ran into was parking, I leased from 2021-2022. I signed my lease early so I could get parking, they said theyd get me a parking spot and they still had spots left, I said that was great and then when i asked again about my parking spot they said i didnt have one, and i got very upset. Second issue I have is I have a medical alert dog, and so i gave them paperwork for my doctor saying i needed this dog to live with me. Then THEY LOST MY PAPERWORK. those are sensitive medical documents!! They said they needed me to get them filled out again and i think thats horrible, how do you lose medical documents?? (side note if you want an ESA or service dog please research the ADA law on ADA.gov to learn more about the difference and to learn about the misconception of "registered" ESAs or SDs.) Third issue has to go with the fact that they didnt seem to give a damn about other peoples dogs, like i saw people with their dogs constantly off leash, and they never picked up after their dogs. It was so frustrating. Especially since those off leash dogs would run up to my MEDICAL ALERT SERVICE DOG. My lifeline. My over $20,000 dog. What did Axis do? nothing. Like tbh I dont care if your dog is off leash if theyre actually trained to be, but my dog was the best trained dog in the whole complex. If your dog doesnt recall the second you yell for your dog to come back to you, then its not ready to be off leash. Lasty we lived next to people who would have parties EVERY SINGLE WEEKEND. they would drink and get high and it kept me up so late and it was awful. read more

Axis Apartments has hidden my review on Google, so I am leaving it here. Just so you know, about ten of their positive Google Reviews were created by residents who work for them (so, conflict of interest). I lived here from April 2021-August 2021. I renewed my lease, so I was supposed to stay another year. I found myself in a bad living situation when our new roommate moved in towards the end of August. Management was of no help. I was in their office so many times in an attempt to find solutions, such as moving one of us to a different apartment. They came off as very inconvenienced by the whole situation, wouldn't provide any solutions, and sat their twiddling their thumbs. I was given the cold shoulder while our new roommate was given the golden treatment, despite them knowing that she was breaking multiple rules stated within the lease. The breaking point was when management summoned me to the front office to tell me that I was on grounds for eviction. When I asked why, they told me that it was because my ESA cat was going into our new roommate's bedroom, which violated the lease rules. This came out of left field and was a shock to me, because our other roommates - who I had been living with since April - had never had any issues with me or my cat. We all got along swell! My new roommate conveniently left out that she was taking my cat's things and hiding them from me in her bedroom. She left out that she would lure my cat into her room using his favorite toy, and that she would proceed to lock him in there for long durations of time without my knowledge. I found out about this when I could not find him after searching the apartment and surrounding common areas for almost an hour. I thought maybe the front door had been left open and he had gotten out. I proceeded to ask her if she had seem him at all, to which she openly admitted that she had him locked up in her room. I politely asked her to give him back to me and to never take him without my permission. You should have seen the look she gave me. She seriously had the AUDACITY to be upset with me over these requests. She also left out the multiple times she had said "I am going to train him to be my cat and to come to me whenever I want him to." I found her possessiveness of him to be extremely disturbing and told her to please stop. He is my ESA cat - not the household's cat, and CERTAINLY not her cat. Management was shocked and rescinded the eviction notice upon hearing about this, but continued to give me the cold shoulder. This whole situation was handled so poorly and so unprofessionally. They should've reached out to me first to hear my side of the story before jumping to conclusions. I had so many issues with this girl, besides her strange need to take my cat. She stole my food, proceeded to verbally accost me and physically corner me after I asked her to stay out of my stuff, would berate me for crying, brought copious amounts of booze and alcohol into the apartment, wanted to vape in the apartment, was going to have her boyfriend live with us five days out of the week, and filed a false police report against me. God bless the police who were so kind to me when I called into the police station, because I was an emotional wreck. I talked to this girl three times, and was polite to her each time. How three conversations warrant a police report, I have no idea. The officer that read her *six page* police report told me it was actual garbage/mumbo jumbo and that it wouldn't show up on my record. He was a tender mercy in this whole fiasco. I just ended up terminating my lease at that point. I did not feel safe living with this girl and I feared that she was going to hurt me or my cat. It didn't feel like an "if", but a "when". I could have sold my lease, but I knew I'd have to lie through my teeth just to get some poor soul to buy it, which did not feel right to me. All this is to say please do not move here. Look elsewhere. If an issue arises that requires managerial assistance, management will treat you like you are a huge inconvenience to them. It doesn't matter how kind, respectful, and lease-abiding you are and have been. You cannot bank enough good will with these people to trust that they'll ever have your back. I should have never expected them to handle things fairly and help find a solution. This experience, coupled with the drug use, underaged drinking, nightly parties, the police showing up every night due to said parties, high rent prices for a closet-sized space, disruptive neighbors, and trashed amenities made for the worst living situation I've ever been in. read more

Though it is a new and one of the nicer places to live in orem the people who work here are awful. My fenders off my car got stolen. i asked them to look at the camera and they did for two minutes. and said they didn't see anything even though there are 3 camera near my car. i also got a emotion support animal and i gave them the paper work a few days late and they were not nice about it. disgusting complex. upon moving in nothing was cleaned. the property has trash all over, sometimes vomit or pet waste too. management is unhelpful. a parking pass is $60 a month and they're raising rent to about $800 a month. I've experienced my unit flooding, power outages, water outages, fire alarms, and a shooting. Tenants below us would complain almost everyday our walking was too loud and they threatened us. I moved into axis about a month ago. It took them 3 weeks to get my room a couch and I am still waiting on getting a desk. I am a full time student and am doing all my work laying on the ground or in my bed. The hot tub is filled up with so much testosterone I'm surprised girls don't get pregnant from just getting in. There is absolutely no parking if you don't have an assigned spot and I get tickets about once a week for parking on the street or around the property. Overall it's a 2 or 3 star because the gym is nice and there are some nice people but they definitely have some work to do before this place is an actual 5 star place to live. read more

Since my daughter has moved in, there has been nothing but problems with her apartment. Dirty the day of mov in, broken furniture, broken appliances, a water break, and the staff is not helpful at all. We have tried calling several times and are told the manager isn't there and that he will call back. They never do. Complete run around is given. Wouldn't recommend this place at all read more

like what everyone else here is saying the Axis is a scam. the staff and especially the owners are rude and try to fine you for anything they can ESPECIALLY during cleaning checks. they also prey on the female tenants here such as reducing or completely waiving rent fees for girls that sleep with them. my advice is to sign somewhere else read more

I moved in when this place first opened up. It started AMAZING. Then they got a whole new staff/management team and God damn... it felt like highschool. I've never seen such unprofessionalism in a place of business before. Shit, one of their staff even used their security cameras to break into people's home when they left, and steal their stuff. I don't know why they chose to hire all these new people but it bit them in the ass. And parents.... If you're reading this. Don't move your kids here thinking their gonna get straight A's This is where they go to get wasted, and drugged up. And how does the management respond when you take it to them?? "Ah, their just kids. Let them enjoy their college experience!" Couldn't even walk outside 5 feet without seeing beer bottles in the grass on a Tuesday morning. Although the amenities and spacious apartments are a nice perk of Axis, my biggest complaint is about the rude, entitled staff. The maintenance staff are super helpful, and kind. The front desk staff are arrogant, and will not give you the time of day. I've gone up to that desk several times to report a complaint and each time it's been "we're fixing it" but it never is. I can honestly say I agree with all the reviews I've read on here, and would not recommend living here. read more

Rent is super expensive even in their cheapest option. the whole place is a mess, there's dog crap all over the stairs and elevator. The elevator is always broken. not fun when you live on the 6th floor. They also fraud to raise my rent 2 times when I was first signing. Would not recommend. read more

Security Deposit Scam! Renters beware! This company charges an unusually high security deposit fee ($450) with $150 already being nonrefundable. They tell you the nonrefundable portion is to cover cleaning and make ready provisions like touch up painting and that the rest is refundable as long as there is no damage to the apartment. My husband and son stayed up until 3am completely cleaning the apartment, even all of the common areas. They kept almost our entire deposit for cleaning and "damages". There were no damages! They did exactly the same thing to my Son's GF. Buyer beware! read more

There are a lot of amenities and it is nice and new... But that doesn't make up for the cons. Parking: Parking is an absolute joke. They have nowhere near enough parking spaces for how many residents they have. When I bought my contract from someone I was told that it would come with a reserved spot. When I brought this up to the front office they laughed in my face and said that they need to take that persons spot to put towards the waitlist and that I could be put on the waitlist. I asked them how long the waitlist was/when I could expect to get a spot and they basically told me that I could go my whole time living here without getting one. When I asked where I was supposed to park they were extremely unhelpful. When more people started to complain they sent out an email explaining that people should stop complaining because they had built it with more than the city required amount of parking spaces... Just because you built more than the minimum, doesn't mean that it's enough, especially when the target demographic will mostly be driving. I've been towed twice when parked in places that the office staff told me I could park, and it's a little under $300 to get your car back... It's actually predatory. Then recently they sent out an email that literally said "the parking problem is fixed!" their solution? Paint the curb on the tiny road next to the complex white so that people can park on the street... That adds about 15 spots... That far from solves the problem. But yeah, go ahead and Pat yourself on the back. Security: They have hired some sort of private security company to walk around and patrol the property at night... They are all these "well I would have joined swat, but then I got a knee injury" type rent a cop guys, who carry guns and make it their purpose to harass people. I don't have any problems with guns, but at this point it's just posturing and overkill for patrolling student housing, and makes me feel really weird. Also anytime I see any of them late at night when I'm walking to or from my car they try to stop me and interrogate me about drugs, where I'm going, do I live there etc. It's frustrating as one of the most vanilla people who will never cause problems for the complex in terms of substance-use, noise, vandalism, or anything. They don't seem to actually enforce the contracts as far as evicting people who cause problems, but threaten to charge or evict people that don't cause problems. Front office: As stated previously by others, the front office staff is pretty bad. General questions or requests are treated like such an inconvenience to them while they are texting or on their phones. Also I've requested some maintenance stuff a few times and nothing has ever happened. They keep just saying they will get to it. Edit: after the third time of getting towed from places they claimed to be allowable for parking... They finally gave me a spot because I complained enough. They admitted that their wait list wasn't really existent, and there were more than 10 spots available at the time. Here we are now at least renewals... Before I signed, I made sure to ask them if I would still have a parking spot, and I was told that I would.... And you guessed it, I now no longer have a parking spot. I went to pick up my pass, and the kid that told me that "since I signed so late, they don't have any spots left". He absolutely wouldn't budge, and was adamant that no one that worked there would have told me that. He's a little prick, and you can tell that he gets joy from being that way.(This comes on the heels of them coming into the apartment unannounced multiple times this month. According to state law, landlords are required to give tenants at least 24 hours notice before entering... And I'm pretty sure the email they sent at the beginning of this month saying "we will be entering the apartments anytime between August 1 through the 19th... Anywhere between 7 AM and 7 PM" doesn't count) read more

DO NOT RECOMMEND LIVING HERE WHATSOEVER!!! i have had nothing but terrible experiences living here, especially with management not taking care of the place or their residents at all. with the amount of money you have to spend to live here a month, you would think you would be living in a nice place. every weekend, people are underage drinking and partying till 3-4am, being so loud, packing the hallway making it hard to even get to my apartment, and leaving their alcohol in the halls. i tried calling and texting about how disrespectful it is and no one answered. the elevators are so nasty, smell like weed and alcohol, and there have been times where me and my roommates find blood on the walls of the elevator. there'a trash everywhere on the property, which makes it so disgusting to live at. their parking garage is terrible, they don't have mirrors on every corner, making it hard to know when someone is flying up and down their garage. i have called and complained about how many times i have almost gotten hit in their parking garage because there's no mirrors to be able to see and they have yet to do anything about it. packages are just left by the entrance door and not in your mailbox or at your door so your package can easily get stolen. there's countless dogs that aren't ESA pets that are barking in the middle of the night underneath me. management does NOT care about the residents here at all, they just care about the unreasonable amount of money you are giving them to live at such a terrible place. again, DO NOT RECOMMEND LIVING HERE. read more

I lived there for only 2 months and was harley there. Didn't have anything on walls or anything like that. Kept it so clean and I still to this day don't have my security deposit back or even a response from any staff members. I've called and emailed and have continued to be ignored. They also stole my friends stuff that got mailed to them and one of my packages were stolen too. read more

THE STAFF SUCKS. DONT MOVE HERE!!! They do not try to help you when you need it. Josh Lewis absolutely sucks. Same with Charity Lewis. What would have been a quick fix if they were on top of things took 5 hours and charged me for it. We had homeless people sleeping in the common areas, and the amenities that they charge us lots of money for aren't even that great. They're usually locked or crowded with people who don't even live here. The parking situation is horrible and half the residents don't even have a parking spot. Trying to get out of the complex is like a maze because people just park anywhere that's open. The environment is toxic and and judgmental. was hoping for a good college experience and environment when I moved in, but all I got was the feeling like I was still in high school with neighbors throwing parties every weekend, and cliques everywhere I go. Most residents weren't even given the correct keys when we first moved in, increasing the possibility of being locked out and not having the help to get back in. Even thought the rent is advertised as $479 online, I am paying more than $600 each month. They are also increasing next years rent to be $100 dollars more than it is right now. The amenities and experience you get living here isn't worth the overall price of rent each month. read more

Management only cares about money and does not care AT all about the people living there. rent went up $200 just to resign. there are NO spots for guest parking and they tow anyone who parks on the side for even a second. my guest was with me for less than an hour, did not park on ant red curb, and got towed and forced to pay $250. axis is a joke. don't live here read more

everything here is overpriced with no return on investment. paid to move in early on the 4th and had trouble getting my keys from the front desk. my room was absolutely filthy with the previous tenants used socks and underwear still in the room. bathroom was nasty and shower curtain was moldy and they only offered to clean on the 11th (an entire week later). the property is filthy. there was dog piss in one of the elevators for over a week, not to mention that said elevator acts like every lift is its last one and shakes more and more everyday. maintenance workers often just walk into the apartments without knocking. parking here is terrible. there is no guest parking. they offer free parking for uvu students, but getting the parking pass itself has been a hassle to say the least. people at the front desk are nice, but very clueless. read more
