Unethical, Canyon View Apartments is owned and operated by entities outside Utah who know that Utah has few protections for renters. So they allocate costs that should be theirs like lights in public paths and parks to you on a monthly basis. Then when you check out, they invent excess charges not it the contract. They pretend that records were lost or some other BS. Utah has no State agency to intervene on your behalf and they know it. When you provide proof in the contract and in photos that they are overcharging, they say, we have to go by our people... How do you get around that. Prepare to pay about $100 extra a month in allocated expenses and about $500 to $2000 at check out from invented charges. Then if you don't pay, they send it to your credit report. I was living here and it was good to have everything close to us but the service is to bad they charge for everything and we pay for cleaning that we don't even need, they charge us for professional service cleaning even when we pay one person to clean the apartment but becouse we do not have it gone with a professional cleaning service they do not accept and they said they need to pay someone to clean the apartment the apartment was more than clean and they still take our deposit and charge more than that so bad be careful And there is not -5 stars if that exist I would rate with -5 read more

STOP DO NOT MOVE HERE! PLEASE READ!! My wife and we're lucky to only have a 6 month contract with them!! There are far better options then living at Canyon View right around the corner!! My wife and I moved in at the end of December. The first couple of weeks living here we noticed the smell of smoke throughout our apartment several times. When we notified the office they posted non-smoking letters on all the doors. We waited another week and still smelled smoke throughout are apartment. In fact it was getting worse! When telling them a second time nothing happened. Over the last 6 months we complained several times! Nothing was ever done! They never offered to move us apartments or any kind of compensation at all! For 6 months it smelled as if we lived in a Casino!! Completely unhealthy!! Upon moving in they told us our rent would be $1,090. That same day after we decided we wanted to live here they raised the rent $20 on our contract hoping we wouldn't notice. They include a community utilities!!! Which will be about another $100 a month!! And they probably won't mention that to you when signing the contract. Not only did they charge common area utilities. Over the last 4 months the common area was completely closed off to all residents. No pool, no gym, no office, no hot tub. But we still payed for it. They charge outrages cleaning fees!! We had an extremely clean apartment with no damages. In fact when we moved out we specifically asked about cleaning and filling holes in the wall. We were told all we had to do before moving out was fill in the holes... they said nothing shout cleaning. But when we moved out they charged over $240 for "cleaning fees" again our apartment was always extremely clean! Again right around the corner there are far better apartments!! Don't move here!! When moving in - closets didn't work, doors didn't work, dishwasher was falling out of the wall, forget about figuring out the bathtub... things impossible. read more

If I could give no stars I would. This is by far the biggest scam of a place my husband and I ever lived. Thank goodness we only had a 8-month lease. read reviews before renting. They nickel and dime you for everything first of all. We initially put a holding fee on a completely different apartment to get stuffed into one of the worst apartments right in front of the pool before they ripped it up. All throughout the summer I had to hear loud music and screaming kids past the time they closed. Our lease we signed was originally 1348 but we ended up paying over 1600 a month for a one bed and one bath. Cheap appliances and utilities you hear your neighbors all the time with how thin the walls are. The move out fees are ridiculous they started charging a dollar for a parking fee as well so beware. Staff are extremely rude besides a few that really tried to make my experience there better. The amount of dog sh*t was insane it wasn't even nice walking around the complexes. They enter your apartment randomly my packages that would get delivered to the office got tampered with, never had my packages opened up before moving there. The gym equipment was always broken so I wasn't able to ever really even work out in there. There are probably so many better apartments around that area if you're looking. please just read reviews first and see how bad the reviews are on this place. They also log you out of the portal login so you aren't able to pay your last bill and have to find another way to pay or they will threaten to send you to collections. scammers This place is good at taking your money they put everything on a contract so when you move out it doesn't matter how clean you you leave the apartment if it was not a cleaning company they are not giving you the money back! I was living there for 3 years when we moved out I move the fridge stove washer and dryer. I also cleaned inside the fridge and oven and dishwasher ! I Cleaned the baseboards the paint was still in really good shape. Floors were in great condition I took pictures of everything! I cleaned cabinets on top of the fridge dusted everything and clean tubs and toilets and wiped the mirrors mop when we moved in the carpet was already used they just washed it. one of the rooms carpet did need to be cleaned but they took our 500$ deposit plus a 360$ fee from 6weeks of utilities that they charge not from the gas company or light company !! This is a fee they sneak in the contract so you are obligated to pay! Don't move here!! And the price to live here is ridiculous!! I cleaned better than most professional cleaning companies out there!! They are a scam!!! read more

Mostly a good place to live (though we've only been here a month and a half), but it seems like who ever was in charge of inspection before we moved in did a rush job. Upon moving in, we had issues like floor boards being loose (the floors in general are rather shoddy quality), a gross bird's nest and bird's poop on the balcony, our bathtub stopper wasn't working, the showerhead was leaky, the bathroom sink had issues with the water pressure, and there was dog or cat fur left stuck on the bedroom carpet. Now, if this was a cheap place to live, this stuff wouldnt bother me. When we put our work-orders in they were dealt with quickly and professionally, so I do appreciate that. However, if they are telling us we need to pay 1050 for rent plus extra fees, I feel like a little extra preparation is warranted before we move in. At the very least, make sure you clean up after the previous residents. We pay $50 monthly to have our cats here (to be fair, that is the standard cost for locations in this area): what the heck is that money for if you're not going to use it to do a proper cleaning after each family with pets has left? Summary: Not bad, but it does make me wonder why we're paying so much for what we're getting. read more

This place is a horror show. For starters if you have loud neighbors to bother talking to management they told me to call the police because they couldnt do anything about it. If you need anything fixed get ready to ask 2 or 3 times in some cases that sidnt even work. The gym equipment ang other amenities are always broke, the final straw for us has been our ceiling leaking water. They cut 3 large holes to drain the water and now are going to just run the fan on them for a full week to dry them out. After i looked on the ceiling i am pretty sure i can see mold. It's hard to come by good management. Yes everybody has their issues and problems, but what I look for is effort and intention. They do their best and are always friendly. Especially their maintenance guy. I've unexpectedly received packages that are just too big for me to carry back to my place, and instead of having to go get my truck, this dude saw an opportunity and used his golf cart to help me out. I only give it a 4 star because despite their best intentions and efforts, I still have one common problem. My dog keeps getting sick here at the complex. People don't pick up after their dogs and my dog gets reinfected with the same symptoms and issues about once a month. They medicine and treatment for it is the same every time costing about $80, and it works.... Until he goes and catches it again. They just need to add cameras to the complex so they can start holding people responsible. This honor system isn't holding up. :( I haven't talked to them about it yet, but I will. So keep that in mind when reading this. read more

My wife and I lived here for 8 months and we had actually a good experience overall, until we were 1 week away from moving out. First of all, they have you pay for pest control but they DO NOT spray! We found 10 spiders in our apartment that were all alive and I got bit by one and had a bump on my back for two weeks. Also, they mention when you move in that you can put holes in the wall as long as you patch them up... LIES! If you make a hole, you are paying over $100 to get the wall painted (which we easily could have done for less than $10) even though they tell you it is "okay to do". They have many other move out fees that you must pay that you aren't aware of until you get a bill. Ours ended up being over $400 that they don't disclose beforehand! All it says in the contract is if it is a mess or if anything is broken you will have to pay, but we left it very clean and patched up our three holes and still had to pay a bunch of fees. If you don't mind, or plan ahead, on paying around $500 for move out fees on top of rent then it's not a bad place to live, but we were blindsided by the fees and they didn't have any solid response as to why we were paying it other than we had to. My husband and I have lived her 1 1/2 years. We live on the top floor and love our apartment and weI love that its pet friendly. I love how the always have special events for their tenets to show their appreciation. I especially like Bingo and when they have a pet day for our pets where they can go in the pool and they hire a Santa at Christmas for our pets. This coming Monday they are haviing a soda beversge truck for the tenets. Thede are just a few of the things they do for the tenets every year. I know sometimes apartment living can be challenging living in close proximity with each other and tolerating our neighbors but for the most part we have enjoy living here and know staff are doing the best they can. Despite the negative comments, Canyon View Apartments go out of their way to show their appreciation to their tenants every year. read more

Let's start with the staff- most of them are quite friendly and some of them need to work on their people skills and will flat out lie to your face. So just figure out which ones are which and you'll be fine. Be prepared to be nickel and dimed by any apartment complex in Utah County. I inquired if we moved into another complex owned by the same company if our background fee and other fees transferred- I was informed they do not. The pool is kept clean and open as long as possible for the season. The hot tub broke back in November 2014 and I have watched them try and fix it once or twice a week since then. I overheard them talking to the repair man and it seems there's major issue going on with underground plumbing- they got points for trying to get it fixed. [Update: the hot tub was fixed before summer arrived. May 2015] I really like the pool area and am excited to use the new BBQ area they just put in. [Mar 2016] There is a mandatory trash service that costs an extra $25/mo that is for the most part crap. They only take bagged trash and they are very persnickety about how it is presented to them and they don't work weekends- you know, when you clean the house the most. Honestly, I'd rather save the $300/year and just run it out to the dumpster myself. Be prepared to step in dog feces. The complex doesn't clean it up and apparently neither do the tenants. It gets tracked everywhere, including sidewalks and stairs. When I moved in, almost everything worked and was clean for the most part. [Update: They're horrible at maintenance, even important things. I was without heat around New Years 2015 and it reached into the single digits INSIDE my apartment. It didn't get fixed for two weeks because they went on break, luckily we had some family to stay with, but my poor wife was in tears that first night we tried to use the heat (we didn't know it didn't work because the two apartments below us provided us with plenty of heat, but they went on vacation). ] [Update #2- the heat didn't work on year 2 here, but they were out faster to fix it. It still took a few days for them to get to us, but we had learned our lesson and gone to stay with family] [Update #3 Mar 4th 2016- sent in a repair requests for the mold and flood that was/is under my sink due to some unknown leak to be repaired about two weeks ago and have not even had a call to ask how severe it is. I'm still waiting on the repair. Management did comment on this review after the first week, but no repair attempt.][Update #4 Mar 7th 2016- this maintenance request took 20 days to complete (I requested it on 2/16/16) and I'll tell you what, it was quick, efficient, and well done. I now have a new faucet and no moldy sink cabinet. Like I said, these guys are really good at what they do, I just think they are overworked.] Keep in mind, I'm pretty handy and can fix most things myself and only put in a request when 1. It's severe 2. I cannot access the necessary units to repair (like heat) or 3. I'm baffled and it's interfering with daily life. I have had some good experiences with getting things fixed, but nothing tops how bad that heat one was. However, the maintenance guys ARE very hardworking and some of the friendliest staff in the place- I just don't think there's enough of them. I'm on the top floor, so I don't hear my neighbors much, (unless they're fighting, then the whole building hears them, but it is an apartment building after all). If you are LDS, expect the ward to be quite transient and full of newlywed starving students or middle aged divorced women. I don't really like the transient nature of the ward all that much due to lack of foundation because people keep moving so much because there are only apartments in it, no houses. The 24 hour workout area [WAS] nice [but is often in disrepair] as long as too many people aren't in there. [Update: there seems to be a problem with friends letting other friends in and it gets really crowded.] Okay, now let's talk price- these apartments are a bit pricey for how old they area. They are on the nicer side for the area and we have a dishwasher, washer, dryer, and garbage disposal. The stoves are electric and the fridge is a wee bit small. You also get 1 covered parking space. I've been told that if you want a garage, you'll have to get on a waiting list that has quite a few names on it and you may not get one close to your apartment. [Update Mar 2016: the police seem to be here a lot lately- I believe it's due to the complex's proximity to the freeway & Walmart.] Would I recommend it? Possibly. It's been nice here because it's close to school, but if you're on a tight budget, there are probably spaces with more room for the same rent if you look hard enough. The ladies in the office are personable and nice and the clubhouse is nice; if I ever utilized it much. I've only been here for soon to be 4 months and it seems if it isn't one thing, its another issue being had in our apartment. I feel for the amount being paid in rent and mandatory valet trash, problems would be more quickly taken care of. It takes a day or two to get your request answered, and then another day for it to be resolved. Sometimes a couple of processes for the same issue. The plumbing and appliances giving out make me get the inkling I've been signed into a lemon lease. Getting a call back to messages left with the office are very hit and miss too. I've honestly had enough with this apartment! Do NOT move here! I was going to wait to write my review for when I moved out but I can't take it anymore. Ever since I moved in there's been problems. Scratches on my front door, unpainted walls, electrical issues with the bedroom fan and lights. The problems keep coming and coming and don't expect maintenance to come out of the 10 times I've called about problems I had only twice have they came making me lose time and money from work waiting for them to appear the other 8 times. I've had parts left here so I can do the work and my garage looks like something has been slaughtered in there. There's stains on the walls and floors and left over cigarets on the floor.The front door of the apartment has huge gaps where cold air comes in and the hot air goes out so expect to have your heater on 24/7. The bathtub's faucet also keeps popping out due to pressured and wrongly installed piping. I can keep going on with what's wrong with this place including the rat infestation there is inside this apartment as well. Pest control was suppose to come but the people from the office didn't call like they were suppose to yesterday and today they're telling me that they won't answer after one phone call made. This is a great place to live. It's well lit, ample parking, close to everything and some units even have fireplaces! I have a 2 bd. and it has a real good layout plus a lot of storage. Yes, this place has been lived in before but, any issues I've had with needing repairs, they've been very prompt at getting someone over to fix things. My only problem, is that I have upstairs neighbors that stomp around when they walk. It can be noisy at times. read more

I have never in my life dealt with a more unprofessional establishment. This place is an absolute nightmare. To start, the new management team has no idea what is going on, besides Britton. They are extremely inconsistent, and each individual will tell you something different. They are not on the same page on any level. My lease ended in February, and we went into the office in December to tell them we will not be renewing, and will be leaving at the end of our lease. We asked who we should give written documentation to, and they told us they do not need anything in writing unless we wanted to terminate our lease early. Come January, we get a notice on our door saying we had not renewed our lease, and that we will owe full rent for March and April. They said we did have to give written documentation that we will be leaving at the end of our lease, even though they would not accept it when we tried to give it to them back in December. After complaining numerous times, they said we would no longer have to pay for March and April, but we would still have to pay until 30 days from that date, which did end up being weeks after our lease was up. They then left an eviction notice on our door, after we already paid the whole month. Additionally, plan for your rent to increase significantly each month. My rent was supposed to be just over $1,100 each month. Do plan on having high utility bills because their windows are poorly sealed. I always paid about $200 in utilities on my own (I keep my apartment at about 70 degrees), however, they also added in utility bills onto your rent bill apparently each month. So, I had my base rent of $1,100, and then they their own utility bills of over $100+. So, they would bill me over $1,200, and then I had my separate utility bills of about $200. Each month I ended up paying about $1,400. At the end of my lease, they tried to tell me that I had not paid my utility bills in months! I showed them all of my receipts, so they apologized for adding extra utilities onto my bill. They said they would reimburse me, and I have yet to see that.. Additionally, plan on having cleaning inspections with 24 hours notice. Mind you, they did this just before Christmas, so many residents were already out of town. They left a list of cleaning demands, which were at higher expectations than the apartment was upon move in. The letter threatened that we would be charged if the apartment does not meet these requirements. Also, they apparently lost their copy of our key, so they would never fix any of our work requests. Our dryer did not work ever. Every person I have ever spoken to from the new management is extremely rude, besides Britton. They will talk down to you, and treat you without respect. Please save yourself the hassle, and do not live here. read more

I really like living here. The only thing is that I think it's expensive and they aren't very good at being quick with maintenance. You will call in and they'll say that they'll send someone right away, but that hasn't happened yet. We've had to call many times just for one quick fix. I love that there are washer and dryers in the apartment already. I just think it's too expensive though. It's a great place, but our carpet had stains when we moved in. I would like to stay another year, but I don't know if I really want to pay $1200+ just to have two bedrooms. read more

Pinnacle Canyon View is the worst place I've EVER lived. The ONLY good feature is the convenient location. The maintenance and management do not call back and rarely pick up the phone. So, if you have an issue, you have to call at least 5 times for anything to happen. The model condo looks NOTHING like the actual condos so don't take their word for it. The maintenance is TERRIBLE quality and they use the crappiest materials so things break and fall apart frequently (like our closet that fell down 3 times or our peeling cabinets, etc.) DO NOT move here. We have had flooding from faulty pipes, MICE (which we had to resolve ourselves), mold & so much aggravation. Save yourself some trouble by going elsewhere. Even though we called the Pinnacle Staff as soon as we saw the flooding from a neighbor above us, it took hours for them to do anything. When we had bug and mice problems they did nothing to help. We resolved it before they ever got around to even dropping by. During our flooding, our coffee table was stolen while we were drying out our home (guard your items here folks). We were not given any compensation to stay at a hotel while our wet home was dried and partially recarpeted, instead we had to live in the chaotic mess of fans & incomplete/soggy carpeting for a whole week. Also, we would always find cigarette butts in the playground. We could frequently hear rowdy college students throwing parties & their echoed voices late at night in the halls. Not a good place for families or really anyone who wants a quality place. Lastly, when we checked out, even though we left the key in their deposit box, because we didn't hand it to them, they charged us two extra days because they didn't open their box until then. This is just another example of the type of shady, greedy, awful customer service you'll get here. Oh, and lastly, I can't believe I forgot. When I posted a review on another site while we were still living at Pinnacle, they saw it and called me and threatened to evict us if I didn't take it down. Since we are prompt, paying tenants who take good care of the place, they had no legal right to do so, but the fact that they would threaten me and try to intimidate me instead of remedy the problem is just their horrible customer service. read more

Since I moved here from another state, I needed to do everything online or via phone. I applied for a 6 month lease since it was the same price as the 12 month lease. Since I did not know how long I would be in the area and I did not have a chance to scope out the area beforehand, I wanted to have a short lease to ensure I could get out quick if I needed to. Well, somehow the price listed online was "incorrect" and if I needed to have the price quoted online then I was required to sign an 11 month lease. Nice bait and switch tactic. Since I moved from a state with high rent fees, the price I pay to live here was about equal to what I was paying in another state; however, the income here is NOT equal to where I came from. I ended up purchasing a nearby townhome that I wanted to move into but the rental office refused to break my lease one month early even though I gave 90 days notice. I was told I would be responsible for a HUGE amount of fees and that they would take me to court if I left early. I told them about how they changed the terms of the contract from how it was advertised and they did not care. Needless to say, I have consulted and retained an attorney and am beginning the process to legally break my lease so that they do not "go after me" as they so impolitely stated when I gave notice to vacate. This is a nice complex but it is completely overpriced. The staff are nice until you need something. They are dishonest in their business dealings. They take a long time to fix items that are broken. The walls are thin and I can hear everything my neighbor says. The floors are thin, too -- it sounds like my upstairs neighbor wears bricks for shoes. I had to wait several weeks in the dead of winter to get simple weather stripping on my doors to prevent cold air entering my apartment, and regardless of having the heater on, I maintained a frosty 56 degrees INSIDE. My heating bill skyrocketed and they simply apologized but did nothing to remedy the problem except to say that my service request was not a priority. The lights over the mailboxes have been broken for two months and it is close to impossible to see to get your key in your mailbox correctly once the sun sets. The pool area is nothing special and is randomly closed for days at a time without any written explanation as to why or when it will reopen. Also, when I applied for this apartment, they applied a $153 'holding fee' which was for 'administrative fees' for processing my application and not applied to my first months rent. I understand a security deposit, a holding deposit but I have not heard of having pay a fee to hold the apartment which simply goes to administrative costs. I could go on and on but I think you get the point...I don't recommend renting from Pinnacle Canyon unless you would like to have nothing but problems, excuses, attitudes from office staff, increase in stress and an empty bank account. read more

This review is of the new management: I moved in in November 2016. The apartment was dirty, the drawers and cabinetry were falling apart in the kitchen, the coils on the stove didn't work (I replaced them myself) and the hot water heater was blocked so that it flooded and didn't work property. My children's rooms were 58 degrees at night with space heaters full blast. When they finally came to fix the heat, two months into winter, the maintenance personnel informed me that because I had turned the temperature of the water down on the water heater so that it wouldn't come out scolding for my children it greatly reduced the efficiency of the heating in the apartment. They recommended turning it back up. I ended up heating the apartment with the wood burning fire place, which would shoot cold drafty air down into the apartment through the chimney unless I kept it burning all night. This required me to be up two to three times the entire night so we could stay warm. When my faucet broke in the tub in my children's bath, it took them four different times over the span of a month to fix it properly. The community is very loud, the police were called on more than one occasion, not necessarily by me, to deal with the noise. Also, there were constant vehicle thefts. Also, people would frequently smoke in their cars or outside our window and leave their butts on the ground. There was dog feces everywhere. My children couldn't play on the grassy areas because they were covered with dog poop. I reported the problem repeatedly to management, but they were rude and unhelpful. read more

The apartments themselves are great but management can be quite frustrating. There seems to be something new each month that is a headache for tenants from new highly annoying construction projects/noises, new fees for pets policies, new valet trash company that are beyond incompetent and more. I feel their early move-out fees and policies are extremely unfair (2 months rent fee, just for terminating the contract early), making it next to impossible to move out early if your living situations change dramatically as ours has. Hard to justify $3250+ just in fees to move out of our apartment 4 months early so we're basically stuck here which is very upsetting. From the previous 3 different complexes we've lived in throughout the years, it's always been 1 month fee and they were a bit more flexible than Canyon View. Can't say that I'd be too interested in recommending Canyon View apartments to any family or friends and it's probably because of their absurd fees that never seem to end. read more

I've lived here for a couple years now. It's a great place to live. The ladies in the office are awesome and will help you save money wherever possible. If you are a college student going to UVU then this is the best place to live. The downside is you have to find your own roommates and furnish your own apartment. The great thing is if you can find 5 other roommates the rent is only $195/person. read more
