Honest Review - Unprofessional Leasing Office Staff I would not recommend living here solely because of the leasing office staff, specifically one worker who is consistently rude and unprofessional. She creates an unwelcoming environment, and I've heard from multiple people that they've chosen not to sign a lease here because of her behavior. She frequently hangs up on people when she doesn't want to answer questions, gives nothing but nasty looks when approached, and refuses to take responsibility for any issues--always quick to blame others or make tenants feel stupid. It's unfortunate because the complex itself has potential, but dealing with someone like this on a regular basis makes living here more frustrating than it should be. It looks so nice but it's fake. Staff are terrible, hostile, combative. They find all and any excuse to come in to your apartment for "inspections". You never feel private. They'll charge for everything. The open hallways make terrible wind tunnels. Amenities constantly close down. Notice how the apartments stay empty. Terrible place to live. We are in process in buying a home. Parkway Lofts could not be less accommodating. I will have to pay FULL PRICE from August until October 20th, even though I will leave FULLY by July 29th. They are charging for PETS that are not there, parking permits that will NOT be used.. an EMPTY apartment AND are NOT allowing ANYONE at that point to takeover the apartment!! To be fair, I don't WANT anyone there anymore!! I don't want to do ANYONE the disservice of HAVING that place on their credit. I DEFINITELY do want to betray or deceive friends/family by sticking them somewhere they can't get out of!! Parkway Lofts has environmental issues in that they DO NOT CARE if they run sprinklers from 10 am to 4pm when the water just evaporates.. as if Utah has plenty of water.. maybe go vacay at Lake Powell?? Lake Mead?? Tell me how it went? They SAY it is a smoke free property... cigarette buds everywhere & the elevators reek of cigarette smoke MOST days!! They have security issues, there is a gate ( not supposed to be a "gate".. so call it what it is.. BROKEN FENCING in the back corner near Building A..THERE IS DOG FECES EVERYWHERE & guaranteed to have full sectionals/sofas IN TRASH CONTAINERS EVERYWHERE... this coming from people paying from $1200 for a STUDIO TO NEARLY $3000 for 3bd /2ba apartments that are still SMALL at under 1400 sq ft!! ALSO, PLAN ON GETTING TOWED!! $250 each time... IT IS A GUARANTEE.. so just set about $500-$750 aside.. a nice racket going on there.. if they cannot see that HUGE permit in your car?? NO QUESTIONS ASKED... We have 5 people in our apt.. all drivers 4/5 have been towed bc of Parkway's parking policies... The crazy STUPID part is they have the EV charger IN FRONT of the leasing office.. and it is NOT Marked GREEN for the TENANTS WHO LIVE at Parkway to actually CHARGE their cars... INSTEAD everyone who is either a VISITOR or EV will park there.. it's not even questioned!! So basically VISITORS have more RIGHTS than the tenants who have EVs... THAT'S when the 2-3 spots aren't BLOCKED by people driving gas/diesel cars/trucks etc!! Parkway Lofts has ZERO BUSINESS ETHICS nor FINANCIAL INTEGRITY!! My experience at parkway lofts was nothing other than the worst. I lived there for 5 months and had to leave despite signing a year lease. My move in day I got my keys from Jess at the front desk and she was the most unfriendly rude woman I have experienced and made me feel extremely unwelcome in my new home. She needs to get a job not working with people cause she is repulsive! While living there I learned real quick that management will tell you things to get you to sign a lease and has no real plans on doing them. I have an electric car and asked if they were going to fix the broken one they had because it was a must have for me, they told me they were going to fix it in a few weeks of me moving in. They never fixed it and told me "they were waiting on a bid" for all of my 5 months there. One of the elevators was broken for 3 months, and the gate to the pool was broken for the whole time I was there. The movie room and bowling alley they love to brag about did not work once for me. The whole complex is dirty and not maintained, there is dog poop and pee everywhere and even in the hauls and elevators. The whole place smells bad and all the neighbors are rude, loud and messy. My advice is never ignore reviews. I read all the reviews for parkway before I moved in and thought it was going to be ok. IT WAS NOT! Go to anywhere other than here so you don't have to go through what I did! read more

DO NOT LIVE HERE. I spent a 16-month contract here while in graduate school. First time living in an apt complex like this, and I will never do it again. The rent looks cheap until you add all the "entertainment packages" and "re-bill". Was paying $1900/mo. for a 1 bdrm (2023). Amenities look great in pictures, but you will never get to use them. Pool/hot tubs were closed 90% of the time, movie theatre was filled with trash and hardly ever worked, bowling was ALWAYS broken, and a bunch of kids abused the amenities - so they punished everyone and closed everything at 8pm and on weekends. The people that live there are gross - nobody cleans up their dog poop, dumpsters are overflowing ALL the time, people frequently performing major repairs on cars in the parking lots, foul music blaring at the pool/barbeque areas (which I did not really care about until my daughter wanted to swim). And I too received the golden shower from a dog pissing on the porch above me and raining down for weeks. The worst thing is the Visitor Parking! There are about 10 spots for visitors for the 400 Apts there. The paint is so faded you cannot even see "Visitor" - which results in first timers not even knowing there are designated spots, and since there is plenty of open space, they park wherever without knowing they are going to get towed. There is clearly kick-back money from the tow company because they are there day and night (even at dawn) constantly towing people. I even saw a guy get his car towed from a spot where you could still see the faded "Vi_-_-_" where he was parked. It is about $350 to get your car back btw. On top of that, a bunch of the tenant's park in the Visitor spots, so they avoid the $35/mo. charge, and even though that is against policy - P. Lofts does not do anything about it. Upon moving out I asked if I could get the paint color they use so I could touch up some of the general marks, etc. They said they would take care of it, and they did (while charging me $80 for paint). Then charged another $80 for carpet cleaning for a stain that you can only see in the most specific angle of light and I am 100% sure was already there and they just keep charging tenant after tenant for it (because no one is ever going to see that and mark it on the paper within the 48 hrs. of moving in). They also deduct a flat $100 from deposit for "sanitizing" even if you leave the place spotless - which I did. The coup d'etat was when I moved out. I had to give like 90 days' notice, pay $200 extra (on top of rent) to stay an extra week, and then after moving out - they auto deducted another $2000 from my account (which would be called: theft). I left a correct forwarding address and never received the stolen money from my account (or the $125 left of my deposit) for 2 and a half months! I tried for a week to connect with the office, then another 2 days of calls/messages to everyone at the head office before reaching someone who answered. Today, 3 months after they stole $2000+ dollars from my account - I finally got the money (and what was left of my deposit) back in my account. Ok, now I have to say one pleasant thing: even though management changes every year (3 different companies while I was there), they were never rude and seem to be trying to put out the fires. read more

Pros: Honestly, the apartment on the inside was pretty nice. Cons: The hallways were absolutely trashed, stained concrete with vomit and sour milk stains everywhere. The amenities were ALWAYS down or closed due to "lewd behavior" and anyone who didn't do anything wrong still had to pay for the closed amenities. The Amazon package hub is always malfunctioning and people steal packages. They show you a base rent that looks appealing, but then tell you afterwards that there is a mandatory $170/mo "smart home package", which is literally just cable tv, internet, and some smart lights. The AC never even worked from the dwelo app. Like, come on... $170/mo for internet and cable? Ridiculous. On top of that, my upstairs neighbor in C 312 made their poor dog pee off their balcony, which dripped onto our balcony and made everything smell like piss. I contacted management, and they told me that no dog was registered to the person living there. So instead of them investigating, they asked ME to get evidence. So I took a video of the dog pissing off the balcony and sent it to management, and all they said was, "Thanks. That helps us." And then they did nothing about the unregistered, pissing-off-the-balcony dog. I pestered them about it for months and nothing was ever done... you'd think that even if they didn't care about me as a tenant, they would at least want the $300/month extra for pet fee from our neighbor. Sundays are always the worst. Loud music, parties at the pool and alcohol bottles everywhere around the pool area are what you get for your relaxing Sunday. Topless girls at the pool sun tanning and people who don't live here coming in and trashing everything are the cherries on top. Whats worse? They charge you $30/mo for an extra parking pass... and they tow religiously if you aren't in a visitors spot. I put in work orders for light fixture replacements that were needed and they didn't get taken care of until I walked to the office and told them to get the fixtures changed. We aren't picky people and we tolerate a lot, but for the price of this apartment and what you get out of the complex, look elsewhere. It's not worth it here. There's no control of the amenities and you pay ridiculous sums of money for crappy services that are non-negotiable. At the end of your contract, instead of keeping your lease price or lowering it slightly, they raise it by at least $100/month for the longest possible lease, 12 month leases get raised nearly $200/mo. read more

I would honestly not have given any stars for this place. I leased here for one contract, with the intention of moving to another smaller apartment in the parkway lofts. It was overall not a horrid place to live but they do have some costs for amenities that were never open or the media package you had to pay for but only internet worked. 160$ for internet because the smart home features never worked. So you had no choice but to add an outrageous cost for basically nothing. I truthfully only ever had issues that my neighbors upstairs were loud and didn't care that they had downstairs neighbors. My issue was the MOVING TO ANOTHER APARTMENT PROCESS! I went to the office two days after I had a notification of either renewal or move out. I asked if I could transfer to a smaller apartment since I was getting married and we didn't need the same size of space as my sister would not still be living there. They specifically told me we don't typically let people downsize apartments. First off that makes no sense...why would you not let someone switch? The gentleman told me and so did the women who was his supervisor that they would talk to the manger but it should be no issue and even said there is an apartment in another building. They let me know they'd call or email when they had a confirmation that we could move to the smaller unit. I clarified with the blonde employee that I was not keeping that larger unit and asked if he needed anything to document the non-renewal. He stated you are good I don't need anything so I left. Flash forward two weeks I go back since I had not heard anything. This time I'm speaking to the manger, he states that apartment isn't available anymore but I have one right down the hall we could have. I then said perfect what do we need to do that, he says a money order or cashiers check for 200$ to transfer and hold the unit. I leave less than 48 hours my new husband takes the check to drop off also talks directly with the manger. They discuss what it's for he takes the check, we figure all is good. I get my notification for rent for the upcoming month and it was SIGNIFICANTLY more for my base rent. My base rent for the current lease I was on was $1754 (give or take a few dollars) the new amount was $2008. That is not even the amount of the new lease amount that they stated it would go to if we stayed, which was only $1818. I go to the office because I'm confused at why it wasn't even a prorated amount for the unit. I'm talking again to the SAME manager. I asked why is it so high, they didn't document that I was moving, they didn't even prorate my current lease with the prorated amount of the new lease, they straight up raised my rent for a full month 250$. He let me know we didn't have anything stating a move. I was asked what happened to my transfer/holding check. They cashed it so what did it go too. I asked about the new apartment and he stated we don't have that anymore someone else has it. Question 1--you never said have the check to the office in 24 hours or we cannot hold it, if you didn't give a timeline why did you just give the apartment away. Question 2--when that check got dropped off and you discussed what it was for why did you not let us know that we didn't have the apartment anymore? His response was well the check got set aside. I don't have an issue with anything aside from where is the accountability the communication with people who live there and you are taking their money. Probably the worst leasing office I have ever dealt with. They offered to see if another unit is available but the fact that they charged WAY more than any contract would have created is why I'd never stay or live there again. The sketchy money tactics the poor communication and lack of any responsibility on their ends I said no I don't want to stay here, how can I get my money back. Not only issues with the office but the amount of times things are closed, dog feces everywhere. You can't even walk into or enjoy the dog park because not only are residents not caring but neither does the maintenance or office care what they represent as a community. When I gave my keys back no forwarding address was requested so you know I won't be getting any portion of a deposit back...they don't know where I live or where to send it. DO NOT LIVE HERE. Place is poorly ran, dirty, and full of scammers trying to get more money from you. May look nice but literally everyone here who has moved out stated " what's the issue you had." If you are looking for college party dirty dorm type housing then this place is for you! I was moving my daughter from Texas to Utah because she was attending UVU. The location was amazing with the pedestrian walk directly from the apartments to the school. We were supposed to move into the unit on Monday morning. We planned our drive to get there with no other place to stay pulling a U-haul and ready to move in. When you look at the pictures of the property online, the place looked amazing. I had read some Google reviews and there were some good and some bad. I don't always take bad reviews to heart because of the trolls out there and because some people are just really picky so I didn't take it too seriously. Right before we went into the property, I read the yelp reviews and got very nervous because of how bad they were. When we walked in the door, they weren't quite ready for us. They had to check the keys to make sure they worked and they still needed to put the lease together. So, while we waited, we were told to walk around the club house to check it out. When we went up to the terrace, the grills looked like they hadn't been cleaned since the place was built. They were disgusting and I don't know who would actually eat off them. The cushions on the swinging chairs were completely torn up. There was something sticky all over the ground that got on our shoes. The little store in the office was practically empty. The gym looks MUCH bigger in the pictures. There is a mirror on the wall to make it look twice the size it actually is. It was extremely hot in that little room that was unbearable. So, we then went over the lease contract but I wanted to see the unit before we signed anything. The halls were dirty and looked like they hadn't been painted since they were built. When we walked in the apartment it smelled like a trash dumpster. The apartment was dirty and looked like they hadn't cleaned it. The fridge/freezer does not have an ice maker and the outside looked like someone used it as a punching bag. The biggest kicker was the mold/mildew that was between the toilet and the tub. They said they would try and get the cleaning and maintenance crew over there but it could take a couple days. Let me remind you they knew a month in advance that we were driving from Texas to move in that day. They had plenty of time to get the apartment ready before we got there. So then they said they had another apartment ready that we could look at. As we waited in the club house because they had to go "check the keys to make sure they worked", I had to use the restroom. The office should be the cleanest part of the property. The bathroom stall had hangers and trash on the floor and the little paper strip that comes inside girls bikini bottoms stuck to the bathroom wall. The pool is closed for cleaning on Mondays so the cleaning staff obviously didn't clean or even check the bathrooms before the office opened. Instead of walking with us to show us the apartment, they told us where it was and said it was open and we could go check it out. On the walk there, the smell of dog urine was extremely strong and overwhelming everywhere. I don't think they spray off the grounds and I don't think people care about picking up after their pets. The next apartment was on the third floor so we used the elevator. The halls again were disgusting. There were animal feces on the floor and trash everywhere. The elevator floor looked like it had spilled substances on it that had been there for a while and was just gross. I couldn't imagine using it to move furniture. The apartment was "cleaned" and looked like it had new carpet, however, it smelled like animal urine. So maybe they just changed the carpet and didn't change the pad underneath. The patio had bird poop all over the railing. I understand if a bird was to poop before we got there but you could tell this had been there for a while. You would think if they were trying to lease this apartment, they would have at least cleaned the railing. We ended up going to lunch before I signed and immediately searched for other apartments. Luckily, we found another apartment that was 100 times cleaner and nicer and only 15 min down the road for only $50 more a month. With the amount of money they charge here, I would highly recommend that you take the time to look elsewhere. I tried to call them several times to let them know that we were signing elsewhere and they never answered the phones, and their voicemail is full so I couldn't leave a message. I only knew they "figured it out" because the two units we looked at were back available on their website. So if you want to spend a lot of money for a college party apartment that you can do whatever you want and don't care about cleanliness this is the place for you, otherwise, probably not. read more

I toured Parkway a few weeks ago and the unit they showed that will be available for my time frame was very clean and had amazing views. I am not a college student, but I found the complex to be very clean and affordable compared to other communities in the area. I will be stopping back by this week to leave my deposit and move by the end of September. I am really excited to utilize some of the amenities they have, including that rock wall. read more

Here is your honest review. I've gone through the ringer with this property and was already planning on moving to a different property that had their act together. Previous management folks were absolutely unorganized, tactless, and had no interest in customer service. Let me tell you though, the new management folks they have running the place (looking at you Daniel Thorp and Misty) are so on top of things that when I voiced a concern with my new Dwelo equipment and deposit refund, not only did they offer an immediate solution, they followed up several times to make sure everything was going well with me. After being down for 8 months, several amenities are now fully functioning and I am absolutely stunned at the hustle these guys have. The property isn't perfect, but if they keep things up the way they have so far, perfection may not be too far off. Thanks guys!! read more

***UPDATE- I never got my deposit back.. I've called at least 15 times since I move and no one can seem to give me a straight answer. The apartments are beautiful and amenities nice but the staff isn't the greatest and no one seems to be able to help until the manager is in. The builders crossed my power line and then thecalled me 6 months after I moved in saying I owed because they messed up. I haven't seen my deposit since I moved out(3 months ago by the way) and when I call their help line it's literally no help. read more

I live here almost 2 years now and the changed the parking rules. My apartment is 2 bed 2 bath, we 4 people 3 cars. They said we have to pay for the garage which costs $100 every month and they give me one free parking spot. They won't give us the free one for the other car, we have to pay extra $30 for that. That's ridiculous. The rent already so freaking expensive and now the trying to charge you more for the parking! Today I forgot my garage key in the apartment and I just parked there about 15 minutes to go get the key. Just 15 minutes they already towed my cars away. And I have to pay $210 to get my car back. They didn't give me any warnings before they towed it! Don't recommend to anyone this freaking apt! read more

We moved her two years ago August. From the very first, I was impressed and I am still impressed. Yes, Parkway Lofts have gone through several managers. But now, Daniel and Misty can"t ever leave. They are so kind, helpful, and concerned about all the tenants who live here. My husband passed a few months ago, and I am so glad I was living here. They have bent over backwards to help me anytime I need them. I'm older and technology is not my greatest asset. Poor Misty. We came out first week of October because of a death in the family ... so we decided to come look at apartments after my wife got offered a transfer and I got offered a job we said you know what let's do something new ... before we moved in we read the reviews we were already sketch about it we gave it a chance anyway after we got approved ... we did the walk through we asked for some things to be fixed before move in keep in mind they have a 3 weeks to do it from this point... we thought all was good so fast forward to move in ... everything was smooth and the new manager was cool the only downfall to the move in was the trash bags in our hallway building d level 3 the worst trash anyway back to the review ... we move in and did the walkthrough on paper and noticed a lot of broken or missing things aside from our fix it list ....our home system did not work for 7 days .... and as time went on we noticed more was broken still not fixed all we get is it's ordered excuses and not to mention our neighbors are crack heads well assuming they are... between banging scrapping grinding and yelling we can not even get a good night sleep maybe once a week ... even my daughter is scared to sleep in her room ... THIS IS A COLLEGE STUDENT AREA ALMOST COLLEGE HOUSING DO NOT MOVE HERE I REPEAT DO NOT MOVE HERE IF YOU HAVE A FAMILY NOT WORTH THE MONEY .... no one cares about quite hours or there trash smelling up the hallway or there dog crap everywhere or the trash everywhere all the screaming cussing yelling outside late night you can find something els where for cheeper ...and probably better I would have moved els where if I was not so crunched for time and coming from another state ... thank you for listening to my rant read more

I lived at Parkway Lofts for over a year and I feel I need to paint an honest picture about living there. Neighbors aren't neighborly and will have trash in the hallways and in my building we had a used mattress in the stairwell for over a month. Neighbors will not pick up after their animals... It's a fecal infestation everywhere..... SERIOUSLY. If you sign a contract here be warned that you will have to give 60 days written notice and they will not update you aggressively enough to entrap you there longer. this place is a joke. first of all we were flat out lied to by Cami. we were told before signing from other residence that they are constantly charging random fees. we went straight to Cami, asked her about this and she let us know that there is no way that would happen to us, that we would pay out rent and then we would sign up for our own utilities. then out of the blue we are getting extra charges for the hallway lights and parking lot lights and pool stuff?! when we called and talked to her she said "it was in your contract" okay that's fine but it was wrong to not explain that when we asked her in the first place. not to mention while we were signing that contracts the base rent kept mysteriously changing. okay now on to the place the living situation. the walls are PAPER thin. might as well just hang a sheet between apartment. i can literally hear every time the family above us walks around, i can hear when the couple next to us is arguing and the people below us came up and asked us to quiet down, all we were doing was walking! Another thing, this place doesn't just boot your car or give you a ticket, they TOW! at 8!!!! i don't feel like i need to explain why that's ridiculous. overall not the best experience, wouldn't have even complained of it wasn't for the bad customer service and being lied to, best part of this place is Makayla in the office, she is an angel. Parkway Lofts is your run of the mill apartment complex where you can expect to find a wide variety of ages. Since living here we have had mixed feelings, here's the verdict. Pros: - The apartments are SO nice. We really like the modern style and ambiance. The appliances, flooring, cabinets, etc. are all modern and up to date and it has a modernesque vibe that I can get excited about. - The location is perfect. Right off of I-5, it's super easy and convenient to get around anywhere. It's also on the west side of the freeway, so relatively close to everything you may want (groceries, entertainment, etc.) just not in the hustle and bustle. It's fairly quiet compared to other places in the area. - The amenities are good. The pool and clubhouse are pretty nice, everything is new and up to date and never out of repair. It's nice to go lay out and hang by the pool, and the little gym inside is perfect to sneak a quick workout in if you don't have time to go to a full gym. Cons: - Management is not the best to work with. They constantly forget who you are, don't reply to emails, change their minds on things etc. Two quick examples, we rented out the clubhouse and hosted and openhouse after our wedding for friends and a month before were told we could have a stack of parking passes for guests for the evening (20ish) and it would be cool. Day of? We got three parking passes and were told good luck, we had a friend get booted. We also had the hardest time in the world taking over a lease for someone. They lost my check stubs copies twice, never returned any emails and acted like we were the worst for even coming in to bother them. They told me they would deposit my check with my application fee, then lost it, then found it and held onto it for two months before depositing. No one seemed to know what was going on and it was a real pain going in and out of the office and explaining the whole situation to someone new each time no one got back to us. They have not been ideal. I realize their new manager Callie is making progress, but they are still not so easy to work with and very un-organized, I hope that she can help the whole property get it together. - It's dirty outside. Their valet trash service is a joke and the halls smell like garbage. It's gross. All in all the apartments are nice, the area is good, the management is no fun. read more

From day 1 the office staff have known my name, been more than helpful and friendly, and overall exceeded my expectations. I love the included amenities (pool, gym, etc.) and having a Vivint smart home system in the apartment makes everything easier! Overall, I've had only positive experiences living at parkway lofts. Let me just start by saying that I am a level headed objective heterosexual male. I have been living at Parkway lifts for a few months but what feels like an eternity. I say this because Parkway lofts is like a little slice of heaven on earth placed strategically by i15. Gym: only one bench and the weights only go up to 50 pounds. So this is the reason for the one star deduction. Pool: only qualm with the pool is that it could use a pool boy that would clean the leaves out of the pool and also could bring towels to me once I get was done with the hot tub of which there are two by the way. (Bonus half star if yelp would get there stuff together. (If wish I could yelp yelp and tell them to give us the half star ability)) Living quarters are fine. 5/5 Stars would recommend. Also if there was no way to rate jolly ranchers on yelp so here is my ranking for jolly ranchers 1. Blue 2. Watermelon 3. Cherry 4. The bottom of my roommate Garrett's feet 5. I was thinking about giving this place 0 stars so I could keep this wonderfully great place all to myself, but I just can't keep it to myself anymore!! I love this place, I love my roommates, I love the workers (one in particular) hehe, I love that it's close to UVU, I love the new modern-style design and layout of the rooms, I love that they take out your garbage, I love myself. Yeah that's right. I LOVE MYSELF and you should too. I don't like to be spoiled but if I were going to change anything it would be the gym. It's a little too simple, maybe one more bench and some bars instead of just dumbbells. The pool is a little dirty, I swallowed a band aid on accident in the pool, but I heard they're getting a hot new pool boy. I've been living at Parkway Lofts for two years now and the only reason I haven't left yet is because my lease isn't up. Parkway Lofts recently went under new management, Greystar. Since Greystar has taken over, this apartment complex has hit rock bottom. The management staff used to be amazing and reliable, but now they have all quit due to the new management. The "valet trash service" used to happen Thursday-Sunday, now they barely come and are never on schedule. If you have your trash out when the guys aren't there, you get a fine. They have some nice amenities, like a bowling alley that has been broken for a year and doesn't seem to be getting fixed anytime soon. The dog park has a broken gate that's been broken for months, so good luck making sure your dog doesn't escape. The internet speeds have also drastically slowed since Greystar has taken over, yet they make us pay a mandatory $150 media package. The new management team in the leasing office is rude and terrible at communicating with the residents. There is no coordination what so ever from management and it definitely shows. Greystar has turned this complex into a very expensive and low quality place. Would give zero stars if this was an option. My advice, DO NOT LIVE ANYWHERE THAT IS UNDER GREYSTAR MANAGEMENT!! read more

STAY AWAY !! worst management I've ever seen. It seemed like they did not have anyone so they just grabbed a random girl who just graduated high school. Horrible customer service. Everything looks nice but always broken. Dog shit all over the place. No one cleans up after themselves. parking is stupid. Easy to get approved but they trap you with all these extra fees and it's more money trying to leave. Don't waste your time these people don't care when you're struggling or about any complaints. They just want rent paid by the 3rd or eviction note by the 5th that's all. When you talk to the manager she seems like she doesn't want to talk to anyone. Where to even begin. This place is a complete nightmare, from the incompetent staff to poorly planned just about everything, not to mention how overpriced it is. If you want an idea of what it's like to live here look up the instagram @liveatparkwaylofts. When I first moved in I thought it was great, all these cool amenities (that you'll never use but most definitely will overpay for). For the first 6 months of living there they advertised things that weren't even built yet (i.e. the dog park). We had to deal with obnoxious construction noises all day, nothing was offered to compensate us. Well they finally have the amenities they claim they have, so at least you'll get what you pay for now I guess. The staff: The staff are the most incompetent and frustrating group of people I have ever met. They never know what they are talking about, constantly contradict each other from one staff member to the next, and don't do what they say they will. Once while I was out of town I got a text that there was a package in a locker for me. A couple days later I got a text that it was my "last chance" to pick up my package before they would send it back to the carrier. I called countless times, somehow their phone system hangs up on you after 30 seconds if they don't answer, and yes this is still the case as I just tried calling a few times today and it did the exact same thing. Eventually after trying every hour I finally got ahold of someone who said they would hold my package and took down my name and apt #. I called the next day to CONFIRM this was the case with another staff member and they confirmed they would not send it back. I get back from my work trip and head to the lockers to pick it up and surprise surprise, it is not there. I go into the office and they told me they sent it back. Confusing considering 2 different employees I spoke to ensured me this would not be the case. On top of that anytime you need anything done here good freaking luck. Maintenance requests take weeks (our smart lock broke and we were locked out because we didn't carry the keys and PL told us it was Vivint's problem. After weeks of going back and forth between PL saying there was a request in...there wasn't...I finally reached out to Vivint myself to get it done. The property: There is absolutely no storage space whatsoever, we had to pay extra for a garage just to have a place to put things outside of our room. There is also no pantry space so hopefully you don't cook at home very often. The washer and dryer are so small you can't even fit a comforter, be prepared to do your laundry twice a week if you don't want to go to a laundrymat. The place is poorly cared for, trash everywhere, dog poop on every inch of grass, seriously good luck walking across any grass in this complex without stepping in poop, pee/food/trash littered in staircases, it's a hot mess. People leave PILES of trash outside their apartments over the weekend despite trash only coming on weekdays to the point that it topples into your doorway. The people who live here are disgusting and disrespectful. Move in: Upon move in the place was much less than immaculately cleaned, it was honestly disgusting. I could tell what color dog had lived in the unit before us, long black hairs ALL over the carpet as well as what looked like a poop stain where a dog wiped his butt on the carpet. There were stains running down the island that looked like the previous residents threw a party and failed to clean up all the beer spills. There were holes in the ceiling on the lights above the island, holes in the cement on the patio (we were the second occupants), the backsplash in the kitchen was crooked starting at the beginning of the microwave and getting bigger and bigger with a huge gap between the microwave and counter on the side with the fridge. Shotty workmanship. Parking: good freaking luck. Ever since they opened a new building parking has been an absolute disaster. They gave out parking passes that did not even correspond with your apartment. One spot was covered, ours was 2 buildings over from where we actually lived. It was in between 2 poles and my roommate could not even fit his truck in there, I could hardly fit my Mazda6 in there without dinging my door trying to get out every time. If you have any visitors or overnight guests now they have to park at the train station, a solid 15 minute walk from building B. They started towing left and right before I moved out so I don't suggest testing this. Move out: The hilarious part about us moving out is they tried to claim they would charge us for carpet cleaning and they do this after every resident. Which is COMPLETE BS considering the amount of dog hair littering the carpet of my room when I supposedly moved into a "clean place". I would like to start by saying I would not pay attention to any positive reviews about this place. Upon move in they give you an Alexa speaker if you write them a good review and show them you did so! If I could give it ZERO stars I would. This place is so god awful and the staff is the most incompetent group of people I have ever seen. Every employee gives you a different response that completely contradicts the information previously provided. I am a service member and got deployed to a undisclosed remote location. All I wanted to do was move out pay the rest of what was due on my rent and receive my security deposit. I cant even begin to explain how difficult they made this process for me not to mention their unwillingness to work with on having an early inspection of my apartment to asses what portion of my deposit I would receive back. I got to the point where I had to physically sit with them and watch them take down my information (forwarding address for deposit return) because they continued to misplace it and fail to enter it their systems. I finally received my deposit back and in the envelope it disclosed all deductions and a summation of my return. The check that was attached with that was much less then refund amount on the itemization and when I contacted them they just said it was for some back charged utility expenses. 1.) if that is correct that needs to be included on the itemization/receipt and 2.) all my utilities were paid to outside entities. Additionally there are always cop circling the premises due to all of the crime and drug use that takes place, there is dog poop absolutely everywhere and they will send your packages back to a return address even after informing them you will be out of town for a few days and a package may show up that you would like them to hold on too. Just like everyone else I too read the horror reviews of this place and I too convinced myself to live here for the beautiful apartments. DO NOT MAKE THIS FATAL MISTAKE. Upon signing up I was continuously lied to, I was told my rent total would amount to 1,150. Not bad for a beautiful apartment with tons of amenities right? JUST WAIT, they stack on every charge month after month they can think of, and no there is no opting out. Do not believe their lies. By month number 2 I was paying more than 1400$ for a 1 bed 1 bath apartment and everytime I tried to confront them about anything, "it was in your contract". If Cami tells you that the utilities are included, I absolutely assure you they are not! You will have an extra 100 a month for you own utilities and near that much for "common area utilities" THE AMENITIES!! what a joke. I lived at parkway for 10 months and upon moving in they said they were 24/7. They did not tell me that that was a before Covid schedule!! For 10 months time while paying for all these Amenities we were never able to use the pool, hot tub, rock wall, movie room, gym or anything else not even 1 time! The hallways are disgusting, the dog shit is disgusting, the extra Charges are disgusting, the lies are disgusting and the front counter peoples attitudes if you question them is also disgusting. BUT WORST OF ALL! I paid the full, non refundable "sure deposit" up front and was told this would cover any and everything! Upon checking out I asked 2 people in the office if there was anything I owed for and they said no I was good! I left me apartment VERY CLEAN and I was happy to be moved out and on with my life from parkway lofts. 2 months later after hearing NOTHING from parkway I get a call from Greystar informing me that I owe 500 more dollars! In miscellaneous fees?!? You are joking right? I have called parkways office now with 3 different phone numbers a total of 7 times (During office hours) to question this and get it figured out. If I could give them a 0 I would! Worst place to stay they give you a good deal and then when you sign your first month rent is $500-$600 more. Their management is unprofessional they lie to people. We have not received a garage since the beginning and now they are telling us there is a 60 day notice even though we went to the front and talk to their front desk ladies Mikayla and Cami. They told us we don't need to sign it and they would do a notice now they are saying we have to stay those 60 days. Come on guys get it together and stop lying to people. DO NOT MOVE HERE! This apt complex has been a NIGHTMARE! Somebody was shot and killed here while we lived there and they basically did nothing about it. They will rob you of every penny. Ended up paying in total about $1500 a month for a one bedroom. And for move out i[m getting charged over $1300. $1000 for "damages" (including 500 to paint the whole apartment) and paying for the keys that i turned in but they said i didn't. I even called a few days before and talked to Lisa who told us everything with the keys was okay. And calling corporate and speaking to Melanie wasn't very helpful. She said she will verify the charges and that she can put us on a "payment plan". You get the worst customer service ever. Staff is rude and incompetent. Apt are horribly built so you can hear every footstep and people in the hallway. And there is dog crap everywhere. Please don't get fouled by the free rent and amenities. IT IS NOT WORTH IT! I strongly suggest you do not pay the $199 while they process your application (this is supposed to be just to hold the unit for up to 14 days... it isn't part of the application fee). First, I want to say I was approved, this isn't about being a disgruntled applicant. What I am very, very upset about is that I exercised the 48 hour option of not taking the apartment after reading other reviews and now they tell me it will take 3 to 4 weeks to refund my $199. The leasing agent said I signed something stating that I was aware of this, however I was never told this nor did I sign anything when I handed them a check (which is the only form of payment they accept). Well now I know why. Don't be pressured into paying because "the units go fast and it won't be available if you wait". As it turns out, they have lots of openings and more and more people are leaving after the shooting incident (which I didn't know about until I almost signed a lease). I read their claim "that the people involved didn't even live there". I don't care if they lived there or not, that didn't stop it from happening. And clearly there are the wrong kind of tenants that invite people like that into the community. I'm glad I learned all this before signing a lease, but I'm still angry about them not returning my money immediately. read more

If only I could give less than 1 star! Although there are incredible amenities, they are merely a front for how terribly mismanaged they are. Every question I had regarding the many problems I had; not only me but other apartments also; was met with a 'holier-than'thou' attitude. I was met with incompetent workers who had no good answer and just tried to get me to leave them alone. Multiple times apartments received hidden fees and were charged late with the complex messed up billing or charged late and given no previous warning. Maintenance requests or done half way after taking weeks-months to begin. Parking is a disaster! Hardly any parking is available. Apartments with 6 people were only given 2 parking passes. The apartment is very beautiful, updated, and modern. The staff have been friendly as well. They let us use the garage included in rent to store our things while we were waiting for the apartment to be cleaned (more on that later). Sleeping next to the train, freeway, and FrontRunner is a bit difficult though. I adjusted by using ear plugs, and I know this is something that is a cost/benefit of living near transit. I have a lovely view of the mountains but the aforementioned transit systems are also a part of the view (and random llamas!). When we moved in a few days ago, our apartment was not cleaned. The front office said it would be cleaned immediately but I had to bother them twice to get it done. Ultimately, the cleaners came at 6:00pm and they couldn't be bothered with cleaning the chalk on the patio the previous tenants' child left behind. I notified the staff who said it would be cleaned but it still hasn't 3 days later. The previous tenants appeared to not use bags in the garbage can left behind either. When we asked for a new can, the staff told me to bring the old can in and we would get a new one. Instead, they brought back our old one and said we would get a new one soon; it has been three days and we are still using a gross garbage can filled with the previous tenants filth. I also notified them that the elevator needs a good sweep/vacuum and mop. While the staff said it would be taken care of, it hasn't. I am on the verge of doing it myself although I pay $1500 for a 2 bed 2 bath with a garage and cable that is irrelevant in the 21st century (cut the cord management company and let individual tenants choose to pay for cable if they really want it). Someone did sweep and mop the hallway though which was promising. These aren't the biggest qualms, but it is a bit daft during the stressful process of moving (across state lines in my case). For the price point, I would expect weekly cleanings of the common areas like the elevators and the stairways. A physical walk through by the management before allowing tenants to move in is highly recommended as well. I called before coming and they told me it was cleaned and ready to go. read more

If you're thinking about moving here...don't. Stay the heck away from this apartment complex. We have stayed in 2 apartments within the complex and had horrible experiences at both. The first apartment had a significant leak (which maintenance couldn't locate), we were then moved to a smaller apartment in a different building and had THE worst experience of our lives. It would literally be safer and better to stay in a motel 6. The building was not constructed correctly for ventilation so whenever we would use heat in our apartment, it would not suck air from the outside, but the INSIDE of our apartment to fuel the fire (gas) inside the apartment. For 2 days my fiancé and I were extremely sick and couldn't figure out the reason, so we called our gas company and not only did they condemn the water heater, but the employee told us that with the amount of oxygen we had in the apartment it was like we were living at 16,000 feet above sea level. He told us that a day longer in the apartment under these conditions and we would have died. The worst part is the management terminated our lease, kept us in the apartment with no heat or gas for 3 days and would not return our rent immediately so we could move out and find another place. Being stuck in a non-heated apartment for 3 days when it is 20 degrees outside at night is unacceptable. When the day came for the complex to "investigate" the emergency, the apartment complex went AGAINST the gas companies order and turned the water heater and gas back on (even though we almost died). This place is a money pit that will come up with any excuse not to compensate you for THEIR problems and THEIR negligence. I can't imagine how many other units are built the same way as ours. stay away. read more
