I have never heard of a management and leasing office as terrible as this one. I genuinely have nothing good to say. I understand that landlords aren't great in general, but I have never had issues on things that actually matter to my safety or wellbeing. The biggest issue I had was with the blinds. In my living rooming, half of blinds are completely missing off our sliding glass door. This means that at all times the entirety of the parking lot and the street in front of the complex can see directly into my apartment. I expect some level of privacy with any apartment. Worse than that, the blinds covering the window in my room and most of the other bedrooms are completely broken and missing. Anyone outside the apartment can see directly into the entirety of the tiny bedroom. I was unable to change in my own bedroom because management was entirely unwilling to replace my blinds. I submitted requests multiple times for these blinds, and so did my roommate. When the lazy leasing office ladies came around to "check the blinds" they did nothing. My roommate asked them when they were going to replace these blinds since they went to every apartment to check - and they explained that they weren't going to while we were living there. They said they could only buy blinds in bulk or else the order wouldn't get approved. Okay???? Then buy the damn blinds in bulk, you know exactly how many you need since you walked around to every apartment to check them. And don't expect to have a friendly college environment in this UNIVERSITY complex. Even though it is a block away from UVU, mostly families with young loud children are filling up the apartments. And most of them are smokers that will smoke right outside your door. My shower head (in both bathrooms) is torn out from the wall, pieces of drywall coming out with it. If you ask the leasing office anything, you will be met with lousy excuses because they just want to shut you up. You might think the amenities will be a nice touch to an apartment complex, but just know that they aren't actually available! The jacuzzi was unfilled the entire time I lived here, and when I asked maintenance about it they told me that it wasn't filled. I know? That's why I asked "why is the jacuzzi unfilled?" They told me to just use the pool. Great! Except its 30 degrees outside and the pool is moldy green and disgusting. No worries about that though, because as soon as one of the workers in the leasing office wants to bring her entire extended family with young children to the pool, you can bet it will get cleaned! Maintenance will actually break laws to come into your apartment with no notice, even after complaining multiple times. This is completely unacceptable and not to mention illegal. There is nothing redeeming enough about this property to live here. It might be 15 dollars cheaper than another complex, but I can promise that you are better off going there. read more

University Gateway - shower falling off of the wall - University Housing Near Me - Orem, Utah

I've been staying here for a few months now. I was pretty optimistic when i heard about this place. Close to campus? $450/month (shared room)? Sign me up. Except none of the amenities and utilities are really included in there. Laundry was $20, parking was $20, Utilities were $60, each and every month. When I first moved in the place was in dirty rough shape. It needs a total makeover for sure. There's basically 0 storage space for food and the fridge is absolutely not big enough for 5 people's food, so a lot of the food we have is on top of the fridge, on top of the cupboard area, or on a shelf my roommate had to buy separately. The management is pretty horrible too. I haven't had any seriously bad issues with them but I've heard lots of horror stories. I also have been contacted 3 times by them since I moved in, and the only thing they've contacted me about is renewing my lease. The price is also about to raise which makes it even less appealing to me. One of the positives is if you're LDS the YSA ward here is the best I've ever had. Overall, it's a place to sleep. There's nicer places for better prices though. read more

University Gateway. Make sure that you take a look at it in another avenue than just through UVU Housing; here, you see what people really think and how it's really portrayed, unlike the facade they portray there. Before I "go off," the reason I didn't leave is because it was close, conveniently so, to campus, and especially to the Keller Building, where I did most of my MBA work. It gets credit for its closeness to campus, but that's about it. Despite holding regular clean checks every [other] month or so, they allow for the general living conditions to degrade. Be prepared to submit SEVERAL work orders to get things fixed, and maybe SEVERAL MORE for the same issues. In my case, a water issue from the floor above us caused a hole to open up in the bathroom ceiling, and it took no less than FIVE work orders for the maintenance people to fix it properly. Did you assume this was student housing? Oh, no. No, the management at this place allows for older individuals and their own staff to stay on-site, which isn't a problem itself. No, the problem arises when the people above you (friends of the manager or maintenance) have like half a dozen kids who stomp around, cry, scream, or otherwise cause a ton of noise. "Quiet hours" are 10 PM - 7 AM, so as long as they're not making noise within those hours, management won't do jack to help address the problem. That's also to say nothing of the dog these people had locked in their home when they both worked, which would cry and whine all day long. This latter problem got worked out, but it took a while. Management is also generally apathetic. Yes, I'm aware that it's difficult to run an apartment complex and that the job comes with its fair share of issues, but if you look at the whole "manager vs. leader" concept, these people are unexceptional and do not care. They are bosses, not leaders. New management, even a new property management company (current: Nelson Partners) would benefit this place; new eyes and perspectives are needed BADLY. Also, don't plan on having a pool at your disposal. Yes, the complex has one, and no, it hasn't been usable for nigh unto a year. Saw some friends of management in there the other day though... In conclusion, if you want your living situation to not be a problem, don't live here. If you just want to worry about schoolwork and relationships only, don't live here. Living here gives you a whole slew of new problems to deal with. Again, I only stayed because of all my stuff and the convenience factor. I wouldn't recommend this place to anyone. Do your research on places around here before you pay for anything. Look into the Green, into Wolverine Crossing, into other places around here. A good deal would be about $400-500 a month, give or take. Management, if you read this, shape yourselves and this place up. If you see this and don't like it, tough. If I see it get deleted, I'll put it back as many times as it takes. If you take action against me, I'll take action against you. I stayed because of its convenient distance to my school building on UVU campus, and for no other reason. Company advertised clean rooms and pool access to tenants, neither of which claims were ever enforced or delivered. The excuse for the pool was that they needed an inspector to come and okay it for complex/tenant use, but I have seen "friends of the management" in the pool with their children while general tenants are not allowed to use it, despite it being advertised as being available to new, incoming tenants. Clean apartments and rooms are not prioritized either, as there have been several reports of bugs, rodents, dirt, unkempt rooms, and other such claims. While the company provides walk-throughs and tours for new tenants and allows them the ability to say yes or no to living in the spaces or rooms offered, what is shown in online advertising is "done-up" and blatantly false advertising for the living conditions actually being offered to tenants. Floors in supply closets can have active water problems and erosion, as well as ceilings in bathrooms having common black mold issues. In addition, the entire complex has been caused to suffer the consequences of a few pertaining to "chopped-down" laundry room hours, despite cameras being present in this location and potential culprits being actively filmed. False, staff-posted reviews on Google have been reported as well, to say nothing of whether or not this is supposed to be student housing only; full families with young children, criminals, and people who are clearly not students are housed here. The grounds are regularly covered in dog waste, the parking lot is in regular disrepair, booting of cars is common (guests are not encouraged), and it is overall a poor idea to keep a business like this going in its current state with it read more

My friends recommend to me do not choose to live here, but I didn't listen because I really liked the location. I should have listened to him. I came to the community and took a look in July, and I finished my application on the same day. The manager told me there was one private room left, and they would tell me the result. I called and visited the office few times to make sure I can move in for sure, they just received my name and never called me back and respond. Also I got a massage about moving in on the 16th, but when I made a phone call on the 13th, they told me that I am not in their list. If they just told me there were no spots, I would have understood, but they made me think I had been accepted. I planned to move in the place before, and now one week before the school starts, I have no place to live. read more

The new manager of University Gateway, Greg, has been and is hard at work getting the apartments back in shape. I just got a lease for a private room and this is the best place I've ever had away from home. Sure there have been problems in the past that can't (and shouldn't be) overlooked, but at the present (8/2020) things have definitely been the best here that they have ever been. Some of the current apartments are looking as good or slightly better than the spotless "display/model" apartment that is shown to potential residents and their families. Apartments that are not up to standards have recently been or are currently being inspected and contract breaching residents are being removed and banned from this property. **This last leasing period there have been some less than quality residents that I have seen the Gateway manager(s) remove with law enforcement officers so Gateway can continue to honor the quality that it promises all of its residents. I have seen ZERO law enforcement officers in the recently, roughly, 4-6 months having to deal with illicit activities here so I'm already seeing the effects of Gateway's managers in action** The pool and hot tub are clean and functional, the basketball court and volleyball area is clean and events are expected to be starting up soon (with proper pandemic guidelines being followed), the parking enforcement situation is fixed and the previous enforcement has been replaced and NOT "predatory" as it quite literally was before (I too disliked those previous enforcement narcs), etc. All in all, things at University Gateway have changed so much that I'm surprised that I am still at the same complex for another leasing period. Current management (as of 8/2020) and the leasing agents/other employees in the Gateway office are working overtime nearly every day to fix the problems that previous employment and workers left for them to handle. But things ARE shaping up considerably. The proof of the promise is in the actions being taken by Nelson Partners to regain the trust of the community in providing quality housing and only allowing quality people to lease to the best of their capabilities. read more

My daughter moved into your Gateway complex Friday and Saturday. I am extremely disappointed in the deplorable conditions they expect these students to reside in. The fridge was chock full of expired food that had to be discarded and then the fridge had to be cleaned and sanitized. The microwave and stove were filthy too. Both bathrooms were filthy with fecal stains on the toilet seats and mold in the shower. One toilet also had chunks of vomit on and under the seat and vomit was strewn across the floor and on the wall. It looked like spaghetti, yum! One toilet doesn't flush properly and needs to have the line snaked. The carpet in her room is stained and wasn't vacuumed. The curtain rod is bent and the blinds are broken. The hall and kitchen floors were not swept and who knows how long it's been since they were mopped because the bottom of my feet turned black after walking on them. Another mother and I spent hours, and hours cleaning the apartment so our daughters could move in. It is frankly unacceptable that they expect new renters to enter an apartment in such poor condition and that they must clean up after previous tenants. There was junk from the previous tenant in the kitchen, on the balcony, and in the halls. I am also aware of three friends of her who were to move into an apartment below where they did not even attempt to move in because of the absolute filth in the apartment. It doesn't matter if they have a tenant renewing, the lease states that renters must have "thoroughly cleaned the Apartment, appliances, fixtures, blinds, and carpets" when they move out. The new renters have every right to expect a clean apartment upon move-in day, especially since we are in the middle of a global pandemic. I don't know what kind of mediocre leasing company they run, but this is unacceptable. The lease states that they perform cleaning inspections. When did that supposedly occur and why wasn't one done prior to new renters moving in? If I could give ZERO STARS, I would. Absolutely disgusting!! read more

Lived here for a year. when i moved in there was a missing floorboard that i requested to get fixed 3 times, never got fixed. When I moved out they charged me a maintenance fee for it but locked me out of my account to pay it. It has been 4 months since i moved out and they haven't let me back into my account to pay it but are also threatening to take my balance to collections. Horrible office crew on top of horribly kept property... not a good look. read more

I would not recommend living here to anyone. I have lived here for a year and have no good things to say. Wifi went out for multiple days during quarantine and all classes were online. The hot water in our apartment was out for 2+ weeks. We put in countless maintenance request and called the leasing office so many time but they could never give us a solid answer on when it would be fixed. All the maintenance people quit and instead of finding a 3rd party to fix the emergency issue they waited through a whole hiring process to find their own new maintenance guy. We as the tenants ended up calling a 3rd party ourselves to get it fixed. They only reimbursed us $30 in rent (which is already way too high for the quality) for the trouble. I also had many pieces of mail lost and damaged by the staff. read more

He never made me feel rushed or worried hes been really patient even though he has a list of so many other people to help every time I called he knew who I was. This place has been through three different managers/management since I signed my lease almost a year ago. It's dirty, things are constantly broken, they're never around when you need them, or they're extremely uptight and overbearing. The place is too small, there's no pantry (just a utility closet for the water heater), parking passes are way overpriced and the parking lot is a disaster--that's just off the top of my head. They texted me about how my room was cluttered and I'd fail cleaning checks next time they came around, but I remember it smelled like cat pee in the carpet and it was crunchy and that doesn't seem to be a problem. The carpet was crunchy. They entered our apartment without permission when no one was home to fine my roommates for having pets that weren't registered yet, because they couldn't get in contact with the leasing office and were snitched out by people they paid to snoop around other apartments and tattle to management. I should've known better when I saw it looked nothing like the pictures but I'm a moron so, please don't do it. Save yourself the trouble. read more

WHATEVER YOU DO DO NOT LIVE HERE. I saw a few bad reviews and thought oh its close to campus it can't be that bad. WRONG it is that bad. They put parking permits in the lease so everyone had one so there wasn't enough parking and then they took them all back and charged and extra $50 for the new ones. There were no air filters in the ventilation had to buy my own and put it in myself. They will try to enter the apartment without permission, they told us there was an "anonymous" report and they needed to check our apartment we said no you need to give us 48 hours like it says in the lease and the manager said there was some obscure thing that if there was potentially illegal things going on she could enter. We didn't know any better so we let her in and guess what she found nothing but not for lack of trying. She went through our things, went through drawers anything she could get her hands on. The lack of respect for the tenants is appalling. I had a friend that they lied to and said their roommate snitched on them so they should snitch on their roommate and guess what no one had actually said anything but they all thought that the other one did, creating an emotional distressful living situation. There is trash everywhere just blowing around in the wind that they don't pick up. The pool and hot tub were open for one month in the two years I lived there. My bike was stolen on their property and they did nothing. They do not clean up fallen leaves so the "running trail" (partly gravel but then disappears halfway around the property) is always covered in leaves. One of my neighbors had his laundry thrown out by management because it was in the laundromat too long. They say laundry is included but then run out of codes for the app they use so you either have to pay or wait for weeks till they get codes again. There are nasty bugs that get into your room because the windows aren't sealed properly. They claim to be furnished but it's a 2 person couch for a 5 person apartment. Also, any maintenance requests we put in were somehow lost and never completed unless you actively bugged them about it. Our kitchen faucet FELL OFF and would spray water everywhere like a pressure washer if it was even slightly turned on and it took them 4 months to replace it. I cleaned my apartment before I moved out so much that it was cleaner than when I moved in and they still tried to charge me $200 in fees. They will drain your life and your money the only good thing about the apartments was proximity to campus but this was not worth it at all. These problems are barely half of everything I can think of but this review is getting very long. Please please please for the love of God do not live here and give these criminals any more money. read more

Management is horrible and incredibly intrusive. They feel as if they have the right to walk into the apartments at any time they please. If you submit a maintenance request, there's a 50-50 chance that they'll actually respond. "newly remodeled" means absolutely nothing. After about 5 months of living there, the dishwasher stopped working and I sent in a maintenance request. It took a week for me to realize that they weren't going to do anything about it, so I sent in another request. Finally after a few more days, management sent someone to look at the dishwasher. After he determined that the dishwasher had to be replaced, he left without telling anyone in the apartment. A few more days went by and they sent someone to replace the dishwasher. Additionally, the walls are paper thin, which is awesome because I had a roommate who yelled on Xbox Live until 4 in the morning every night. The paint on the walls and in the showers had major problems with chipping and peeling. Everything seems to be falling apart. The window in my room wasn't sealed properly, which let in the cold air in the winter and (surprisingly) the summer months. The window didn't even come with a screen (pretty sure that's against the fire code) The parking lot is one of my main issues. My friend parked their car in the parking lot to drop something off. When she came back to her car, the tire was booted and we had to pay $60 to get the thing removed. Keep in mind, she was only there for 5 minutes. There isn't another parking lot within a 1/4 mile radius. Also, there's only one entrance to the parking lot. If you're traveling west on 1200 south, you have to go all the way around the traffic circle to get to the entrance. The laundry room leaves much to be desired. At any point in time there is at least one dryer that doesn't work, but you never know which one it is until you come back 50 minutes later to damp clothes. They only have 8 washing machines and 8 dryers, which means the laundry room is always busy. Sometimes, other people take out your clothes and put them on the table so they can put their own clothes in the machines. The complex is located next to a major roadway, so if you enjoy inhaling brake dust and fumes all day then I would highly recommend University Gateway. The sound of worn-out breaks, firetrucks, ambulances, cops, and people honking their horns gently soothes you to sleep at night. Without earplugs or 3 doses of Nyquil, sleeping is near impossible. The only redeeming quality of University Gateway is how close it is to UVU, but even this has its drawbacks. To get to the school you have to cross two roads, which wouldn't be a problem if both roads had crosswalks, but only one does. The additional amenities like the weight room, yoga room, amphitheater and the clubhouse are a convenient 30-minute walk from the complex. Its not like you're able to park in the University Towers parking lot where the amenities are actually located because you'd have to pay for a separate parking pass or risk getting your car booted (like I mentioned before). TL;DR: If this apartment cost $250 a month I still wouldn't rent it. STAY AWAY!!! read more

If I could go lower I would. I lived at University Gateway for two years and the management is HORRIBLE. I promise you that being close to UVU is not worth it when you have to deal with incompetent management and horrible book keeping. The management keeps changing, they keep trying to find ways to charge you more, and the apartment is ghetto quality. Don't let the renovated floors of the hall and kitchen fool you. The apartments are old, they need new wall paint, a hot cycle does not exist in the laundry room (they force you to buy a laundry card and cold water comes out regardless of the fact that you pressed hot or warm), and half of the time the AC units don't work. I can go on and on but the part that has pissed me off the most is the fact that it has been 2+ months and I still have not seen my deposit refund. I am serious when I say this: Do not live at University Gateway. I'm a fairly laid back person and even the crappy management was bearable that's why I stuck around for 2 years but you don't mess with my money. My daughter is attending UVU, and I'm writing this as a warning to other parents and students. Do not live here!!! This place is not safe, and definitely not worth the money. It's actually not student housing. You don't have to be a student to live here, so you get a lot of people who just want cheap housing. My daughter has been continually harassed by men who live here, and has had horrible roommate situations. You can have "guests" over for 3 nights in a row, and then they only have to leave for one night, and they can come back for 3 more. This cycle doesn't end, so she has had an entire family living in a room rented by one person, who isn't even a student. Other roommates continually have men sleep over. Also, there are homeless people camping out on the grass in front of the complex. I've moved my daughter out into a safer complex even though we still have time left on the lease. I would have paid any amount of money to get her out of this place. read more

Do not live here!!!! This is the absolute worst apartment I have ever seen. On move in date nothing was done. Our shower didn't work, our toilet didn't work, my desk wasn't put together. They didn't even clean my apartment on move in day. I moved in and the people that lived there before still had dirty dishes in the sink that they didn't clean up and we had garbage bags on our balcony. University gateway has THE WORST customer service. The manager is horrible. They never answered calls and never knew what they were doing. Anytime you call you have to call multiple times to get a simple answer from any of them. They charged me with random things all the time that I had to call and get them taken off. I didn't like one single thing about this apartment complex. The day I moved in I sold my lease immediately because it was so horrible. Do not live here!!! read more
