From the beginning, Ben has been responsive to all my questions/concerns and has always been honest and upfront about what I needed to do and what I should expect from him as far as costs and services. He was able to find tenants within a few weeks and kept me updated on what was going on every week. His costs are reasonable and comparable to the other property management companies in the area. And he told us that he could manage the property for us. He told us he had a cleaning crew, wanted to do a walk through with us and then have us sign a contract. Since we were already overseas, I asked my agent to contact him and scheduled the walk-through with him. My agent drove all the way from Albany to meet him for the walk-through. He seemed nice and respectful during it. However, right after, he said he had to turn us down because he's too busy and he just signed up some new clients. If he had let us know earlier that he was too busy to take us, that would have been completely understandable. However, he did it in such unprofessional way where it just wasted my agent's time.

They were issues he created upon himself. Although the association was not always able to clear up the matters I tried to help my seller with, they were the most helpful team of people I have dealt with. Each time I called into their office they would take the information I had questions on and present. Some responses were favorable and some were not. Again not due to the association. In addition I most say they were always available to assist me. I can recall several times April missed her lunch break to help me over the phone. She did not have to but she did. They held us hostage from the moment we gave them the notice that we were terminating the contract. Dear Lydia, We are in receipt of your message indicating that your company will not release Association records until outstanding invoices are paid in full. We must remind you that under California Civil Code §§ 5210 and 5230, all books, records, and documents belong to the Association, not the management company. Withholding records -- including financials, contracts, owner ledgers, governing documents, and access credentials -- impedes the Board's ability to fulfill its fiduciary duties and may be deemed a violation of state law. Any billing dispute should be addressed through proper invoicing and collections processes. It is not appropriate or lawful to withhold Association property as leverage for payment. We are formally requesting that all records, digital access, and physical property belonging to Livermore Northwood be transferred to xxxxx Management no later than end of business, April 2, 2025. These documents are imperative to our ability to fulfill our responsibilities to the Association and ensure continuity of service for the residents. We sincerely hope this matter can be resolved quickly and professionally so we can all move forward in the best interest of the community. We are sympathetic to your desire to be made whole, and as the new managing agent, we want to assure you that we will work with the Board and make every good-faith effort to help resolve any outstanding financial matters -- including the $680.60 in question.     I moved into a very small, very expensive above-garage studio in Mountain House that is managed by…read moreReal Property Management one two months ago. Upon moving in, I was surprised by the fact that the unit hadn't been cleaned or painted or had any basic maintenance done before I moved in. The walls were patchy, washer smells horrible like mold, several lights that are out of reach were burned out. There were clumps of long hairs all over. The trim that separates the tile from the hardwood wasn't nailed down and quickly came up. The ice machine put out brown ice. I dumped it and found that the inner parts were all rusted. The water/ice filter probably had never been replaced. Within a week the kitchen faucet handle came off. The toilet ran around the clock. The only light in the bathroom went out. All of these issues were made known through the online "meld" reporting system that they use. Photos were uploaded. After two weeks of calling daily about having no kitchen sink handle and having to use pliers to get water going so I could use the kitchen, I finally got an email asking me to "rate my repair". A repair that was completely blown off despite its importance and urgency and my daily calls stressing the importance of needing it fixed. Someone finally came out and put in a new faucet. The toilet was fixed also after my constant calls and badgering. On several occasions I would get a call or two saying that someone would come out within a one hour time period and to be available. I would block out the time period and make sure I was home and no one would show up. So far this has happened 4 times. When I call I go through a dispatch and they tell me that they will be getting back to me soon and no one ever gets back to me. The latest one that prompted me to write this review is the fire alarm. A very simple, easy fix. And trust me when I say I would gladly fix it myself if I didn't just have major surgery a few days ago AND I am 5 foot tall AND I do not have a ladder...at 4am two days ago the fire alarm began to chirp. I knew there was no way I could safely get to it being days post-op. I immediately woke up and put in a "meld request " and made sure to mention all of the facts (I just had major surgery, etc.). I got a call saying someone was assigned to come between noon and 1pm. I was home all day, had my phone on and big surprise, no one came. At 1:45pm I called and talked to dispatch about this and was told that someone would be contacting me and to just wait. No one contacted me. I tried texting back on the text they sent me. No response. This studio is 500 sqf. I just had surgery. There is nowhere to go to escape the beeping of a fire detector. The homes in this neighborhood are just under a million dollars. The rents for studios are $1,600 and up, the rents for homes are $3,000 and up. The cost of living is insane. I'm a single mom. When I say that I have to scrape every single penny just to not be homeless, I mean it. I live here because it was the only option I had that would keep my 6 year old son in a nice community that was safe with good schools and also allow me access to commute to the Bay Area for higher wages. We lost our long time rental of 10 years in April and had been displaced for 5 months without a permanent home. I looked DAILY and applied DAILY for everything I could think of that I could also afford. So when I was finally approved for this home I was absolutely over the moon. Finally a steady home in a nice place. I don't think it's too much to ask for the company who is paid to manage it to do just that. Take care of the basic things that need to be taken care of. Simply communication goes along way. Doing what you say you're going to do and showing up when you say you are going to is simple. It's honest and it's the right thing to do. This company needs to do better. If they need to hire more staff or pay them more, then do it. Serve the people who you are contracted to serve and take pride in your business. Because really, what's the point if you don't even meet the very basic needs of your customers?

Whether we were asking for a home service, such as plumbing or electrical help, or we had a question about our lease agreement or renewal process, we were responded to quickly, and were taken care of soon after. Even when we eventually left, Mohammad made sure to make the process as smooth and as easy as possible. He went above and beyond with his helpfulness and because of that our experience with the company and our home was amazing.

She was quick to respond to the initial inquiry, and when I met her in person, she was incredibly professional. She came prepared, had insights about the current market and was able to answer all of my questions. My husband is pretty quiet, and even he commented that, "wow, she really knows her stuff". We both knew after meeting with her that she would likely be who we chose to work with. However, we still met with the other 2 companies; which only reinforced how great Sarah is. Neither of the other companies left a lasting impression, and one seemed particularly shady. After feeling pretty down about our house not selling, we are extremely pleased with how fast Sarah was able to find qualified renters. Things turned out great for us!
