    If I could give zero stars, I would…read more My experience at Sun Valley at Florham Park has been extremely frustrating due to ongoing maintenance issues and poor management response. For months, I dealt with repeated plumbing failures affecting both showers in my unit. The showers would start with pressure and then quickly become unusable. Maintenance opened the wall and even replaced a mixing valve, but the issue kept returning. After multiple visits and weeks of disruption, the actual "fix" ended up being simply replacing the shower heads -- meaning the prior invasive work never addressed the real cause. During this period I went weeks without reliable use of basic shower facilities, despite submitting repeated maintenance requests and written notices. Every step required constant follow-ups and documentation just to get basic issues addressed. After all of this, management eventually offered a $250 credit for months of disruption and loss of essential facilities. I formally requested a reasonable rent abatement consistent with New Jersey tenant habitability standards and provided detailed documentation of the issues and timeline. Management has since stopped responding entirely. Tenants should expect working plumbing and a responsive management team when issues arise. Unfortunately, that has not been my experience here. If you're considering moving here, I strongly recommend asking current tenants about their experiences with maintenance response and issue resolution before signing a lease.

This has been, hands down, the worst housing experience of my entire life- they're completely and utterly inept and unprofessional, and they don't care at all about the people who live in their properties. The building I was living in changed ownership while I lived there, and the new owners hired Phillips Asset Management in the winter of 2018. They began renovations/demolition soon after, and as a result of the demo, my toilet began flooding from the tank, a problem that was left unresolved until I moved out. The property manager basically told me that there were "rocks in the waterline" and that replacing the toilet would fix the issue, but they wouldn't do it until I moved out. So I was left without a working toilet for a month- I had to turn the water off every time I used it, or face a flooded bathroom. The blasé response from Mark, the property manager, left a bitter taste in my mouth- it's not like I was complaining about something trivial like a squeaky door or a broken drawer handle- a working toilet is a pretty necessary thing to have in an apartment! I found their lack of concern unacceptable, and sought to move out as soon as possible. To add insult to injury, they screwed up on refunding my security deposit once I finally did move out. I had discussed with Mark that they'd deduct prorated rent from my security deposit refund (I moved out on the 15th of the month, so I only should have owed half of that month's rent) They, unsurprisingly, deducted a full month's rent from the security deposit. I emailed the office and threatened legal action, and I received no written response. I finally called the office, and the receptionist told me that "Mark never told her of the agreement" and that they'd cut me a check for the remaining amount I was owed. How do you run a business this way? No apology from Mark, no recourse for me to take, other than writing this review. I just don't understand how people can get away with things like this. Seriously, these people are terrible, do not involve yourself with them, nothing good with come of it! Don't go through what I went through!

    There have been so many issues that I honestly don't know where to start…read more.. -We have had issues with ants in the apartments and cars, theft of property, and car break-ins -The water gets shut off several times a month for a line break, then the residents end up paying outrageous water bills because the property is not maintaining the plumbing... The property manager kept informing all of us tenants that Conservice (third-party utility biller) was issuing a credit and we tenants would see a credit soon. About a week later, the manager, office rep, and several maintenance personnel had put their 2 weeks' notice in. I'm sorry, but a statement like this clearly shows there are even more problems we don't even know about.....other than $250 water bills for a family of four!!! -They try to fix problems in the cheapest way possible. Our neighbor had a refrigerator leak they had put several work orders in for, the solution was to tape the back (three times) until he threatened to call the Better Business Bureau, then finally they agreed to replace his fridge. Afterward, the old fridge sat outside our doors for two months (which was not safe for kids due to sharp plastic and metal pieces). -Our refrigerator door handle broke about a month ago...and it's completely understandable why..... there were screws on top of other screws. (photo attached). -Our carpet was coming loose from the transition slip that separates the laminate floor from the carpet. There were nails sticking out and, after four weeks of notifying them, they showed up to put a band-aid on the problem. The short nails he used were coming up a week later. I am still having to pull them out of the carpet so the little ones don't get cut. -The gas water heater had a leak for months before we knew about it. We ended up having gas bills doubled for a year and tripled for three months. I received a partial credit, but I sent documentation clearly showing a credit was still due $460, but they said there was nothing they could do.. so we residents pay the price of their negligence. -I have requested documentation several times regarding the water bills, a request to speak with a supervisor over the property manager, and work orders for a list of items (not even listed) and have gotten no response Please do your research before moving in!! Google Westminster Mgmt LLC and Conservice and you will clearly see review after review on several properties poorly owned and managed.

    I am incredibly grateful to Tim and his team. He genuinely cares about helping people--it's not…read morejust about getting the job done quickly and collecting payment. He is thoughtful and considerate of each client's space, recognizing it as a place of peace and well-being, which was the exact opposite of what my apartment had become. It's been an incredibly difficult year, and challenges continue to arise, but Tim gave us a fresh start--an immense weight lifted from our bodies and the chance to breathe again. A couple of minor things for next time: while the apartment is stunningly clean, there were a few spots where the team seemed to "tap out". Some items were placed in unexpected locations--like reusable shopping bags inside the open space of the TV console, shower products left scattered, coat racks and dog harnesses still unorganized even though I sent a picture of that space to be cleaned, and kitchen spices mixed with glassware despite Tim mentioning it to his staff before they started. These are very nitpicky details and honestly not significant. If you want a solid deep clean -- Tim's your guy!!! What matters most is that I wanted a beautiful, clean space, and Organic Tim's went above and beyond to deliver that. They even rearranged some furniture, transforming this space from a reminder of chronic illness, stress, and exhaustion into a space where my family and I can come together and live fully.     We have just moved into a new construction home here in New Jersey. We were looking for a full…read moredeep clean to remove all the construction dust and dirt left during the work. Organic Tim's Cleaning answered our request immediately and was able to come out and give us a quotation in a timely and professional manner. The use of organic cleaning materials was important to us and he did not disappoint. He showed up promptly with his team at the appointed day and time and they went right to work. We could not be happier with the results. Every square inch was cleaned and polished. It was as if we had walked into a brand new house that had been shrink-wrapped from a factory. It had that "new house" smell that was clean and clear but not overpowering. We are looking forward to having Organic Tim's come and clean our house every month!
