I am writing to file a formal complaint regarding Kayla Sargent, Property Manager at Avalon Del Mar Station. Our vehicle was towed without any prior notice or warning. No mass email, written notice, or communication of any kind was sent to residents before the tow occurred. Proper procedure requires advance notice before taking an action as serious as towing a resident's car, and those steps were not followed. When we raised this issue, Ms. Sargent was extremely disrespectful and argumentative rather than professional or helpful. Instead of acknowledging the lack of notice or attempting to resolve the situation appropriately, she dismissed our concerns entirely. After living at Avalon Del Mar Station for over five years, this incident and Ms. Sargent's conduct were a major factor in our decision to move out. The way this situation was handled caused unnecessary stress, financial burden, and a complete breakdown of trust in management. I am requesting that this incident be reviewed and that appropriate action be taken to ensure residents are treated respectfully and that proper notice procedures are followed in the future. read more

Shari Schreiber MA Feb 21, 2025 Many of you might be aware that on January 7th my beautiful Altadena home burned down in the wildfires, due in large part to Southern California Edison's neglect of proper inactive-tower maintenance. To say it's been a comedy of errors ever since, is an understatement. When ya go thru a traumatic life event like losing everything you've ever owned, you hope that your efforts to rebalance won't be too difficult... but, and I'm not exaggerating when I state this, everything that could go wrong, has gone wrong for me ever since. Nothing's been easy~ including mobile phone company challenges that would wear the mightiest of you down, if I went into any detail about it. Ya start to think, IS MERCURY IN RETROGRADE~ and if not, why the fuck am I encountering myriad obstacles, with everything I attempt these days?! I don't want your pity. That's not the object of this post... it's merely background. So, a man at my current hotel (The Hampton Inn, West Covina) in the breakfast area, told me about Avalon apartments. He said they have 3 large, luxury structures in Pasadena (my before-fire hood) and one in Monrovia. I haven't left finding housing up to my insurance company's subsidiary department. I've put some elbow grease into finding lodgings myself~ and in fact, secured 2 different hotel stays for myself, so far~ for which Mercury Insurance has thankfully paid. So, I tried to apply for an apartment with the Avalon community. Picked out a unit I wanted and jumped thru numerous hoops of fire to complete my application. Even tho I'm not the one who would PAY for that unit, as my insurance is the guarantor on the rent, they would not hold this unit for me until their application process was completely finished. The last step demanded I provide my last two bank statements to 'em. When your home burns to the ground, all personal belongings, documents, important papers (including passports, home title, bank checks and records, physical files, receipts, etc., are gone. They're ash. There's no record you ever existed! The trudge uphill with Avalon apartments was nothing less than excruciating, 'cause in a situation like this you're already shellshocked. I suppose I could have electronically gotten 'em the bank acct. proof of income they wanted, but it seemed a moot point, as I (personally) would not be paying the rent charged for the unit. Would they make a tiny exception for a home-displaced fire victim, and just work with my insurance company to help me secure this apartment?? Hell no! And this is why with every fiber in my body that's still enraged, I'm posting this prickly issue all over every social media platform I'm on, to say NEVER TRY TO RENT FROM AVALON COMMUNITY APARTMENTS!!! They are ruthless, they're impossible to work with, and they care not at all for displaced folks who need safe, comfortable lodgings after their devastating losses in the wake of a natural disaster. Just so you know... this organization uses an outside digitally operated source to vet and verify that you'll be a financially responsible tenant. Don't expect robots to be empathic... and you're a damned fool, if you think organizations who use 'em, will be either. My insurance company wasted a week trying to circumvent their abusive application policy, to no avail. I'm the kinda dame who shares good stuff AND bad, during the course of my life's journey. You can bet I'm gonna put this review up on Yelp and every other venue I have access to, because nobody should ever have to encounter what I did with "Avalon Apartments" when they're in dire need of a place to land after a crisis. In closing, I'm a fatalist. I believe what's meant to be, IS. So, when I'm trudging up a mountain and boulders are routinely rolling down and trying to knock me off of it, I typically decide it's best to choose a different mountain! I'm told that in CoDA meetings (Codependents Anonymous) they say, "rejection is God's protection." Every now and then, our agenda doesn't align well with our higher purpose and what will serve us best. I think it's important to pay close attention to struggles we encounter as we navigate this thing called "Life," and try to apply this principle, don't you? Wow... a follower on substack just replied to my review in this way: "My experience with Avalon in Studio City was mediocre up to the point I went on vacation, they cut the lock box (placed where we were told to put it) and then refused entry to our pet sitter. We were away for two weeks, the cats would not have made it. Our pet sitter was tenacious in her task and gained entry. Avalon got my wrath when I got back, I cancelled my rental agreement with no penalty and moved to Glendale. Whilst discussing the complaint with the Manager, I was told , after I said I was leaving, that I wasn't their demographic. They are a disgusting company to deal with, in my experience." read more

DO NOT MOVE INTO Avalon Pasadena!!! We moved into this building in July of 2023. When we moved in, the office was fully staffed. After 2 months, they closed the office. Residents were then FORCED to have to make an appointment for ANYTHING. Unfortunately, we were not able to call to make an appointment. They phones were then sent to voicemail. We had to email or put a request in through the resident portal. Emails were answered, unfortunately, it would be at least a week or more before they were responded to. The pool and hot tub were closed for at least 3 months collectively in the one year we lived there. We never paid rent late. When we were sent the lease renewal, they raised the rent by $325. We could not fathom paying one cent more per month! We submitted our 30 day notice. We moved to another property, non Avalon. We are paying $1,600 more a month. It was not the amount of money that made us decide to move. We were tired of the lack of service, the dirty conditions overall with the property. Avalon is still trying to EXTORT money from us for repairs to the under carpet padding and the like. We have asked for proof that the damage was not there before we moved in. As usual, our request has gone unanswered or explained. Just the EXTORTION calls demanding money. Whatever you do, DO NOT MOVE INTO THIS PROPERTY!!! WARNING: AVA Pasadena is a Scam, I would give negative 5stars if I could. We had a nightmare dealing after moving out. AVALON slapped us with a ridiculous $946 bill with a FAKE "pet odor" and wall damage that never existed. The apartment was in perfect condition. When we asked for PROOF--photos, invoices, ANYTHING--they said they DO NOT NEED ANY PROOF TO CHARGE US, after we repeatedly asking, they said they will provide WITH COURTESY and would take 7-10 business days to provide it. But at the same time, they threatened us with a tight deadline to pay within 10 days or FACE COLLECTIONS. They tried to force us to pay without giving us any evidence and pressured us with an unfair timeline. After doing some research, I found out this company has a BAD REPUTATION for OVERCHARGING UNREASONABLE MOVE-OUT FEES and SENDING ACCOUNTS TO COLLECTIONS without proper communication. It's no surprise they pulled the same tactics on us. They clearly don't care about honest tenants--they just want to steal money by inventing damages and rushing you into paying. Tanya guided us through the entire process, and considering it had been almost 50 years since we last went apartment hunting, her assistance was invaluable. EXTRA PAY during move-out They charged us for apartment cleaning, carpet cleaning, and full painting, even though we left the apartment clean and in excellent condition. Great maintenance team. They respond quickly and very professional. Good facility: nice and clean gym. Pool and hot tub are great too. One huge dealbreaker for me: The noise. I live in a south facing unit. The garbage truck comes EVERYDAY other than Sunday between 630-830 am. It is obnoxiously loud and wakes me up even though I have earplugs in. And the Mexican restaurant nearby sometimes has loud music too in the evening. And the sound proof in the unit isn't great either. I can hear people close/slam their doors. Definitely think twice if you're sensitive to noise. read more

I recommend visiting the property more than once to determine if the reviews submitted are accurate. In my research, Avalon communities have reports by consumers on the Better Business Bureau web site. My concern also is that their excellent reviews are not real. Initially, when I went to see the property, the guy working at the front desk did not directly answer any of my questions, including availability of units despite telling him my move-in date. When I went to apply on the web site, the unit that he said was available, was not listed and the next availability was one month out. When I called the property, the off-site operator told me to apply and follow-up with the leasing office. I applied in good faith. I called the location the next day. Calling the location, I encountered an automated system that went to voicemail several times. No one actually works during the business hours listed on the web site and I went a few times to check for myself. They are unresponsive to calls and emails and the operator you get connected to when the office is closed, does not provide any real assistance. She defers back to calling the leasing office, where no one picks up the phone. Phone calls, if returned, as done so 24 to 48 hours later. My application fee was taken and if you read the fine print, should your application get approved, you will automatically be bound to a lease without seeing the unit. If just the initial process is rough and no one is responsive or available to help, I certainly wouldn't and did not end up signing a lease. I recommend doing your homework on their properties thoroughly before signing anything. Also, make sure to ask questions and get clear and direct answers, if you are able to find anybody to talk to who knows the information. BS corporate responses don't change unprofessional activity. read more

This review has little to do with the experience of actually living at the Avalon, since, as will soon be clear, we never had the chance of moving in. The application process for prospective residents is a tangled web. The biggest problem is that that the prospect has to put down an application fee BEFORE being informed, well into the process, that they have 24 hours to show up at the leasing office with a photo ID in order to complete the application process. Since we were living 2000 miles away at the time, this requirement was unfeasible. If we had been apprised of this requirement before paying the $100+ fee, we would have never initiated an application. All attempts to get a refund have been in vain, primarily because nobody answers the phone or responds to emails or texts with anything other than a computer-generated off-topic message. Apparently, this is what happens when a company lets a computer take over problems best handled by actual humans. read more

Unfortunately, it's come to this. A two year resident, in a single and the a two bedroom apartment. I moved out this past March. If you plan on living in the Avalon communities, get ready to pay out of the nose when you decide to move out. I will try and give as much detail as possible. 1. We were charged about $3800 for the last month that we lived there, because the system "didn't know" what our plans were. After taking with Avalon customer care, nothing was solved and now I am still trying to get a hold of my "agent" Sheldon. 2. We were told that we would be given an estimate for the cost of cleaning and what have you after leaving the apt, but never heard anything until I got my final bill of 1,374.65!!! This is a gross misstep from the staff, as I would have gotten a second opinion or asked specifically what needed to be done and why. On my final bill, there is a miscellaneous charge for $384.97!!! That's a lot of charges for what could be nothing but them charging for the sake of charging!! I was told that I would NOT be double charged for either the carpet cleaning or if the carpet had to be replaced but I was charged for both!!! Marcos told me that it would be one or the other and he advised me NOT to do the "clean sweep" option. But I was charged for carpet cleaning, carpet replacement, and Extra fees for cleaning all because he to me NOT to take the clean sweep option. 3. It's been almost a month and the Avalon customer care/ resident recovery center seems that they DO NOT want to resolve this quickly. I have left numerous messages for Sheldon, and after our initial conversation over a month ago nothing have been solved. 4. They staff on site was nice, but when it comes to getting things done, like having residents stop smoking even when management can see and knows people are smoking right outside the office, ( ITS A SMOKE FREE BUILDING and city by the way) only a call or letter is sent but no real action to have it stopped is taken. We had smell and breathe hazardous smoke from residents to be low on the street and under us in their apartment all the time everyday day and night. 5. Though I have heard they are upgrading their security, when I lived there, it might as well have been a open grounds community. Homeless people would sleep in the garage, and in front of the building. 7. The office seems to be closed more often then it's open and the warning they give you in advance is and note on the office door the night before when you would never see it until the morning when it's too late. So plan on getting your package much later than you need it. And even if the office is open they will be closed for a showing or some other random thing. 7. The elevators work about 20% of the time. When only one is working, which is more then often the case, someone is always holding it and could care less about the handicap members of the community or anyone else besides themselves. The elevators will bounce to a stop making your long, slow trip feel even more unsafe. The doors will open before the elevator has even made it to the correct floor having almost a 6-7 inch gap at the foot of the door to the next floor. 7. You will have a hard time sleeping if you are on the street side as there are random homeless people playing the trumpet at 5am, which are never dealt with, the city leaf blower and street sweeper at 2 and 3 am, respectively, people yelling and skateboarding in the parking lot across the street, and other residents who se to think they are the only ones living there and talk on their phone as loud as possible or have overly loud parties mid week. And if you live on the inside of the building looking on to the pool, get ready to never have peace an quite on a Saturday or Sunday as there are many kids who incessantly scream, yell, and have not control from their parents to keep it down. And people pee in the pool. It's disgusting. So if you plan on having peace and quiet, a safe community, corporate staff who actually cares and tries to solve your problems, management staff who actually solves problems, residents who respect the rules and the other community members, a working elevator that doesn't bounce up-and-down; stop short of floors before the door opens, and no homeless people who basically live around you, then this is NOT the place for you. read more

I've never left a review before, but I have just moved into Avalon Pasadena for my first apartment and the Community Manager Josh Oniate has made it seamless! He answered quickly with every question I had (which was a lot) and was super kind and bubbly. The maintenance team, Willy and José, are very nice, attentive, and quick to respond/fix any issue I've had. The building is super clean, quiet, safe and all the other tenants have been nice and welcoming! Great community, great area, great people. read more

A note: This rating is specific to Avalon Pasadena, not the overall management company. A little over a year ago, I visited the office of the Avalon Pasadena. I was in town for a weekend, preparing for a move and had very little time in which to secure an apartment. I wanted to have the keys to the place before the day was out, so that I could set the apartment up for the easiest move possible. Edgar Sandoval was extremely helpful with this and by the end of the day, I had a new apartment! (Compare this to many of the similar properties in Pasadena, who told me that this was impossible--and who had a lot less to offer in terms of square footage and location, although they tried to cover that up with postage stamp sized marble counter tops). I moved in shortly thereafter. The facility is always clean and well maintained, with a nice fitness center and a recently updated pool area, as well as several roof-top decks. I watched the Rose Bowl from one of these decks with friends on New Years Day, and the Avalon Pasadena management had coffee and donuts available to residents and their guests. Whenever anything small went wrong in my apartment, Marcos was always there to ensure that it was fixed immediately. Both Edgar and Marcos always greeted me in the hall with a wave and a smile. I have no complaints whatsoever about the complex and the people who manage it and who keep it in shape. Unfortunately, after living very happily at Avalon Pasadena for a year, the management corporation drastically increased the rent, making my residency untenable. Throughout the move-out process both Edgar and Marcos were very helpful. I have no regrets about living here for a year, and I wish that it could have been longer. read more

I was relocating to Pasadena and needed a place near my new office. Avalon was just blocks away so I lept. It's a very nice property with quality finishes & appliances, and among the best maintenance staff I've experienced in L.A. (Willie Rocks!). I have an original review here that rated it as 5 stars. Edgar, the Sales Manager & typical Front Desk guy, was super nice and friendly. And I was genuinely impressed for the first four months. Edgar asked me for reviews regularly but I held off because I don't write reviews just for the sake of doing it. They need to be earned, & I felt Avalon had earned a great score. Then the 5th month came. It became a miserable place to be. Obnoxiously loud upstairs neighbors hammering all night went unaddressed. Double-pane windows be damned, the yodeling valet outside my window each night was unbearable. A concert stage for a restaurant celebration was built literally & physically adjacent to the wall of my unit that ran until midnight on a work night -- so loud it shook the kitchen drawers open. We were constantly being told elevators would be down - which was a big deal to me as a wheelchair user - but most of those noticed were cancelled. But not until I'd already annoyed my new employer with warnings that I'd be unable to come in on the announced day due to lack of an elevator. Callously thoughtless. The place is also a magnet for homeless people who were often sleeping in or near the entrances during my earlier-than-usual trip to work. Not sure if it's the restaurants nearby, Target across the street with a large, open parking garage, or the proximity of the Gold Line but it's a haven and creates a very sad situation that became threatening more than once. Then comes the morning when, at 4AM, I was physically shaken in my bed by what I thought was an explosion in the garage beneath my unit. There's a water pressurization pump down there (that sounds like a pterodactyl with its foot caught in a garbage disposal roaring several times each day/night) for the sprinkler system so, in my mind, that had probably gone wrong and accounted for the loud explosion that lifted the floor of my unit (directly above). The next day, after a bit of co-sleuthing with Edgar, we discovered that it was actually a gun shot which originated inside the parking structure beneath my unit but the source of which was NOT covered by the few cameras. One camera did manage to catch the bullet hole appearing in the roll-up door, though. So that's something, I suppose. But no security guard on duty, so the police took a report and that was that -- or so I thought. Turns out, there was a known felon with illegal weapons, body armor & outstanding warrants who was living IN THE BUILDING, & who was ultimately killed in the garage in a shoot-out with Pasadena's finest one day while I was at work. (http://www.pasadenanow.com/main/pasadena-man-killed-in-police-shooting-had-been-due-in-court-this-week/) I had to find that out from a neighbor because when I'd ask Edgar what happened, he feigned ignorance. Then comes the day when I'm coming home from work & see Edgar himself taking the battery out of his car. I asked if it had died but he said, "No, I'm just leaving my car here overnight & cars get stolen around here a lot -- especially my model." Comforting. And we got several emails about someone jumping the security fences in the garage to steal bicycles or car stereos, so I was leaning toward the door when the big shoe dropped. Lease renewal time. Edgar sent me an "offer" of a 5% increase over what I had been paying. Not being an idiot, I went to the Avalon Pasadena website to see what my floor plan was going for at that time. He was trying to get me to pay 20% ABOVE the advertised price for the SAME UNIT & was completely unwilling to acknowledge the lunacy of that position. He did a few "let me talk to my Manager" rounds - like any used car salesman would do - but the answer remained: "We don't adjust to market, we only go up." At that point I was so livid that I wouldn't've stayed for free, but then he adds, "Look, if you can't AFFORD it then there's no shame in that..." to which I replied, "People who CAN afford the prices you're asking don't get that way because they pay 20% ABOVE market. Especially with MANY places that are larger, have more amenities, INCLUDE utilities, and don't have quite as many MURDERS in the last 12 months on Pasadena Now." No reply. To sum up: Gun play, police shoot-outs, car thefts, bicycle thefts, stereo thefts, unreliable elevator, 0% effective security, depressingly high homeless pop, loud (beyond "city life"), & then the insulting renewal process. I do know from speaking to other tenants that, because the rent market is down (thanks Gov. Newsom!), Edgar/Avalon have foregone any rental increase & had adjusted down in at least one other case. Just not for "wheelchair" guy. Looks nice. Edgar's charming. So are cobras. YMMV but my advice: Stay away. Better places abound. read more

My wife and I moved to Pasadena a year ago and chose to rent an apartment at Avalon Del Mar Station. Overall, our experience of living there was positive, however, I have to give them 1 star due to their illegal retention of our security deposit after we moved out. We are clean people and took good care of the apartment while we stayed there. Upon our initial assessment (standard in California), the maintenance technician noted that the carpets would need to be cleaned and the walls needed to be painted. To me, this is normal wear and tear, but I figured there was no point in arguing about it, so I signed the form and figured I'd pay the $410. Three weeks later, Avalon mailed us an invoice for $1,247. Here are the problems with this. Under the California civil code, the landlord can only add charges against a security deposit that weren't included in the initial inspection under 3 conditions of damage: * That was identified in the initial inspection statement and that the tenant did not repair or correct; or, * That occurred after the initial inspection; or * That was no identified during the initial inspection due to the presence of the tenant's possessions. At the time of our initial inspection, we had vacated the property, though we were still the legal tenants as we were continuing to pay our final month of rent. All of our belongings had been removed and we were no longer living there. Thus, we could not have caused any damage after the initial inspection, and our possessions could not have been hiding any damage since they had been removed. Avalon, however, had decided that now they would replace all of the carpet in the apartment and charge us for it, having never given us the fair and required opportunity to dispute that claim or try to remedy any marks ourselves. Further, I noticed on their invoice that they had the carpet people come in on January 13th, 3 days before our lease was actually up. I was given NO NOTICE of the landlord or cleaner's intent to enter my property. California civil code requires that I be given 24 hours notice of any entrance into my property. Under the civil code, this is landlord intrusion. I have copies of all of our paperwork and I will be fighting to get every cent of our security deposit back. Avalon will do their very best to get money out of you at every stage and apparently will even stoop to doing it in violation of the civil code. I cannot recommend anyone stay here. read more

I've been living here for about a month and I have to say that this place has been fantastic so far. Edgar is incredibly friendly and responsive; he's helped me move new heavy IKEA furniture from my car and been quick to answer any questions. He was also very thorough with checking the unit before I moved in to make sure everything worked, from the burners to the ice machine to the blinds. Marcos is also fantastic and was very quick to help when my washer broke when I moved in. I've been living this apartment since 2003. Before Avalon Company took over this apartment, Archstone company didn't take care of the apartment well. The parking lot security was horrible. After Archstone company service was over, everything has been changed. Quick maintenance service, Good security. Other than that Edgar was an amazing manager - prolly the best one out of all the managers at apartments in downtown pasadena. He's one of the people that actually tries hard at his job and makes people feel welcome and not awkward. Him and the other guy at the leasing office is super nice and chill. Even when i moved, if i got some things sent over to that address, he'd always give me a call! He's super helpful and also, Marcos, the maintenance is very nice too. its a good location because you're close to oldtown but not close enough to hear all the loudness that happens during weekend nights. Another plus, is that they didnt rip me off my deposits. i had a pet and was worried that my pet deposit wasnt coming back to me since i had carpet tears, but maybe i was lucky that i was stuck during their renovations that they were going to redo the whole apartment and thats why they didnt charge me a hellalot from my deposit, but still THANKS! ++++ The reason why it's not 5 stars is because towards the end of my lease, they started construction a couple weeks before my lease was ending and since there was no point of me moving around within the unit since i was planning on moving out, i told them id move out earlier. they asked me for my keys and stuff but i thought it was fine to drop them off before my lease date, and the new girl at the leasing office called me multiple times to drop off the keys even though i wasnt finished moving all my things out of that apartment. i told her i would drop them off when i was done, but calls kept on coming. Also, another reason is that the elevator was RIDICULOUSLY slow. idk if they fixed that but when i was living there, it was just so slow. and the close button doesnt work - but most apartment's close button dont work, but thats no excuse. i hope the rent goes down this winter (prolly wont) hahaha so i can move back! read more

I recently moved to Avalon Bay and I'm new to Pasadena. The move in process was facilitated by Edgar, the property manager. He was attentive to all my needs, provided me with information about the area, utilities, and anything else I asked for. The property is well-maintained with beautiful landscaping, a pool, jacuzzi, gym, business center and on-site maintenance who provide timely responses to any issues. My apartment was in optimal condition, with fresh paint and new carpet. It is beautiful! The building has secure access and secure parking after hours, which helps make me feel even more safe in a new city. The Playhouse district and many shopping areas, which are nearby, make Avalon an even more desirable place to live. I'm pleased with my move to Avalon Bay. read more

I live here. It's a nice place. The management is nice and addresses my issues quickly. I would give it a 4.5 if that were possible only because the elevators get busted quite often, the pool area was closed for a month, and some residents leave their trash in the trash room instead of throwing it down the chute (because they're lazy or they think other people should take care of them). Amenities are great: * Washer / dryer in the apartment * Pool / Hot Tub * Weight room * Business center A mile away from old town. Super walkable. read more

I enjoyed my stay here. The unit I lived in was clean and well maintained. Building management was very responsive to any and all issues. The Playhouse district is full of nearby walkable amenities including a Target that is open until MIDNIGHT! I would give negative 5 stars, if I could. This place is terrible. The elevators often break down, so I have to use the STAIRS with my heavy groceries. Random homeless are IN the building, loud noises everywhere all the time, impossible to park my car because everyone is double parking. I often shop online, but the carriers only drop the boxes off at the office, ONLY IF the office is open. I have SUCH a difficult time to receive my packages EVERY TIME, because even though my packages were delivered, the office would close ALL THE TIME randomly. Fire alarm testing everyday for the business that's already open... That extremely loud alarm gives me migraines. This is outrageous, because they test the fire alarm EVERY 5 minutes for OVER 3 hours. People smoke in the apartment or outside of the building everyday, so if I open the window, my room automatically smells like Cigarettes. This company double charged me for the rent and I haven't received my refund YET. It seems impossible to reach a company representative. Because even though I called them, I only hear, "We are experiencing high call volume, please leave a message" I left multiple messages, and of course... They never get back to me. I wouldn't recommend this place. You can find a much better apartment with a cheaper price around Pasadena area. UPDATE 2015/06/26: We talked with Sheldon. He is just so difficult to catch up. We called him 20 times and he might pick up the phone once. Anyway, he promised us to refund the overcharge. BUT WE STILL HAVEN'T GOT OUR REFUND YET. It's been over 3 months... They did a 'renovation' while we lived there and didn't even offer to put us in a hotel while they did it or refund our rent for the month. We had to deal with plastic sheeting and people coming and going constantly for two weeks. If you live on the street side you have to deal with deranged crackheads and homeless screaming and going crazy at all hours of the night and there are constantly street sweepers and sidewalk cleaners making noise all night long. The street side balconies are always caked with road filth and you can't even open the windows because of the car exhaust. There is a fire station close by so you will hear sirens constantly. My car was broken into in the parking garage at least twice and the homeless sometimes sleep down there. They don't even have cameras down there so they can't even tell who are doing these things. People also smoke weed in the parking garage and the smell can be overwhelming. The front office staff has consistently gotten worse over the past couple years to where I couldn't even tell if there will be somebody there to accept or pick up packages. The elevators are the absolute worst and when they are working take forever. They had the gall to raise rent even though none of these problems were addressed. Way too expensive for what you get. Glad to have moved out. read more

After my Wife and i spent months trying to find our first home we decided that their wouldn't be a better community to share our first home other then Avalon Pasadena. From the first time you walk in your are defiantly given out the full red carpet service. From maintenance changing a bulb in a few minutes to needing to borrow paper because you ran out and quickly need to print something out, they have always helped us. One of my wife main concerns was security and knowing that you can only have access to the community with an electronic access, that defiantly made us feel more secure. Their has never been a break in which is always a plus. Being a swimmer I have had my fair share of pools, and I can honestly say they have the cleanest pool I have ever seen. From the spa to the gym its really nice to know you have such a clean environment. I love showing it off to our family and friends, Their business center has iMac's, and they let us use their fax, they really are their just to cater for you. Edgar is the manager onsite I can truly say he has never disappointed us. Since we live on Colorado you can probably imagine that during the Rose Bowl parade things get very hectic, some people ware parking in the building structure as they shouldn't have getting access from residents so I called Edgar at 3 in the morning. After waking him up he helped me rite away, and was completely understanding. Thanks guys for making my our first home experience a loving one. read more

Avalon Pasadena is perfect for those looking for a quiet, safe, and diverse community in Pasadena, a step away from Old Town Pasadena! I moved here from Santa Monica, and was was attracted to Avalon because of the diversity in race, age, culture, etc. I've lived here for 1-1/2 years on the 5th floor and have had a positive experience. Edgar, Willie, Maurino, and Sonya, as well as the Avalon Directors are personable, and tend to every issue as quickly as possible. Yes, there was a homeless problem when I first moved in, but after some photos and working with Edgar, the office administrator, the problem was resolved by adding an extra security door. I anticipate living here for many more years; though the cost is very high, hopefully the annual increases are not prohibitive in the future. Also, I want to thank Sadona and Todd, the renovation/construction administrators- they helped to make the renovation process as comfortable as possible! Thank you Sadona and Todd! read more

Best apartment building I've ever lived in. We live in a two bedroom on the top (5th) floor and couldn't be happier with the newly renovated apartment and very well kept amenities. The staff is also amazing. Edgar, the resident manager is the nicest guy and always on top of his his game. Him as his staff keep the property really clean and comfortable and respond to request very quickly. I've lived in many high-end full-service buildings that had so many troubles. Fire alarms going off by accident at least once a month. Plumbing or electrical issues... Noisy neighbors.. Etc.. I haven't had any of these problems since moving into Avalon. My favorite part about Avalon Pasadena is how quiet the facility is. The pool and gym area are almost always deserted. Compared to some of the other buildings close by where the amenities are always packed.. this was a huge selling point for me. Overall, I'm so happy I chose this building. read more
