Danielle (who is no longer here) made us feel really welcomed here, and Chris was very pleasant and welcoming as well. Now, management has changed and fun living and feeling welcomed here is no longer a feeling for us. The amenities here are supposed to be a part of living and paying for a luxury apartment, but here that isn't the case anymore. We used the Community Room for a friendly and fun gathering for the holiday. We were given permission to use the room. After using the room we were first charged $1,000. After retaining an attorney, he advised us that there is nothing in our lease stating that they can charge us for using the room. After receiving the letter from our attorney Christy and Jasimon changed the $1,000 to $500. Which we haven't paid, because it's not valid or fair. I feel like we were targeted for them to get extra money from us for the activities that they have here. People use that room all the time, even the night before we did and they were not charged. A fact that I know! It seems like since management changed, everything has changed for the worst. Why live in a luxury apartment if you can't utilize the amenities that you're paying for? I have had two packages stolen that has still not showed up. Thankfully, the two companies resent my orders to me. This week has been the fourth or fifth time that we had to put in a work order for the microwave. It keeps cutting out, and tripping the breaker. The last time we smelled smoke. I have asked the last maintenance guy to put in an order for a new microwave. We'll see what happens or how long this will take. I pray that living here gets better and back to fun the way it used to be.

If she's not working everyone is goofing off or just laughing in the one girls office. I used to call and get a message to people but not any more. I submitted a service request three weeks ago about my faucet not working in the sink. Called about it. Said it'd be fixed by the end of the week. That was last Friday. Still broken. In short they do not have the same standards as before and it starts in that office. I don't know if it's poor management or what but they need to rethink who they hire and how they work. They are nice. I will say that. But really just goofing off in suits most days. My lease isn't over until December but I am not renewing. Not here.

The first red flag came two days before move-in, when we were suddenly told our apartment wouldn't be ready for another two weeks. After almost a year with no issues, things got worse when a roach infestation began due to overcrowded apartments nearby. Instead of handling it promptly, management delayed inspections and extermination over and over, forcing residents to live with pests. On top of that, despite months of documented requests, no lease renewal or transfer options were ever provided as my lease end date approached. The manager avoids calls, emails, and any direct contact, showing no accountability for residents' concerns. This community could be fine if not for management's negligence. The poor communication, failure to address habitability, and disregard for residents make it impossible to recommend.

We're now on a first name basis with the maintenance technician, though with a name like Pharoah, how could you not remember. He has also been very personable and responsive... We already feel more welcome in 2 days than I felt at my old place in over 2 years. The only reason for the 4 star review is for the hot water heater not being the greatest and the steps up to garden apartment landing are VERY steep and slightly sloped so you have to be really careful if you're carrying a bunch of stuff or you have any stability/clumsiness issues. Overall though, I'm thrilled to be here!

The location is very strategic: in the middle of Columbia Town Center but away from the main road so you wouldn't hear noises. I get free coffee from the lobby every day, and it is the highlight of my day. The Concierge lady, Sherri, is very reliable and friendly. Oh, did I mention they have many significant events every month and complimentary yoga classes twice a month? Not forgetting they have a free EV car chargers for those with EV cars.

The rest of my review is below - My girlfriend and I looked at apartments in April of 2018 with the plan of moving in to wherever we selected near the beginning of June. We visited Lakehouse and several other apartments in the region. We made the "mistake" of visiting Lakehouse first which sort of soured us on everything after... HOWEVER - this wasn't necessarily a bad thing. The rent here is a bit on the higher side - but Lakehouse is classified as luxury for a reason. The staff are all INCREDIBLY friendly and fast to respond to special requests and maintenance tickets. We had a few things (very minor) that needed fixing or adjustment when we first moved in, and we never had to wait more than one business day for the maintenance folks to resolve issues. Further, the concierge/front desk is even willing to deliver packages to our apartment if you will not be home in time to fetch your packages on your own. We have a weekly HelloFresh delivery that they even unpack and load into our fridge for us! The building is pet friendly ($40 pet rent per pet). We had a few issues with a neighbors dog barking for hours on end but that has calmed down significantly. The staff was quick to get back to us and has always been willing to work on any issues that pop up. Your rent doesn't include utilities - but you only pay $6 per month for trash services (disposal rooms are easy to find and well lit). You pay utilities (both Comcast and Verizon are available for telecom). Electricity is through BGE and through our first month the prices have been affordable. We have laundry machines in our apartment and they are energy star rated - the washer is a bit compact and can't handle that much laundry - but that's the trade-off for saving space and water. Parking is INCLUDED in your rent and the parking garage has ABUNDANT parking (I'm not exaggerating). The garage feels very safe ( I regularly leave radio equipment (for my volunteer gig) in my car and it has not been broken into)). Security guards watch the garage overnight as well. You have control over your climate control as well which is very nice - the balconies are spacious and enough to fit chairs/small table on them. I will definitely reiterate that the major draw here is the staff - they are so friendly and willing to go the extra mile. I hope Bozzuto has no plans to give the building to another management company. There are frequent resident events as well. The rooftop pool is a huge plus - it's never super crowded either. The staff also tends to remember resident names. If you're looking to move to Columbia (easy to reach route 29) you should definitely visit/tour Lakehouse.

Upon moving in the apartment was extremely filthy and smelly, you could tell it was not properly maintained or cleaned before they setup the move in for him. Within weeks of moving in both the refrigerator and microwave in his unit stopped working randomly. After he submitted numerous maintenance requests, it still took them ONE whole month before they finally repaired it. He also complained and submitted a maintenance request over two weeks ago for someone to replace his air filter in his unit and till this day the air filter has not been replaced. I recently came to visit and I can confidently say that the living conditions at Verde are unbearable and unpleasant. The overall quality of the building is horrible. The floor tiles in his bathrooms are misaligned and have spaces in between them that can cause an injury if you step on it barefoot, the hallways have a foul odor and if you still happen to come for a visit you will be met with numerous "F U" signs that people have carved into the wall. To top it off "Nia" in the leasing office is rude and she should not be in a position of customer service. She clearly does not care about the concerns of the residents.

During the past two and a half…read moreyears have dealt with noisy, disrespectful neighbors who ignore no smoking rules with impunity. These same people would get into loud fights with their roommates, double park in front of the building and have parties late into the night after the quiet hours. The front gate and entry doors are frequently broken, this is a safety issue. Groups of teenagers loiter in community hallways, stair wells smoking pot and playing music. These incidents have been reported again and again to the management. These teens do not live in this community. Over and over again were instructed to call the police when these concerning events occurred. That is it. No involvement by the management. Packages have disappeared because they were left on the floor when the entry doors were broken. The quality of life has grown worse with excuses and deflection being offered instead of resolution. There are developments nearby which are less pricey. There is damage in the gym, the unit windows are poor quality, let draft in. TVs in the common areas, new phase, do not work. Cheap carpeting and blinds, noisy appliances which are dated. The best part of living here is the hard working maintenance team. To sum up our experience very disappointing.

Let me start with the office staff--Luther, Daryl and Josh are some of the most genuine people. They are very good at addressing any questions or requests I have in prompt manner. The property manager, Luther Crawford, really lives up to all of the amazing reviews-- I'm so impressed with how well he runs this community and goes above and beyond. Always with a smile on his face asking how you or your family are doing...he isn't just asking to sound nice, he truly means it! He really cares about his residents and it shows! He has even brought packages right to my doorstep for me!! The maintenance crew, Daryl and Josh, are very friendly and courteous when coming into my apartment for any maintenance & always care to make sure we are comfortable in our home at all times. They respond to maintenance requests practically immediately and always do an exceptional job! Next, the community..anyone I have encountered here is so friendly and easy to spark up a conversation with. It makes me super thankful to live in a place full of so many warm personalities! When you are price gouging and charging people $2000 per month in rent while only allowing guest pass after 10PM, is counterproductive. The clubhouse which is used past 10PM doesn't allow guests to not have their cars towed. This sounds like waste and for a day like today on Super Bowl Sunday, the apartment didn't take any of this into consideration. No businesses are affected by people parking their vehicles after 10 until the next business day when business hours start. Someone needs to take a look into this issue as soon as possible.

Laminate countertops, cheap appliances, low quality carpet, repeated problems with trash pickup, puke in the elevator, weed in the stairwells, stolen packages, kids running screaming down the hallways, mail room wallpapered with eviction notices. Our air conditioner was broken the ENTIRE SUMMER and all they gave us was one window unit for the master bedroom to hold us over; I was 6 months pregnant unable to use the rest of my apartment because it was 80+ degrees. They take section 8 and the inspections for it affect how you're allowed to furnish your own apartment even if you're not on benefits. They'll email you about needing to enter all the apartments in the coming week but don't tell you an actual date or time, and then they expect you to keep your pets crated all day while you're at work until they get to you. When you try to call the front office it goes to a third party answering service even during their open hours. Fire alarms go off in the middle of the night with no follow-up information or even to give an all clear. Your information will be used to send marketing emails for businesses in the strip mall without your consent. They hire teenagers as lifeguards which results in restrictive pool hours. The building layout is confusing for guests and delivery drivers. All of their "improvements" have caused inconveniences, especially the new parking spot registration system. The walls are so thin you can hear adjacent residents' phones vibrate sometimes, let alone if they're using a blender or taking a shower. The smoke detectors go off every time you open the oven. The breaking point was constantly noisy tenants (stomping loud enough to wake me/my baby, rattle the dishes in my kitchen cabinets and the art on my walls, and make my pets run and hide) moving in above us and the leasing office refusing to do anything about it except issuing repeated "official noise complaints" which they admitted don't actually do anything. If you just want to relax and enjoy your time at home without being bothered, this is not the place for you. We're a military family so we've rented apartments in different cities, states, and countries for over a decade. This is easily the worst place we've lived.

This is going to be a long one…read more The reasons why it's not a 5-star review: - The lack of consequences for dog feces/urine in the pathways of residents (indoor/outdoor) - The residents don't pick up/clean after their dog's feces/urine (there are bags available and trash bins available throughout the complex) so it's common to step on dog poop while walking on the sidewalk. The smell of feces in the grass too is very unpleasant. - The lack of consequences for unleashed dogs - it's in the leasing agreement and a violation if not followed. While it was a pet friendly apartment - there wasn't much enforcement for any irresponsible dog owners who let their dog unleashed (besides in the dog park). - Fitness center - had only 1 working treadmill for quite some time and some weights were missing, finally by summer 2024, they updated the facility, and it looks great. - Depending on which person in the leasing office is sorting through the mail in the package room, your package may be easy to find or sometimes not. - Lack of consistent notification of when the leasing office is closed. On some holidays, the leasing office team does not give notice if their office is closed. Some holidays aren't observed for residents but at the very least there should be some notice. - Lack of security. For the entire duration of my residency, at least 10 cars have been broken into and or bricked (wheels stolen), even in the parking garage. The culprits targeted Toyota sedans (Corollas, Camry's) and the occasional Honda sedans. It sucks for those residents affected, not sure what was done to mitigate that issue. - A longtime resident I had made friends with even mentioned that the service/maintenance has gone downhill, so they were on their way out after living there for a few years. - Leasing office rarely answers their phone, you're better off emailing them or going in-person. - Residents are driving way too fast in the parking lots and especially the garage that has caused a near hit of residents, their kids, pets, and other cars. - There are only 2 elevators and only 1 can be used for moving-in/moving out and this is in the main building so you're SOL if you're in the other buildings (have to use stairs), or if the freight elevator is broken. There's no loading dock for moves and some locations for a particular apartment isn't convenient for movers = you may be charged more if you're moving in/moving out using moving companies. - The pricey rent did not equate to the overall maintenance of the complex, services, lack of security, and amenities that was offered. The reasons why it's a 3-star review: - Katie's attentiveness and kindness from when I first moved in to all the way till I moved out - she's the reason why this not a 2-star review. - The proximity of the apartment complex, it is so close to many stores, grocery, mall, etc. - The maintenance team. Anytime you need to get something fixed, the maintenance team is really quick. Don't read the apartments(.)com reviews. I was basing my decision to move into this apartment through that site and sorta regret it (moved from CA to MD).

There's an extra charge for trash pickup. It should be included in the high rent. Unit and layout are tiny, appliances are old. Rather than a walk in shower and tub, units have 2 bathtubs. Outdated. Photos on their onsite gallery have color, accent walls and curtain rods. Actually, Units wall are all beige. No crown moldings or chair rails. Very plain. No curtain rods. Limited shelving in closets. Wooden cabinets are worn and water damaged. The only lobby is the main bldg. Only one building has an elevator. The other buildings have four flights, no elevator. There's no real security, and the garage is very dark with limited lighting. Drivers speed throughout complex. This location is not managed like a typical Bozzuto property. corporate either doesn't know or doesn't care due to a housing shortage. I don't like key fobs because it's computer-controlled and others could potentially have access to your unit.
