    Trash rooms are so overloaded I end up taking my trash back to my apartment twice a week or so because I can't even access the chute :(

    To be fair, I have a friend in this building that has has a good experience...she is over on the third phase side and doesn't seem to be having the same issues as I am on the first phase side. The noise levels here (in my section) are beyond out of control. There are several parents allow their kids to run and scream the entire length of the hallways at all hours of the day or night. If asked to keep the noise level down, they become extremely confrontational. Some people just seem inconsiderate in general - like taking up both grills for a personal party so nobody else can use them, using the courtyard (which I overlook) for loud gatherings until 3am, parking directly in front of entry doors (in areas that aren't even spaces) in the garage so you can barely enter while carrying things. I've also had a terrible problem with trash...the trash room is constantly full with trash, boxes, even furniture all over the room blocking the chutes. Week after week - I haul my trash and recycling down to the trash chutes and the rooms are so full of miscellaneous trash piled up in the floors that I either have to rearrange the trash to reach the chute or haul my trash back inside my apartment. Management's solution to this was to try a trash room on another floor - like I wan't to haul my trash all over the building. They offered to move me to the other side of the building (in my opinion, the "good" side) for a transfer fee (and i'd still have to pay someone to disassemble my stuff and move it, take off work to pack etc) I don't feel it's fair to have to pay to move when they can't control the situation. The kicker the other night was someone buzzed their relative inside when she wasn't home - the relative waited in the hallway at 9:30pm with two kids who were running and screaming - when I looked outside to see who it was, she hit her child upside the head. A while back, I had asked for an extra key fob for a friend to check on me after an upcoming surgery and was told no, that they couldn't just let anyone have access to a secured building. So, I can't have a friend have access to check on me after surgery, but letting people in to hit their unruly kids in the hallway is ok... ummmm, what?!?! I ended up getting an extra one after reviewing my lease since they made a mistake and wrote "2 keys" in there - After 4 days of stress and demanding another key per the lease, I was finally (begrudgingly) given one. Maybe I am just not a good apartment dweller but I refuse to believe all this is normal. The ladies in the mgmt office are very nice and do try (TRY!) to address things as soon as they happen but I think the problem is that the chronic offenders have no respect for them or anyone else in the building as the issues continue and are actually getting worse, not better. It's a shame because the building is gorgeous. The unit floorpans and amenity areas are to-die-for. This place looks like a 5 star hotel/resort. Unfortunately, the experience is not good.

The property is open to anyone it's not gated at all. The neighbor downstairs is known for getting people kicked out! She is really close with the property manager! if you have a child around the ages 1 to 5 please don't move there! The walls are very thin! They complain about any type of noise! The property is smoke-free so if they do get a complaint (it could be a bold face a lie) they will run through your crib while you're at work! It's almost like section 8 without having section 8! I have never owned a ring camera, but after living here, I definitely have one! The people who work in the leasing office are very rude! Each and every last one of them! They act as if you owe them something! Some of them don't even live on the property because they can't even afford to live on the property! Even the maintenance men that work there are overworked underpaid! (They are nice) but they treated them like pooh too! Keep your money & move else where because this place is not it!

Let me start with the office staff--Luther, Daryl and Josh are some of the most genuine people. They are very good at addressing any questions or requests I have in prompt manner. The property manager, Luther Crawford, really lives up to all of the amazing reviews-- I'm so impressed with how well he runs this community and goes above and beyond. Always with a smile on his face asking how you or your family are doing...he isn't just asking to sound nice, he truly means it! He really cares about his residents and it shows! He has even brought packages right to my doorstep for me!! The maintenance crew, Daryl and Josh, are very friendly and courteous when coming into my apartment for any maintenance & always care to make sure we are comfortable in our home at all times. They respond to maintenance requests practically immediately and always do an exceptional job! Next, the community..anyone I have encountered here is so friendly and easy to spark up a conversation with. It makes me super thankful to live in a place full of so many warm personalities! Additionally, there are beautiful amenities, which include a wonderful swimming pool (complete with a kiddie pool area for the little ones), a beautiful gym and a clubhouse that holds frequent events for families! Bottom line, I have lived in many apartments, but Luther and his staff go above and beyond to set themselves apart from all the rest.     1-year Resident Review!…read more I've officially been a resident here for a year now. I am very happy with my decision and proud to call this complex my home! Pros: * No rodents or bugs (minus the occasional spider) * Awesome maintenance team. My maintenance requests are usually accomplished same day or next day! * Neighborhood is quiet, safe, friendly, and diverse. Easy walk to Laurel Lake and Grandville Gude Park. * I have neighbors above, below, to the left and right of me; rarely do I hear any sounds from them! The carpet helps a lot. * Complex is kept clean. * Lots of renovations and upgrades are being done. * Friendly and responsive staff! Staff consistently communicates important updates in a timely manner. * There is a convenient app to pay rent, make maintenance requests, and send/receive messages. * Keyless door entry (You type in your code on a keypad to enter; you can create a temporary code for guest). * Heat/ Air conditioning can be controlled from an app. * Appliances work well (All electric btw). * Super convenient location with LOTS of nearby shopping and restaurants. * Pet friendly community. * Storage closet on the balcony. * Amazon Lockers. * Clean pool and gym. Cons: * The outside radiators can be noisy at times. * Some amenities mentioned on the website are misleading: -There is no business center (This is what I was told after calling to use this service). -The clubhouse hasn't been open since I've lived here. This may be due to the pandemic. We were told it is currently being renovated, so maybe it will be available in the near future. -The gym is not 24 hours (since I've lived here). The gym hours were from 8am-6pm Monday-Friday and Saturdays 9am to 5pm, but has been closed since September for renovations. Hopefully they will extend the hours once the gym reopens! The first red flag came two days before move-in, when we were suddenly told our apartment wouldn't be ready for another two weeks. After almost a year with no issues, things got worse when a roach infestation began due to overcrowded apartments nearby. Instead of handling it promptly, management delayed inspections and extermination over and over, forcing residents to live with pests. On top of that, despite months of documented requests, no lease renewal or transfer options were ever provided as my lease end date approached. The manager avoids calls, emails, and any direct contact, showing no accountability for residents' concerns. This community could be fine if not for management's negligence. The poor communication, failure to address habitability, and disregard for residents make it impossible to recommend.

We're now on a first name basis with the maintenance technician, though with a name like Pharoah, how could you not remember. He has also been very personable and responsive... We already feel more welcome in 2 days than I felt at my old place in over 2 years. The only reason for the 4 star review is for the hot water heater not being the greatest and the steps up to garden apartment landing are VERY steep and slightly sloped so you have to be really careful if you're carrying a bunch of stuff or you have any stability/clumsiness issues. Overall though, I'm thrilled to be here!

Danielle (who is no longer here) made us feel really welcomed here, and Chris was very pleasant and welcoming as well. Now, management has changed and fun living and feeling welcomed here is no longer a feeling for us. The amenities here are supposed to be a part of living and paying for a luxury apartment, but here that isn't the case anymore. We used the Community Room for a friendly and fun gathering for the holiday. We were given permission to use the room. After using the room we were first charged $1,000. After retaining an attorney, he advised us that there is nothing in our lease stating that they can charge us for using the room. After receiving the letter from our attorney Christy and Jasimon changed the $1,000 to $500. Which we haven't paid, because it's not valid or fair. I feel like we were targeted for them to get extra money from us for the activities that they have here. People use that room all the time, even the night before we did and they were not charged. A fact that I know! It seems like since management changed, everything has changed for the worst. Why live in a luxury apartment if you can't utilize the amenities that you're paying for? I have had two packages stolen that has still not showed up. Thankfully, the two companies resent my orders to me. This week has been the fourth or fifth time that we had to put in a work order for the microwave. It keeps cutting out, and tripping the breaker. The last time we smelled smoke. I have asked the last maintenance guy to put in an order for a new microwave. We'll see what happens or how long this will take. I pray that living here gets better and back to fun the way it used to be.

If she's not working everyone is goofing off or just laughing in the one girls office. I used to call and get a message to people but not any more. I submitted a service request three weeks ago about my faucet not working in the sink. Called about it. Said it'd be fixed by the end of the week. That was last Friday. Still broken. In short they do not have the same standards as before and it starts in that office. I don't know if it's poor management or what but they need to rethink who they hire and how they work. They are nice. I will say that. But really just goofing off in suits most days. My lease isn't over until December but I am not renewing. Not here.

The apartments are renovated with stainless steel appliances and the neighbors are for the most part respectable and very nice. The apartments are a little pricier compared to the other apartments on this road. However I know for a fact (I know someone in every complex on that road lol) the other communities on this road have roaches, flooding, and problem kids. So for me, I'm paying to avoid all that. as far as the other review, I don't agree. This complex is safe. It is well lit and we have security patrol. I left my keys on the outside of my apartment for about 3-5 hours one day and my neighbor knocked on my door to tell me. The night I moved out I was moving until 3am and because there was a security guard parked by me until I left. We also have a police officer that lives in the complex, but idk if that's by coincidence or not. And you are required to do a criminal background check and have renter's insurance and proof of that renters insurance. The only cons are 1. that they really need to fix their floorboards AND get thicker carpet. It is an issue to have to hear my neighbors walking above me all day. 2. the water pipes are loud. It's one thing for it to be loud if I'M taking a shower, but there is no reason why it should wake me up when my neighbors above me are taking a shower or washing their hands. (The bathroom for a 1 bedroom are in the bedroom, idk about the other models). The cons may not be relevant to other buildings in the property, I just know it was relevant with mine. I left because I got a new car and a new job twice the miles from my other job and that does not pay for parking. Had I stayed I would have requested a top floor apartment or I would have moved anyway.

Oh by the way if you are denied you have to wait 3 to 14 days to get your money returned to you; I am still waiting. 1 only good thing is the leasing agent Sam is marvelous at his job. Huge shout out to Ms. Dena, Nia, Shantel, Brad, and the entire maintenance team for always going ABOVE AND BEYOND with customer service and professionalism. From day one, they made me feel welcomed and valued as a resident. Anytime I've had a service request, the maintenance team handled it quickly and efficiently with great attitudes every single time. It's rare these days to find a leasing office and staff that genuinely care about their residents, but Verde West truly delivers. The amenities here are AMAZING! The clubhouse is absolutely beautiful with huge smart TVs, a pool table, comfortable lounge areas, and a great atmosphere to relax or entertain guests. The outdoor grilling area and pool are perfect during the warmer months, and the fitness center is top tier with fully equipped locker rooms that even include showers. The community is clean, peaceful, pet friendly, and has spacious floor plans that truly feel like home. I also love the diversity within the community -- it creates such a welcoming environment for everyone. If you're looking for an apartment community that combines excellent customer service, beautiful living spaces, luxury-style amenities, and a great atmosphere, I highly recommend Verde West at Howard Square.     My brother has been a resident at Verde at Howard Square West for the past few months and since…read morethen it has been one major issue after the other. Upon moving in the apartment was extremely filthy and smelly, you could tell it was not properly maintained or cleaned before they setup the move in for him. Within weeks of moving in both the refrigerator and microwave in his unit stopped working randomly. After he submitted numerous maintenance requests, it still took them ONE whole month before they finally repaired it. He also complained and submitted a maintenance request over two weeks ago for someone to replace his air filter in his unit and till this day the air filter has not been replaced. I recently came to visit and I can confidently say that the living conditions at Verde are unbearable and unpleasant. The overall quality of the building is horrible. The floor tiles in his bathrooms are misaligned and have spaces in between them that can cause an injury if you step on it barefoot, the hallways have a foul odor and if you still happen to come for a visit you will be met with numerous "F U" signs that people have carved into the wall. To top it off "Nia" in the leasing office is rude and she should not be in a position of customer service. She clearly does not care about the concerns of the residents.
