DO NOT MOVE HERE: I am currently a tenant (RENT = $2250/MO for 1 BR) at Avalon Laurel and there are some really important things that you wont read in the reviews that you need to know before moving to this place. 1. Don't move here if you enjoy speaking on the cell phone: The signal for cell phones here is very weak in this area, and there are no current plans to fix the issue. You see people walking around the complex talking on the phone to maintain their signal and your cell service will be almost non-existant in your home, guaranteed. 2. Don't move here if you like to choose your own internet, or if you enjoy paying less than $130.00 per month for internet: Avalon Laurel 'partners' with Verizon Fios and forces you to get internet from them at a locked-in price of $130.00 per month. This expensive internet doesn't have a 24-hour customer service line, and it takes a week for a technician to come out to establish service. This coupled with a poor cellphone signal means that your first week at Avalon Laurel you will be totally cut off from the internet and phone use, essentially making your lifestyle the equivalent of living back in 1990. 3. Don't live here if you like having a guest: At Avalon Laurel, the guest policy is very anti-guest. Firstly, your guest must get a 'guest pass' or they can be towed from guest parking. Having a guest stay for a week? You will need to go to the front office and try to get multiple guest passes as they expire every three days. There is virtually no free and non-patrolled parking in the area so your will be towed. Secondly, if having a guest stay over for more than two weeks, then they need to leave after two weeks or they will be considered an 'Unauthorized Tenant', and must be on the lease. If you choose to put them on the lease, even though you already have the apartment, they will put you and the new tenant through another round of credit checks even though you have established your ability to be able to pay the lease in the application. Got an infirm grandmother who wants to stay at your apartment for a few months? Well, she had better have good credit. Have a kid in college who needs to stay with you over the summer? UNAUTHORIZED TENANT. I have been warned about my name being placed on some 'list' or something. The trash is located in one spot on the site. If you enjoy schlepping your trash for two or three blocks on site, or putting the dirty trash bags in your car, then this is the place for you. read more

My child father 2020 Camaro was stolen right out front of my mothers apartment we all stayed in The Avalon! I stayed in building 6942! they have no cameras. The property is open to anyone it's not gated at all. Its a lot of nice cars in the community! and please don't drive a Hyundai Toyota Kia they will steal your tires off your car or just steal your car! Get a air tag!!!! The neighbor downstairs is known for getting people kicked out! She is really close with the property manager! if you have a child around the ages 1 to 5 please don't move there! The walls are very thin! They complain about any type of noise! The property is smoke-free so if they do get a complaint (it could be a bold face a lie) they will run through your crib while you're at work! It's almost like section 8 without having section 8! I have never owned a ring camera, but after living here, I definitely have one! The people who work in the leasing office are very rude! Each and every last one of them! They act as if you owe them something! Some of them don't even live on the property because they can't even afford to live on the property! Let me first say that Avalon Laurel over all is a beautiful community. That's about it !! When I moved here on April 1st I was told that the gates were always locked . So that immediately made me feel at ease . I then felt that I picked the right community. Was I ever wrong about that ! April 27th 2022 ( morning ) the rental office called me to let me know that my tires/ rims was stolen off of my ( new car ) . This also happened to another car as well on the property the same night as mine's. I also found out after speaking to a few of my neighbors that this is not the first time that something like this happened on this property. Remind you that this property is pretty new. This same thing happened in 2021 to a few other past tenants . I also found out that there had been 1 situation of someone getting robbed at gunpoint on the property as well. About three months before I moved over here. So after hearing that and experiencing having my car vandalized I refused to stay on this property. I admit that the world that we live in today is different and this type of activity does happen more commonly now than never. This type of thing can happen anywhere unfortunately. I am glad to say that I got out my lease with no problem ( As I expected ) !!!! Again this property is beautiful but don't let these luxury apartments fool you. Take it from me it's a lot of crime that goes on here that nobody talks about on the front end . The ironic part about it is that you pay this high rent for what. Especially when the gates are still broken and not locked and pretty much what I was told they will never be locked again When I think about what I went thru I begin to feel sick to my stomach all over again. Pros -Apartments look nice -Apartments are clean Cons -Noise. I have been dealing with noisy neighbors for months. The manager Tamara told me that notices were sent and legal action would be taken. When confronted about the ongoing issue she lied and changed her stance stating that excessive dog barking and noise is "subjective" and that she wanted to keep all parties happy. She refused to acknowledge that only one party was at fault despite numerous documented complaints and recordings of my neighbors causing disturbances..letting their dogs bark excessively for hours...loud rap/gospel music etc. I was litterly told that I should expect to hear excessive disturbing noises since I live an a apartment. -Most poorly insultated apartments I have ever lived in. -Parking can be hard to find -Entrance gates are often broken and cars have been broken into. If you like noise place, broken gate, smelly trash at outside, small dog poops everywhere, and get backstab at end of lease. Then it's your new Favorite apt. Their staff are extremely nice and wonderful but their company is no good. You will lose all your money after you move out. They will bill you ridiculous damage to make you pay these. That's how they profit. I complained and their response like "Thank you for contacting us regarding your AvalonBay account. While I understand your frustration with regard to the final damage charge, the condition of the apartment at move-out was left above and beyond normal wear and tear. Please keep in mind, your lease states that the apartment must be returned in the same condition it was received, less any normal wear and tear. No adjustments will be made to the account due to the supporting documentation we have on file. I realize that this was not the outcome you anticipated however, the decision has been finalized. The best thing about living at Avalon Laurel is the responsiveness of the Maintenance Staff. Whenever I have an issue, they are on it immediately! Rudy, Santos, and Jose are all the best at what they do. Whether it's a repair in the bath, kitchen, or with an appliance, they are on it with professionalism and know-how to resolve the issue. If you are looking for a stress-free place to live regarding the maintenance of your home, Avalon Laurel is the place to be. If I ever move, I want to take this crew with me, Lol! read more

I lived at Avalon Laurel for a year and a half. I moved out in December because I bought a house a mile away. Avalon Laurel is really nice and I would highly recommend it. Quick synopsis of my previous post (will repost later, very detailed!). My apartment is beautiful but this property has issues with customer service and management. I was informed by other PG county property managers that in PG County MD, it was unlawful to increase rent more than 3.5%. My rent was increased by 20% at over $300 in one year. The trash compactor is sometimes broken leaving trash half of a mile wide and taller than me. It really leaves a bad odor in the summertime. The emergency maintenance has failed to respond to my "emergency" between 1:50 am-5 am, leaving me outside the gate in the middle of the night with no entry. Snow removal was a joke. It was literally a sheet of ice during the snow days in the parking lot. Which is dangerous and drivers are at risk of sliding and hitting other vehicles. They are very intrusive regarding their no-smoking policy. If there is one report regarding smoking in your building they will unexpectedly and intrusively inspect your unit. The "gates" are never shut and secured. Callbox is always broken. Management will reach out to you regarding your review but as soon as you take the negative review down they will no longer respond to your emails. So that review will come back up. I wouldn't recommend moving here. You will be exploited during a pandemic, the apartment will be randomly inspected because of others, the trash compactor has been broken several times leaving nasty odors in the summertime, they have no concern for safety if your fob isn't working and the gate is "finally" closed you will be left outside of the gate in the middle of the night until the sunrise. They give you just the basics during snow removal. It's a gated community that is always open. This is an additional safety concern as there has been a shooting at the Royal farms which is just a few feet away. read more

I currently live at the Avalon Laurel. The apartments are lovely to look at with ample kitchen space and a prime location to I-95. However, I have a couple of issues of concern: 1. The property is smoke free, which is great if you are not a smoker. However there are no areas for your guests to smoke. Don't send them off the property and through the gate to smoke. This isn't allowed either. 2. If you are concerned about safety, the security gate is a joke. I've seen at least 3 cars go in when the gate opens and I've yet to have a food delivery use the call box. 3. Most important, the complex is very short on parking including resident and guest parking which is a big concern. I myself was towed for accidentally parking in a guest parking spot. It cost $175.00, a lost days work and I had to go all the way to Hyattsville, MD to pick up my car. I wasn't the only resident picking up a car which is indicative to me of limited parking spots. Why are residents being towed for parking in a guest parking spot? Do they pay rent? I went and spoke with the leasing office who seemed wholly unconcerned about their policy. After speaking with other residents who picked up their car today I decided to write this post, with all my issues. If I had seen this before I moved in I wouldn't have chosen this complex. I refuse to be treated like a student in a dormitory. If you are reading this review please think about what your needs really are or you'll be stuck in a lease you are unhappy with just like me. read more

The front office staff did a good job of selling the apartment and the apartment itself was beautiful, but for the quality of living it is not worth the price. Constant issues with other residents not following policies that impact the whole community with no repercussions (even pre-pandemic), the gate out of commission a significant amount of time, and the office staff were dismissive of issues when brought to their attention. The move out process has been a nightmare. We have been charged with outrageous cleaning fees and have struggled to get an explanation when our documentation shows we left the apartment as we received it. I am so glad to call Avalon home especially after experiencing the welcoming and friendly staff. The customer service doesn't stop just at the lease signing here, it is apparent that the Avalon team value their residents. This is welcomed change from my last community. Jean Max made my initial visit very easy. I described exactly what I was looking for and he found the home that was the perfect fit for me within my time range. He also accommodated my move in even ensuring that my needs are still being met by community. The community is eco- and pet friendly with its own recycling and pet center which is also a plus. read more

Move to Avalon Laurel if you crave UNCERTAINTY and love SURPRISES! I moved to Avalon Laurel in September 2019 because it was closer to my job.I was impressed with the spacious apartments and townhomes, the cleanliness of the property, the maintenance crew (phenomenal) and the office team (Chelsea Turner). I lived here a YEAR before I saw a moving truck. Residents were happy and called Avalon Laurel home and so did I. Unfortunately, happiness doesn't last forever. A "new" office team arrived January 2021, and things have changed, particularly the LEASE terms and RENTAL RATES. Since September 2019, I've always been offered and signed, a 12-month lease. Imagine my surprise when I was told by office manager, Tamara Wilcott, that Avalon Laurel now uses a "service" to determine lease types and rental amounts for residents. Not only was my current lease a 6-month lease but my RENT will INCREASE by $405 beginning in MARCH 2022 for a 12-month lease!!!!!!!! Who can live with UNCERTAINTY such as fluctuating leasing terms and HUGE RENT INCREASES, particularly DURING A PANDEMIC!!!!!!! This explains the numerous moving trucks and the MANY EMPTY apartments here at AVALON LAUREL. Apartment seekers BEWARE! DO NOT move to AVALON LAUREL if you plan to hang pictures, decorate your new digs or get to know your neighbors. The minute your lease expires, you may be offered a new lease for ONLY 4, 5 or 6-months with a rent increase of several hundreds of dollars! P.S. If you do not take heed to this warning, at least keep save your moving boxes. read more

The apartments are great! Modern finishes and updated appliances but the office staff puts a huge blemish on the overall experience. Extremely rude and prejudice and when you move out you will more than likely have to contest unnecessary charges. Guest Parking is scarce and this is where the office staff applies their prejudice. They will tow your car even if it is in a guest spot if they have determined that you've been there longer than they are comfortable. At one point they attempted to require guests to pay for parking. It wasn't until a resident petitioned to not have this policy that they changed their minds. Residents are led to believe they are safe but the front gate on Van Dusen road which can be conveniently accessed by I95 traffic is for the majority inoperable. Anyone has the ability to access the property which has led to several issues with theft including a resident whose car was broken into and MacBook stolen. Parents if you are looking for a safe place for your kids I would be apprehensive about the 'safety' that the office staff will stress There is a dog park and signs that states let are not allowed in courtyard however resident will bring their pets regardless of the signs posted. This wouldn't be an issue if the staff took pride in preserving the grounds. Preventative maintenance including changing air filters is not handled properly. There is a trash building which has multiple doors but somehow trash still is piled up on the outside which could quickly become a hazard. read more

Want to warn about the horrible food odors you will experience from residents. Another night and I find myself with windows wide open to air out apartment from disgusting food odors coming from apartment below me. I have to even run stove vent continuously to help with eliminating order. I have experienced horrible food odors from residents who live below my apartment since moving here in March. It is extremely annoying to pay rent for an apartment that can not be enjoyed. The odors come through the vents and through washer/ dryer closet. The odors even penetrate clothes in bedrooms closets. It is the most frustrating situation and management do not care and can do nothing to assist. I really hate for anyone to end up in this horrible situation like me. It's horrible to have unpleasant smells fill your bedroom at night when it's time to sleep. It is not acceptable and your well being will be impacted. These apartments have horrible venting system and poorly constructed. This is also not the safest community. either. A police car is parked by entrance gates weekly so that tells you a great deal! The royal farms attracts shady people to the community. Just not the safest place to reside. The only positive is the very responsive maintenance staff. They are so respectful and professional and just willing to correct issues that arise in apartments. Spare yourself the headache and look elsewhere. read more

I am a current resident and I have lived at Avalon since it first opened. Read this review before you sign a lease with Avalon. Most people write these reviews after a month because the leasing office asks them to write it. YOU HAVE BEEN WARNED!!! Take the time to read this review, you will be glad you did. Cons: 1. This is a nonsmoking community, but many residences smoke Marijuana. Walking around the complex you are going to be smelling weed. My apartment always smells like weed but the leasing office will not do anything about it, oh wait they will send an email warning them not to do it..... 2. Parking is terrible, you will be parking very far away from your apartment. People park on the curb and will block the sidewalks. Don't even think about having guests over. Guest spots are very hard to come by. Did I mention you have to pay $35 per month per car? You get one parking spot for "free" with your $2,000 rent 3. The price, it is a very expensive place to live, not worth it. There are better options 4. Move out charges, my friend had to pay $950 for a new carpet when they left Avalon. Read the fine print on the lease, you are not getting your security deposit back and will be paying $500 to $1,000 extra on top of your $400 to $600 security deposit 5. Security gate, they sell this place as a gated community, but the gate is broken half the time. Even if it is working people just tailgate in the residents and do not use the call box. Anyone can come in. Cars have been broken into during my time here. 6. Construction, they are building townhomes on one side of the community, and the front they are building a gas station. They are also building a Harris Teeter across the street. The traffic was terrible without the construction, now it is atrocious 7. Many residents do not clean up after their dog and do not keep their dog on a leash. Not a great idea considering people speed through the parking lot going 30 MPH 8. Trash. They charge you a trash fee for you to haul your trash literally across the entire community to the trash center Pros: 1. Nice gym, but people abuse the equipment. They bring personal speakers in and blast music, do not clean up after themselves, and they bring their friends in and flood the gym 2. Nice grill, but people do not clean it, people have cookouts and take over the whole area 3. Nice dog park 4. Nice staff, but they don't enforce the rules read more

Unfortunately, my husband and I lived at this complex for two years and we couldn't wait to leave the place. The office personnel were often less than helpful, turnover was HIGH so you never saw the same face twice and could never get a chance to get to know them. Parking is super limited. And maintenance was the worst part of the whole situation. There was a guy named Taylor for the first 6 months or so of our lease, he was awesome and so attentive and helpful, but after Taylor got promoted and left the complex everything went south. I just felt like there was a constant fight with the property, it was exhausting. This complex is considered "luxury" and you pay the luxury price tag, too, but it's far far from luxury. I have been renting homes for more than 15 years around DC-Baltimore metro area. I will absolutely not recommend this community to anyone. Here are just a few major disappointments. Very expensive compared to the neighboring communities, Amenities provided are not worth the price, parking is scarce and a very serious issue, be prepared to park on curbside and get your vehicle towed, regardless of non-smoking policy almost every building smells like a weed garden, extremely bad and rude customer service (I have documented proof), apartment maintenance is extremely slow in response (occasionally unresponsive), trash disposal is filthy and bins are often full, 40-50% out of the time front or back gates would be inoperable. Leave it in the assigned spots in the guest parking lot and they'll tow that shit despite whatever promises they make at the front desk. Not meeting up at my friend's place here anymore. The first thing I would like to address is how the staff constantly lie to me. I have called there to remove TRASH from the building on several occasions. Once I called like 4 times. Got tired of the lies so I called their corporate office. I thought it was nice to offer us a place to wash my car. But this got taken away because of what they said someone else did. thing is it's wrong to mention all the perks I will get to move here. But now that I am under contract the car washing is out. If you bring your own hose they will turn the water off. I was definitely tricked into moving here. Police officers that live here is allowed to park their police cars on the curve without their cars being towed. this is complete discrimination. I pay my rent just as the police do, and because I don't have a siren on the roof of my car I am discriminated against. Even police that are here to visit other police are allowed to park their car on the curve. Staff here has special picks about who they give special privileges too. Then when I say something about it, they come up with a ridiculous excuse as to why it's ok. The FAKE security gate is all bent up and appears to not be being fixed. Last weekend I came home late and when I opened the gate 5 cars came behind me. Of course I complained, only to be told they are concerned about the gate closing too fast. BUT this is the slowest gate in Maryland. My safety as resident and our safety as residents is put on the back burner because the safety of people who don't live here is more important. The joke is really on all of us, because we pay premium rent to live in a gated community that every stranger knows is a joke. Cars park on the sidelines waiting for us to come home. I have entered many gated communities, and none are as pathetic as our FAKE SECURITY. There is no consistency. If they would stand by what they say things would be a lot different. I do lime that it is really quiet and clean. When I read other reviews it really concerns me, because The complaints are not being addressed because WE KEEPCOMPLAINING ABOUT THE SAME THINGS. STAY AWAY NO MATTER WHAT I have been renting apartments for 25 years, and Avalon Laurel is absolutely the worst experience I have ever had. I basically got forced out because the manager was going to evict me based on some unsubstantiated claims from other residents. He gave me a written notice in which he blatantly lied about what happened. I filed an official complaint and the parent company, AvalonBay, came back with exactly the same lie. One time I was walking down a city street--outside of the Avalon Laurel apartment complex--and some woman I'd never even seen before hung out of her car and harassed me about it, also with that same lie. She even had her phone out like she was taking a picture. SO CRAZY!! It seems like a lot of people get evicted from Avalon Laurel--I used to see piles of furniture and stuff outside, and the maintenance and grounds staff taking it to the dumpster. We used to get mass emails to the entire complex saying people were going to be subject to legal action and eviction for breaking the rules. Some of the email even told tenants to call 911 if other tenants were smoking (smoking is against the rules). That is SO WRONG! 911 is a public system designed for emergencies, it is NOT supposed to be used for a private company to enforce its internal policies. In some places it is even illegal to call 911 when you do not have an emergency. I have a whole list of Maryland state laws I think Avalon Laurel and AvalonBay violated in their treatment of me. The lease has some parts that probably would not hold up in a court of law and it is a weird question-answer format. When I left they charged me THOUSANDS of dollars to "break" my lease even though they were planning to kick me out anyway. There have been a lot of problems around the complex that never got fixed even after a lot of tenants went to the management about it. Avalon did not build in enough parking so they arranged with a tow company to come take cars away whenever they want. There are gates at the entry and exit that are frequently broken and just hanging open. There is dog poop everywhere. It all seems so trashy. Apparently these large corporate landlords like AvalonBay are a growing problem in America right now: most people are probably familiar with the concept of a slumlord, and how slumlords have historically taken advantage of lower income people. The problem is now expanding, with corporate landlords who rent "luxury" apartments to the middle class. AvalonBay has a lot of PR about how much they love their "residents" but in my experience they are focused almost entirely on minimizing liability and maximizing profits. They are not in business to provide you with a decent place to live; they are in it to make money. I've no doubt this company makes money hand over fist, but it seems like they do it by violating the rights of the very people they depend on for their business. For something as fundamental as having a roof over your head, there is no excuse for a person being put out based on lies or charged so much money the way I was. read more

This place is a great place to live and the office staff are really nice and pleasant. However the walls are super thin!!!! We live on the bottom floor and the constant stomping has became such a headache that I hate this apt, we can't even watch a movie in peace! There is always a rattling from our picture frames and the kitchen light fixture due to the heavy vibrations coming from upstairs. I know that some noise is expected when renting but this is pass the norm and I also know it's nothing the rental office can really do, but it's super frustrating when you pay big bucks to live somewhere nice and you can't even have peace and quiet in your own home. I hope other residents read this and are mindful of their neighbors and the amount of noise they make within their apartment. read more

Love living in this community. All amenities (fitness center, lounge, leasing office, pool, and outside sitting areas) are well maintained. I've had one emergency maintenance request which was responded to within an hour. Although the gate has its issues at times, I feel very safe in the community (For those who wrote endless paragraphs about the gate not working - c'mon, things break sometimes...if someone REALLY wants in, a gate's not going to stop them lol). Lastly the office staff is always friendly and informative of community updates etc. They have been professional since my first visit. If SAFETY is something you are concerned with stay away from this complex. I chose this complex because it looked so nice and when I toured the complex and the staff was extremely nice & helpful but all that goes out the window once you move in. For this review I'm just going to focus on the safety piece because for me that's always the first thing I consider when I'm looking for a place to call home. Though there are a plethora of issues with this complex ranging from towing your car without cause to not having your name in the call box (which was not fixed until after 2 months) when you move in so you have walk from your apartment to the front to let your guest in. So I come home one day and my maintenance closet inside my home is open a closet that only the office maintenance staff has a key to. So at this point I'm a little scared and nervous but I convince myself that maybe the staff came into my unit for a maintenance emergency and forgot to leave a note. Since it was after hours I wait until the next day to contact the office and it's at that point that the real shenanigans begin. Before I even tell them what is going on I ask if they are the only ones who have the keys to the maintenance closet inside my unit and they confirm and say yes. So I proceed to ask if they can let me know who was in my apartment and why. They say they will look into it and call me back. I ended up having to call them back only to be told that they have no record of anyone being in my unit. Now how is that possible if your staff are the only ones who have the keys, someone was in here. I push and push for more information but they continue to stick with the lies. The manager goes on to explain that they have a system that is 100% flaw free where their maintenance people check keys out and it's all registered in their system. I work in tech and there is no system that 100% flaw free as systems are bound to have errors and loop holes as they are designed by people. The manager proceeds to tell me that the door could have opened on its own as the building is settling still. I'm like what, that doesn't even make sense. He pretty much lists off every reason in the book outlandish and all on other possibilities outside of his staff. They proceed to try to put it on me and say maybe the maintenance closet was never locked from the time in moved in. Now mind you I moved in July and this incident happened in October. I don't know anyone who would not notice something like their maintenance closet being wide open for 3 months. I explain to management that I recorded my initial walk through which included me pulling on all the doors and asking a question specifically about why the maintainability closet was locked. I even offered to share my video. At this point they realize they have no ground to stand on so they offer to change my locks. I'm not sure what that will actually do as someone from the staff came into my apartment with a key so if you change the locks they can still come in because they will still have access. I've had to invest in a camera system to watch my apartment when I'm not here. I'm extremely paranoid now and have to look at my phone's live stream with every noise I hear. I honestly do not feel safe in my apartment and it sucks because apart of the reason you pay rent is for your peace of mind. I haven't been able to move as my travel schedule with work is extremely hectic but once it settles down I have every intention of moving out of this place. It's extremely frustrating to pay rent somewhere and not really be able to stay here. I mostly stay over at my cousins house because the last thing I need is for something to happen to me while I am in the "safety" of my home something that could could have been prevented had there been accountability measures put into place. So to anyone considering this place stay away. There are plenty of other complexes that are nicer and offer the same amenities in the same price point where you will actually feel safe and your concerns will be properly addressed. read more

I LOVE this place. I've lived here for about a year and could not be happier. I've lived in about 4 apartments in Maryland over the last 6 years. I'm constantly moving because of school. This is my second time living at an Avalon apartment. Pros Dog park: A lot of places say they are pet friendly but here they mean it. There is a dog spa where you can give your dog a bath. I still take my dog to the groomers because I'm lazy and my dog isn't easy to bathe, but in emergencies I definitely take advantage of this. In the summer time a lot of the dog owners get together in the evening so our dogs can play together. At the end of the season they host a pool party for the dogs! It's great to have a place where my dog can let loose after being cramped in my apartment. I love that my pet rent/depsoit is actually going towards something that will benefit my dog. EXTREMELY Clean: When I first moved in the apartment was SPOTLESS. Everyday you see the cleaning crew go around tidying up the community. High end finishes: Granite counter tops, my bathroom is gorgeous, beautiful non-carpeted floors Asthma & Allergy Friendly: Its a smoke free community + they offer apartments with no carpet Leasing Staff: Everyone at the leasing office is so friendly. I have never met leasing staff that were nicer. They are always helpful and attentive. When you call with a complaint they always take it seriously. Maintenance: They are on top of everything. When my dog was a puppy he chewed through the wall. Maintenance came over and plastered and painted the wall over in 2 days. No complaints. Also they're always extremely nice to my dog when they come over and will spend a second or two petting him. When I see them outside they always smile and say hi. Safety: I've lived in Maryland for a long time, I have no safety concerns here. I know people complain that the gate never works, but I didn't move here for the gate. I still feel safe and I have never had any issues of safety. (I lived in an apartment just 15 minutes away where my guests cars were broken into on 3 separate occasions) Parking: They've fixed the parking issues so I no longer have a problem finding parking Cons The occasional rude neighbor: People like to throw loud parties with their guests. Sometimes in the summer neighbors can be in the bbq area really late at night with large groups of people or in the leasing office. When I moved in a year and a half ago half the apartments were still empty so of course it seemed quiet and clean at first. Now that this place is at full capacity it's an uncomfortable rip off. The noise is horrible. The noise level is the same as my last apartment that was 20-30 years old, yet this place was built 3 years ago? My upstairs neighbor walking across the ceiling is a constant thump thump when I'm trying to sleep. This would be more bearable if she were a reasonable adult and didn't respond to my complaints with immaturity. Half the residents are rude and inconsiderate. The gate is broken half the time, this last time broken for a couple months. The staff is really nice but cannot overcome the problems already built into this place. I made the mistake of renewing my lease because I didn't feel up to yet another apartment hunt and another stressful move. I am now regretting that decision. read more

I was told by the Customer Care, I will get a call back from a P.O.D. with 24-48 hours--if they called me, they called you. Top 10 reasons to move to Avalon Laurel 1. DON'T. 2. If you enjoy having a security gate that is a) Broken most of the time b) Lets 8 people in at a time. 3. If you don't mind walking a mile to your apartment building because there aren't any parking spaces available near your building after 5pm. 4. If you don't mind risking your vehicle being towed because you have circled the complex 85 times and not one space is available (except for 15 handicap spaces that are forever empty). 5. If you don't mind paying an amenity fee and not being able to use them after 6:30pm. 6. If you don't mind paying a trash fee to take out your own trash to the compactor ( My last apartment at least picked it up at my door and charged the same price). 7. If having your car being broken into doesn't bother you. Management won't alert the neighborhood that this is occurring btw. 8. You can hear everything your neighbors are saying. Thin walls. 9.Dishwashers do not dry your dishes. They must have sprung for the cheap model. 10. You could just move to Modera across the street.
