we rented with APM for almost 5 years. during that time we took good care of the home and once we left they sent us a bill of $1495. these charges were baseless and if they simply compared the move-in check in list they would have realized the state we got the house vs left it was better. we did many upgrades on our own. we were in the process of taking them to small claims court when they decided to give us our deposit back. so IF you rent with them take videos and pictures of every part of the home, every hole, the corners everything. they truly don't care. the lady handling the move out was so rude to us on the phone, it's honestly ridiculous, and ironically I voted for them for "best of north state" so many times! read more

The team at Authority a Property Management have been a joy to work with. Any time I had a concern about the renters or the house, someone on their team always responded. My only concern was that I feel they should just do a "drive by", every couple of months, just to see the outside condition of the house. But I do understand why not at the same time. Everytime I have a question or concern regarding my rental I always quick and friendly help from the team at Property Authority. When I need something fixed I get help either that day or the next and it usually get fixed correctly the first time. When I was laid off due to Covide they worked with me and I was able to split up my payment up the first month while I was waiting for my unemployment. read more

Just so you are aware.. I really enjoyed this company when we first became acquainted. They always took care of us and never lead us astray. By the end of our lease, it was becoming bothersome with this company. I lived with roommates and of course we all moved at different times. We stayed within our time though and moved out at each of our appropriate times. When it came time to receive our deposit, we found that we were SEVERELY overcharged for things that DID NOT need to be replaced. We were charged $285 for a yard cleaning service, also it had just snowed and the back yard was EXTREMELY muddy so we couldn't mow, but there wasnt grass to mow anyways. So what did they do? Over $450 for miscellaneous things in the house that did not need replaced. I'm not happy with this place and will NEVER go through them again. I strongly suggest not going through this company unless you dont care about getting a decent deposit back read more

We listed our home for rent with Authority Property Management and had the house rented in less than a week. As a homeowner, it was extremely comforting to know that the property was being looked after and well taken care of. Owner statements were top-notch and made it super easy to itemize expenses during tax season. Management fees were lower than anyone else in the area and when the fence between my house and the neighbor started to fall over after a storm, Jolene was quick to facilitate a repair plan that appeased both my cranky neighbor and I. If I could give Authority Property Management 0 stars I would. After losing our entire house to the Carr Fire, I went to Authority Property Management to rent a house. I filled out an application and gave it to Laurel, only to be told she lost it and I'd have to fill out another one which I did. After 6 weeks of being in a hotel room, Authority Property Management still hadn't found my family a house to rent. Then one weekend I saw the owner of a house that I was interested in renting. She told me that Laurel rented her house to one of her friends. Well that explains why we didn't get it!!! The next day I called and complained to Joline who was rude and not compassionate at all. I have been a landlord for over 25 years, and yet continue to be an occasional tenant as well, as I have moved about a bit; so I believe I have a healthy perspective on property management. In my experience, Aaron Robertson of Authority Property Management is the best I've seen. I have recommended him to my parents - and they have signed up their house(s) as well - including one which we share ownership of, at my behest. As an owner, I want my customers (tenants) taken care of without delay. I want my customers to be treated well, AND I also want to be sure that my investment is handled well. APM took over one house because I had seen some indications of poor management with the professional company I was using up until then (and I followed up with the tenants who told me of more problems I hadn't been aware of). Aaron satisfied the tenants, and me, and they continue to be great tenants when otherwise I likely would have lost them if I had kept my old property management company - it turns out Aaron and Joline had worked for my original PM group and they left because it was going downhill - and it degraded significantly after their departure. When APM took over a different property I shared with my parents (who had been "Managing" the property themselves, but were not really equipped), the tenants were habitually late and upon investigation APM found a LOT of other issues - including damage to the house (making it unsafe and also a potential liability). APM took photos and informed me that the family had 6 dogs (they were allowed one), there were piles of "junk" inside and out, etc. Aaron attempted to WORK with the tenants (I never heard of any instances of disrespect), but eventually it was necessary to evict (IMHO it was the fault of my parents, myself, and the tenants - and we ALL paid the price). "If you make a mistake: admit it, correct it, move on." We got APM in there to stop the bleeding. APM handled it all - getting the attorney, etc. Great job! I always kept a home warranty on my rentals, believing it was the best way to ensure prompt service - and I have heard that recommendation from other property managers too. Aaron informed me, that they (APM) prefer to NOT use home warranty services, because they can often cause delays with provider restrictions, and they (APM) get such better deals anyway using appropriate folks with whom they give a lot of repeat business. This has been absolutely true. Last year, I think we had no service calls on one home, and the prior year I got better pricing (not paying the minimum service call fees) AND I saved by not paying for home warranties. It is just the mediocre property managers who recommend home warranties for rentals, IMHO. Values I hold dear include being supportive without being enabling; doing our best; taking responsibility for our actions and holding others responsible for theirs (not cruelly); being professional without being unnecessarily abrupt or rude. Fake news. All these five star reviews are fake news. First of all one guy gave a five star review (his name is Robert). The way he said he is from the Bay Area moved to his place without seeing it was fake. I was trying to move from the Central Valley making 10,000 a month (letter of employment stating this) with a decent credit score and perfect rental history. This property management wanted me to drive six hours to look at their rental with no assurance of obtaining the place. They told me I didn't make enough money. I needed to make 10X more the property I was applying, property was $1095 and I had a 700+ credit score. Maybe they're Prejudices because I am not the typical Bay Area stereotype. You guys decide. Find someone who's independent and rent from them. All these management properties have a very subjective opinion based on their "five star" reviews specially authority property management. Not to mention, I applied to three different properties at the same time which costed me $30 each for their stupid application fee. Never got my money back. CROOKS!!! read more

I posted a review about a year ago per Aaron's request. At first we got great service, but after we got into the home it all went down hill. We have had issue after issue with this home. The water heater stopped working five times and we went without hot water for over 10 days this year. Several times throughout the rainy season we had water pouring through several of the windows, the dryer ventalation system was not working properly and it took three visits for them to get it right which increased our electric bill substantially. Many of these issues could have been taken care of with one visit. Sadly we have had a very poor experience. read more
