Worst experience of my life. The company has terrible policies that will never get their properties rented out. After hearing their policies and reading the reviews, I am 100% sure they are faking reviews too since no one would find their policies favorable. Their properties sit on the market for an average of several months, so if you hate money, rent your property through APM. Maisey was terrible to work with and genuinely, when working with places to live (you know, pretty big deal) maybe try working with a tad more sensitivity. Luckily I found out before renting from them I'd never want to. Had an appt to view a "house" when I pulled up I could clearly see it was a duplex with a second mailbox and 2 of each garbage can. I called, the office didn't seem to know what was going on. Then I had an appt to view a commercial office later in the day and they never even showed up! On top of that their "residents benefits package" they FORCE onto everyone is illegal. You don't HAVE TO have services you don't need. I had a terrible experience with this company. My time was wasted in the attempt to secure a rental property. The money I spent and the time I took off from work just to complete the process was made horrible by my appointment to view a home being cancelled an hour before our appointment. Being told by the representative that the online appointment confirmation is responsible for the cancellation. Please, just give me a live person who will give me a concrete answer if a rental is available for me to rent? The representative that helped us is out sourced from the Philippines. Starting with the positive, Authority does manage beautiful homes. Additionally, Hillary was very friendly and professional when showing us some properties and did a great job answering my questions and being flexible showing us some homes. My wife and I found a home we loved and put in an application on 11/15, or a little over a week before Thanksgiving, and requested a December 1st move-in date. A day or two after our application, we were told that our financials looked good and it was cleared to be sent to the owner for final approval. I called multiple times requesting updates over the next two weeks, only to hear different responses. While they told me I was approved to have my application sent to the owner a couple of days after we applied, I received another email over a week later that said sent my application to the owner. This was confusing as they told me they did this a week ago. When I was finally able to get in touch with them again, I asked if I could apply to other homes in the meantime because it was taking so long for the owner to get back to us on this application. The person I spoke with seemed to have little to no empathy for our situation and said I have to withdraw my pending application to apply for another home. This was quite upsetting as at this point, it was now Monday after Thanksgiving and we were hoping to be moving by the end of the week. Additionally, it seems backwards to me that an owner can vet multiple applications at a time but they do not allow prospective tenants to apply to multiple homes at once, especially if they've already given you the green light financially. My wife and I decided to try to find a home with another property manager after my call with Authority on 11/27. I called the other firm that same day, and because we were moving from the Bay, the firm was able to accommodate having one of my family members tour the home on our behalf. We put in an application the same day and were approved the next day. It was difficult to find a moving truck because of the short notice and had to make several adjustments to my schedule to make it work, but was able to get it done. Authority finally called me back on 11/30 telling me the owner had approved our application and asked if a 12/1 move-in date would still work. I respectfully declined as I already signed a lease with a different property. I've lived in both SF and NYC and had better experiences there compared to Authority which was shocking to me. I gave them every opportunity to earn my business as well as time and understanding around Thanksgiving. Very disappointed with them, and would recommend trying to find properties from another management team if you can. read more

After losing our home in the Carr fire and searching for affordable housing for months, we spend probably $500 on applications fees. We finally gave up and moved into temporary housing to take some time to just breath. Recently, we finally decided to look for an affordable and more permanent house again and the first place we applied to was APM. The house we applied to specified their "requirements" in writing including no evictions, no co-signer, no section 8, three times the amount of the rent in income, no felonies." We qualified for all of that, so we applied and paid $80 in application fees. The next day I get a call to "update me on my application" and they told me we won't qualify for any house because they require a credit score of 650 for ALL properties. After posting about this on social media, several people respond to say the same thing happened to them. I wrote a complaint to the owner and he did respond and let me know where I could find their policy which was listed in the fine print of the application and under "about us" and then "rental policy " on their website. In the end it is my responsibility to ask question and search for information that I need but, I do still feel that the very important requirement of renting through this company should be listed on the requirements of each rental as are the rest of the policies that were mentioned. read more

If you have money to spare wasting on a company that lies to you about their acceptance policy, creates impossible standards for cosigners(7xs the rent) and simply refuses to apply common sense or decency to your interactions and possible struggling scenario then by all means waste your time here. Or, should you be wise enough to know the runaround from sharletons when you encounter it, steer clear. Unreasonable, Fraudulent and lacking common sense. That's what you get here. Try contacting a private owner first if you move to redding. These companies here are all puppy mills for app fees. I was warned after the fact from Multiple sources that this place, among others, is notorious for collecting as many app fees as possible to pocket quick cash. Despicable business practice and the broker should lose their license. SHAME. read more

If I could rate this place 0 stars, I would. False advertising. Slow service. Doesn't work well with potential renters. No house showings on weekends or after 5:00pm so if you have a job or school or a life, they won't work with your schedule. High application fee costs. Apparently some houses they manage require the renter to make 7 times more than the monthly rent! So if the rent is $1400 a month for example, you gotta make $9,800 a month to qualify. Ridiculous! It's usually three times more not seven! Anyways, this place is a joke. read more

Absolutely terrible service. You can't leave renters without heat during winter storms for longer than 24 hours. That's California law, not to mention the fact that senior citizens can't even go 24 hours. I am writing to thank Aaron and Joline at Authority Property Management for all they have done to help my parents-in-law after the Carr fire destroyed their home in Redding. APM had a beautiful new rental home that they made available to us as soon as possible after the fire. They expedited the rental application so they could move in as soon as possible.
