I am a tenant with R.p.m. and it's amazing how they can spray poison on the property without notification. And after 2 years of complaining to Gerald ,he tells me to call r.p.m. so I call them numerous times (no solution?) And they tell me to call the Dog pound so I call the dog pound and they tell me to get a net and catch the stray barking dog @ MCARTHUR MOBILE HOME PARK (NEVER LIVE THERE)and bring the dog to the pound ? Well it looks like they all can't resolve it and left it up to mayor Jeff to resolve it ,so he let off a mini cannon to see if the dog would bark ,NOW Real property management wants to scold me for this as a tenant (now I'm laughing)so I'm taking my 2k gambling money getn a lawyer and will be taking R.P.M. to court and pressing ? Over 4 laws they have broken ,they are just whores for money like all of U. S. and they will loose this battle they (R. P. M.)has brought upon one of there best pn time paying whores for money . The staff here were amazing. My boyfriend and I moved to Redding from San Diego and all the staff members were very helpful and very friendly with us. They reply fast and with care and were overall very involved with helping us find a good new home. The only reason I choose not to give 5 stars was because 2 of the places we viewed had some cockroach traps that were out and full which made us believe that the home might have not been ready to move into yet. If it wasn't for that it would be 5/5 and I will continue to work with them until we find our home. read more

I've had such a positive experience working with Real Property Management, especially with Lisa Sanchez. From the beginning, they've always been professional, responsive, and genuinely helpful. Any time we've needed something whether it was a question, maintenance issue, or general concern it's been handled quickly and efficiently. It's honestly such a relief renting through a company that actually follows through and makes you feel taken care of. Communication has always been clear, and we've never felt ignored or brushed off. Lisa makes the whole process smooth and stress-free, which isn't always easy to find in property management. I really appreciate how consistent and reliable they've been. Highly recommend working with Lisa Sanchez and RPM if you're looking for a team that truly cares about their tenants. read more

Finding RPM has truly been a blessing for my family. We were in desperate need of a place and needed to find the right home quickly. Their customer service and prompt responses have been phenomenal. Everyone in the office has been so kind, supportive, and helpful throughout the entire process. They were also incredibly accommodating with our special circumstances, which meant so much to us. It's also nice that we can pay our rent online. Of course, there are charges for the convenience--but that's typical when using a card online. Overall, we are very happy and thankful. I reached out about a place on Monday, was accepted by Friday, and moved in the very next Tuesday. The process was smooth, fast, and stress-free. I highly recommend using their services! read more

Just moved out today. I rented a unit for 2.5 years or so from RPM. Nothing but good things to say. Staff was always very friendly and attentive to the needs of residents in our area. RPM has just the right amount of hands off to tenants that earn it. Regular annual inspections went great. Units were maintained regularly with landscaping and lot maintenance which was appreciated. The AppFolio platform to pay rent and request service is very user friendly. If you are looking for a place to lease check out RPM first. read more

We leased a property from there listing's and have had the worst experience ever. They are rude and unwilling to work with you about anything. We asked if thing's could be fixed and there are thing's a year later never even got looked at. But as soon as they can bring rent up they jumped at it. There are so many unreasonable rules that you have to follow. Just to be clear we have never been late or caused any problem's. Also we rented a place with land out in the country just to be left alone but can't do anything with the land and we have to maintain it at our expense. If that's not enough they want to didictate how often and long family and friends can come visit you. I've told everyone I know if they have a choice of who they rent from that this company should be the last and only as a last resort. read more

I don't know what to do at this point. I've talked with 3 ladies already Diane, Rosa, and Heather. I have made over 6 complaints on our upstairs neighbor that has continually smoked in her unit. The smoke travels down our heater vents and fills up our unit and I have children that I'd like to protect from this behavior. After contacting Diane for the first few times she redirected me to Heather then Rosa. They are knowledgeable about the smoking infact the neighbor has admitted to it multiple times. I was told that I myself need to provide a picture of her smoking for them to talk to me anymore about it..? Completely unprofessional and neglecting to take care of their residents. This review is in regards to a onsite property management team on Olive Ave in Redding . Aimee and Danny are ABSOLUTELY AMAZING and have gone over and above to help me after my sister passed away and was a tenant in the complex. I honestly am not quite sure what I would have done without them in clearing out the apartment, and the support that they gave me during one of the most difficult times in my life. I noticed a huge difference in the complex from the previous on site management with how clean and more safe the complex is. Way to go RPM in choosing Danny and Aimee!! In the two years that my sister lived there the changes that have been made were incredible. Thank you so very much read more

They are not legally licensed as a property management company in California. They constantly intimidate renters into paying for things that break. The law states that tenants only pay when they have been negligent. But RPM still try's to make the tenants pay. When they have a no fault eviction, the law is specific. Within 15 days of service they must pay either relocation funds equivalent to one month's rent or forgive last months rent. They refuse to do either. They believe they are above the law and rely on intimidation to rip people off. read more

Relied on RPM to coordinate lease of an apartment from out of state. staff was very nice and went out of their way to help. Unfortunately, the overall experience could have been a lot smoother and not require constant follow-ups to straighten out. Proactive communication / documents would have made it so much easier to settle in. Example: details on assigned parking spot would have avoided the need to meet out new neighbors on bad terms when I unknowingly took his spot, having to reach out for laundry room code that was blank in the paperwork, having mail waiting under lock and key while I must find a way to pick up a key from the post office, clarity that "Air Conditioning -yes" means only in one room, so buy fans if you want it anywhere else. read more

While I am still upset about being stolen from (and nothing done as it was considered one word against another), Real Property has proven to be efficient, flexible, and accommodating. Repairs are done quickly, requests typically answered promptly, and there is often someone around handling upkeep and preventative maintenance. Like this morning, guys are out shutting down my swamp cooler for the season and they're cleaning out the gutters while they're at it. I figured I'd tack on an extra star for now. 4/27/19 Well, they waited until the last minute to service our swamp cooler for the summer (which I had to request for them to come out and do), discovered they didn't have the parts they needed, and now I'm going on a week of 90 degrees in my house. When I offered to get someone out here to fix it right away and deducting the cost off my rent or perhaps them providing a window unit in the meantime, I was told that their guys would be back out the next day. Alright, we can suffer one more day. Guess who still doesn't have a swamp cooler and gets to suffer through the weekend? Really nice, RPM. Thanks for the good communication. read more

RPM are the most crooked property management place ive ever seen. On top of rent they charge a monthly 50 bucks "RUBS" fee. And they remind u ur rent is due with a 25 dollar document fee they charge each tenant. Each time they ail u something email u something or tell ubsomething they will charge u 25 to 35 bucks. It costs $ to load cash onto their laundry card so u can do ur laundry. The onsite manager is a hypocritical narcissistic liar who steakijg from ur porch. Her dog will go after u. I have proof they are crooked. They evicted for non payment of march 2022 rent when i have the reciept and their own records show it was paid. They will take ur deposit no mstter what and say they used it for stufff they didnt actually do. DO NOT RENT FROM THEM THEY WILL SCREW U OVER! read more

I rented from RPM for over two years. In that time I was late on rent only twice, and once was because of a long holiday weekend. (You can bet they were quick to charge me a 50 dollar late fee both times) My complaints are as follows: 1. Their landscaping company is absolute hot garbage. They used weed eaters on the dirt so vigorously around my building that there was 8-10 inches of brown staining around every exterior wall. They also used leaf blowers to blow ash from my neighbors ash tray all over my porch. Straight incompetence. 2. Upon giving my 30 days notice I received a letter explaining that I was due to be moved out on the 12th of October. The 12th was my last day in the apartment so I spent that night finishing up the cleaning of the apartment to the best of my ability. I finished about 10:00 PM. At 9:00 AM the very next morning, I received a phone call from REAL, they threatened that since I didn't have the keys in at 9:00 AM that I would be charged prorated rent for every subsequent say I didn't have the keys in. I understand that I was to be out of the apartment on the 12th, but nowhere in the lease, or the move out letter did it say anything about a time or day when keys had to be returned. 3. Insane late fees that scales with the price of your rent. ( the more you pay for rent, the larger the fee will be) No compassion for their renters, even if we payed promptly every single other time. Not impressed with Real, they don't give me the local, family oriented feel that most of the other small business in town do. I'm now renting with Renters HQ and I couldn't be happier. (They give you from the 1-5 to pay rent before it's an issue, and their office is friendly.) Do yourself a favor and pass on REAL PROPERTY MANAGEMENT. read more

The women in the office are either very incompetent or extremely mean. After reading several of other people's comments, I would guess the latter. I got the impression they did not want to rent to me. And since I suspect the reason was illegal, they could not admit this. And instead of just telling me the apartments I wanted were rented to someone else---which would have been understandable and non-irritating---they instead did everything they could to confuse and irritate me. For example, they required proof of funds that are 3 times the rent. I submitted online proof of savings that were 13 times the full lease, yet I was still denied for insufficient funds. I went into the office to straighten this out and was met by a rude woman who could not find any of my submitted files and blamed me for this. I showed a hard copy of the proof of funds that I had submitted earlier, which by now was a month old. She demanded to see the current month's copy, bluntly stating that I may have spent all my savings during the last month. I eventually proved that I had sufficient funds, but by then the apartment I wanted was rented to someone else. Another time I called to get some information about a prospective apartment. I asked two workers several questions about the apartment, which they answered, but suddenly one said that the apartment I was calling about had already been rented. Why didn't they tell me this before answering my questions? Did they suddenly figure out who I was? Finally, one worker emailed me about an apartment that wouldn't be available for 6 weeks and wouldn't be posted for 4 weeks. She suggested that I apply for it now if I wanted it. I phoned the office to apply for it. I was put on hold for a long time. When she came back on, she said that I would have to wait to apply for it after it had been posted, and by that time my application which is only good for 60 days would have expired. I would have to re-apply and pay the application fee again. What a racket! I'd had enough. I hung up, and moved on to less incompetent and mean apartment managers. After reading other people's experiences with this company, I consider myself lucky that I did not actually rent through Real Property Management. read more

This group was professional, and responded promptly to reported problems. They were willing to communicate, and we never had a problem with them, except for when our daughter (for whom we had signed) snuck a CAT in. Did she really think that the cat would never sit in the window where it could be seen????? (dumbass kid) Even then, they were completely professional about it, and when she got rid of the cat, all was fine. She should have ASKED first, and put up the deposit, then there wouldn't have been a problem. The WORST property management company I have ever worked with. Melinda the owner just chooses not to return phone calls. The leasing agents will ONLY speak with you via text. They price gouge, move in people that are questionable, and have a BAD reputation in the city of Redding. They do not fix safety issues, take forever to communicate back with you when trying to give a 30 day notice, and in my case, exceeded the 21 day rule in getting my deposit back. I would avoid moving into any property they manage. Melinda needs to be run out of town. AVOID. read more

BE AWARE: If you rent from RPM they will, undoubtedly, bilk your deposit. They will also try to charge you, while you're renting, for repairs and maintenance that is not the tenant's responsibility. First off, when you sign a contract with them, on page 2 it specifies that they WILL charge carpet cleaning against your deposit when you move out. Not 'may', not "if it's left dirty".. They *will*. So count some of your deposit gone right there, even if you clean the carpets spotless yourself before moving out. I'm almost certain this is illegal, because a landlord cannot charge for routine maintenance/cleaning in order to prepare a unit for the next tenancy. This is spelled out very plainly in this document: (http://www.dca.ca.gov/publications/landlordbook/sec-deposit.shtml, Under 'Suggested approaches to security deposit deductions', '1. Cost of cleaning', paragraph 2...Or just search the doc for the word 'routinely') If you challenge them on this they'll say that because it's in the contract they can, but I'm pretty sure that tenant protection laws void that part of the contract. I told them I would pursue it in small claims court if they charged me, and the deduction I ended up with appears to be for only the small portion of carpet that had a huge spot on it - which wasn't our doing either, but started appearing as the last carpet cleaning wore off. Second, we got charged for cleaning on several line items that, again, according to that Department of Consumer Affairs doc I linked to above I don't believe are within legal boundaries to charge us for. Lots of obviously far-reaching things and even things we know were cleaned spotless before we left. Tightening a towel rack bar that wasn't loose at all or mentioned in the generic cleaning list or initial inspection we got. Sweeping a garage floor that we swept out completely. Cleaning window tracks that we cleaned. Etc. (I'll try to update this list with more of the comically far-reaching ones when I have the list in front of me again.) Anywho, point is, they'll go after some really insignificant things, even if you did clean them, because they figure there's a good chance the tenant didn't clean everything on the huge list they give you that they expect cleaned. Which brings me to the last point - The initial inspection. Again, by law as I understand it (I'm not a lawyer, I admit), the tenant has a right to request an initial inspection within two weeks of when they'll be moving out. The point of this initial inspection is so that the landlord can list out anything that they would, at that point, charge against the deposit - thus giving the tenant time to clean it before the final inspection. Well, when RPM does an initial inspection they only look at major repairs and maintenance needs, they don't look at anything as far as cleaning goes. But the final inspection is only supposed to be able to charge for things listed on the initial inspection that haven't been taken care of. That's the whole point, it's a consumer protection matter to prevent a landlord from doing, essentially - exactly what RPM does! They hand you a huge generic list of cleaning needs and expect that to suffice for the personalized list they're supposed to provide during the initial inspection. So even if you'd cleaned everything on that list (as we did), you can't know if you'll be charged or not until the final bill comes - which will then list things you'd cleaned. Now, I'm almost 100% certain that we could take them to small claims court on this and be guaranteed to get our money back - I have absolutely no idea how they've been getting away with this practice for so long. For our specific circumstance, we've deemed this not to be worth it - we're planning to move across country and the last thing we need is our ex-landlord talking trash about us from 2000 miles away over $90 worth of cleaning. But, if you encounter this problem with RPM and you're staying local, I urge you to call them on it. $90 may or may not be alot to you, but if they're doing this to everyone that's a lot of money they're bilking from people. Small claims court is free, relatively easy, you don't need a lawyer, and you can use hearsay evidence and implied information with much greater ease. Furthermore RPM can not hire a lawyer against you, they have to send one of their own employees to deal with the claim in court or just settle it (not that anyone would hire a lawyer over a $90 dispute.) So really, whether it's with RPM or some other sleazy landlord in town, know your rights (see above DCA document, and review the actual laws it references throughout, CA Civil Code Section 1950.5 mainly), and call them on those rights. Take them to small claims court if you have to. The only good thing I can say about RPM is that they're prompt in responding to maintenance issues, even though they'll try to charge you for that maintenance- even if it's clearly their responsibility. Or raise the rent on you instead read more

So I wouldn't normally do this but I feel the need to share our experience with Real property management here in Redding . We have lived in our apartment for approximately 5 months , we have had nothing but problems since we moved in. When we moved into our apartment our parking spot was right in front of our apartment ( I was 6 months pregnant then so this was ideal for when the baby would be born, also being that pregnant I wouldn't have to walk far especially when my fiancée was working) one of the reason we choose to move into the apartment .. well a month maybe two goes by and they move our parking spot literally a half a mile away ! ( I'm about 8/9 months pregnant) . From the day they moved our parking spot i have complained that it is too far for me to walk with the baby. (The first complaint was filed four months ago) i have never got a call and email a text back about my parking spot until I literally had to be super rude and start cussing at people . It's been about a week but I've gotten the response that they will not be moving my parking spot back . Walking in this weather and rain a half a mile every time to get in a freezing cold car is not okay for a THREE month old baby ! Now that one of us is working we can not pull the car up and load the baby in because we can't leave the baby by himself to walk a half a mile and get the car . Like I said when we moved in we never agreed on this parking spot and when they moved it we said it wasn't okay .So with that being the first complaint.. mold is growing on all three floors of the apartment complex . They have also done NOTHING to fix that either. They just poured bleach on it (making it airborne) and then painted over it . This is caused by condensation and the way they built the building . I also feel this is unsafe for my child to breath in MOLd right ?! We have been late on rent ONE time due to the car fire evacuation, we got rent paid and have paid rent WEEKS EARLY since ! It's unfair that they won't let us out of the lease and unfair that they will not fix their mistakes either .. Just be aware if your renting through them . read more
