Just moved out today. I rented a unit for 2.5 years or so from RPM. Nothing but good things to say. Staff was always very friendly and attentive to the needs of residents in our area. RPM has just the right amount of hands off to tenants that earn it. Regular annual inspections went great. Units were maintained regularly with landscaping and lot maintenance which was appreciated. Every time I call to inquire about properties the ladies at the front desk are always super nive the 2 I talked to yesterday where Heather and Crystal and both walked me through the application process even though I was being a pain and kept calling back when I got stuck and had more questions. We leased a property from there listing's and have had the worst experience ever. They are rude and unwilling to work with you about anything. We asked if thing's could be fixed and there are thing's a year later never even got looked at. But as soon as they can bring rent up they jumped at it. There are so many unreasonable rules that you have to follow. Just to be clear we have never been late or caused any problem's. Also we rented a place with land out in the country just to be left alone but can't do anything with the land and we have to maintain it at our expense. If that's not enough they want to didictate how often and long family and friends can come visit you. I've told everyone I know if they have a choice of who they rent from that this company should be the last and only as a last resort. read more

I don't know what to do at this point. I've talked with 3 ladies already Diane, Rosa, and Heather. I have made over 6 complaints on our upstairs neighbor that has continually smoked in her unit. The smoke travels down our heater vents and fills up our unit and I have children that I'd like to protect from this behavior. After contacting Diane for the first few times she redirected me to Heather then Rosa. They are knowledgeable about the smoking infact the neighbor has admitted to it multiple times. I was told that I myself need to provide a picture of her smoking for them to talk to me anymore about it..? Completely unprofessional and neglecting to take care of their residents. You'll send them a message and won't here back from them until you message them again and sometimes thats not even enough. read more

They are not legally licensed as a property management company in California. They constantly intimidate renters into paying for things that break. The law states that tenants only pay when they have been negligent. But RPM still try's to make the tenants pay. When they have a no fault eviction, the law is specific. Within 15 days of service they must pay either relocation funds equivalent to one month's rent or forgive last months rent. They refuse to do either. They believe they are above the law and rely on intimidation to rip people off. read more

Relied on RPM to coordinate lease of an apartment from out of state. staff was very nice and went out of their way to help. Unfortunately, the overall experience could have been a lot smoother and not require constant follow-ups to straighten out. Proactive communication / documents would have made it so much easier to settle in. Example: details on assigned parking spot would have avoided the need to meet out new neighbors on bad terms when I unknowingly took his spot, having to reach out for laundry room code that was blank in the paperwork, having mail waiting under lock and key while I must find a way to pick up a key from the post office, clarity that "Air Conditioning -yes" means only in one room, so buy fans if you want it anywhere else. read more

Aimee and Danny are ABSOLUTELY AMAZING and have gone over and above to help me after my sister passed away and was a tenant in the complex. I honestly am not quite sure what I would have done without them in clearing out the apartment, and the support that they gave me during one of the most difficult times in my life. I have been renting from RPM for nearly three years, and so far I have no complaints. When I first found the place where I live and applied for it the staff at RPM were extremely helpful with the application process and made every effort so that I would be able to rent with as little problem as possible. It was a relatively painless process which I really appreciated since moving can be stressful. Since I moved in there has been a few things that needed attention with repair and maintenance. With every instance RPM has responded immediately and provided the appropriate personnel to take care of whatever needed repair, and they always follow up to make sure I am satisfied with the repairs. While I am still upset about being stolen from (and nothing done as it was considered one word against another), Real Property has proven to be efficient, flexible, and accommodating. Repairs are done quickly, requests typically answered promptly, and there is often someone around handling upkeep and preventative maintenance. Like this morning, guys are out shutting down my swamp cooler for the season and they're cleaning out the gutters while they're at it. I figured I'd tack on an extra star for now. 4/27/19 Well, they waited until the last minute to service our swamp cooler for the summer (which I had to request for them to come out and do), discovered they didn't have the parts they needed, and now I'm going on a week of 90 degrees in my house. When I offered to get someone out here to fix it right away and deducting the cost off my rent or perhaps them providing a window unit in the meantime, I was told that their guys would be back out the next day. Alright, we can suffer one more day. Guess who still doesn't have a swamp cooler and gets to suffer through the weekend? Really nice, RPM. Thanks for the good communication. read more

RPM are the most crooked property management place ive ever seen. On top of rent they charge a monthly 50 bucks "RUBS" fee. And they remind u ur rent is due with a 25 dollar document fee they charge each tenant. Each time they ail u something email u something or tell ubsomething they will charge u 25 to 35 bucks. It costs $ to load cash onto their laundry card so u can do ur laundry. The onsite manager is a hypocritical narcissistic liar who steakijg from ur porch. Her dog will go after u. I have proof they are crooked. They evicted for non payment of march 2022 rent when i have the reciept and their own records show it was paid. They will take ur deposit no mstter what and say they used it for stufff they didnt actually do. DO NOT RENT FROM THEM THEY WILL SCREW U OVER! read more

I rented from RPM for over two years. In that time I was late on rent only twice, and once was because of a long holiday weekend. (You can bet they were quick to charge me a 50 dollar late fee both times) My complaints are as follows: 1. Their landscaping company is absolute hot garbage. They used weed eaters on the dirt so vigorously around my building that there was 8-10 inches of brown staining around every exterior wall. They also used leaf blowers to blow ash from my neighbors ash tray all over my porch. Straight incompetence. 2. Upon giving my 30 days notice I received a letter explaining that I was due to be moved out on the 12th of October. The 12th was my last day in the apartment so I spent that night finishing up the cleaning of the apartment to the best of my ability. I finished about 10:00 PM. At 9:00 AM the very next morning, I received a phone call from REAL, they threatened that since I didn't have the keys in at 9:00 AM that I would be charged prorated rent for every subsequent say I didn't have the keys in. I understand that I was to be out of the apartment on the 12th, but nowhere in the lease, or the move out letter did it say anything about a time or day when keys had to be returned. 3. Insane late fees that scales with the price of your rent. ( the more you pay for rent, the larger the fee will be) No compassion for their renters, even if we payed promptly every single other time. Not impressed with Real, they don't give me the local, family oriented feel that most of the other small business in town do. I'm now renting with Renters HQ and I couldn't be happier. (They give you from the 1-5 to pay rent before it's an issue, and their office is friendly.) Do yourself a favor and pass on REAL PROPERTY MANAGEMENT. read more

The women in the office are either very incompetent or extremely mean. After reading several of other people's comments, I would guess the latter. I got the impression they did not want to rent to me. And since I suspect the reason was illegal, they could not admit this. And instead of just telling me the apartments I wanted were rented to someone else---which would have been understandable and non-irritating---they instead did everything they could to confuse and irritate me. For example, they required proof of funds that are 3 times the rent. I submitted online proof of savings that were 13 times the full lease, yet I was still denied for insufficient funds. I went into the office to straighten this out and was met by a rude woman who could not find any of my submitted files and blamed me for this. I showed a hard copy of the proof of funds that I had submitted earlier, which by now was a month old. She demanded to see the current month's copy, bluntly stating that I may have spent all my savings during the last month. I eventually proved that I had sufficient funds, but by then the apartment I wanted was rented to someone else. Another time I called to get some information about a prospective apartment. I asked two workers several questions about the apartment, which they answered, but suddenly one said that the apartment I was calling about had already been rented. Why didn't they tell me this before answering my questions? Did they suddenly figure out who I was? Finally, one worker emailed me about an apartment that wouldn't be available for 6 weeks and wouldn't be posted for 4 weeks. She suggested that I apply for it now if I wanted it. I phoned the office to apply for it. I was put on hold for a long time. When she came back on, she said that I would have to wait to apply for it after it had been posted, and by that time my application which is only good for 60 days would have expired. I would have to re-apply and pay the application fee again. What a racket! I'd had enough. I hung up, and moved on to less incompetent and mean apartment managers. After reading other people's experiences with this company, I consider myself lucky that I did not actually rent through Real Property Management. read more

They were willing to communicate, and we never had a problem with them, except for when our daughter (for whom we had signed) snuck a CAT in. Did she really think that the cat would never sit in the window where it could be seen????? (dumbass kid) Even then, they were completely professional about it, and when she got rid of the cat, all was fine. She should have ASKED first, and put up the deposit, then there wouldn't have been a problem. I can't, with good conscience, give any 1) insurance agent, 2) real estate agent, 3) car salesman, or 4) property management group more than 3 stars, so the three I give here are actually high praise....considering. read more

They price gouge, move in people that are questionable, and have a BAD reputation in the city of Redding. They do not fix safety issues, take forever to communicate back with you when trying to give a 30 day notice, and in my case, exceeded the 21 day rule in getting my deposit back. I had contacted Real Property Management Central Valley May-22-2020 about a house rental I was interested in. An agent named Mey prossibly (Philippino) had told me that the property I was interested in 537 Skye A Court Stockton , Ca would not be available until mid June-2020 and she had suggested that I should go ahead and submit an application. The very next day I looked on their website & saw the property was gone so I called RPMCentralValley again. They told me they rented it out to someone already & this was the very next day after they had me submit an application. It made a "Hard Inquiry" on my credit report. They would not give me their business address. Things got fishy after I confronted them about why they had scammed me for my $45 application fee. I just want the public to know this is a common practice property management does to make money off applications and there is nothing we can do about it. This is their way to scam people within legal boundries. Please be aware that this family owned Philippino property management group is trying to scam people with application fees. They have all my personal information including my Social Security Number. read more

So I wouldn't normally do this but I feel the need to share our experience with Real property management here in Redding . We have lived in our apartment for approximately 5 months , we have had nothing but problems since we moved in. When we moved into our apartment our parking spot was right in front of our apartment ( I was 6 months pregnant then so this was ideal for when the baby would be born, also being that pregnant I wouldn't have to walk far especially when my fiancée was working) one of the reason we choose to move into the apartment .. well a month maybe two goes by and they move our parking spot literally a half a mile away ! ( I'm about 8/9 months pregnant) . From the day they moved our parking spot i have complained that it is too far for me to walk with the baby. (The first complaint was filed four months ago) i have never got a call and email a text back about my parking spot until I literally had to be super rude and start cussing at people . It's been about a week but I've gotten the response that they will not be moving my parking spot back . Walking in this weather and rain a half a mile every time to get in a freezing cold car is not okay for a THREE month old baby ! Now that one of us is working we can not pull the car up and load the baby in because we can't leave the baby by himself to walk a half a mile and get the car . Like I said when we moved in we never agreed on this parking spot and when they moved it we said it wasn't okay .So with that being the first complaint.. mold is growing on all three floors of the apartment complex . They have also done NOTHING to fix that either. They just poured bleach on it (making it airborne) and then painted over it . This is caused by condensation and the way they built the building . I also feel this is unsafe for my child to breath in MOLd right ?! We have been late on rent ONE time due to the car fire evacuation, we got rent paid and have paid rent WEEKS EARLY since ! It's unfair that they won't let us out of the lease and unfair that they will not fix their mistakes either .. Just be aware if your renting through them . read more

I had a very difficult time getting the company to respond, and when they finally did, the reference was minimal, incomplete, and did not provide enough information to be useful. Recently moved to the area from another city and my boyfriend and I have been looking for apartments, I use Zillow and noticed almost every apartment was managed by RPM, so we go in to ask to see some apartments, they had nothing ready to view that they showed available online, there were 2 they said we could look at that weren't even online, so we went and looked, one was absolutely horrible, old, gross and overpriced. The other was nice, on a nice quiet street and spacious. We applied the same day to rent the second apartment. Together my boyfriend and I make more than 3x the rent and both have good/decent credit. The next day a employee texts us asking follow up questions about our application, then more the next day and then more the day after that, when their website says the apps are processed in 1-2 days, so we are being questioned for 3 days in a row now with still no answer if we are approved or not. On the 4th day we get no questions or any communication whatsoever, at that point I'm kinda annoyed and would like to know if we are approved or not so we can move on and continue looking, so..I CALL THEM.. and ask on the status of our apps and the guy on the phone told me they approved someone else and were waiting on their co-signer for something. So they weren't even going to call and let us know anything even though they were in contact with both my boyfriend and I for 3 days straight. So very annoyed at the unprofessional communication skills of this company, it's very clear money is the only focus and their tenants probably get put on the back burner and overcharged for half ass "remodeled" apartments and deal with unhelpful, rude employees. And once we moved out they have yet to give us our security deposit or prorated rent. We were notified multiple times that our apartment had been rented out again and that was occupied. But now the higher ups at the business that we originally talked to say that it hasn't been rented out and they never even put our apartment back on the website even though it's all been cleaned and ready to rent.
