Took almost all of my deposit citing 14 hours of cleaning needed on a 600sq ft apartment. Stated that there was marker writing on the walls (never used a marker in the apartment). Cited mildew in the bathroom as a reason although I reported mildew when I moved in which was never addressed. They stated that parts of the apartment appeared to have never been cleaned. The funny part is, I lived in the apartment for about 5 days per month and cleaned it regularly. It seems they knew that it would be too expensive and inconvenient for me to fight them on the deposit. I didn't expect to get it all back, but they certainly took advantage. The smirking "I don't know what to tell you" lady (mentioned in another review) is Mary Kay. This is her answer to anyone caught in one of her half-truths who is now upset about being lied to. This woman treats everyone like they're stupid, including her co-workers. There are a lot of "left-hand-doesn't-know-what-the-right-hand-is-doing" communication gaps at this office, and the main reason for that is Mary Kay. She wants absolute control over all people and information at the expense of efficiency. She's a control freak and not a nice person. Maybe she drinks and her daily hangover makes her surly. I don't know. I understand when you have a job dealing with the public (which I do) that people can wear you pretty thin. That's when most people take a vacation. I've never been so harassed by a property management in my life. I take care of the house. I am clean and respectful to the property. I am paying an over priced rent for an old house and all utilities. Yet they want to harass me about mowing and watering the front lawn. Even though I spend countless hours trimming trees and pulling weeds in the backyard. I was out of the country for 4 weeks in early spring. I was only back in the country for 4 days before they sent someone out to mow the tiny front yard and charged me $52!!!! There is only a small patch of weedy grass in the front! The owners have nothing better to do then drive past the house every month complaining about grass! After I mow the lawn then they complain that the grass is too brown! It was like this when I moved in!! California is in a drought which apparently having a green lawn is more important to these people. It makes me sick to my stomach. Keep in mind I pay the water bill which is high all summer because I water the large backyard twice a day. When Redding was hit with the snow storm in 2019 I had to cut most of trees myself. A friend had to come with a saw just so I could get out the front door. They didn't send someone out to remove the trees for over a month. I even had to call twice for this to happen. The large piles of branches were sitting in the front yard and they didn't seem to care about that. They charge a ridiculous fee each time if you want to pay online. They do not have autopay!! They told me I was approved. I brought in all the requested documents, along with the money order. I went through the entire process with Kim and as we're booking a date for me to get key for rental she tells me I'm not qualified. It was a total waste of time. They have 0 customer service and apparently get paid to not answer any questions in person and just refer you to the website ( which sucks btw) They only have 6 month lease "per policy" then it goes month to month so they can raise your rent or kick you out of they don't like you every month. Also won't rent to you if you have a "vicious breed of dog". Please.... I didn't know Vicious dog breeds were labeled by the AKC or any other reputable kennel club. As a property owner: They hosed us(Me, my wife and 2 kids) out of most our savings!!! They didn't maintain the property, scammed us of our savings and then when got caught, decided to cancel/terminate the contract. Basically, when they got the money they wanted out of us, they moved on and dropped us. Their communication sucks! And when I voiced my thoughts about the quality of service, they act like nothing happened without even responding to our concerns. They let the tenants ransack and ruin the house with out any actions to get money back. If you choose them. My word of caution is don't trust any of their suggestions. Trust them like you would a book-keeper with a horrible gambling addition that likely will use and abuse your money. read more

I just had to file an official complaint with the California Department of Fair Employment and Housing (1 800 884-1684) against this company for lying about their reasons for denying my application. They claimed that my employment and income could not be verified despite me sending in proof, tax statements, pay stubs, and phone numbers. They also claimed that my local employment could not be verified, in which I was told was not required with a transferable job. They additionally claimed that my 10-year rental history at one residence could not be verified despite me providing documentation and them speaking with my landlord. Further, they claimed my credit history could not be verified despite me paying for it and them keeping the money. They're also refusing to take my phone calls. For those reasons, I am additionally filing a complaint with the State Attorney General (1 916 445-9555) and Governor Gavin Newsome. Having received the state ID's of everyone in the household, they could plainly see that I'm African American. And from the documentation I provided, they could plainly see that my husband is disabled. Tuscan Sun Property Management sought fit to deny my application based on reasons that are untrue. I have therefore no other reason than to suspect discrimination. If you experience the same, take the same steps I'm taking. It's the only way to stop housing discrimination in California! read more

They don't even manage the property well, the rules were never followed and as a nice cap to moving away from my horrible neighbors they charged me $450 to clean a perfectly clean apartment. I wish I could give 0 stars!!!! after discussing my issues with the the management company they politely spit in my face, letting me know that it didn't look like I even attempted to clean the apartment before i moved out. I have rental home they handle for us. Their service is superb. They handle everything, and have a solid list of vendors for any service your property may need. They are terrific at screening. Tuscan Sun is overall a good company. Just the fact that they try to help people that don't have great credit says a lot. Whenever something breaks they are there to fix it ASAP. Most of the staff is friendly and accommodating. We have rented from them for 3-4 years now and I'm happy. read more

On a scale of swanky to janky they are stanky! Whatever money you think you're saving they will take out of your deposit at the end. I would have no complaints, but...., after honoring all of my contractual agreements, they helped themselves to my deposit. After I personally paid someone to clean out the house, and did my own walk through, they paid someone 25/hr to dust for 6 1/2 hrs and 35/hr to twist in light bulbs. Actually...I paid it. Good thing I used their carpet cleaning option, or I probably would have paid twice for that too. Did I mention we are a family of six and have 4 small mouths to feed. What I thought was a family friendly property management, based on the warm pictures viewed from website, is in fact not. RUDE! I rented with them for forever. The negative reviews are real. The women in this office are harsh in tone anytime you call about a problem. They become aggressive and demeaning. I had multiple conversations with Michelle about issues where no matter how kind I was she ran over me and talked down to me. Her staff seem to mimic her. And no I'm not sensitive. It's like I was dealing with a high school bully. Anytime something was challenged about a problem, no matter who I talked to in this office, they immediately became aggressive and treated me like an idiot and an inconvenience. It's like they have ZERO training at working with customer service. I feel like leaving my living situation and not having to deal with this company is like breaking up with an abusive significant other. This was the second time I had rented a property from Tuscan sun. The first time was so great when time came for me to rent another home for my boys and I, I went to them looking to rent they were very good about let me know about new places that were in my budget and up to my standards. The place I landed on was perfect for my needs for the time line I had. The staff were very helpful and quick to handle any repairs that need to be done. Something that really stood out to me was the fact that both times I moved out I got 100% of my deposit back and didn't have any issues with get my deposit back within a week of moving out. If you have rented in Redding from a property manager your know that this is never the case other company plan on using your deposit to make upgrade and have no intention in giving it back. read more

PROPERTY OWNERS BEWARE!!! I will not rent your property if it is managed by Tuscan sun and this is the reason why. I work for a company that has me on assignments around the globe so coming home is not an option when I am a week away from a road. I received a 3 day notice for rent payment from Tuscan Sun; however I have the rent automatically deducted and mailed from my account they just forgot to cash the check. Now mistakes happen and aside from making me look like a delinquent renter to my kind neighbors who let me know about the notice (not Tuscan Sun) while I was on the road working I am an understanding person. Why I wouldn't rent from Tuscan Sun again is this: Customer service. This company represents you and for them to not even call an upstanding, never late on rent tenant that takes care of the property and has no complaints against him/her is unacceptable. This company does not appear to have the interest of the renter in mind. I, as an honest consumer I demand more. I would think twice before using Tuscan Sun because anyone who values the money they spend and their honest reputation would be a great renter and would NEVER use this company. read more

DO NOT USE THIS PROPERTY MANAGEMENT COMPANY!!! First off they don't even deserve 1 star. They are the worst property management in Redding. My wife and I were moving out of our apartment and she went into Tuscan Sun and was told the only thing that we would get charged for is cleaning the carpet. She then gave my wife a list of things to clean and never once mentioned anything about paying some Rogers Cleaning Services (they are a rip off) to polish everything in the house. My wife spent over 10 hours cleaning everything on the list. Everything was spotless when we left. 2 weeks later we get our deposit back and they took $250 out of it to pay Rogers Cleaning Supply to clean everything we already cleaned again. We scrubbed every square inch of everything on that list before we moved. This review is just like all the rest of them. In 3 years we were never late once to pay them. Once again they gave one of their customers horrible customer service and I hope this review helps people not use this company again. read more

I called about a house I was interested in looking at and I wanted to schedule a walk through. I was told (by a rude lady) they don't do that, and if I wanted to see the house I would have to pay them a deposit of 20$ to pick up a key before 3pm and return it by 4pm.. How is this accommodating for anyone who has a job? They aren't open on weekends either. Also, my husband called them to talk about the house and he was told don't even bother to look at it if you don't have good credit, or late payments like doctors bills and such. I have a feeling there homes will stay empty for a very long time! read more

I am looking for an apartment and 5 minutes after the rental app on my phone notified me of an available property I called Tuscan Sun and spoke with a lady about the apartment, she stated it was available and I immediately left work to drive across town to apply for the property. When I arrived 20 minutes later a different lady informed me that the property had been rented about 2 hours prior to my arrival. When I explained that I'd literally just spoken to someone on the phone that said it was available and I'd told her I'd be over immediately to apply for the apartment, the current lady standing in front of me just smirked and said she didn't know what to tell me. No apology, no explaination, just an indifferent attitude. Now that I'm here on Yelp, I see they've got 2 out of 5 stars reviews and I'm both glad I won't be dealing with these clowns in the future and pissed off I wasted my time with them in the first place. read more

I wish I could give them something lower than a one star, they don't even deserve to get one star! No one should ever have to go through what I did with this company! They do not care for their tenants, and the ladies in the office are so rude! All they care for is how little they have to do and how much money they can swindle from you at the end of the day. My husband works from home and he was sitting near the front window and heard something hit the window, and when he looked out the window, the landscape people were weed whacking right in front of our house and a rock hit our window. My husband immediately called Tuscan Sun and reported what happened and that we were in no way involved with the hole that was now in our front window. Tuscan Sun assured us that we would not be charged, and they would figure out what to do. We heard nothing from them after that and when we moved out, we still had the hole and were charged with fixing it! We did not have any pets, and I am allergic to most everything, so I kept our place so clean. And they charged us for 17 hours of cleaning for the townhouse! How do you even clean a place for 17 hours?!?! I am appalled by how much they took out of our security deposit! If you do make the unfortunate life choice and rent from them, I suggest that you hold them accountable for everything that they do for you and the apartment. Do a thorough walk through and document everything, and then insist that you do the final walk through with them at the end! read more

The application process went really fast and the place was clean when I moved in. I paid my rent on time and when I needed repairs done the maintenance guys were very nice to deal with. Do not rent from this company. Unfortunately this review is being written with the sole reason for the 1 star(wish it could be 0 stars) being Nicole, the renal company's "maintenance manager". She is absolutely awful to deal with. Not sympathetic to any issues you may be experiencing with a problem at your residence. She can't even be bothered to get up from her desk to come and talk to you like a human being. No instead she sits there shouting across the room belittling you and your issue. For the few years I have been renting from them I have had many issues with the apartment I reside in. Some have taken her months to get around to having fixed, and there's no communication during that time. She is impossible to get on the phone and if you happen to catch her on the phone she is short and clipped with her answers. So you're left with your broken problem, not knowing when or if it's ever going to be fixed. That's not ok, it's not that hard to make a phone call and keep your tenant informed on the progress of the issue being taken care of. That is the SOLE responsibility of a landlord, you make sure your tenants are taken care of. Seeings how your tenant pays you a ridiculous amount of money, it's not that hard to be a decent human being and do your job. You make sure that their residence isn't falling apart from issues that the tenant couldn't of possibly made. You fix things that are broken in an appropriate amount of time. Not weeks or months. She should not be in charge of maintenance for many reasons, top reason being that she drags her feet to get any issue sorted. She talks to you like you are an inconvenience, some ridiculous child who just needs things explained to you in slow drawn out words. It's hurtful and degrading and absolutely unacceptable for dealing with an industry that is suppose to make you feel safe in your home. When this is the type of person you have leading your department of maintenance that deals with all sorts of issues that result in handling rentals, it is very clear that unfortunately this company does not have your best interest at heart. After reading other reviews that I wish I had seen before I moved in, I'm absolutely worried about getting my deposit back. Guess I'll update my review on that issue others have pointed out, when I move out soon. read more

I found this company not be diligent in follow through in terms of finding renters. I was not allowed to give the final ok prior to renters signing the agreement. I was told of inital concerns but those were dismissed. They should have paid attention to those red flags. Also, the company did not support the property owner, they favored the renter significantly. It was more expensive and anxiety provoking to have them manage the property then doing it myself. My fiancé and I were showed a property by Michelle of Tuscan Sun property management. We liked the house and decided to submit applications. We explained to Michelle that we are relocating cross country and need to move quickly, so she suggested we go down to the office to submit all the necessary paperwork. When we arrived at the office with pay stubs, rental references, etc in hand , we let the man at the front desk know we wanted to submit an application and needed to fill it out on site so we could get the ball rolling. The secretary interrupted us and said that they couldn't accommodate us (even though there was an empty couch with a coffee table open) and we could not fill out our applications in office because of all of the foot traffic. The office was virtually empty, aside from 2 employees and my fiancé and I. Customer service is key in any business, and Tuscan Sun clearly lacks that key component. We will not be renting from this property management company simply on the grounds of a negative first impression. If you treat someone like that when you're first meeting them, imagine how they'll treat you when your A/C goes out, or a pipe starts leaking. No thanks, Tuscan Sun! read more
