I wasn't very impressed with this company. They are slow with maintenance requests. Our dishwasher was broken and we needed a new one. They sent out three different repair companies and did the VERY minimum to try and fix it instead of replacing the whole unit. In the end, we just washed our dishes by hand because the washer never worked right. We had to put maintenance requests in to get our lawn mowed over and over and over again, they said our rent included lawn care but we ended up getting our own gardener for 100 bucks a month to come take care of it. The last and most important thing- they tried to nickel and dime us for our deposit when we moved out saying that we installed things and left holes in the wall that were already there when we moved in. I spent 6 ours cleaning the unit and they tried to charge us a cleaning fee as well as a carpet cleaning fee but the carpets had not been cleaned for us upon move in so why would I be expected to clean them upon moving out? Would not recommend getting caught up with them because it'll be a headache for you! read more

Years ago I rented from Pine Property. My ex came on here with a bad review, so I am here to fix that because it wasn't MY review. Anyways, I rented an apt through them with a month to month contract. I was a kid (in my opinion) and thought I could just leave since it was month to month and I paid my lasts month rent. Thats what I did. I've now learned how renting really works. But guess what? 5 yrs later, Linda has now accepted me as a renter again! She is very kind and sweet. She doesn't take things too personal and was willing to give me another chance. All these people saying negative things must have not been following rules etc. Property management is not easy and they are very busy. When I was in there this 2nd time around putting my deposit down, they were getting calls back to back so they've got their hands full and I bet they are doing what they can to the best of their ability/time frame. I'll let you know that in my previous rental with them, they changed my entire kitchen and bathroom floors with one request from me. So, they get things done! Our toilet clogged in the middle of the night and someone fixed it the next morning. They kept up on pest control weekly too. Like I said, busy job and they do things in a timely fashion. They are human too, so if it takes a little longer, give them a break. We aren't robots Some people on here are complaining about tenants being druggies/drunks/racists etc. The property management can not control that and its not their problem. If you don't want to live near someone, ask for a different rental through them. Simple! Her front desk leasing agent is very thorough and kind. Don't hesitate trying them out. I 100% DO NOT recommend renting or buying from this property management. Yesterday ON MY LUNCH BREAK I was scheduled for a showing on Kenyon Dr. The pictures online didn't match what I seen. The house needed work in almost every way. (Floorboards, appliances, doors, floor etc). The only thing in good condition was the paint. Today ON MY LUNCH BREAK I was scheduled to see a unit on conifer. First thing I'm told is that the unit might not even be available due to someone on hud they approved. Therefore I offer to place a deposit tomorrow (there was none placed). The old man then tells me that I can't afford this unit. $950 and I make almost triple that but not quite. Two days in a row this place wasted my time. I called the office to complain and she told me "sorry we wasted your time" and hung up. Pine Property has consistently shown an undeniable and unbelievable lack of caring and general decency towards us. We rented a house from them, from which they then took 90% of our deposit to proceed to destroy a beautiful landscape and backyard garden planted and curated by the actual homeowners and us, the renters. In the garden were lovely annual flowers, two kinds of potatoes, four kinds of tomatoes, rosemary, cilantro, strawberries, mint, onions, and artichokes. They proceeded to destroy these edible and beautiful plants and charge us for it. Upon moving out of the house to a smaller townhouse, our deposit was held for over a month, and then used for questionable and unneeded "work" on the house. SOME parts of the deposit were warranted for use for some scuffs in paint and carpet cleaning (usual things), but destroying the actual homeowners garden, which we tended to for months, is unbelievable. The landscaping company Linda (the manager) hired to complete this work wasn't even payed for the work even when they invoiced the property company, and then asked ME to cover the cost. I naturally refused. I still don't know if they have been payed. In the new townhouse, the condition was fair at best. There was no sign of roaches upon initial walkthrough and inspection, but upon moving in, the infestation became readily apparent. When asked to remedy this problem, Pine Property sent over a gentleman from Shelby's Pest Control, who legitimately wants to help. I have been corresponding with him in the effort to spray and/or bug bomb the entire building to nip the problem in the bud, but Pine consistently shows no desire to have this happen, and no motivation to fix the issue. I have called, written letters, and spoken to Linda in person in the office (who even took my rent money and INSISTED that the problem would be solved asap), and STILL there has not been a single effort to move this forward. These people are incompetent and don't give a flying, raging care in the world about anyone but themselves and their nepotism. Avoid at all costs. read more

I wouldn't even give this company a rating but its the only way to write a review. I don't know how this place is still in business. Jerry and Linda painted a beautiful picture when they were interviewing to manage my property. Everything they said was a lie. All they really did was take my money and hired piss poor service people to work on my place. I told Linda 4 times NO PETS, because I had just redone the entire house and wanted to keep it nice. They rented to people with 2 dogs and 1 cat. They lied to the tenants and to me. Don't be conned by these two idiots, and their cast of clowns. This is the exact email I received form Jessica Leventon. She states she had been trying to contact the tenants with no response. The truth is she knew they were not going to pay the last month rent, and I know because i went to the property and talked to the tenants. Hi Daniel, I wanted to email and let you know I have been trying to get in contact with the current tenants as they have not paid rent this month. They are not returning my calls. The last that we had heard from them they will be out by the 31st, and they had said they would be paid in full for July's rent on the 14th. We do have a $1500 security deposit on them in case they do not pay, but we cannot get the rent money out of that until they move out. I'm sorry for any inconvenience this may have caused. I rented from them years ago and the staff was so rude, and treated their tenants like crap, took pretty much my entire deposit for crap they say wasnt cleaned like the freakin dust in the tracks in the windows, and I told myself I would never rent from them again. Well, I was with Tuscan Sun Property Management and Pine Property ended up taking over and guess what happened again....they took almost the entire thing! I am so pissed at this place. Our place wasnt even ready for us to move in as it was, then they go and pull this. And the pictures are pathetic, especially when in some you cant even see what the hell they are charging you for! These people are just shady I told them when I moved out that the carpet in my unit was improperly installed they had seemed the carpet in door ways the unit had not been turned over to them in seven years the lady at the front desk said that is fine you will not be charged they have to replace the carpet anyway then I get a bill from them asking for almost 500 dollars and they say the carpet had five years of life left. I have worked flooring jobs before and that carpet and pad they had in there had a max life of five years the fact that it came up and unraveled when I was cleaning the carpets was proof that it was done there was no way that carpet would have lasted another five years for a grand total of twelve this company should be out of business if you are looking to rent go somewhere else if you have a property that you want someone to manage do not use them these people are a bad joke and will steal from you the fact that they are still in business means they have an excellent legal team I suggest you contact them if you need a lawyer but DO NOT RENT FROM THESE PEOPLE!!!!! These people are unprofessional, impulsive, assuming, prejudice, and untrustworthy. If you rent from them, you WILL get screwed. 3 weeks into getting an apartment with 3 other room mates, we're at the doorstep of a neighbor's apartment chatting, being friendly neighbors, and one of THEIR room mates (whom we haven't even met yet) lights off a couple fire crackers in a bush next to us to try and scare us. Now, even though we're all pushing 30, we all look like young white college kids. You could easily stereotype us, as many in this situation did, to say that we look like dumb kids that want to play pranks and light off fire crackers at night. So a few minutes later, we walk home, nobody comes and talks to us, nobody complains. 3 days later, taped on our door is a notice of termination of tenancy. We call the office, and they're terminating us for a noise violation, from the fire crackers. Naturally we tell them what happened, that it wasn't us, but it happened TO us... they say they have a couple "witnesses" (various neighbors in the culdesac) who said WE lit off the fire crackers. We laughed. I could see how it would APPEAR like we were the ones that did it... but nobody really sees something like this happen, you HEAR it, and THEN you look out the window... and naturally when you see a few young-looking white guys walking home from where fire crackers were just lit off... THE DETECTIVE WORK IS UNDENIABLE! Must have been us. (That's called stereotyping and being prejudice by the way) So anyways, the Pine lady doesn't even care if it was us or not, SHE SAID THAT! I said, so you're telling me that it doesn't matter if it was us or not, she said no it doesn't... and I said even if I get the guys who actually lit them off to come and tell it to your face that they did it and not us, it doesn't matter?! No. It didn't matter, she wanted us gone. Baffled! Speechless! I'm just glad she's not a judge, throwing victims of crimes into jail. I know it's not legal for them to throw us out, and we could fight it, and we had numerous family members and friends tell us to fight them and hold them responsible, but I by NO MEANS WHATSOEVER want to be renting from these people. I just want to get the hell out of here asap and never have to deal with them again. She even had the audacity to say that she has a house at a different location that we could rent from! WHAT?? This lady is out of her mind. So wait, you would kick us out, for something we didn't do, without warning, and rent us a new place? Thanks for your "courtesy" lady, but you can shove it up your ass. I didn't say that, but I should have. On the way out the door she said to me, with that sarcastic-condecending-aww-poor-you look on her face, "don't worry, It's not that bad" ...the only thing that got me out the door without saying anything was self-control. I find out later as I'm posting this whole story to facebook to let people know that I have to find a new place to live, all these other people are like "YEA! They screwed us too!" ..."Pine Management! I rented from them last year and they tried to keep my whole deposit for no reasons!" All these people, telling us their nightmare stories with this ridiculous company. THEN, in looking for a new place to live, we see people posting on craigslist "DON'T RENT FROM PINE MANAGEMENT!" I can't believe these people are still in business. We're not out yet, but I have a feeling when that when we leave, they'll try to find every tiny reason to squeeze out as much of our deposit money as possible. It's BRILLIANT actually. 1) Get someone to hand you $1,100 dollars. 2) Find any reason at all to kick them out regardless if it's their fault or not. 3) Find any reason possible to keep as much deposit money as possible. 4) Hire big lawyers (that tenants can't afford) to intimidate them. 5) Laugh all the way to the bank. Pine charges excessive cleaning costs upon leaving. They also do not tell you that they use a black light to look for urine stains and will charge hundreds of dollars if they find any. We had no pets in our apartment but they claimed we had several spots and because we didn't know of this process before we moved in or when moving out we got screwed. This was after paying to have carpets professionally cleaned per lease. Make sure you do a Thorough walk through and take photos. I have always gotten my full deposit back before and they took out hundreds of dollars for minor cleaning and the supposed stain spots that you can only see under a black light. It's no surprise that Pine Property Management has the lowest ratings of any property management company in all of Shasta County. Beware of any newly created 5-star reviews. Mark my words: If you rent from them, you WILL get screwed over on your security deposit. If you rent from them, plan on setting aside several hundred dollars to pay for undisclosed fees. We moved into a newly remodeled unit and stayed there for 11 months. My wife and I deep-cleaned the apartment (including having the carpets professionally cleaned) before moving out. A few weeks later we got a letter in the mail that said "estimated: janitorial $175" that was deducted from our security deposit. They included no supporting documentation for the cleaning charge. A day after we received this letter, we filed a complaint because the $175 cleaning fee was totally unwarranted. Pine Property sent another letter stating that they're keeping the $175 and sent pictures of our apartment and an invoice from the cleaner. Guess what was on the pictures? Ceiling fan dust. Tiny holes in the wall where we hung pictures. A piece of tape on the floor. A ninja blender and cookbook that we accidentally left in a cabinet above the fridge (these were wedding gifts and they stole both items). Other pictures included indiscernable instances of uncleanliness (such as a picture of the bathroom mirror in the dark). The only thing we didn't finish cleaning was the stove. We set the stove on "self-clean" mode and we couldn't get the oven door to unlock. They sent us a picture of grime on the inside of the door of that just needed to be wiped off. Immediately after receiving the pictures of our apartment I laughed. I understood why they never sent them in the first place. I emailed the cleaner ("reddingblnde@yahoo.com") if they had a contracted rate with Pine Property Management for charging $175 to clean our apartment and also inquired about the things we'd left behind but I never got a response. Smith's Cleaning service invoiced for exactly seven hours of work and charged exactly $175 to the clean the apartment for the last tenant too (Pine Property included the last renter's invoice with ours). Under California law its illegal to use a renter's deposit for routine cleaning services. Any cleaning charges (to be incurred by the renter) must be on an as-needed basis to make the apartment as clean as it was when the renter first moved in. Not only that, but ANY cleaning charges to be incurred by the renter must also be "reasonably necessary." What do you get when you have two unethical businesses working together with absolutely no oversight? This. Pine Property uses the renter's deposit to pay for professional cleaning services because then they don't have to pay for any wear-and-tear charges (such as covering up holes in the wall.) Smith's Cleaning services benefits by having a guaranteed $175 for every apartment Pine Property has them clean no matter how much cleaning (if at all) is necessary. It's not hard to see their incentives. The last apartment we rented from (Parkside apartments in Oregon) we got every cent of our deposit back, they praised us for how well we cleaned the apartment before moving out, AND they offered to be a reference for us. I would not rent from Pine again. Before renting from them, I read some pretty bad reviews about Pine taking unnecessary money out of deposits, but I figured the people were probably just poor tenants. Then I experienced the same thing firsthand. My roommate and I were only in our apartment for 6 months. We left it in great condition, yet somehow a huge chunk of money was taken out of our deposit. They charged us over $300 to clean our carpets and claimed there was urine found, even though we never had a pet or a child in the home. We cleaned the apartment ourselves, yet they charged us again for cleaning. When I reached out to resolve these dishonest charges, I was only contacted back one time, and my last three emails have been ignored. Pine Property Management is dishonest and will steal your money, regardless of how great of a tenant you are. I highly recommend renting from someone else. read more
