Maybe not this company's fault, but I let my HOA Silverview Terrace, Invoice 25248) know that my chimney was leaking, so they had ARS come take a look because they're contracted to do the association's roofs. I didn't realize that chimney repairs weren't covered under the HOA, so when the ARS employees came and noticed an exposed opening at the top of the room, they repaired it with some stucco, which was about 2-3 hrs of work. My HOA then told me I was billed for around $1,000. I was shocked that the small exposed area costed so much, and it was also then that our HOA manager told us it was our responsibility to pay. Had I known this before, I would have tried to repair it with contractors elsewhere. I'm not saying they did a bad job, I just had no idea a roughly 1ftx1ft area of repair was going to be $1,000, and that we had to cover it. It was my ignorance as the HOA manager then pulled up the HOA handbook to say that only roofing , and not chimney repairs, were covered. I felt pretty stupid, but I figured (again my ignorance) that if my HOA elected to assist in scheduling ARS to come take a look, that it would at least be partially paid for. I tried to at least ask my HOA manager to reach out to ARS to get an itemized bill to detail what exactly costed $1,000 for the few hrs of work, and they agreed, but I never heard back from them. Next thing I know, I see the $1,000 cost added to my monthly HOA fees, with a $20 late fee added on top of it. Like I said, at the end of the day it was probably my fault, and I will make sure what the HOA covers next time. I just wish my HOA manager actually followed through on my request before simply adding the bill to my monthly fees. They said they would be talking to ARS the day they agreed too. I assume they probably thought I was being unreasonable. I'm honestly not the kind of person to complain or write these kinds of reviews, but I guess I'll just be more aware next time. It's better to not authorize people to work on your house when it is through the HOA. The fees increase almost every year, but people in HOAs just have to realize the policies and not necessarily believe the HOA is looking out for your best interest financially. I'm so impressed with this company. They are fast and responding, I felt we got an incredibly fair price and the quality of their work is excellent. We had them re-roof our house 11 years ago and have never once had a problem with their work or the materials. We have called them subsequently for issues with an outbuilding and they've come out quickly dealt with the problem and the cost of the repairs was reasonable. One time they came out they didn't even charge us. The staff both on the phone and in person are polite and helpful. We hadn't had our roof checked recently, so it was time to do it. The two men who came worked for two hours and the price was still the same as the price quoted. We thought we had a detached gutter, but in fact we had a plugged up drain. When it rained it didn't much of a storm to fill the drain up. The gutter wasn't detached, the water from our roof was the drain overflowing. ARS then recommended a plumber we could trust to unplug the clogged drain. (It was clogged with the roots of a bush growing near it.) We definitely recommend this company! read more

ARS replaced our 30-year-old roof. The quote and estimate process was clear and detailed and thorough. When the start date arrived, the entire team was cheerful and communcative and ernest. The foreman made sure the roof was watertight every night and they cleaned up the entire workspace around our house every night. They paid great attention to detail with the dianosis and replacement of areas of dry rot and areas that needed repair. The new roof is spectacular. We had a small portion of flat roof and they covered in a way that makes it look like a tank could roll over it. I LOVE this company! They are communicative, on time, and polite. Whenever I had a question, they cared enough to take time to give me an answer, but a helpful explanation, too. The office staff are so fun and have just the best attitude when you call. Such a joy to work with. They even did all the co-ordinating with the solar company so that the solar installation was going to be water tight. I didn't have to do anything other than relax and go about my life. And they were on top of everything! Whenever there was a problem or concern, I got a call back within just a couple of hours. I have recommended them to several people since they did my roof and my neighbors have used them too. ARS roofing removed our aging composition roof and replaced it with a GAF warrantied composition roof in three days. Letitia, Bret and the crew from ARS are professional and courteous people and performed well. I have been in the construction field, retired architect, for over 40 years and I know the difference between good and great work. They did great work. Straight and true, no skipped steps with a minimal amount of disruption to our daily life. The existing plywood sheathing had a few dry-rot spots and ARS replaced the plywood economically and did not allow the extra work to delay the job. In addition Bret had the crew removed and re-installed one the existing fascia gutters that was deforming the old composition roof - gratis. Unfortunately, my roof started leaking again 11 days after the repair, which I paid almost $900 for. When I called them to honor their warranty their work, since it had been less than two weeks, they refused and said I would have to pay $5k more since my repair was an emergency repair only. This is despite their warranty stating I would be entitled to a complimentary call for service within one year if my roof was deemed to be in fair or good condition. I'm really disappointed that repair was not done professionally or thoroughly the first time, that the company would not honor their warranty, and that they had the nerve to try and quote me $5k to repair it correctly once and for all. read more

My first time getting a roof replaced! It's an expensive and stressful proposition, but ARS made it a lot less stressful, at least. They reached out by phone and email on a regular basis, making sure I stayed informed on the timeline for the job (this was during the rainy season, so there was a long wait before they could start working, and they were very transparent and communicative the entire time). The workers did an extremely quick and efficient job (and were very friendly, to boot) and I haven't had any problems with the roof since (although it hasn't been that long yet, to be fair). I was in need of a roof replacement at my commercial property, so I contacted another local roofer who's done repairs on our property 4 years ago. The bid seemed extremely high, so I decided to shop elsewhere, and I am glad I did. Letitia (owner) was extremely empathizing to our situation. We were in desperate need of getting the roof replaced as our tenants were moving closer to getting their business opened. My wife and I used ARS for our re-roof and our experience with this company was absolutely great. We unfortunately signed our contracts a bit late in the year, so we weren't able to get the job done until well into the rainy season, but what helped SOOO much was that because we were in contract, we were able to use ARS Roofing's Emergency Service at no charge. It definitely saved us at least a couple of times!! When it came time for our job to get done, they were very professional, efficient, and even though we had a lot of "extra issues" (tons of dry rot, re-sheathing, etc.), they got the job done quickly and we now have an incredible roof with a 50 YEAR WARRANTY. I have hired ARS several times to do work on my roof. First, when I bought my house and needed some work done to get it up to code. I also had them install gutter guards. So, after some back and forth with Letitia, they came back and fixed all 3 issues I had: - Galvanized water collection point was painted black -Downspout had a proper end added, now it looks good and will empty into the drain point. -Gutter screens were installed on the main house, and to make it much better, they did this for me at no charge.
