Actually there should be a half star here. This is the absolute worse property management company out there. Stay far away from them they dont care about the tenants only the owners apparently and that is based off the one good review from an owner. The manager is absent, defensive and keeps quoting the laws.(That I have read get a new script). I did not get half the keys they said per my lease, he never got anyone out in a reasonable time. This company is very unprofessional and unethical. I would avoid them at all costs. The house was not clean when we moved in and we had to replace the toilet seats because they were unusable and filthy amoung many ither issues. I worked hard to leave the house in much better condition then when we moved in. They would not return phone calls or emails after move out and would not allow us to be present for the final inspection. I finally got a very small part of my deposit back after threatening legal action which I am still pursuing. Very upsetting and disappointing. read more

In the past I had some problems with this management company but recently they were amazing with renegotiating my renewal lease and have been more responsive to emails and haven't waited more than 3 days to respond. Damon is the only one I have communicated with and he's easy to email with. So thrilled that they have made this renegotiation so much smoother than other places have in the past. I rarely take the time to write positive review, but felt Arrow Property Management was deserving of one. When I had to move from Arizona to California during the low of the housing bust I had a couple choices: Short-sell my home and deal with the financial consequences, or rent the home out. I'd never done either, but researched a number Property Management companies, interviewed two, and decided to rent the property with Arrow as my Property Manager. I don't regret that choice one bit. They negotiated a 2 year lease with a good tenant, and handled everything for me. I told Damon (my broker) that I wouldn't have time to deal with issues, and true to his word he represented me and my property extremely well. He's always been extremely polite and informative - when the decision came to sell the home he wasn't the least bit resentful, and continued to educate me regarding the processes that needed to take place to ensure everything was done according to Arizona procedures. This was my first experience with a Property Manager, so I didn't know exactly what to expect. But it is safe to say that Arrow definitely exceeded my expectations. *Is customer service dead in our country?* Yes it is, or at least for this company is true. Their manager Damon is one of the most unprofessional and rude people I had to deal with. Every email that I received from him I sensed aggression, he thinks that he is a King and you are a peasant. He is always right, and you always wrong, no matter of the issue. If you are a tenant, stay away from this property firm, doesn't matter if you pay on time and don't cause any problems, every issue you'll have and will be seeking answers you'll be treated like 3rd class citizen. read more

We've been working with Damon for nearly three years now. He managed our first rental house and now is managing our second rental house. We were living out of state and were actually out of the country for nearly a year while he managed our first house. We did not have the easiest tenants to deal with, but Damon was on top of everything, providing advice when we needed it and quickly responding to problems/questions from both us and the tenant. Arrow is a poorly run company, even by slumlord standards. Customer service is non-existent. Expect responses to simple inquiries to be rude, verging on hostile. Arrow's idea of communication is somewhat bizarre. It's nearly impossible to talk to someone in person or on the phone. The owner hides behind his wife or his minions. You'll be unable to talk to him in person, but he has no problem sending his *wife* out to do his dirty work. I always figured this is because he's afraid of his tenants because of how poorly he treats them(he'll respond with, "it's the only way to keep a paper trail", I'm sure. Please.). I had a severe problem with the property I was renting. Despite multiple emails sent and a couple of years, it never was fixed before we moved out. That's the sort of professionalism you can expect, here. Do not expect Arrow to do anything other than the bare minimum as mandated by ARLTA. Do not do business with this man and his company. Do yourself a favor, and find a professional landlord run by a proper company. My current landlord is a large corporation and they're a dream to work with versus this Mickey Mouse operation. read more

Based on his conversation with tenants, I can safely assume that this particular individual has some serious issues that require professional attention. These people don't deserve a star. I moved to Az. 2019 Dec. to a house managed by arrow property mngt. The 1st problem i had was the water from the drain pipes connecting the two bathrooms was flowing in the walls and on the bath room floor. I send emails, it took 2 weeks and 2 different plummers to fix. Issue #2. The electrical system in the house is dangerously unsafe. When you turn on a light, it flickers. Send emails about it and got no response. The situation got worst as time went by. The lights in the kitchen, so call pantry, the dining room the bath room in the master bedroom, living room master bed room and car port. I lived in fear that there could be an electrical fire at any time. I asked for an Electrician to check the system, again no response. The celling tiles in the carport started falling off. The first one fell on my car during the night. I emailed and ask for someone to come out and assessed the damage, again no response. Piece by piece the tiles are falling off.3 tiles so far have fallen off. That house is very dangerous for anyone to live in. PLEASE PLEASE DO NOT GET TRAP BY THIS CO. ALL THEY CARE ABOUT IS COLLECTING RENT. If you are 3 or 4 days late they add on more to your rent and you get a eviction notice and a court date. They don't have the respect to show up in court so they send some stand in so you can't get any questions answered. SAVE YOURSELF THE STRESS AND AGGREGATION. The house had no fridge when i moved in: i rented one. I didn't see that in the contract. The stove was so old and out dated. The only large burner stopped working, one of the sml. burners couldn't be used, no knob for it. I send them emails asking them to fix it. A guy came out after a month, brought a replacement burner, wrong burner. The company stopped making parts for the stove. He tried to order a knob but couldn't find a # for it. That was the last time i heard about the stove. I emailed again and again about it but no response from them. I had to rent a stove so i can cook. The BBB need to take a very serious look into this CO. with Damon Williams at the helm. They don't care about the tenants and the issues they have with these un kept property. I applied for and was approved for a property and was told to send the earnest deposit via mail on Monday (MLK Day so there is NO mail service anyway), then email them notifying them that it was in the mail. I worked in the morning and intended to mail the check at lunch time (even though it would just sit in the mail box). They sent me an email at 9:21AM saying only this, "I have not heard from you. You are declined. We are moving forward with other applications. J--- S----, Leasing Agent" It's for the best for me, but please avoid them to prevent your own problems. read more

This company is by far the worst property management team I have ever experienced! From almost 10 years of renting at different locations, I have never felt so disrespected before. From delays in repairs, to threats, to non responsive agents in the year and a half I was at their property! I had the house broken into and it took them over 24 hours to contact me, after 4 phone calls and two e-mail later they reply back, they provided an excuse that I didn't contact them within their business hours, which was clearly a lie (I have a chain of e-mails for proof). Whenever there is a complaint Damon feels the need to reply rudely, unprofessional, and feels entitled. After a chain of e-mails Damon felt the need to cancel our contract, the day after someone tried to break into the home. We have never been late, never caused any issues and after one complaint Damon felt it was still appropriate to cancel the lease agreement. Didn't even get through the application process before realizing what a horrible company this was. We were told yesterday that no one had peeked interest in the property before us and that we would be first in line. Then the next day the property was already taken after I put in my application. They are the worst property management company I've ever seen. They don't do ANYTHING and take forever to reply unless you really put fire under their feet. Before they managed our property: both doors were tenanted and there was a security deposit. After they managed our property: both tenants gone within 4 months and the security deposit "was never sent to them." Mr Damon WIlliams was rude to me, quick to take offence, and threatened me when I suggested that he find a way to collect that security deposit because it was his job. My husband and I have two rental properties in Phoenix which have been managed by Damon since 2012. As a landlord who lives in Canada, I can't express adequately enough the peace of mind we have with Damon at the helm to manage our rentals, especially with HOA management companies that seem to need to prove their worth by sending out regular petty violation notices which have to be dealt with promptly. We've had many great tenants, but also the occasional bad one and my experience is that tenants who complain about the property manager don't like the rules that protect the landlord. We did have one tenant contact us to complain about Damon, the same tenant who let their dog use our carpet as a toilet and walls a chewing bone, causing over $6000 in damage. So it was pretty hard to take them seriously. When they moved out, as with all vacated rental houses, Damon made sure the property was safe, clean and rent ready for the next tenant, because he makes landlords follow the rules too. Would I recommend Damon to landlords and quality tenants? Yes, without a doubt. read more

Cheated me out of my entire deposit when I returned the property back in the same condition along with a bunch of ridiculous fees that they conjured up out of nowhere. I just want to state that anyone reading this needs to read all tenant reviews - every single one is a 1 star, they had a couple of home owners that hire them write a couple of good reviews to boost the stars, however please take the time to read all tenant reviews - before ever considering doing business with arrow property management....Here is their tagline on their own website "I work with all credit situations including foreclosures and bankruptcies. Make us an offer!" Here is where they are full of s..t - and the review that Lauren Y. gave is "spot on" - the lack of communication, or returning phone calls, or emails, starts immediately, heck we were just trying to inquire about a property, and it took literally 20 phone calls from myself and my wife, to get someone to call us back about a property they have listed, when they finally called back after 20 voice mails left over the course of a week, they had no clue about the house they listed, had no idea when the tenants were moving out, when it would be avail for us to view it, nothing, they could not give us 1 straight answer... 2 months later, we inquire again, this time after leaving only a few voice messages Jaime finally got back to me, Gave me the lock bock code? why? would a leasing agent give someone the lock box code (lazy) doesn't want to take the time to come show the property, if I was a bad guy, I could have done a heck of a lot of damage to the place - however that is another situation - OMG that place was filthy - wow, oh yeah there was no lock box, so I called her and she told me were they hide the key.. anyways, the house smelt like dogs and cats, had spent the last yr urinating all over the place, the carpet had a huge hole, from a dog digging up the carpet, the walls and bedroom doors were filthy and black and there was holes in the walls that looked like previous tenants had punched in 3 out of the 4 bedrooms, the refrig had knuckle marks punched in - the holes in the walls, had to have been fixed by the previous tenant, and not a professional, you could still see that they were holes, and not even painted, then to top that off black surface mold in one of the bathrooms, and ooooooo lets talk about the outside of the house, engulfed in spiderwebs, black-widows, actually crawling on the window screens, visible scorpions, caught in spiderwebs and still alive, not just 1 or 2 but several all over the house, neighbors noticed us and came out to talk to us, we spent 2 hours there talking with them, extremely nice neighbors, but they informed us all about the previous tenants and the major issues they had with Arrow Prop Management - and yelp, same thing happen to them that happen to the co-worker Lauren Y. was talking about, but in addition, the whole time the rented which was for several years they could not get the property management to ever return their calls, or fix anything, at all ever.... I wanted to start off by saying I am 7 year Navy Veteran with an extensive renting history due to the traveling life style we live being in the miltiary. I have great renting history with zero unpaid fees and zero complaints as a tenant. I rented a house in the Gilbert area from February 2012 through September 2012 and Arrow Property Management has been the property mangagement in charge of the household. At first we had no issues with the first lady we were assigned to as she answered her phone calls to answer our normal tenant issues we would occur or at least call back within the same day if she did miss our call. Our account got transferred over to the OWNER of the company Damon Williams and everything changed. There was no longer telephone calls being answered. You will call with no answer, leave a telephone message and get an email reply back from Damon a day later. if he did not answer all your questins or you had a few more after his replies, you email him back and another day goes by before getting another resopnse. This seems like a small issue but it drags out what could be talked and taken care of in one day to several days to a week. We came to a point of time for personal reasons we were breaking our lease about four to five months early. There was no argument on our part with intentions to pay the amount owed in full. Calling Damon Williams plenty of time with no answer but yet again, emails in response. Damon WIlliams explained the process needed to be done to break the lease but still having further questions and more detailed information I asked a few questions of my own. Damon WIlliams went on to say there were "no negotiations" for what we owed or how we would have to pay it. I emailed back explaining nobody was trying to negotiate but we were trying to get more detailed information. Within this time emails became a little heated on both ends. Damon responsed back by saying "he should have written it in crayon for me to better understand it". I as well was heated to the point of attacking how he has managed our account with never answering his phone and always dragging out what could be done in a few minutes rather than taking a week. Within a few emails he went on to greet me with "hey genius", as well as making comments towards my personal life saying he could figure why I was breaking the lease and how he felt sorry for my girlfriend. I have saved all emails that were sent and received to him, if anyone is interested in seeing them before deciding to hire this company I will be more than willing to forward them your way. It is sad to think this man will reveive any business from people that are expecting a property management that should be working with the tenants with their needs and not bashing them in the most unprofessional manor I have ever experienced in any type of industry. In a world full of property mangament companies, this is the last one I would ever wish upon my greatest enemy to run their propery. I have been leasing a condo through Arrow Property Management for the last 3 years. My experience is that they do the least possible work in the cheapest possible way. They are not accommodating to even the smallest customer request. Arizona tenant laws are terrible and Arrow takes full advantage. I can't make any formal complaints about their service because they do what has to be done, but as I stated previously, they do the littlest amount in the cheapest way to get tenants off their back rather than providing good customer service. Perhaps Damon is lovely to work with if you own the property, but he is AWFUL if you are the tenant. The house we were living in looking nice in the daytime, but everything went to pot when night fell. This, of course, was not his fault, but it IS his fault that he took forever to respond to issues and always acted like we were squatters instead of paying tenants. When the air conditioner went out in the middle of summer, he told us it didn't count as an emergency (120 degree heat, I was pregnant, and have a small child). After we left, after giving him more than a month's notice, he told us that we hadn't paid rent and were going to be sued. I told him we had left, but he forced me to pay an extra month's rent (when I wasn't THERE). The house was vandalized during that time, and we were forced to pay for the missing fridge and stove as well as paint. Even if this drama had not occurred, he was rude and condescending, even when dealing with small matters. read more

I couldn't agree more, as our story as is many others who have written complaints with arrow property management and Damon Williams going back to when Mr Damon Williams was with other companies,. They are rude, they don't respond, and they certainly do not like it when you move out. we could not get them to take our keys in person and therefore were charged with 400 to replace garage door remotes that were left in kitchen as we were instructed. Be present for the walk Thur, you by law have the right and don't let them screw you like they did us and many others by charging us for damages that were not even there or that we noted in our move in check list. and it wasn't just us, there are many others who ran into the same problem with them. WORST EXPERIENCE RENTING EVER!!! They wont take care of things needed to be fixed in timely matter and when you call be 0prepared to get rude responses if you get any at all. And don't plan on getting your deposit back or a returned response to moving out. As a landlord who hired Arrow Property Management, I had a great experience. My advice if you are interested in using a property management company to manage your property is to do your research, and ask for references! When I hired Arrow PM back in 2011, I did just that, and asked for references and the owner had no problem providing me a list. He was very open and honest about how he does business. And when I contacted the references, I got at least 5 referrals from satisfied clients who owned properties and had hired Arrow PM years prior. They were nothing but pleased with their service. When I hired them, they explained all of their policies and services clearly, including the possibility of legal problems that can arise for landlords, and assured us that they would be there every step of the way for any problems we may have. They found us very reliable tenants though and it didn't take long. We just didn't have any problems with communication as stated in the reviews below. They do communicate both by email and phone. I believe they have nothing but good practices. I suggest that you give them a call, talk to them openly, and decide for yourself. read more

My husband and I currently reside in Atlanta, Ga. We are moving to Phoenix in a few weeks. We found what we thought to be a lovely home on Arrow Property Management's website, and put in an application. We were going to do everything by mail (we were seconds away from putting the cashier's check security deposit in the mail) when my husband decided to fly over last minute to check it out. Arrow gave him the lock box code and he was able to go visit the house by himself. As soon as he walked in, he was HORRIFIED with the condition of the house. Holes in the walls, ceiling fans ripped out of the ceiling, much needed paint job, terrible flooring... it looked NOTHING like the pictures that were online. The rep at Arrow said they had not visited the property since the last tenant left, which was a few months prior. My husband asked if they were going to do the repairs needed, and the rep said yes, however, we probably wouldn't be satisfied with the work that they would do to it. Can you believe it? OMG. And the lease that we almost turned in says that no requests for repairs can be made at the time of move in. We didn't think anything of it till now! And they refuse to give us back our application fee of $50. How can they have such deceptive pictures on their site? What horrible people! Absolute worst management company I have ever dealt with. The reviews on this thread paint a pretty clear picture of the type of people this company employs and they should be avoided at all cost. I rented with Arrow for 2 years so I will start from the beginning. First when we tried to view the house we wanted to rent we were told (like many others) to just go look at it ourselves. The person who answered our call acted as if we were inconveniencing her day and wanted no part in showing us the home. Not a huge deal but, it should have been a good warning sign. When we decided we liked the house we filled out the application, we were approved very quickly, and we were charged a re-decorating fee for someone to clean the house when we moved in. We noticed that the previous tenant had left behind a grill and other items and we specifically stated that we would like the items removed before we moved in. Well, on our move in date the grill and other items were still there and it seems that our $250 cleaning fee was spent elsewhere because the house was DISGUSTING. We found long thick black hair on the carpet and in the drawers in the bathroom, the toilets all had mold rings in them, and the kitchen looked as bad as the day we viewed the house. Next, we looked for the keys that our lease stated we were to be provided with and we discovered that there was only a garage door opener and spare house key, no pool key, and no mail keys. When we contacted the landlord, my wife decided to write a strongly worded letter expressing our frustration with the company to which he responded VERY rudely telling us that he had no legal obligation to provide us with mail keys and that we were lucky he might do something about it. Once we got moved in we noticed that the garage door wasn't working properly so I contacted the manager only to be met with brief one or two word email and no updates when a "repairman" would come. Finally a "repairman" came in a beat up, run down pickup truck at 9:30 at night when my infant child was in bed, luckily he fixed it quickly and everything worked fine. About 8 months into our lease the upper level (where our bedrooms were) A/C unit went out and being that it was July in Mesa, AZ you could imagine our frustration. After 5 DAYS in the excruciating heat they finally repaired the A/C, never once offering us a reimbursement for a hotel or deduction off our rent for the inconvenience. Fast forward another year and our other A/C unit went out and again (in July no less) took at least 3 days to even send someone out to inspect the problem. At one point the master bedroom shower began leaking into the lower level of the house and left water stains on the ceiling, after 3 contact emails about the issue no one ever came or addressed the situation. Finally our lease was up and we decided we had enough of Arrow Property Management and we even left a month early (fully paying out our lease) and gave ample notice to do so. We were moving out of state and I politely asked Damon to make arrangements to have the house inspected before we moved to which I was met again with a one-two word email saying "No". Luckily I documented the state of the house after my wife and I tirelessly cleaned and polished everything FAR better than when we moved in, and paid a professional carpet cleaner to clean the carpets. After the inspection they dinged me for $100 for a "general cleaning" fee (which is bogus given the state of the house when we moved in comparison to the manner in which we left the house when we moved out) and stating that they had to replace blinds and patch holes (which I personally patched and photographed all the walls) and "minor touch up painting", all complete BS totaling a $250 fee. So there you have it, I was robbed out of $500 dollars for being an outstanding tenant, and even having to deal with their rudeness and non-professionalism. The only place I will be referring Arrow Property Management to is the Better Business Bureau in hopes that they get shut down for their horrendous service and their intent to take advantage of tenants.
