Client of mine had applied for a cheap apartment, nothing special. Property manager made unfair assumptions that were not true regarding my client. She is disabled and had a family member accompany her. Family member joked "When can I move in?". Not intending to actually move in. Haven't we ALL heard that joke before? Beware of this property management as they try to rent you a non-professionally cleaned rental property (apt, house, etc.). These folks are in it for taking your deposit and never using it for the next tenant to perform a complete cleanup and/or fresh paint or blinds replacement. I saw a few of their properties and it is just sad how they literally are trying to get you to sign a lease and pay a deposit for a messy and dirty rental. My daughter with her two young boys rent one of their properties. Damon is the manager of her unit. Her AC stopped working on a Sunday. Email is the only way to contact Damon. So he responded to her on Monday around 10 AM. He told he that "personal comfort is not an assurance that is granted". They are only required to make unit provide cooling 20 degrees below outside temp. It's been 108 so to him I guess it should only cool to 88. Her told her she was damaging the unit if she tried to run it at 74 degrees. The repairman came on Tue, about 11 AM. But only to trouble shoot. They tried to contact Damon for approval, but he would not answer so they left. They came back Thru. at 11 AM 5 days after the unit quit working. They got the unit running but said it needed more work. The unit is 20 years old. I then emailed Damon that he needed to get this issue resolved and he told me My daughter should be able to handle her own issues. And I needed to stay out of it. He got mad because I contacted him. And told my daughter she needed to apologize to him. She didn't respond so now he terminated her lease. He is very rude and unprofessional. As stated by others. One star for this company is a joke. The most dishonest, unprofessional, manipulating property management company I have ever had to deal with. Only means of communication is with one gentleman, Damon, who will only talk to you via email, with claims that he will only do this to protect himself. It is actually so he can wear you out through and endless emails resulting in no resolution and instead him belittling you as a customer. Some lessons that I've learned through this shitty company are as follows. -Do not, and I repeat, do not move into the house if it is not fully ready to go. If you are looking at a property and they claim they will clean it up for you before you move in, Run as fast as you can away. They do not honor their word. - make sure to take as many pictures as possible before you move in and send it to them directly. This will cover your ass later down the road when they try to claim that you did something, that you actually didn't do it. - make sure to notate every single defect wrong with the house on that move in inspection sheet, even if there is a little dent or something out of place. -kiss you're moving in deposit goodbye. They will try and charge you bogus fees for things that were listed on the move-in sheet but were mysteriously looked over at moveout inspection. The inspection sheet is vague and although Damon claims that a third party company completes the inspection itself, his signature is at the bottom of the form. - if you were on there auto pay system through their website, turn it off and manually pay. If the auto pay does not pull money from your account, due to their system issue, you will be flipping a $150 bill in bogus fees. - potential homeowners who want to use his property management company, I would advise you to highly against using them. I have rented multiple other houses and I have never had as many issues as I have with Arrow property management. Thanks to this company, I no longer trust renting a house anymore. I haven't gone to such extreme lengths as to contacting the owners of the property who live in a different country to complain about this company. Damon has the worst work ethic, and customer service skills I have ever seen. DO NOT do business with these guys. They are as shady as they come, and are a nightmare to deal with. I was overcharged for rent for months, and when I asked about it, they took a month to issue a credit - with no response to my email asking why they were overcharging us. I assumed all was well and paid our rent on the 1st which was less than the rent amount due the credit issued for overpayments. On the 4th I received an email saying I owed a balance and was late for rent, and they issued me a $100 late fee and $50 notice fee with a threat to take us to court for not paying the full rent balance. I've always been a great tenant and keep our property in stellar shape and pay rent on time. It's a shame there's companies like these trying to rob good honest people. read more

I moved into the property and found that the toilet did not flush(the only one in the property). I reported the issue to the landlord.. days go by with no response. Three days later a guy calls to say that someone ELSE is going to call me... days go by... Another guy just shows up three days later, checks the toilet and says 'yep, its broken'.. then leaves and doesn't fix the toilet... I report this to the landlord.. days go by... and again, this is the only toilet in the apartment. I have been commuting 4 miles to a grocery store everytime I have to use the bathroom... I send an email, expressing my frustration that this hasn't been addressed and then a tyrant filled response from Damon is what I get... He had the audacity of scolding ME for not having a working toilet and claiming it to be my fault. Truth be told I signed the lease before reading these reviews.... I wish I had taken a moment to read the reviews on here before renting a property from this slumlord... I can only hope that you read this before making your decision. If you do... I moved into a house that was dirty and they claim they had it cleaned I sent Damon pictures of the dirty house after he claimed it has been clean. I moved out of the house and sent him pics of a clean house and he still kept some of my deposit. When I moved in the previous owner left some stuff on the side of the house and I only lived there a year so I never removed it, but wrote it down on my move in sheet and now I'm being charged for leaving items. I wish we would have never signed this lease agreement. We were new to Arizona and needed a house to call home until we could get familiar with the area. Our rental was located in San Tan Valley - Johnson Ranch. From what we saw on the online description/pictures, the house was in great condition and had a very large grass backyard (that's what sold us, because we have a German Shepherd). We contacted Arrow through HotPads and were emailed back very quickly from a woman named Jamie. She made us complete our applications before even allowing us to view the house. We accepted that, and had stated that we would complete the applications/pay each application fee to see if we were approved. 24 hours later we got an e-mail stating that we were approved and that they would contact us when we could look at the house; HOWEVER, if we wanted it we would have to pay the cleaning fee, pet fee and security deposit NOW or they would move on to the next interested renter. So what did we do? We paid them. That was our 1st mistake. To our surprise, the house looked NOTHING like the pictures posted on their add. They advertised "LARGE GRASS BACKYARD"... the backyard wasn't grass at all - it was dirt. The inside of the house smelled like dog piss, carpet tack strip was exposed in all major walk ways and there was crayon drawings all over the baseboards, walls, windows...Naturally, we were a little upset considering we just paid a $1,000.00 deposit for false advertisement. We bit our tongues and cleaned up the house on our own - we were kind of out of options as this was one of the only places that accepted German Shepherds and we would be losing $1,000.00+ if we walked away from it. What we didn't realize, is that we would have to be contacting a man (Broker) named Damon Williams for the remainder of our lease. He handles all tenant inquires, apparently, and will only communicate with you through e-mail. We of course had several issues with the house throughout our 1 1/2 year lease - irrigation system didn't work (we were responsible for maintaining front/back yard) and never got an e-mail back from him when we requested a scheduled maintenance, front pipe was leaking which spiked our water bill and it took him 3 weeks to fix it, washer pipe broke and WE HAD TO PAY FOR A PLUMBER TO COME OUT, air conditioner went out in the middle of summer and it took Damon 48 hours to respond to our e-mail, an additional 24 hours to schedule someone out and another 2 days to get a new unit. His communication is horrible and he will tell you that you are 'harassing him' if you follow up. There are so many other things that I could mention, but it's not worth getting upset over - again. It's really, really sad that Damon feels as though he superior to everyone/anyone he comes in contact with. The way he treats people is disgusting. We literally took care of EVERYTHING wrong with that house because we wanted to avoid communicating with him. He responds to you like you're an idiot and is so disrespectful I don't know how he is still in business. We terminated our lease, and I'm so glad we did. WELL WORTH THE TERMINATION FEES. Stay away from Arrow Property Management, even if it seems like a good deal - you will end up dissapointed and cheated out of your security deposit even if you leave the house in better condition than it was given to you. read more

Damon is the most unprofessional person I have ever dealt with. He bullies, harasses and threatens tenants in his attempt to exhort money and scare tenants by consistently threatening to file an eviction. He did not fix a plumbing problem resulting in mold contamination in one room and possibly throughout the house. He lied about us turning in keys at the end of our tenancy. Only to try and get us to pay another months rent. He got so vile and malevolent with his threats we were scared to go clean out the rest of our possessions. The stuff we left behind was going to the dump due to mold contamination. He fired off 5 or 6 emails the past few days lying about the condition of the house and stating he will be taking us to court and suing us for more money. He won't reason or talk to us. He only threatens and harasses. His tactics are demeaning, dangerous and he is totally out of control. His neglect caused mold contamination resulting in serious health conditions. They are non-responsive to maintenance tickets. Several issues that my 87-year-old mother-in-law has had it has taken over 2 months for them to respond to toilets that don't work, garbage disposal that doesn't work. This morning her spring broke on her garage door. They better be more responsive on this issue. No working phone numbers that you can contact anybody. Very poor customer service. Arrow Property is probably the worst Property Management Company to work with. They have horrible customer service from the beginning. They are not accommodating to anyone else hours but their own. Damon doesn't deal with you unless you email him. We are staying in a unit that has had ceiling and roof damage for over 3 months. They hid behind the Landlord Tenant Act for EVERYTHING. I am sure that they have not told the actual owners of the townhouse what is going on with the ceiling and roof damage. Who knows if there is any mold growing in the ceiling as this has been a re-accruing issue with this house. If you are looking for a Property Management Company DO NOT use this one. I would give 5 minus stars to APM and especially King Damon! Stay away!!!! I rented a house for almost 5 years from APM and whenever I had to report an issue I got rude responses. This escalated in February of this year when we all of a sudden had no hot water for 5 weeks because my report of running water behind the bathroom door wall was ignored. Damon sent someone to fix the water heater outside the property. 3 times a technician came until I finally demanded to check the hot spots on the dining rooms tile. Well there was a pipe leak, who knows how long already and the slap leek was fixed after 5 weeks!! So I emailed Damon on a weekly basis, asking for a one time rent reduction due to the inconvenience and higher utility bills. Damon just ignored me.... nothing new there!! In the meantime we were looking for another place - my lease was actually going until end of August, but we found a new place earlier. So I gave my 30 day notice to Damon end of May and payed for the month of June also, even do I returned keys by mid June. Then I got the first response from Damon! That no hot running water is no reason to break a lease and he will send me to collections At this point I don't care, he wants me to pay out of the roof amount of repairs, because my daughter in law smoked in her bedroom occasionally. All walls had to be repainted and carpets replaced. The carpeted were not new when I moved in. Also walls should be repainted anyway after 5 years and 3 kids! I demanded a prorated bill but Damon is stubborn . Anyhow I will not pay the 5000 repair cost just because king Damon demands it. Damon will steal your money, harass you through email and charge you for things you have no clue about. In 1 year he charged me $1200 in fees. I was never late on rent once . He allows you to use a web portal to pay rent that doesn't work at all. I paid my rent had confirmation and a bank statement to prove it. I will still charged $300 in fees and another $500 for "evection process". I think had to pay all of that and rent again, in return I was never given my first payment back.. This guy specializes in using "the law" to steal from poor people and trick them into the most insane situations. I don't care how good of a deal you think you're getting, he will turn it on you and steal from you. There is always something behind the "too good to be true" listings and credit check he does. If I had free time I would spend 8 hours a day trying to ruin his reputation. The good reviews on here and clearly his friends, nobody in their right mind would give a guy who refuses to answer a call a 5 star. Not only that, he will only email you when he is trying to fine you. Stay Away at all costs. Customer "service" is non-existent. Damon Williams believes himself to be a superior human being and all of his tenants to be peasants under his control. He is such a coward that he won't even talk to a tenant on the phone. At all. He told me an email that as a matter of policy they don't talk with tenants on the phone and that tenants are not their clients and they have no interest in serving them. He refuses to communicate in even the most basic of ways. It got so bad that I had to approach the property owner to have repairs completed after 45 days of absolute silence from Damon. Eventually Damon got sick of my honest communication with the owner and embarked on an email campaign to smear my name and accuse my of lying by falsifying emails. It worked unfortunately, because the property owners that he represent care very little about anything but profit. He hides behind the ARLTA for everything. Oh... the law says we have 5 days to fix that... so I won't call you or even acknowledge your request for 5 days, when a workman will show up unannounced. Multiple times they have entered my property to make repairs without even so much as a heads up. Worse yet, they don't even let me know that the repairs are complete. As far as "should I chose them to manage my property", the answer is a resounding NO. Here are just a few reasons: 1. They rented me this property without ever meeting me. Not even a walk through or to hand me the keys. They left them in the lockbox and gave me the code. Wouldn't even answer the phone to answer questions about how to turn on the irrigation so I could water the front yard of the house they are supposed to take care of. 2. They will constantly bombard your rental clients with solicitations for the real-estate services, trying everything that they can to get your tenants to buy a house and move out of your rental. They make money when they turn over tenants, so that is what they are best at. 3. They don't care about the people who rent your home. Not even one bit. In return, I would expect most tenants will treat your property like crap. 4. Do your own market research, they don't know how to price rent. I am renting at $300 under market value in my neighborhood. Admittedly, not worth it, I would much rather spend another $3600 a year to have a different property manager, as I will when my lease is up, but the property owners are getting screwed. 5. Damon Williams. Period. He is clearly a smooth operator when working with property owners, but he is a deceitful, evil excuse for a man. He will lie his way out of any corner and even when dead wrong can't get over his massive pride to apologize and provide a bit of customer service to tenants (i.e. Non-client peasants that rent homes) RUN RUN RUN RUN RUN! I have been both a tenant and a landlord in Arizona for many years. I have never encountered the type of treatment I received from Damon at Arrow Properties. If there were an option for a negative star, I would use it. The first thing I noticed is that they "fee" you to death. (i.e. a non-refundable $210 cleaning fee to move in? Who's cleaning was I paying for? They still charged me $150 general cleaning from my deposit even though I spent a week cleaning the home and it was cleaner than when I took possession.) The most glaring thing, however, is Damon's behavior once we gave notice. I gave a full 30-day notice, but mid-month. Damon claimed that in Arizona, you pay the full month's rent no matter when you move out. I asked him to tell me where that was stated in the Arizona Landlord Tenant Act (which I am very familiar with,) and his response was that I should consult an attorney, then he sent a 3-day eviction notice. This was after I had never been late for a rent payment. I did consult with an attorney, who said that it wasn't worth the fight, but that both the lease and the ALTA were "ambiguous" and unclear. So, I went ahead and paid the entire month's rent (plus $150 worth of "fees" they tacked on.) I emailed Damon and told him I felt he had acted rudely and not in harmony with what a professional, customer-serviced minded person would do. This began a barrage of emails from Damon where he questioned my character and accused me of lying. Eventually, I had to ignore them because they became so unprofessional and accusatory that I felt harassed. The final straw was when he vindictively withheld $590 from my deposit including $110 for landscaping, $30 for light bulbs (we had actually replaced them with expensive LED and left those there,) $15 to tighten a towel rack and, again, that $150 cleaning fee! This company manages the property next door to me and they have done a crummy job of managing this particular property. I wonder if the actual owners know just how mismanaged this investment of theirs is taken care of. Many different people in and out at all hours of the night. Cars parked where they shouldn't be parked and garbage in the driveway that is never picked up and disposed of properly in garbage bins. Have had to call the police at two in the morning or even 4 a.m. because they are loud and have woken me up. I am starting to take action TODAY!!! read more

Terrible customer service from day one til the very end. I wish we would've ran from this joke of company and will NEVER recommend Damon Williams to anyone. You can expect promises that are never fulfilled, you can expect "repair men" to come look at an issue you're having and flat out tell you there's nothing wrong. Which if I were an owner of a house I'd expect those issues to promptly fixed. The day we left, the man who did our final walk thru (not Damon by the way) told us he had never seen a move out inspection where the house is already move-in ready. I was nothing but cordial and professional with the owner in my email communications and all I ever received back were abrupt, rude responses as if it was painful for him to actually perform the job his property owners are paying him to do. Moving to Phoenix from N. California. The rent was too good to be true for the size of the home. I was supposed to view the house on the 1st. The tenants weren't out yet so Jaime offered me to sign the lease and take the home as is. Before they had inspected the condition! I had to say I wanted it cleaned before I signed a lease. I was given access to view the home on the 5th - lease start date was the 15th. It was disgusting and filthy. I immediately asked if they were going to replace carpet and linoleum as they were unsanitary and unsafe. On the 11th of June, Jaime told me they were going to redo the flooring and asked if the lease date could be pushed back to the 22nd. I signed the lease and paid the full deposit/1st months rent on the May 15 by e signature. After signing I received an email, "Congratulations! All parties have signed the session:81st lease. All parties to the signing session have been emailed copies. You can download a copy of the signed document(s) for your records." After signing Jaime once again confirmed that I could not access the house until the lease start date or remove the key from the lock box. I told her I was arriving from CA on the 22nd, the lease start date, so that it wouldn't be an issue. After planning and scheduling a moving truck, return flight for my driver, movers to unpack the truck on the Friday the 22nd and continue the use of the moving truck on the 23rd to load/unload a storage unit in Phoenix, the truck was due back at 8:00 am on the 24th. We left at 10:15 pm the night of the 21st for a straight 15 hr drive to the rental unit. At 9:00 am the morning of the 22nd after driving 11+ hrs and 4 hrs away from the house I contacted Jaime to make sure the keys were available, and the house was ready since I hadn't heard anything from them since the 15th. I was told the house was not ready and I needed to find somewhere to stay for the night. When I asked if they were going to put us up in a hotel as I had nowhere to stay, pets and a cargo trailer full of plants this is the response I got from Damon (which is also our first communication), "She can wait until tomorrow to move in or she can have her deposit back. We are under no obligation to provide alternative housing for her. As of now she does not have a signed lease, so we are under no obligation. As we did not have the property ready by the move in date, she has the right to cancel." He as the Broker, never signed my lease so stated it was invalid. He stated that per AZ tenant law they had every right to do what they did, I said I'd have my lawyer review the law as well as all our communication and contracts. He stated that I was now threatening a lawsuit and I could pick up my $ by 5 pm and find somewhere else to live. This conversation was over 5 hrs and while in transit to the home. I found out from the flooring guy (who was actively pulling up the old carpet when we arrived at 2:30 pm) that he was just given the job that morning and the cleaning crew also said they had been scheduled for that day. I was allowed to unload my truck in the garage. I ended up not getting access to the house until 5:30 pm Sunday night, the 24th. I had to spend over $500 out of pocket - 2 nights at a hotel, had to hire the movers twice to move everything from the garage to the house, had to take an unpaid day and my helper had to take a last min vacation day, Arrow took Friday (my lease start date), Saturday and the majority of Sunday away from us. They also used all my utilities on Friday, Saturday, Sunday, which I had to fight to get reimbursed. DO NOT SIGN A LEASE HELD BY ARROW PROPERTY MANAGEMENT!!!! read more

Damon is a horrible landlord/ property manager. He never responds in a timely manner. I have to email him several times before he even responds and when he does respond he's rude and doesn't care. Our AC went out twice and took forever to fix in the middle of summer no less. I only stay here because my rent is so cheap and close to work. I've been here for 3 years now. He's lost many of our paper work the past few years, like new addendum's , leasing contracts and emails yet it's some how our fault. Word of advice arrow property get rid of this POS he's useless and costing you money. read more

There really should be a no star rating for this place. I helped someone move into a property they manage. It was filthy! They did not clean anything. I documented with photos and I am glad I did. The lack of integrity they display is disappointing. They then tried to say the rent was not paid timely. The bank verified it was a problem on their end and they charged fees as well as threatened with eviction. There was no discussion or willingness to look into their new online system for rent. Our friend asked to pay rent in person at their office to get a receipt was told no. This is not a company I would want to deal with. It you do, make sure you verify everything and document everything. Too bad hard working people have to put up with companies who take advantage of them. read more

Actually there should be a half star here. This is the absolute worse property management company out there. Stay far away from them they dont care about the tenants only the owners apparently and that is based off the one good review from an owner. The manager is absent, defensive and keeps quoting the laws.(That I have read get a new script). I did not get half the keys they said per my lease, he never got anyone out in a reasonable time. This place doesnt care STAY FAR AWAY!! I am not kidding. There are so many more property management compaines out there use them. The phone is nver answered, the emails are not returned in a timely fashion, what if there was an emergency you would have to pay out of your own pocket by the time someone got back to you. read more
