Hmmm, one would think Westmont Living, a corporation, would have the notion that in order to keep quality staff, not having to train over and over again investing mucho time, energy and money, ya need to pay these employees WELL (who give Westmont a good name) so they maintain loyalty to the company continuing to super-care for the residents/tenants who are all the backbone of the company's success. There are many many staff members I wish to recognize however I do not have the room within this review to elaborate, so I shall simply indicate that I have yet to experience a staff member that I do not like; you are all so wonderful. However, I do wish to highlight Danny Danborn who was/is truly born to be in the position she is in having a phenomenal ability to make one feel important/successful and everything in-between (additionally, a great "master-of-ceremony" in many many senses of the word and a GREAT addition to The Oaks) . . . thank you Danny !

Unfortunately, after repeated requests for documentation and a meaningful resolution, we feel prospective families deserve to know about our experience. We are both Successor Co-Trustees for a twice widowed friend of nearly 30 years who was a resident at The Oaks at Paso Robles for just over a year. During that time the California Department of Social Services substantiated two of our complaints involving their care. One citation involved the facility charging for services that were not being provided over an extended period of months and another involved a medication error in which a medication technician mistakenly administered another resident's OxyContin to our dear friend. Both findings are documented and substantiated in the California Department of Social Services public licensing records here, Citation #29-AS-202260407133349: https://www.ccld.dss.ca.gov/transparencyapi/api/FacilityReports?facNum=405850480&inx=27 After he was transferred to another assisted living facility, the admitting staff and ombudsman documented that he arrived with an active infestation of lice and other insects requiring immediate treatment and multiple treatments after that were humiliating yet necessary. That was devastating for us to witness. Following his transfer, The Oaks at Paso Robles acknowledged that it had not consistently provided the agreed level of care for several months and proposed a partial refund. However, despite multiple written requests for an itemized explanation supporting its refund calculations, these were only partially provided and not detailed enough to justify their partial refund. We were left unable to determine how care fees were calculated or which services the facility believed had or had not been provided. As of the date of this review, the California Department of Social Services public licensing record reflects seven Type A citations and twelve Type B citations for this facility. https://www.ccld.dss.ca.gov/carefacilitysearch/FacDetail/405850480 Under California's enforcement system, Type A citations are issued when a violation presents an imminent danger to residents or has caused substantial probability of death or serious physical harm. Type B citations are issued for violations that have a direct or immediate relationship to the health, safety, or security of residents but are not classified as Type A. We encourage every family considering The Oaks at Paso Robles to review the state's public licensing records directly before making a decision. We recognize that many caregivers work hard under difficult circumstances, and every family's experience may be different. However, based on our family's documented experience, we cannot recommend The Oaks at Paso Robles or their other communities without first carefully reviewing their state licensing history, asking detailed questions about staffing and care documentation, and understanding exactly what services are included in monthly care fees. You also didn't provide your information for the DRE complaint form against Kim being in violation to the tenant rights for a peaceful enjoyment of their units. Or that she lacks in keeping anyone updated on the time frame of the patio updates, the roofing updates, the painting updates. She reuses emails only changing the unit numbers and dates. Lets talk about how it took a week for units to still not have weather stripping on the doors that where painted. But yet has Kim sent out a email notice explaining why the weather stripping is taking so long?. When it should have been replaced when the doors were painted. Oh and those broken down water bills require an appointment just to get them when it STATES legally that when asked you as management must provide. There are pictures of the hose bibes being used by the painter. Bibes tide into that 4 unit building water supply. Or what about when jackhammering the patios they are plugged into a TENANT'S outlet. Oh, and lets not mention the roofing material. Nails and staples, paper and shingles ALL over residence walkways and carports. Or lets talk on how the outside storage closet are filled with roofing materials!!!! I am being the voice for the tenants because they dont want landlord retaliation which Kim has had filed against her in the past. I have done my research Lisa, and again your still not posted on any paperwork claiming to be an owner. It was documented when you changed it a few days after my last review just to change it back. Your an employee not an owner. Your not even management. Unless you can provide ACTUAL business contact for your employer and your broker or license number then you are considered as a paid agent and will be added to the complaint forms. And yes there are more than 5 being processed to my knowledge. That is 5 separate complaints. Against Kim and now YOU.

I am currently being charged over $10,000to escape a hostile, unsanitary, and unmaintained living environment. 1. PREDATORY FINANCIAL MALPRACTICE Management is attempting to force me to repay a signing concession because theymade a clerical error. In California, the drafting party is generally responsible for their own mistakes--yet they are attempting to pass the cost of their incompetence onto me. Adding "holiday parking fees" for residents is further proof of their relentless nickel-and-diming. 2. TOTAL ABANDONMENT OF HABITABILITY (CIVIL CODE § 1941.1) The "luxury" I paid for included a move-in with pet-urine-soaked carpets, damaged appliances, and a leaking toilet that they still haven't fixed after months. Replacing a dishwasher with a foul-smelling, dirty used part is not "maintenance"--it is a health hazard. 3. DOCUMENTED HEALTH & SAFETY VIOLATIONS Management's absence on weekends has turned the amenities into a liability. I have documented: * Health Code Breaches: Dogs in the pool and infants in diapers in the spa. * Fire Hazards: Open use of prohibited gas and coal grills on wooden decks. * Safety Risks: Unrestricted off-leash dogs and zero security presence. 4. HARASSMENT & BREACH OF QUIET ENJOYMENT I have been subjected to targeted harassment from a neighbor who cycles their garage door 10+ times throughout the night specifically to disrupt my sleep. Management has been notified repeatedly and has chosen to be adversarial toward me rather than addressing the harasser, a clear breach of my right to quiet enjoyment. BOTTOM LINE: They want $3,094/month for a unit that failed basic health and safety standards on day one. They are a global corporation that views tenants as ATM machines, not human beings Lastly they will charge no matter what a carpet cleaning, and housekeeping cleaning bill. No matter what. They also let a black car stay on the property spot 1 as you drive in with cans cigarette and trash piled up it smells so bad when you walk by. It's a tenant they allow to have a nasty car like that.

I measured the decible count one day and it was almost 80 decibles, which is hazardous to any himans health! I was on a telehealth call one day and my provider at the other end of the phone could hear the child running thru the apt! My pictures on the wall are so askew from the loud noise from above. If I complain, they are petty and vindictive and the recent parking issue, new management refuses to address! The jerks pinned me in front and back while parked on the street! Counting my days until I can leave!

I really enjoyed our contact- but the owner was the issue. She was very rude to me in several occasions. She also lied outright when we had questions on pricing. We had set minimums and were told that we could adjust prices on their platform as they didn't track Clemson game weekends. I spent hours setting minimums for those weekends. Then we received several extremely low bookings for key weekends ( George Strait and 4th of July; $150 a night for the peak summer week in a home that sleeps 8). She had sent me videos on how the software worked to adjust prices . She the told me after the extremely low bookings ( prices well below our minimum)that price tool she literally sent me videos price adjustment that she "NEVER told me it worked for owners...???. So lies... ! The staff was friendly and very responsive, it's the owner. We felt like they are not geared to having lake homes as they are based in Athens. The other issue was we paid the top tier premium fee. That was supposed to include monthly inspections AC filter changes, batteries , light bulbs and such charged. In 6 months that never happened 1 time a man came and was in and out in a few minutes and didn't change the filters. All the spares were still in my closet. They also said that premium included extra insurance. When we had an issue with a guest damaging an item we got so much push back... it was $100 item and we were the told ( by the owner) we should've not had a quality appliance. After several requests they finally replaced the item. I was told the guest insurance they get charged wouldn't be applied again for damaged item. This was another concern because part her sales pitch was that they have guests pay premium so that small $ things under $1200 ( as I was premium level ) were covered. She didn't want to honor this. I think guests had ok experience. It was a struggle to get reviews. From an STR owner standpoint I would not recommend.

We have had a few issues with problems with our rental over the past few years and have had excellent response from Turn-Keys staff to ensure the issues were dealt with in a very timely manner. The contractors they use are professional and communicate well with us. I have rented from a couple different management companies in the Paso Robels area and by far have never received the service, courteousness, and personal attention as I have with Turn-Key. My…read morerental has remained fully occupied, and they successfully handled stove replacement and a garage water drainage issue. Unfortunately, things changed significantly over the past two years. They informed me that a small roof repair (approximately 3-5 sq. ft of shingles) was needed and quoted a price that was nearly double what I ultimately paid to have my entire roof replaced by my own contractor. Later they reported that my A/C had failed and pressured me to approve a $19,000 replacement immediately for a Saturday job on Wednesday afternoon after their working hours. Instead, I hired my own licensed HVAC contractor, who replaced the system within a day for substantially less. When the tenant later reported uneven cooling, my contractor responded the same day. He discovered the problem was not the A/C unit, but an improperly sealed connection left behind by a previous heater installation. Once repaired, the home maintained a comfortable 72 F degrees despite outside summer temperatures in the 100's. Throughout this process, I was repeatedly contacted late in the day and pressured to make immediate decisions. I felt more like I was being pushed toward expensive repairs than being given objective information to make informed choices. The most surprising part was the day after everything had been resolved and the HVAC system was working properly; I received notice that my management agreement was being terminated with 30 days' notice. Based on my experience, I cannot recommend this company. While they performed adequately in the early years, I ultimately lost confidence in their recommendations, communication, and professionalism. As a property owner, I expect transparency, fair pricing, and a management company that acts on my best interest.

If you have a friendly pet, this is the place to live! They have (I think) about an acre of forest that is fenced off. You can walk or let your pup loose and they'll most likely meet other doggos and have an impromptu play date. Rhodee (our dog) had so many pup and feline friends here. Neighbors are super kind and friendly, we were sad to say goodbye to so many people that live here. Nicole D. is the complex dog walker so if you need someone to walk your pup or stop by to feed the kitty, she's your go to. Ben the facilities manager is awesome, whenever we had a problem in the apartment he was always quick to help. Just send in your request online. Allison the property manager was always kind and accommodating. Follow the rules (which is a simple request), let her know about things ahead of time (which is just being considerate) and you'll always receive great customer service from her. During our time here we lived in an upstairs one bedroom and then a three bedroom townhouse. The apartments are nice and the appliances were up to date in both of our places. The townhouse comes with a garage and a patio or small to medium sized backyard, depending on which unit you get. We loved living here and would definitely recommend this complex to anyone looking for a quiet and safe place to live in Atascadero.

    This experience has been incredibly unprofessional and deeply frustrating, especially considering…read morethat we never even moved into the property. We applied over a week ago and made consistent, good-faith efforts to stay in communication to ensure that all information was received correctly. The application process itself is somewhat flawed, as certain fields can be cut off upon submission, which we proactively tried to clarify. Initially, we worked with Judith, who was kind, understanding, and aware that we were under a time constraint. At that point, our application was nearly complete and progressing well; the only remaining item was my boyfriend's rental verification. Unfortunately, when Judith was unavailable, we were redirected to Theresa, the property manager, and the situation deteriorated significantly. Theresa spoke to my boyfriend in a hostile and accusatory manner, questioned why he was moving, and accused him of falsifying information on the application. She issued an abrupt ultimatum, stating that if his current landlord did not respond the same day, our applications would be denied. She further claimed that she had not received any verification documents and accused us of lying and wasting her time. At one point, she stated that the application indicated my boyfriend still lived in Bakersfield, which is categorically untrue. His landlord was hospitalized and without her phone at the time--an explanation Theresa dismissed outright, accusing him of fabricating stories. I called to seek clarification, genuinely believing there must have been some misunderstanding, as every staff member we had interacted with prior to Theresa had been courteous and helpful. Upon answering, Theresa opened the conversation with, "What do you need?" in a dismissive and hostile tone. When I calmly asked why we were suddenly being told documents were missing and that we were now at risk of denial, she again accused us of lying. I then asked--sincerely--why she was being so rude to us, as we had done everything requested and had not been treated this way before. This escalated the situation further. Theresa raised her voice and abruptly stated that our applications were denied because we were "too persistent," accused us of yelling and calling her names (which did not occur), claimed we had bad credit, and then hung up the phone. These statements are false. We have solid credit, earn well over three times the required rent, received positive references from both employers and previous rental companies, and even had a co-signer prepared if needed. There was no reasonable or factual basis for this denial. Given the aggressive behavior, false accusations, and sudden denial following repeated claims that we were lying, I feel we were treated unfairly and unprofessionally. I intend to file a complaint with the Fair Housing Act, as this interaction raises serious concerns about discrimination and misconduct. I sincerely hope this property considers replacing its management with someone capable of communicating professionally and respectfully, even under pressure.
