    Haven't had any problems yet. Gated community so i feel safe. Neighbors seems to be nice and has a nice pool you can relax at

It wasn't rushing water, but it was quickly spreading and I was quite concerned. As soon as I alerted maintenance, they took action. Brandon immediately dispatched a maintenance technician and then came over to make sure everything was moving along. Even though Alekai had a fully booked day, he put all his plans on hold and quickly figured out the source of the flood. He worked together with Soli to stop the flood and restore order to my bedroom and bathroom. He was determined to help. Soli also had a fully booked day. Despite this, he worked diligently all day replacing a faulty pipe and part of a wall. He was determined to help. Jennifer showed up only minutes after Alekai did. She spent a lot of time vacuuming up all the water. She was determined to help. Stan focused on assessing how much moisture was in the floor in order to determine if more work needed to be done to restore the floor to its original condition. He was determined to help. The entire team that took care of this major issue treated it like the emergency it was. They all worked together like a well oiled machine and restored order to my apartment. I was truly blown away by everything they did to help and appreciate each of them tremendously. As if all that wasn't enough, they are all nice people and have a "can do"attitude!

Communication has been extremely difficult. Phone calls are not returned, follow-up emails often go unanswered, and it has been challenging to schedule meetings to discuss tenant-landlord concerns. There appears to be very little transparency regarding ongoing housing issues, and residents are frequently redirected to speak only with a resident manager rather than receiving clear answers from the management office. Unfortunately, this creates uncertainty and frustration when trying to resolve important matters. Professional, consistent communication would greatly improve the tenant experience. I hope management works toward better responsiveness and accountability for current residents.

I'm considering taking it to a small claims court after being ignored by management and a ton of other residents have been complaining about it. They also RARELY cut the bushes and trees so there are always a ton of overgrown bushes preventing you from walking on the sidewalk and a ton of bees/wasps flying around (and yes they will make nests right outside of your door).

    Warning to Prospective or New Tenants, Run Far Away from Keahumoa Place and the Michaels…read moreOrganization - Mismanagement, Overcharging, and Hostile Environment!!! Keahumoa Place, managed by the Michaels Organization, is not a place to rent. My family and I lived there, always paid rent on time, and kept the unit clean. Yet the management completely mishandled our security deposit and may have taken our money unfairly shortly after signing the lease. We paid a $1,000 security deposit plus a $500 pet fee. We recently discovered that the pet fee is non-refundable, even if there are no damages caused by your pet. Essentially, Keahumoa Place keeps your pet deposit, making the fee pointless. My father moved out with my sisters on August 20, 2025, and waited over two months for our deposit. During this time, staff repeatedly told us their office manager was "working on our paperwork" and unavailable. After more than 60 days, Keahumoa's office manager finally emailed us on October 26, 2025, claiming they were keeping our entire deposit and charging an additional $1,100 for "damaged blinds" and a cleaning fee--charges we never received notice of, despite checking our mail daily. We left the unit clean, documented with photos and video, and returned the keys. How does fixing blinds and cleaning justify over $2000 in charges? In addition, we felt that their office manager also took advantage of our Section 8 status, charging more rent than advertised so her office could collect extra money from Section 8. The rent was advertised as $2,300, but she reported it as $2,500 on paperwork sent to Section 8. This is not an isolated case. Keahumoa Place has a clear pattern of keeping tenants' deposits or returning the least amount possible, supported by online reviews on Yelp and Google. Former tenants and even employees have left due to corporate greed, overly strict policies, and pressure to maximize profits from deposits. A former employee, Mercedes, wanted to charge only $500 for the security deposit due to the COVID-19 pandemic and our hardship, but Keahumoa's office manager pressured her to charge us $1,000 instead for deposit. The office manager has also been known to bully tenants and former tenants, often with the help of maintenance staff, creating a hostile and intimidating environment for tenants. Hawaii Revised Statutes § 521-44 requires landlords to return deposits or provide an itemized statement within 14 days. Keahumoa Place claims they sent this, but we never received anything until 2 months later. They ignored the law, mismanaged our deposit, and treated responsible tenants like us. Additional Concerns: * Despite being marketed as "affordable housing," tenants now pay $3000 every four weeks for a 3-bedroom. The official website still lists outdated rent at $2,175/month, while a 2019 KHON2 report said it would be around $800/month. Today, rents have surged to over $3,000. Written notices for severe rent increases have caused many tenants to move out, including families sneaking out and leaving in the middle of the night. * Promised amenities like in-unit washers and dryers are missing in many units. * Tenants must report guests staying longer than two days. Monthly unit inspections, often labeled as pest control, feel like invasive surveillance. * Persistent pest issues and chemical exposure raise serious health concerns, especially for households with children and pets. * Investors frequently tour occupied units with as little as two days' notice, causing tenants to miss work or rearrange schedules. * Units are extremely hot with poor air circulation, and tenants are not allowed to install air conditioning. Staff morale is low, and professional, compassionate employees like Mercedes and Ali have left due to pressure from upper management. Unless major improvements are made, Keahumoa Place will continue losing good tenants and staff. Final Thoughts: If you are considering Keahumoa Place, I'd suggest staying far away from this business. Based on our experience, management is too strict, unfair, and mismanages tenants' deposits. The pet fee is non-refundable, deeming it pointless; security deposits are often withheld for months, and tenants can face overcharges or harassment. Do not rent here or do business with this organization--you have been warned!
