We had a leak in our home for over 24 hours despite calling Kapilina multiple times and calling their emergency line. The finally come out and find the leak. The "leak" had been spraying into the walls and ceiling well over 24 hours. They fix the leak. They call in remediation team. The team says they are at Kapilina quite a bit and this is one of the worst they've seen. They set up industrial dehumidifiers in the hall, bathroom, and kitchen. Next day they come out with more equipment, tell us they have to turn off the AC and run the equipment through the weekend but will probably have to be longer because it was leaking for so long. It gets HOT and the fans are loud. These fans are so loud you have to yell to hear over them. God forbid we sleep upstairs and an emergency happen. You cannot hear someone call out in the room over. I cannot hear my children in the room down the hall. How is this not a safety issue?? It's 91° in the house with two small children we're instructed not to open windows so the system can successfully dry out. 90° is HOT and poses a real risk of dehydration and/ or heat exhaustion/stroke ESPECIALLY in children. Kapilina management says the best they can do is one portable AC unit for one room. They insist that eventually this single window unit will cool the entire upstairs off to a "comfortable temperature". I reminded management that the heat from the machines will rise to upstairs. Management insisted I wait for it to cool down. They refused to put us in a different unit, a guest unit, or even a hotel. At one point the manager said it was "habitable because you have running water". Nice to know that's Kapilina's standard. After 5 hours of running this magical AC unit that's supposed to cool our home to a comfortable temperate what do you know- ITS STILL 90°-- SHOCKER. There's now a soft spot on the second floor--if I had to guess probably above the leak. Management REFUSES to help beyond supplying a single ac unit and insists this is a safe and habitable environment to keep its residents. That is the service you look forward to when you move to Kapilina Beach Homes hope this review helps!

Castle and Cooke Homes is the master developer of this whole area. This one is located on Ukuwai Street, right next to Mililani Mauka District Park and the Park and Ride. This townhome complex was one of top choices for our first home. It was just my husband and I at the time, so it would be the perfect starter home. We did a tour at their model homes with a realtor with Castle and Cooke. Janice was very knowledgeable and answered any questions that we had. As first time home buyers, she really took the time to listen to what our needs were in finding the right home. In fact, the whole experience was a great one for both my husband and I. From our realtor, to the home design specialist, and then to our loan officer was also very pleasant and helpful with questions that we had throughout the process. There was something I really loved about the layout of the home. The home/living area sits on a one-car enclosed garage, so you don't have to deal with upstairs/downstairs neighbors and noise. I really liked that about this place. You still have to deal with sharing walls with your neighbor. There is an open layout as you walk up the stairs to the living area, open kitchen with an island separating the living room and kitchen. I believe that they had 1-3 bedroom options to choose from. At the end of our searching and touring of several homes, we ended up choosing a home from a neighboring town home complex, also being built at the time. Today, although we don't live there, we still get a chance to visit when we spend time with relatives who live there. Really nice place. The only bad thing about this place is that it's right next to the highway (H-2). It's high above on a raised area overlooking the highway, but I'm sure the sounds from vehicles passing by at high speeds can be a bit of a nuisance. So, if you're looking to rent or buy a town home in Mililani Mauka, and don't mind the noise from the highway too much, I'd definitely recommend looking into this place.

I work and study at home, which is impossible to do when you have hours and hours of constant revving of lawn mowers every day. They also use a leaf blower, chasing leaves from one side to the other to collect almost nothing, yet it is just constant loud noise. When I have my baby nephew visiting, he can't get his naps because of the constant noise. Out of desperation, I had to close the windows, which means having to turn the AC on, which doubled our electricity bill. Another thing I find infuriating is their smoking underneath my windows. Having someone smoke around me is disturbing, but I am currently pregnant, which makes it even more unacceptable for me. We asked them to stop smoking underneath our window to which they said they don't smoke. I would love if the association or whoever is in charge would re-consider the frequency of having all these service done.

It's easier to list everything in pros and cons, so here it goes: PROS - The staff is phenomenal. They are the highlight of living here for me. They are always nice, pleasant and look out for you. Two examples are when my battery died in my car, they came and jumped my car for me. Also when I was expecting a really important package, Jimmy actually came up and delivered it to my door. He, along with Rick and John, have always been super friendly and helpful. They seem to get along great with all the residents. It's really a community feel here where most people who live in the building are super nice. I really like that, as it's the aloha vibe I expected and wanted coming from the usual experiences I have on the mainland with very rude neighbors and office staffs. - I love the central location. We are right by H1, H2 and H3. You can get to most places in the island within 30 minutes, and if there's no traffic I can get to/from town within 18 mins exactly. Plus there are tons of shops and restaurants in Pearlridge mall, Aiea, and nearby in Pearl City. And the stadium and swap meet are close too! Not to mention the Pealridge Farmer's Market is walking distance so it's nice to go on Saturday mornings! - Having an assigned parking spot is absolutely necessary! They have some outdoor parking, some covered, and some in the garage. - Controlled access to the building so visitors have to call in and you can view the security camera from your TV. - The security office will hold packages for you, which is AWESOME. Or mail carriers can leave smaller packages in the locked mailboxes in the lobby. - I live on the south side of the building which gives me a great ocean view of Pearl Harbor! You can't beat it. It's so pretty. - The neighborhood is pretty safe. I go for walks and runs, and I have never had any issues at all. - The units have a good layout. - I like being in a highrise because it's safer for some of the dangers we face living on an island, such as a hurricane or if there were a tsunami the harbor would really save us from taking a big hit in our area. - My unit has been pretty good as far as noise from other neighbors. I don't hear people above me walking or anything unless they slam something down. I hardly ever hear my next door neighbors. They're not 100% soundproof, but definitely MUCH better than other places I've lived where the walls are paper thin and you can hear everything from neighbors! - There is visitor parking but not very many spots and they cannot park there between 2AM-6AM. This is a pro and a con I guess, because I feel it's kind of ridiculous that our visitors have to leave by 2AM so we can't have overnight guests. There is hardly ever street parking available nearby, so it's not even worth the hassle. But at least there is SOME visitor parking where their cars are safe. - They have shopping carts available for residents so you can take your larger items or groceries up the elevator in them, which is a HUGE help. - I love having the carwash area there. - There is also a gym, which is very small and has no AC, but hey it's something. CONS - The building is REALLY old and outdated. I know this is standard for Hawaii, but I wish they would do some updates to the lobby at least and replace the carpets in the hallways. You kind of feel like you're stepping back in time. - Each unit is in different condition based on how the owners have maintained or renovated them. Mine has some updates, but some things, like the cabinets, seem ancient. Also, when I first moved in there was a huge roach problem in my unit. I bombed it and cleaned it THOROUGHLY, and have went above and beyond to be very meticulously clean, and I have not had any problems in months. So I do think it's based on your neighbors, but if you keep your place clean you shouldn't have any issues. - The pool is pretty small and usually always has shade. Also, it seems to be closed for water treatment ALL the time. So don't get to excited about this! - The layout of the entrance to the complex really makes no sense. It's kind of confusing for visitors how to enter with the strange lanes and the visitor parking lot is so tiny and awkwardly situated. It's not the end of the world, but it's one thing I hate having to explain to every visitor. - The speed bumps are so obnoxious. I literally go over like 10 just to get in and go to my spot. I understand why they're needed to keep people driving slow, but I think it's excessive. - I do not like the loading dock being in the trash room. When I moved in, I had no choice but to tell the movers to park there and we had to put all my stuff in the smelly trash room and then take it through there to get to the elevator. Again, not the best layout or setup. Overall the pros definitely outweigh the cons. I like living here & recommend it!!!

Thinking since it was the buildings line that ruined my unit the association would pay for the damages. Boy was I wrong, After about 2 years of fighting and going back and forth with the AOAO and Rick, I had to fork over $41,000 because the association refused to pay for damages. It makes no fricken sense to me why I'm at fault and had to pay that amount, it was the fricken building line that messed up my unit. Lesson learned, don't do business with this building, the shitty association and Rick!!!

My family has lived here for over 4 years, and we've never experienced the issues some others mention in older reviews. If you follow the parking signs, house rules, and properly use parking passes, you really shouldn't run into problems. Each unit is allowed 1 parking pass for up to 14 days per year, which is actually quite generous for overnight guests or households with more than 2 vehicles. The floor plans are impressively spacious (1060-1630 sqft), and most units include a 2-car garage. Our unit is a 3bed/3bath with a garage and yard, and for the price point - especially with a beautiful golf course backdrop - you simply won't find this kind of square footage. Honestly, how often do you come across homes with 3 full baths? I also love that the layout allows this to be a "forever home," with 1 bedroom and full bath downstairs, plus 2 primary suites upstairs. My son absolutely loves his room! We've truly enjoyed living here since day 1, and the sense of safety in this Ewa Beach neighborhood is undeniable. Yes, if Hawaiian Tel or HECO has outages, the call box can occasionally go down - but that's no different than any home dealing with unexpected service interruptions. The upside is that the Resident Manager is just a phone call away, and when issues come up, they're addressed quickly. Another important aspect to highlight is how seriously resident concerns are taken, especially those brought up during the monthly association meetings. I've personally seen homeowners - including myself - raise issues, and Ann, the Resident Manager, responds quickly and effectively. From refinishing our old unit's patio lining to addressing encroaching trees, she is diligent and genuinely cares about providing excellent service. At one meeting, someone suggested adding safety grip strips by the pool, and within just a couple of days, they were already installed. Truly top-notch service! Aesthetically, the community is very well maintained. The recreation area is equipped with multiple grills for BBQing, a refrigerator, tables & chairs, plus the pool is consistently clean, and the landscaping is beautifully kept on a regular basis. The maintenance staff is also very friendly and contributes to the overall welcoming, family-friendly environment. All in all, The Arbors has been an incredible place for our family to call home. Between the space, the peaceful environment, and the responsive management, it truly offers a level of comfort and value that's hard to find on Oahu. There is also great stores and restaurants walking distance away and it's close to the Waipahu bus transit. Easy access on and off the free way and great views of Waipahu. Pretty cool place to live if your on a fixed income.

We even wasted our time driving back & forth to the office to meet w/ them in person. Kehau & Leane had the nerve to tell us that our name/files were not in the system. As I observed in the office, Kehau's computer was NOT even turned on. She looked at a post it that was blank saying we have your name & we'll call you back. No calls at all. Leane claimed there were 13 people before us since 2017 & needed a 'verbal approval' from them before approving us. She said she'd get back to us in 2 days which turned to more than a week. In the office, our last name was already written & guaranteed a unit to room #405 on their whiteboard w/ more units that were open. Our conversations w/ Lorelei, Leanne & Kehau were all different stories that turned out to nothing but LIES! I HIGHLY DO NOT RECOMMEND anyone to move in to Mokuola Vista! Their bad services & continuous lies only led to frustrations, struggle, anxiety & multiple inconveniences for my family trying to make us feel homeless instead of helping us get our place that we were already guaranteed.
