    Thank you Molly Ruiz for being an extraordinary and very professional escrow officer. I have had bad experiences with other escrow companies when I represent the buyers, however with Molly at Arbor Escrow the experience was great! From the day we opened escrow to closing Molly was very friendly, responsive and helpful, (her assistant Luis was also very pleasant to work with). Molly made herself available after hours to help closing the transaction on time and that was very appreciated because other escrow officers are unreachable after 5. I would definitely use Molly again without hesitation! She's highly recommended!

    Let me start off by saying, me and my wife hand picked Joel based off of his amazing Yelp reviews,…read moremaybe that was our mistake. We reached out to him with a few places that we wanted to see. He got back to us in a timely manner and told us there were no showings yet for some of the homes. We sent him some more that we wanted to see, and Sunday was our first time meeting him in person. We met him at a new construction build, and me and my wife were pretty excited. Yes, we were three minutes late, we can take responsibility for that. We got out the car and approached Joel, who was waiting by the front. Mind you this is our first time meeting, and he never formally introduced himself. He said our names to make sure it was us, but that was it. There was no "Hi, nice to meet you," or "Hi, how are you, I'm Joel." It seemed as if he didn't care who we were and that we were going to be his clients. We never had a formal sit down to discuss the process, what we were looking for, or asked if we had any questions. We never even got a business card from him, but he was sure quick to leave them at every place we saw. Once we started viewing the homes, me and my spouse were talking amongst ourselves about the things we liked and didn't like. We aren't picky but we would like a few things. He never asked what we wanted or did we like any of the properties. Once we found one that property that he suggested, he didn't even ask how we liked it. He just told us the next step is to put our names on the list and fill out the required paperwork. He definitely wasn't big on small talk at all. It seemed as if he just wanted to get rid of us, and he had other places to be. He didn't even TRY to get to know us personally. If you can't build rapport with your clients, why should the clients trust you enough to buy a home with you? First impressions are everything and this first impression sucked. While we were looking at one property that we really liked, the sales rep was in the office with another client after we came back. Joel told us we could go see the other model while we waited. We came back and he was having a long conversation with another realtor there. He saw us and continued on with his conversation. He never asked us how we liked that one or what we thought. Just kept talking away and never said a word to us. He talked to this guy more than he talked to us! At the end of this visit, Joel said the next step is to fill out the paperwork to get on the list with the builder and then he said goodbye. Excuse me but how did YOU know we really even liked the place? Don't think you're about to get a pay out for 5 minutes of work. If we are going to have to know you for the next 6 months while waiting for the home to be built, you better treat us like you give a crap about us. Let me tell you, Joel suggested ONE property to us. He never sent a list of other available listings or did any of the leg work. We found the places and all he did was meet us there. We didn't have any appointments or anything. The people in the sales offices spoke to us more than he did. We don't need a "communicator," we can talk to people ourselves. I even waited to tour places, so that Joel could receive the commission, because a realtor needed to be present on the first visit. He didn't talk about any of the properties or what was included. I'll say this, there's many real estate agents in the area, we definitely don't need you if you don't care. This was going to be a for sure sale using the VA loan, but someone else will meet our needs. We are also NOT first time home owners, so we do know what to expect when it comes to a realtor and what good customer service is. Would not recommend him, unless you're searching for your second million dollar home in the Inland Empire. He just wants the easy money and does not care about the client.     Signed a contract with Adam Sparks and he did nothing. I waited a month and a half two months later nothing happened not a single showing called to cancel my contract with him and he said no. He really did say no., he just wanted to get a sale by just putting it on the houses for sale website. He text me the next day saying he talked to God and he's letting me out of my contract. I got the contract over email and the broker doesn't release me I'm still stuck in that contract. Why would you use someone who you don't get along with and have argument with and then hold you hostage.

Tried to force us to sign unnecessary documents and refused to send us documents That were MANDATORY to close escrow. Due to covid we had our realtor do FaceTime for final inspection and our realtor went and the whole time it was grace yelling at us trhrough FaceTime as my realtor showed us the house . Still trying to get unnecessary documents signed with wrong dates she put and she even tried to get things forged so she could have her way. She also bad mouthed our realtor to her sellers and even the seller looked stressed and over the situation from the face time. She put it in the sellers head that she would not get paid if we didn't comply causing massive road blocks. Never deal with these people, they don't have a sense of honest and she's the "honest realtor" We have extensive emails to prove all of this in which her firm was also ccd and she didn't care to be professional on any of those which speaks volumes for her broker she works for.

The stove didn't work, toilets wouldn't flush, paint on cheap carpet, knobs missing on several cupboards, Blinds broken, no shelves in medicine cabinets, no stoppers in tub or sinks, no screens on windows, etc, etc. After complaining about the above MANY times, they brought another broken stove in late Feb 2015. That didn't get replaced until Mar 2015 with yet ANOTHER broken stove! I bought a microwave oven in Feb 2015 so I would have a way to cook for myself, my granddaughter and my two great-grandchildren (ages are 7 yrs old and 9 mos old) , and the guy they call an electrician tried to change a wall outlet, "bumped the breaker", reconnected our 110 v apartment to 220 V and absolutely fried my new microwave. It has not been replaced. Third stove came in 3/11, when I ran the oven, I learned all the insulation is gone. The outside of the stove got so hot I had to use a potholder on the knobs and oven door. Had to get on my knees to get to the broiler. The "manager" says she's "just the messenger" and just walks in whenever she feels like it. I have repeatedly requested a copy of our rental agreement and she always says "it's at the office. They're not kept here" and her promises to get a copy to us mean nothing. The owner, Kevin (though the tax records show the owner as Edward Harding), refers to us as "customers". These apartments are extremely sub-standard, riddled with drugs, and no consideration to the residents. I'm considering moving into my car until I can find a Sr. apartment.
