Having worked with hundreds of escrow companies throughout my career, I can confidently say this was one of the smoothest and best escrow experiences I've had. Liz and the entire Armstrong Escrow team were incredibly responsive, knowledgeable, communicative, and on top of every detail from start to finish. Their professionalism and attention to detail made the entire transaction seamless, and they were an absolute pleasure to work with. When you work in real estate, having a great escrow team can make all the difference, and Armstrong Escrow absolutely sets the bar high. I highly recommend Armstrong Escrow and especially Liz Esparza. I look forward to working with them again!

I read the amazing reviews for "LIZ" and decided on Armstrong Escrow. I should have called first to see who would be working with us so that was genuinely my error. I was not aware that there are multiple agents working for the firm. So unfortunately, we did not have the pleasure of working with Liz or even meeting Liz. Our transaction endured days of unnecessary stress. Real Estate is complicated enough so you have to make sure you have legal resources available on your behalf should anything arise. Unexpected issues & errors are not uncommon in Real Estate transactions but the approach can make or break any situation so accountability could have been handled differently. When errors & gross misjudgment occur on any businesses part, it's best to simply acknowledge that and genuinely apologize without justifying any part on your end. We will go with another Escrow company for the remaining 4 home estates we have in the area!

I didn't think it was possible, but they amazingly got my loan documents completed in record time! I was in a rush to complete the deal by the end of the day. I walked in late (with no appointment) and saw about 10 folks in the waiting area. Wendy came and greeted to be sure everyone was taken care of. She realized my urgency and started the process rolling out my paperwork asap. Marjie was with another customer, but she also expedited my documents. There were a ton of papers to sign, but they were obviously experienced (10+ years doing this) and we got through them all... right on time! Throughout the process, they were very courteous and kind. I wish every office I visit for the rest of my life provides similar A+ grade customer service.

The seller used Arbor One Escrow at 3750 Santa Fe Ave in Riverside. The Escrow Officer is Sunneshine Frey. Last week, the deal was canceled. All paperwork was signed to the cancellation by me (the buyer) and the seller. Sunneshine was notified of this. It has been three days into a new week and I have not received my check back, nor according to Sunneshine, has it been sent out! Why? read on... When my realtor and team requested the funds be returned which should be an automatic process after the seller and I signed the cancelation, Sunneshine stated that I needed to return HOA paperwork that she sent me, that I did not receive - (quote) "BEFORE we are able to send out the deposit" (unqoute). Return HOA paperwork? What, is she talking about? When my mail lady goes on vacation -- mail in the neighborhood always gets twisted. Anyway, During the deal, Sunnshine asked if she could send me said paperwork to which I said, yes. Sunnshine never stated that if for any reason the deal between the buyer and myself was canceled that she would not return my cash to me. The escrow company is the middle man in the deal. They do not get to hold your funds hostage when the deal is canceled IN WRITING by both parties. Do NOT use Sunneshine Frey at the Riverside Branch of Arbor One Escrow!!! Now, I need to call my attorney and get a demand letter sent to her if she persists in this nonsense! As if I already wasn't under a lot of other deadlines! Unprofessional company/escrow officer!

I don't even know where to begin. I called Katie in a complete panic. We had got a 60 day notice…read morebecause owners of our previous home were selling. That week i was searching high n low for homes in places i didn't even want to go and rent was outrageous. I said screw it and found a lender and got a pre approval AND found a realtor all that week this realtor didn't ask me a thing about my family or showed any concern for me or my levels of stress. I was in tears, not only frustration but lack of knowledge and fear of following through with BUYING our first home. My husband and I decided to look for a non referral from friends and look through here ourselves(YELP). I wanted someone who was a hustler like me and someone to take some of the load of stress off my shoulders This is how I found Katie. I immediately called her and what a ray of light I got. She calmed me and actually asked ME about my family, about my needs, about my hopes and dreams. At the end of our long conversation she said "hey are you available tomorrow morning" I was thinking for what??? And she said I have 4 or so houses I'd love for you to see. One of those homes were EVERYTHING I've been looking for and more. So again all within a week and a half we were in escrow. The whole process was scary but Katie is extremely passionate and knowledgeable about what she does. She relieve a great deal of stress and put up with our newbie / amateur questions and concerns lol I HIGHLY RECOMMEND KATIE AARON ‍
