    Update: I tried calling and emailed back the concerns I had with my move out costs, however nothing. As during their walk through in my move out inspection I asked if there was anything alarming I needed to be aware, and I was informed nothing. This would also be the 2nd walk though as the first time I was going to transfer my units but ended up leaving after my leased ended. I only lived here for a year and I owe! I'm not at all a messy lady and like to keep my things tidy and clean. Just disappointed on this experience at the end.

    We have lived here for over 5 years and the complex is beautiful. Parking is horrible, which the leasing office is aware of as they mention in the emails. It would be nice if dog owners consistently picked up their dogs, as I have stepped in dog poop and seen it throughout the complex. I guess the "doggy DNA" was not successful. It is supposed to be a non smoking apartment complex, lol and part of the reason why we chose to live here is because I am allergic to tobacco. Neighboring tenants and construction workers have smoked cigarettes, cigars, and weed throughout our time here. Barking dogs are a common thing as well. Tenants are only allowed one person at the pool, yet there was a wedding reception there in the past few months. I guess the "pool monitor" didn't work out either. These are all issues that the leasing office is aware of. Maintenance has always addressed requests quickly, however we recently had a major issue in November 2021. During construction of a fire pit, my husband returned home to find a construction truck parked next to his truck, and concrete all over the side of his truck. He immediately went into the leasing office and Cayla called the head maintenance worker, who told him to go get a car wash. Mark, the manager, told him it would be okay and also told him to get a car wash. They paid for a car wash, but told him to go through insurance for the scratches that were caused from the concrete (where he would have to pay the deductible). My husband never received a response from corporate regarding this issue. The next day, he parked his truck in such a way that the inconsiderate construction workers would not park next to him and further damage his truck. He received a call from the leasing office that he needed to move his truck and that it was subject to tow. I find this unbelievable as the leasing office knew how upset he was due to the damage on his truck. Maintenance and leasing office workers frequently park their golf carts in the handicap and tenant parking spots. Parking in handicap is against the law and inconsiderate to individuals with disabilities and their caregivers. In addition, a truck always parks in the blue striped loading zone, which is for individuals in a wheelchair to get in and out of their vehicle. How is that not subject to tow since it is disregarding The American Disability Act? I also received a notice to tow. I do not place the parking permit on my window as it has melted to my window in the past. I have a busy life and have occasionally forgotten to make sure that it is showing. The last notice said I was subject to tow, so I reached out to the leasing office, Cayla reiterated that my car was subject to tow. I responded by saying "I find it very interesting that my car is subject to tow for forgetting to make a parking permit visible a handful of times in my 4-5 years here. I pay to park and live here and would think that there would be an alternative to my car being towed at my place of residence." I didn't receive a response for 2 days so I sent a follow up message. Then she was able to call Archon Security and handle things. Overall, beautiful complex, but inconsiderate tenants and leasing office and maintenance workers are a deal breaker. We wish AMLI would have handled the major issue regarding the construction workers more professionally. Our 5 years living here are done.

    **Update*** Parking on the public street has gotten much worse. The neighboring complex also utilized the street parking and many of the vehicles parked on the street are "extra" vehicles so they don't move for months at a time. No more guest passes due to tenant abuse of them so your guests must park on the street. Good luck with that. Pet waste has reduced considerably. Still no trash cans located along the green belts but at least tenants are being more considerate and cleaning up. Trash and such in the common walkways has gotten worse. I don't really care to walk past my neighbors trash and water jugs to get to my apartment but since the management doesn't perform any spot checks around the complex it won't change. Families using the pool allow young diapered and or non potty trained children to swim. The one and only time I attempted to use the pool (with a guest nonetheless) there was feces floating. -------------------- Not exactly what I would expect for the price. Pros: New Construction so you aren't the 100th tenant in a unit. Freeway close, easy on and off the 101. Esthetics are top notch. Lots of light fixtures so if you don't own a lamp it's all good. Pretty well sound proof. If all your doors and windows are closed you won't really hear your neighbors much at all. Cons: No assigned parking. If your unit doesn't have a garage you park on the street or in the first come first served lots. The parking lots are not conveniently located to the building entrances. Neighboring apt complex tenants use these spaces too. No exterior trash cans so pet owners tend to leave their pet waste in the green belts. Walking to/from your car in the morning before sunrise or after sunset carry a flashlight and watch out for the pet waste. All units have auto closing fronts doors so get very used to slamming doors. You can close your door softly but most don't consider their neighbors and let them slam. Doors slam so hard it rattles the walls and floors. Gotta love that neighbor who comes in and out 3 or 4 times in an hour. Bathroom light is on an auto off timer so make sure to turn on both lights or you'll be showering in the dark. Bathrooms have humidity fans that seem to turn on every hour but won't turn on automatically when you are showering. Interior design lacks functionality. Kitchen cupboards are very narrow but deep. Bathroom vanity lacks drawers and there is not a medicine cabinet. Faucets are placed far back on the sinks so when you wash a dish or your hands water goes everywhere. Light switch for main kitchen lights are by the front door and not in the kitchen. Pantry door in bathroom overlaps with the main bathroom door. There are various other things like this that make the interior functionality very frustrating. The area seems to have a bit of a crime issue that appears to be getting worse. Garages being broken into, cars being vandalized, property being stolen from ground floor patios etc. Lots of barking dogs. Residents leave windows open and their dogs just bark and bark and bark for hours, day and night. Patios have doors and not sliders so there are no screens to keep flying insects out if you want to leave the door open to allow for better airflow on nice days. Trash dumpsters are not convenient to all units. Neighbors will leave bags of trash outside their front door. Normally this isn't too bad but you get those folks who leave stinky rotting stuff out there so it drains onto the concrete leaving a stain and smelling up the hallway. All in all if you want something modern and freeway close this is the only game in town.

Keep in mind I was there for a year so carpet was as good as could be expected but there were no major stains or damage and I cleaned everything immaculately. I had given $600 as a deposit so they took it all plus I owed a balance of 54 dollars. They charged me $290 for painting, cleaning, $150 for carpet cleaning, and utilities were 145, which was correct and some administration fees. In over 40 years of renting various units, I had always received some or all of my security deposit but not with Camino Ruiz. They explained that no matter how well I left the apartment they brought in professional cleaners so I should've even bothered cleaning. All these chargers except for utilities are excessive and not to receive a portion of the deposit is disappointing and ridiculous. As I mentioned I had a good experience for the year I was there but the thing I'll remember most because it was the final memory I have is losing all of my deposit. Always paid rent on time and was a responsible tenant but I guess to Camino Ruiz it doesn't matter. So beware make sure if you plan to rent here or are moving out any time soon that most likely you won't see much if any of your deposit returned.

From the first time I met Rich, the owner, and toured Park View, I immediately felt I found a place that was well suited to my needs. Just strolling around the complex with its gated entrance, Tuscany-theme design containing European-style fountains and a mini piazza, along with a beautiful swimming pool and lounge area, make Park View such an inviting place to live! The apartments themselves are spacious and structurally sound with tasteful Berber carpeting, engineered wood flooring, and high-quality kitchen cabinetry and appliances. Alejandro, who oversees the maintenance of the complex, was always very quick to respond to requests I submitted, often the same day. He ensured everything was in perfect working order. He always made it a point to greet me whenever our paths crossed. I highly recommend you check out Park View Apartments before signing a lease anywhere else in the Thousand Oaks/Westlake Village area.

All cheap countertops, vinyl flooring, and old bathrooms that look like they were installed in the 80s. Office staff is no longer on site, so there is no one to resolve your issues. Maintenance complaints will take at least 2 to 3 days to be able to resolve. There's dog poop all over the grass because nobody is there to monitor and hold dog owners accountable. Exterior patios and gutters are falling apart due to rot, termite, and worn down conditions. Due to all the community and unit issues, I assumed that they would at least have some type of loyalty to their residents that have paid on time (like myself) and have endured the unit conditions. When I asked if they would hold off on additional pricing increases for the year, they rejected any type of solution, and gladly took my 30 day notice. Now they are refusing to return my deposit so that they can cover charges that should be covered under normal wear and tear. Charges that include fixing their cheap countertops, resurfacing, their old showers and installing new carpets even though the carpet was already five years old when I moved in. If you are looking to move into a slumlord situation, look no further.

The pool, once heated to a comfortable ~82°F, is now freezing cold. When I called him out, he argued and insisted it was fine only admitting he was wrong when I made him physically check it. You pay for parking permits, yet there is never enough parking. Maintenance requests are slow or ignored a severe kitchen drain clog left black grease under my sink for over 24 hours, creating a serious health concern for someone with asthma. Work in apartments is scheduled without tenant availability in mind, and communication is nonexistent. Erik refuses accountability, is short-staffed, avoids confrontation, and shows a disturbing machista tendency to argue with rather than address issues. He has ZERO customer service. The most telling part? When he knows his regional manager will visit, suddenly everything is immaculate. Outdoor chairs are picked up, weights are rearranged in the gym, and he's driving around inspecting every corner. The selective attentiveness shows exactly where his priorities lie image over tenant care. This is a property manager who cares more about appearances than residents' safety, comfort, or well-being. If you expect responsive, professional, and accountable management, look elsewhere.

I went to check out the parking myself one Saturday around 3 p.m. and, just like other reviewers mentioned, there was almost nowhere to park. When I called to cancel, they suddenly "located" a garage space, but only if I paid an extra $150 per month. I still chose to cancel because the whole thing felt manipulative. I would not recommend this place. The positive reviews on google don't line up with what I experienced and come across as very questionable.

Despite being touted as a "luxury apartments" they are anything but. Let's start with the cons... Size: Tinniest bathroom ever, you couldn't find a worse looking bathtub in an rv. Safety: on 2 separate occasions I was startled into fight or flight mode by the sound of a screaming woman and all dogs in the area barking. It was horrific and neighbors said woman suffered a hand bite from a dog that wouldn't let go. There are LARGE DOGS on property, AGGRESSIVE BREEDS that you would not expect to see in an apartment community. It was rumored that a temporary/acting manager allowed this for a time without knowing any better. At times I was nervous to even be at or around the dog park. Storage: There isn't any, some tenants actually use their pantry for storage. Pests: Silverfish galore, they like to crawl into kitchen drawers and hang out in bathrooms. -Rats, I've seen a total of 2 scaling the exterior wall during my stay. Vehicle safety: My car was broken into and rummaged. Maintenance; A/C filter was never changed. Management: Unpleasant, unprofessional and argumentative. Within 2 weeks of Taylor coming on, I was packing up. Management made a habit of sending annoying emails (see the attached). EV charging station: Hopeless. Tenants fought over and hogged the only available spot, despite the 2 hour time limit. It became so problematic that cars would park next to the occupied charging station and snatch the charger cable out of the vehicle parked in the stall, and connect their car to the charging unit. Turnover Rate: It's high. In 2 years there I had 3 separate next door neighbors, 3.All the original tenants had ended their tenancy and by the time I moved out I had become the last man standing. Construction of a new complex directly next door complete with a pool. Imagine waking to seemingly endless construction noise. Imagine when the building is occupied, it'll sound like a party every night during the summer and the 2-story building obstructs any possible view. Amenities: No swimming pool, not a luxury building. Amenities: No gym, again...not a luxury building. Dog park: Tenants aren't compliant in picking up their pets waste, pet park is listed on Google maps so random locals take advantage, you pay. Menace kids take over the dog park, place food on the fence, set up forts and hold tea parties. Design: It was super annoying the way the water from the kitchen faucet would always run off onto the counter and down the floor. Sink is shallow and there was little thought behind the design. Now for the pros... The property landscape is nice, but it's pretty much meaningless unless you're a bird or a squirrel.

We have been dealing with a persistent and dangerous rat infestation that management refuses to properly address. Ongoing Infestation: We caught a rat in December, yet new droppings continue to appear daily. It is clear the issue was never resolved. Management Negligence: When reported, management claimed the new droppings were just "old feces." Even worse, they told us it is the "tenant's job" to clean up biohazardous waste left by vermin. Unsafe for Infants: We have two infants and have been forced to live elsewhere because the apartment is uninhabitable. Rat droppings and urine are known to carry dangerous diseases like Hantavirus and Salmonella, which are especially life-threatening for young children. Refusal to Remediate: Management has flatly refused to replace the carpets contaminated with urine and feces. Their offer of a basic carpet cleaning is entirely insufficient for a biohazard of this scale. Structural Failures: Multiple entry points and holes remain wide open or poorly patched, allowing rats to move freely. They refuse to discount rent or take any accountability for providing a safe, habitable home. Save yourself the stress and the health risk--look elsewhere.

I have been out of the apartment for personal reasons and notified them regarding notifications on the apartment being emailed and not physically posted on the door, due to me being gone for a few months. Even after acknowledging this issue physical notices continue to be posted on my door and I have not received any email notifications. The administrative staff seems to refuse to take ownership and always seems to pass the blame onto others within their administrative system. When the issue about physical notices not being delivered, the first excuse was that a few people were getting notifications sent to spam email and the decision for EVERYONE to now receive notifications physically was made without consultation with any other tenants. The excuse was then changed that due to the size of a project they required physical notice. So I'm not sure which was the actual reasoning. There has been numerous complaints amongst tenants regarding the administrative staff and the issues seems to be years in the process. I just wish admin would take ownership or maybe actual communicate with the tenants.
