This is literally the shittiest apartment I have ever lived in and also the most expensive. The walls are bubbling they refused to fix all the holes in the walls from the previous tentant. they painted over everything at least 10 to 20 layers. The paint is peeling everywhere I've tried to clean the bathroom and there is pubes stuck in the paint. I am actually mortified by trying to clean this apartment. They say that there's a washer and dryer inside the apartment but it takes about six hours to do a load so just be aware. They have been doing construction all around the apartment on the roof the gutters and much more. Which is so loud and all day long from 7 am till the night. So hard for my baby to sleep. I've tried to clean the bathroom and the caulking that seals the shower together is black with mold. ( I have asked them to fix this and nothing yet ) The drawers are not finished and I've gotten several splinters from there and so has my nine month old daughter. She has a lead test at her 12 month appointment and I'm very scared to see the results after living here for a year. I've told the apartments about all the problems I've had including the mold the heater not working the shower not working and many more things they have not cared or done anything to fix it even though it is almost December and I have a nine month old baby with no heat for the winter. But they do think it's important to paint the outside of the apartments but not fix the inside. Do not live here if you want to cry every day like I have I'm miserable living here and this is the literally The most shitty apartment I have ever lived in in my entire life and I cannot wait till I never live here again. Also the neighbor saw my husband doing our laundry and called him whipped for helping out his family. ( he also makes me super uncomfortable everyday as a stay at home mom ) Many weird people in this complex also some random lady who gives massages to naked men inside her apartment next door to me she leaves the front door open which is very uncomfortable for me and my baby because we pass by her door every time to get home. Also there's only three washers and three dryers for about 30 apartments so plan to never do your laundry. If you would like to be miserable and get woken up at 6 o'clock or 7 o'clock every single day please move in villa campana!! Let me start by stating first that the apartment itself if great. My spouse and I moved into a one bedroom a few months ago. It's a bit drafty, and the floors are uneven. But we accept that as the charm of an older building. The residents are quiet, and the location is very convenient. The reason for the 1 star review is because the property manager is hopelessly frustrating to deal with. Twila Schuster responds to emails in pieces. Ignoring anything she must not seem pertinent. After requesting for a third time via email an expected move in window with no response. I called her, and was rewarded a 20 minute lecture on the very demanding "ins and outs" of her responsibilities to include a brief history on her work and college experience. Since moving in she has failed to meet her own communicated ability to be accountable or impressive. She often blames her Office Assistant referring to him as "the poor thing" and states the he "tries his best" while I follow up on requests I've made directly to her, that she's said she will ensure they're completed. She has since become shorter in tone with me on the phone, I suppose she is not happy that I am following up about the many things she overlooks in typed or written communication and then she blames the staff around her (including the maintenance crew for some inexplicable reason) for her not having achieved her own fleeting promises. I filed a complaint with her office assistant, and intend to contact the management company if her performance doesn't improve. At first i thought it was great and it was until every month the water had to be randomly turned off because of the terrible pipe issues. It's an OLD building that was just re-painted to make it seem nice and new, but it's not. i lived there for 2yrs 3months and it went through 3 different managers. the third came on board just after i moved out. the paint has layers and layers that just peel off and the heater works well but chips even after they re-touch it. it looks burned and bubbled. i had to have it done 3 times in 2 years bc it looked terrible. you can't have much out side, well, some people can but some people can't. it's random what they allow. i was locked out one night after a bike ride because my dead bolt failed and broke inside. After calling 911 maintenance, i found out that the TWO people were already dealing with situations elsewhere. if i didn't have a friend close by i would have been locked out for a long time. i eventually had to call a lock smith to drill a hole so i could get it. my key worked perfectly when i left for my ride but not when i returned. on top of it, it took months to get my money back. i'm actually fighting to get my deposit back. i don't usually write bad reviews. i thought this place was super cool until over time i found it to be the opposite. raising rent every year and no upgrades of anything. Ralph's across the street also has this outside semi that they keep running at all hours for their perishable foods. not peaceful. i had to move my bed. i'd stay away from Villa Campana and the two other properties in Camarillo. read more

By far the worst apartment experience I have ever had. I wish I did not sign a year lease as I would move out right now if I could. I have been living here for about 8 months now (as of 2/2022) and when I read the current reviews on here, I am wondering if they are talking about the same apartment complex... here are my biggest issues that I would tell anyone to really consider before signing a lease with this place: 1. Maintenance / repairs: This is by far the hardest part of living here. We do NOT get heads up for most water shut offs. I have had the water shut off three times on me since moving here without any notice or communication (they pay water, so it wasn't because of past due bills). I have heard other tenants pounding on the landlord's office door screaming at her because they woke up to NO WATER and had to go to work without showering. When you need something repaired, you will have no clue when the guys are coming or IF they are coming. They will randomly show up and expect to come in right then to look at the item needing repair. It is very hard to live like this. Even if you request a call or text prior to anyone coming, they will not do it. The men that work here will vent and tell you how the entire company is very disorganized and how they have no clue what they are suppose to be doing most of the day. Even during Covid, they will randomly show up and expect you to be okay with that... even while working from home... it is ridiculous and unprofessional. The men have come in multiple times with muddy shoes and when they look at the issue, they always say "nothing we can do, let management know". It is a waste of time and energy to even request a repair. You will be lucky if anyone even comes out in the first place. 2. Timing to hear back. Even when I originally toured this complex (and others Ventura Investment Co owns), it was next to impossible to get a callback about available rentals. Now that we live here, nothing has changed. You can go months before an issue is solved. 3. Realize that there is no AC and the heater sucks. The heater is on the wall and there are no vents to circulate the heat. In the summers, these apartments heat up horribly! They are very strict about what you can and cannot have as an AC unit. We had to purchase an AC unit for $400 and then a heater for the bedroom. It gets very cold and very hot here. No matter which location you are in throughout the building. 4. The location seems great, but once you live here, you will see how busy and loud this street is. There are always accidents, cars honking and speeding up and down this road. If you have kids or pets, it is not safe to let them walk alone here. 5. They will promise you anything and everything to get you to sign the lease, and then not deliver. Even on move in day, the apartment wasn't ready after we rented a Uhaul. It was very hard to track down the property manager to get our keys and move in. Most items were not cleaned well at all. 6. You will hate the washer and dryer in your unit. They do not work. We've had ours replaced 3 times now with brand new ones and they destroy your clothing. They are SO loud and anytime your neighbors do their laundry, your entire apartment will shake. It is awful. I can't even hear my TV over it (this is not an exaggeration). They put the W/D in a small area in the kitchen and when you dry your clothes, the entire device rattles and shakes. If you are renting here because of this feature, don't. We have to do our laundry else where. It might seem like this place is a good deal and well kept. You might tour it and it looks clean and is quiet. That is not the case. People are constantly moving in and out. There are no trashcans for dog poop and people don't pick up after themselves. Yes, they have gardeners here weekly, which is wonderful, but it does not outweigh the cons. Even if you want a short term rental (1 year), it is not worth it. You will not get consistent water usage for showers. You will be on a busy street. Nothing gets fix. The units are old and everything in them is cheap. They get HOT!!! Pros: -Can usually get street parking, even on weekends -Haven't had issues with car break-ins -Close to the freeway and shopping -I do feel safe living here Cons: -No AC and heat doesn't flow -Washer and Dryer are awful and destroy clothes -No communication from management (disorganized) -Maintenance is a joke... you will not get things fixed, and if they say they will fix them, they will NOT hold to their scheduled times... at all. -For the price, you can find somewhere better -You can get stuck with very loud, shady neighbors, but usually it gets quiet after 10 pm -Very busy street, not safe for kids. Loud, lots of cars racing -The landlord let me know she just found a meth lab in one of the units and they had to have the police involved. I have been at the Villa Campana going on two years now and absolutely love it! The area is safe; surprisingly affordable for the location and space. The complex itself is kept very clean and quiet. The pool is gorgeous and they have two! My particular apt is on the second story and affords a wonderful view of the courtyard and pool, surrounded by beautiful palm trees. The unit has a dual washer/dryer which I love because I don't have to travel downstairs to take my laundry anywhere else. Brent is incredibly kind and friendly, always willing to help! I have lived in a studio bedroom apt from 2022 august until 2024 february. The property manager and this apartment will be etched inside my head as the most horrible and dreadful experience ever. Its a very basic mediocre apartment with bare minimum amenities but they charge quite a steep rent. Beware of your security deposit. They won't return it back to you but they are gonna send you a statement of the renovation they will do with your hard earned money. In my 10years long rental experience I have never had this experience, I have always received a portion of or full amount of security deposit back. Now I am gonna fight them at BBB and small claims court. The management changed three property managers in a course of 1 year. And now they got two ladies permanent because they are trained to rip you off of your security deposit and do the renovations on your hard earned money. These apartments are actually pretty nice. I was pretty anxious/nervous about moving in here because I had to sign my lease and shop for apartments solely online because I was on deployment and was moving down here so I wasn't sure exactly what they were going to look like. I was not disappointed. I have a 2 bed/1bath and the amount of room I have is ridiculous. They are very spacious, freshly painted, clean and contemporary. My kitchen is a very decent size and so is the bathroom. The living room is almost too big! Parking is never an issue and it's in an incredible location, literally right across the street from an outlet of restaurants/shops, a Ralph's grocery, banks, liquor store, etc and the area is very nice and quiet. Kitchen also has a dishwasher that works great. The downsides: -community laundry, 1.50 to wash and 1.25 to dry. Although there is a "combo" washer and dryer by the sink, but the thing is pretty small and takes forever. -No A/C. Although the climate here in Camarillo pretty much stays between 70-75 year-round, it does get a tad hot sometimes. But if you get a couple fans you should be fine. -because of some county ordnance, you are not allowed to have a grill on your balcony if you live on the second floor. I was pretty upset about that. George Foremen it is. -the apartment does not come with a refrigerator. However, they offer a deal that if you sign a year lease you can get $200 back with the receipt of the refrigerator. I took them up on this offer and sure enough the check came in the mail, 200 stones back in the bank. All in all I can't complain about these apartments, they are well kept and in a great location. The apartment managers have also been nothing but nice to me and i haven't had any problems with them. I enjoy living here very much. read more

Rent is not bad for the area either, considering you're getting a nice apartment. It's a quiet neighborhood, has beautiful courtyards, Ralph's is across the street, quick turnarounds on maintenance, and carports are available. I moved in earlier this year. I shopped around for quite some time searching for one bedrooms that were 650-750sq ft, not carpeted in common areas, and preferably hardwood or hardwood laminate. Most places that fit that bill were well over what I am currently paying. Parking is never an issue. More than enough to go around. Brent, the property manager extremely responsive, attentive to details, and goes out of his way to help. If I happen to receive a package while traveling, a quick email to Brent always ensures my packages make it into my apartment. Whenever I have had a maintenance request, it has been handled in a timely manner. When it has taken a little longer, I am kept updated on the progress so I am not left wondering whether the request has been forgotten or not. read more

Updated review: if you notice all the positive reviews, it's because residents were offered Starbucks gift cards to write them, myself included. I lived at this complex for six years. Five years in one apartment, one year in another. In 2015, when my lease was up, and a new lease offered, my rent had been raised nearly 300$. This was for renovations including wood laminate flooring. I wondered how this was going to happen around my furniture, looked around for another place and ultimately stayed. I paid my rent every month with no upgrades. After ten months, when I finally asked about it, I was told I would have to move all my furniture into the kitchen, bedroom, or balcony for the new floors. Also, I should stay in a hotel to avoid the smell for three days...at my own expense. Since I also have pets, I would have to find a pet friendly hotel for this. I asked if perhaps I could pay lower rent since my apartment was not renovated and was told no. When my lease was up, I told them I was moving, either to a new place I had put a hold on or to a renovated apartment. They agreed to move me to a different place. .My lease was up June 1st. They delivered my new lease offer three days later. When we came to agreement about moving, they did not put me on a new lease until I had moved so I did not have a lease for two months while I was living there. I moved into my new "renovated" apartment, featuring a door with a sticking lock, a broken window screen, a broken sink drain in the bathroom, a broken kitchen sink, uneven cabinet doors and the lovely smell of mold. I was told to run the washing machine a few times until it didn't smell like mold anymore. The sink drain they "didn't have the part for" and the cabinet doors I just had to open it a certain way (both sides at the same time). After a month of no maintenance, and a lot of complaining they fixed everything. The window screen they flipped upside down and hoped I wouldn't notice it was still broken. That took some extra haggling. Oh, and the extra storage that anyone can walk up to? They had lost the key, and almost two months later gave me a new one I had my apartment flood in the rain and I had to demand that the carpet was cleaned after it was dry. Who wants a dirty flood carpet? Why did it flood? Well, someone didn't clear out the gutters. I had crickets take up residence in my walls and infestations of ants. The door NEVER closed or locked right. I even showed the corporate office who was disappointed in their own maintenance. Best of all, black mold. Everywhere in the shower. Looks like a sea creature only black. Yeah. That was fun. I have pictures. I finally moved out the last week of my this year from my hell apartment. Remember how I said my previous lease was up June 1 and I didn't sign a new lease for two months even though I continued to live there lease less? Yeah well they got me for breaking my lease. Not only that, they kept my entire 1500 deposit. I lived there for six years and they kept my whole deposit. Because I lived to a renovated apartment, features they charged me for a year and never came through on. On top of that, they want another $322 for "damages" to the renovated moldy apartment. Which has someone living in it two weeks after I moved out. In fact Thai place sent me to collections for their $300 which I hadn't paid yet because I can't afford it. So thanks for that extra stress, Brent. Very nice of you. If you do move here, enjoy the lack of maintenance, the communal living with insects, and the mold, for the low price of $1800. On top of the lack of ac it's delightful. Or for a bit more, you can move to a place that treats its residents right and actually doesn't make you sick. Since Amanda responded, I will say we were specifically asked to mention people by name in our reviews and say how rad it is. Maintenance never leaves notices when they're in the apartment so you never know if things are fixed. I did complain to corporate about the front door failing to close properly, and while they admitted it was not ideal, short of reconstruction, they couldn't fix it. Amanda, please be sure to look at the time in my original apartment when my washer broke and I was left with dirty water in the kitchen in the dead of summer for a month. That's a quick response. I was only fortunate enough to live here for one year, but it has been my favorite apartment to date. Brent Bailey the manager and Mike, who is around on the weekends, are attentive and responsive and really neat guys. As a single woman with a child, I felt very safe knowing they were a phone call away. The apartments are clean, notices are given in advance, and for an apartment complex, it's unusually quiet. I've lived here for one year now going on two! I am a college student (CSUCI) and I have lived in a two bedroom apartment with 4 girls total. The facilities are clean and spacious. My apartment is on the second floor and it can get hot sometimes but nothing a fan/open windows can't fix (because there is no air conditioning). There is a washer and dryer in the apartment as well as a laundry room on the main floor. The location is great! It is right next to Starbucks, Target, Ralph's, the outlets, the freeways and down the street from the hospital. It is very quiet although it is next to the freeway. The Apartment Manager Brent is THE BEST. He is very easy to get into contact with when you need him, he has repaired some things in our apartment to avoid maintenance calls, like our garbage disposal for example, and explains everything to you clearly. I've lived here in Villa Campana for one year and I've had a great experience! I first moved into a one bedroom and then later upgraded to a two bedroom. Both units were very nice. The premises are always clean and well kept. I've had to call maintenance a couple of times to fix an issue and they were prompt and efficient. The property manager Brent is a great guy and very helpful. The only reason I'm moving out is because I'm active military and I'm about to go on deployment, but I plan on moving in as soon as I get back. read more

I would be renewing my lease if there was a two bedroom two bedroom layout! I have lived here for a year with my boyfriend and our cat and we have all loved it. Every time there has been a maintenance issue they have fixed it within 48 hours and the grounds are always well kept. Brent is a great manager and seems to really care about the tenants. What to say about Villa Campana Apartments? I did a lot of research on apartments in Camarillo. I have visited many as well as visited friends and family in other complexes. By far this apartment complex has been my favorite. Apartment:What I fell in love with at these apartments is how open the floor plan is and the location of everything. There is plenty of storage(as long as your not a hoarder) I am able to store my winter thicker blankets and warm clothes without running out of room in my closet. The room is bigger. I fit a queen size bed with 2 dressers and a night stand. It comes with a washer/dryer in the kitchen which I use all the time. There are also laundry room inside the complex if you have something bigger to wash. There is also a nice storage closet on the balcony. Wood floors keeps it a little cooler during the summer. There are a total of three building and 2 have pools. Parking/Location: I love how close everything is. Grocery store/outlet/coffee/laundry mat. There is always plenty of parking in the front of the building as well as the extras on the side of the buildings. Extra thoughts: Even though it's an older apartment, the price is affordable, the manager Brent is always nice and very quick to respond (to my many random emails) and whenever he sees you around he will ask to how your experience is as well as ask if everything is running the way it should. My lease will be over in a couple months but I definitely plan on staying another couple years. read more

Unfortunately my small family was only able to live here for a short few months due to Covid, but in that time, we were shocked at how amazing the management staff are. The maintenance crew is quick and efficient and always available to help. Brent is extraordinary. He was a massive help into getting us in and very very quick to answer my questions. I have lived in the Villa Campana Apartments for over two years, in both a one bedroom and two bedroom. I stayed here for the purpose of studying at Cal State Channel Islands. I think that there are several good reasons for a student to live here: Pros: 1. This apartment is across the street from a shopping center where you can access Taco Bell, Starbucks, groceries, protein shakes, 2-3 diners, etc., however having said that, the apartment is also conveniently placed behind the grocery store so there is often not many pedestrians going by. 2. The trolley across the street is free and takes you to every other shopping center in Camarillo, and the bus depot which can take you to Oxnard, Thousand Oaks, Northridge. The bus depot also serves as a rail station which can take you (through multiple stops) all the way down to San Diego or up to Santa Barbara. 3. When I was going, the rent price was the lowest for a one bedroom, the only other rent prices, I found in Camarillo had less quality in that they presented too much wear and tear in the kitchen/living room, or were too loud because too many college students would live there. 4. I know it's been said before but the manager, Brent, has been so nice through it all. On more than one occasion he has come down to the apartment to fix something on an odd day where the mechanics weren't available. Like fixing a door knob that wouldn't lock or the shower door that was stuck. A few cons: 1. I didn't think of this when living there, but smokers can't smoke anywhere on Villa Campana property. 2. No A/C supplied, as well as no fans that obstruct the windows either. The owners don't like it apparently. It gets really hot during the summer. read more

Also love the fact that the facility was close to everything from restaurants to grocery stores and banks. Very convenient! Villa campana was a great find. It is conveniently located around businesses and across from the Camarillo trolley stop. The buildings are clean and the pool is a perfect addition on sunny days. It is easy to contact management for any problems and they will try their best to solve problems quickly. Brent is very helpful. These apartments are modern, simple and right next door to your neighborhood market. The property manager, Brent Bailey is very easy to work with and is always on call regarding any problems and is usually pretty quick to get it resolved or in the process of getting it resolved. I had a 2 bedroom 1 bath for my little family of 4 and lived comfortably. There's a pool and laundry room that is very convenient. I highly recommend checking out availability. Been a resident of this place since 2012! The manager Brent is great and I really like the new upgrades in my unit, especially my new flooring when I renewed my lease. I love being down the street from the Outlets and Target but especially walking to Starbucks on Saturday mornings! It's a quiet community with friendly neighbors and I definitely feel safe with the night security! It's not the newest property on the block, but a nice place to call home :-). read more
