We've lived here for almost 2 years. When we first moved from LA it was great. The rent was a little high for the area and the lack of amenities, but compared to LA prices we didn't mind. Our unit is large and everything was in great shape. Last month the management company changed. And not only has the quality of service declined but it also appears that the quality of tenant has as well. Again, these units aren't cheap. Our rent is over $3500/mo. Units that face the harbor are over $4500/mo. So there is an expectation with this kind of rent that you won't have the same issues that you would have in a lower income building. No judgment. Just an assumption. There has always been a lot of activity outside of the building because we are in a high pedestrian area. However, I've never felt unsafe, until now. Cars inside of our "secure" garage have been broken into. My boyfriend saw someone doing drugs near the dumpsters. This morning I woke up to a truck full of stuff and a car full of more stuff, parked illegally outside of the building. It was there all night. And as of 11:30a it is still there. People move in and out all the time. But we've never had someone just park a truck full of crap in front of the budling. The car looks like it barely runs and considering the fact that the tags expired in 2021, I doubt that it will be on the road much. Which means this car will most likely be parked indefinitely. We've had an issue with a neighbor that we addressed multiple times with the new property manager who has done nothing about it. There were issues with the previous manager, however she was always available and responsive. What was the point of hiring a new property manager who is worse than the last. Who is DUMOSO any way? We absolutely love the area but we were already planning on moving when our lease is up because are sure the rent is going to go up again, and it isn't worth it. But now, we can't wait to leave. If you can afford rent at this price point, I'd look elsewhere. read more

This complex is wonderful; the facilities and grounds are beautiful. The new manager, Carolina, is friendly, quick to respond and helpful. Daniel, the maintenance supervisor is super responsive. But what a surprise - 2 weeks later I'm receiving an email from Melissa Reyes with basic "Thank you for your interest in The Reserve at Seabridge" ... I lived at the Reserve for about one year. While the Reserve bills itself as luxury apartments, I can assure you that only the exterior of the complex is luxury. I have never lived in a property whose owners and managers treat their residents with such little respect. The only pros of this place are proximity to the harbor and EV charging. I suggest anyone considering living at the Reserve read this review and think twice before signing a lease: LIES *When viewing my apartment and signing my lease, I was assured that no one had ever lived in the unit before. On my first night in the unit, I found cat hair all over the carpet and stove, holes in the screen from a cat, mail in my box for someone else, and even a modem that was left behind in a closet. While I wouldn't have cared if someone had lived in the place before me and these issues were eventually corrected (carpet cleaned, new screen, modem removed), I find their sales tactics deceitful. It's also shameful that the unit hadn't been cleaned prior to my move-in (yet they charged me for carpet cleaning upon move-out!!!) *When first viewing and considering the Reserve, I was told by management that there would be a spa on-site, which was an amenity I was very excited about, making the high rent price more palatable. The spa was installed, open for a few days, and then promptly shut-down and eventually removed. The true story behind its removal was never fully revealed to residents by the property managers, and no rent reduction or other compensation was provided. No other amenity of equal value ever took its place. HIGH RENT INCREASE *When my apartment renewal came around, I was shocked to see that the Reserve wished to raise my rent by 9.5%!! During a pandemic and economic downturn, and without following through on their promise of the spa amenity, 9.5% was UNBELIEVABLE. *The 9.5% rent increase was sent to me via a letter taped to my door. Several weeks later, I was contacted via phone by a temporary office worker who offered a different rent renewal price. When asked for this in writing, we were sent an email with the wrong lease renewal date and wrong rental rate. Weeks later, we were called by the inpatient lead property manager with yet another rental price, demanding that we decide to accept the offer within 2 days, far before our required move-out notification date. Her request was then communicated in a very poorly written email that was difficult to decipher. SECURITY *The bike lockers and kayak/SUP lockers are a joke. Bikes were repeatedly stolen. I know this because upset residents posted signs in the common areas about the thefts, and neighbors told one another of the most recent thefts of their belongings. Yet, the management never shared warnings with their residents about the issues or informed residents that this was happening. No known measures were put in place to enhance the security of the area. *Vagrants find their way onto the "secure" property frequently, and they have been found sitting on the common space patio furniture, passed out, or breaking into bathrooms. *The Reserve started putting apartments on AirBnB and VRBO without telling their residents. This compromised the supposed "secure" building that we lived in by allowing the AirBnB and VRBO guests into our common spaces and the garage. POOR MANAGEMENT *The lead property manager is rude, dismissive, and either slow to respond or ignores calls and emails. She has serious issues with professional communication. *The assistant property manager changed so many times in my one year there, I lost count. The assistant was usually nice, yet clueless and not helpful. *Despite the Reserve's supposed strict rules against smoking, the neighbors directly next to me on either side both smoked openly outdoors on their patios, and the neighbor across the courtyard from me also smoked "secretly" from his doorway. The neighbor across the hall smoked marijuana incessantly, filling the halls and air outside his windows with skunk. Reserve management put out signs warning residents of fines, which worked for 25% of the offenders in my vicinity. NICKEL AND DIME *Upon move-out, the property management team conveniently "lost" my original move-in paperwork, including the move-in/move-out sheet, yet still tried to charge us for items that were damaged upon move-in. *They nickel and dime residents upon move-out for items that should be considered normal wear and tear, including the stovetop griddle. I've been living at the reserve for a few weeks now and I'm very impressed with the property. It's quiet and peaceful which is wonderful coming from inner-city LA. My pup and I luv exploring the marina area on foot and the beach is under a mile away. Jenna was very helpful during move in and stayed late to give me my keys. I was a little apprehensive about not being able to see my unit prior to move-in because there was an occupant and we are in a pandemic, but it all worked out. I lived at The Reserve at Seabridge for 15 months. I just moved out with such a sadness because I love it there. My neighbors are the best. Management has changed since I first moved in and the first company was so wonderful to me. New management has changed except for Jenna and she has always been kind to me. Jessica just started and was very attentive to me and my needs for moving out. She seems friendly and sharp so I hope she lasts. I had a one bedroom loft and the space is amazing and beautiful. It's expensive but I'm from New York so I know I received great value for my money. I know there is a lot of disappointment about not getting the hot tubs promised and I think that is a fair complaint but the resident events thrown by the management company are really nice. I will truly miss not living there. read more

The location, architecture, amenities, and friendliness and helpfulness of the leasing staff at Reserve at Seabridge is amazing. Jessica made my decision to lease a beautiful and spacious unit very easy. These apartments are so gorgeous and their location right on the channel at Seabridge in Oxnard make me wish they were for sale as townhomes! I would love to own the one I am moving into -- they are THAT nice and truly a step above other apartments in the area. I am going to feel like I am living in a vacation resort area every day. Wow, I had such great expectations when moving in, but after living there for almost a year, they allowed me to break my lease and I moved out. Not a good experience at all. Poorly run is an understatement. Empty promises at lease-signing. 1. They promised a pool and then that fell through, then they promised jacuzzis. They arrived via crane and within a week they were craned out. (didn't pull proper permits). 2. Security. HORRIBLE... Bikes stolen from the garage especially after Airbnb was allowed on the property. The security is a nightmare. One guy just walks around a few times then sits in his car. (and only at night). I videoed it a few times. I rented the place as a store on the bottom, live above the top. NO OTHER stores were near me. They did not market the place for other stores. I asked to have an interior door installed from my store to my residence for my security and to be able to lock my residence from my employees and I was denied. My store was broken into while I slept just 14 stairs away during the night. One of the neighbors actually called me to tell me the door had been wide open with pry marks at midnight. Luckily they must have heard her as nothing was taken, but that was scary. No day patrol, when the crack heads and homeless are out or the skateboarders taking over in front of your place. 3 days before I moved in another tenant sent me videos of crack heads trying to get in her unit at night. She warned me not to move in. I thought she was maybe off her rocker, but now looking back she had valid concerns. The final straw was the front door being broken for months. You use your security fob to open the door and it's stuck. BROKEN.. so you are locked out. Happened to me sooo many times. Poor delivery people. Being that I live directly above and with my wall to my bedroom attached to the front entrance all I would hear for months and even at 3am was tenants trying to use their key fob only to hear them practically shaking the door down to enter.. Then F*ck, F*ck, F*ck... as they are locked out. Many times I just let random people in though my store so they could get to their units. The response was that it was our fault as we were kicking the door and breaking it. Such a lie. The entire door needed to be replaced instead of temporary cheap fixes. 3. Airbnb! Yes, they started allowing Airbnb on the same property where we live giving access to the private underground parking where our personal vehicles and property are. Not a coincidence when cars were broken into, and bikes and other personal items stolen. 4. Kayak storage but no access to the Harbor right in front of the building. Never used my kayaks once. If you want to kayak you have to lug it all the way by Vons. Could have easily rented ONE boat slip for the entire building for us to launch from but they are too cheap. I called and boat slips are an affordable $300. They could easily do that and have key access on a "check out" basis. I even talked a few boat owners that had a large slip and they said they would be willing to do that in exchange for a parking spot in our underground parking. 5. Amenities? WHAT amenities? There are ZERO. No gym, no pool, no spa, no harbor access, NADA. And for those prices? There isn't even any outdoor lights near the BBQs or running water if you want to have a gathering. There is 24 Hour Fitness practically attached to the building. A free membership could have been offered to us. Especially after the failed promises of a pool and jacuzzi that never appeared. The UPSTAIRS ROOF SKY LOUNGE... seriously a joke. Scheduled a Super Bowl party.. my friends started arriving to watch the game and the BIG huge TV has no cable or internet. Said we are not allowed to watch TV. Why is it there. "How do we watch TV" response was something about it not being allowed due to some city law or regulation. how embarrassed was I having to tell my friends we have to find someplace else to watch the game. The view from "THE SKY LOUNGE" is the roof's ducting. but great sunsets! Getting crap from all the residents about no amenities they decided to install a pool table & ping pong table... And where did they put them?... Pool table OUTSIDE my door in the hallway near the elevators. Not in the sky lounge... And the Ping Pong table in the garage elevator foyer. Yep... the logical place would be put both in the sky lounge. So, I wake up at 11pm and all during the day to people playing pool laughing and running up and down my hall at all hours. I did complain and they did relocate the pool table, but seriously. 6. Maintenance horrible. My dishwasher was broken for 3 months and during Thanksgiving, and Christmas. I put in 5 requests. Too cheap to replace. The entire time I couldn't cook there as they didn't duct the stove to an outside vent. Only vents to a cabinet. So every time you cook even eggs the smoke alarm goes off. EVERYTIME. 7. Then they raised all our "all ready inflated" rent. HELL NO. Steer clear! read more

We had a confirmed appointment this morning at 9:00 am. We arrived by 9:00 am and no one was at the building. At 9:05 am Melissa "staggers" in and ask us "are you here for a move-in or tour"???? We responded we have a 9:00 am appointment to talk with someone--she said "I have a 9:15 am have a seat". It is now 9:10 am and her 9:15 am walks in a little early. Melissa unlocks a small office area and a few minutes later addresses us as she is unlocking another door--several feet from us in the lobby and mumbles that she has a 1 bedroom with a loft available--we said "great a 1 bedroom loft would be great!" She is inside a small office and mumbles as she is walking out to us --she would not make eye contact with us like she was having trouble adjusting her eyes--she then says "I only work on weekends I didn't know I had a 9 am and I DON'T HAVE KEYS to show you anything I could show you the property only!!!!!! I said "excuse me, you showed up late to work, staggered in, now say you don't have keys to do your job". I told her we live currently at another Greystar property and will definitely get the word out about her behavior--UNBELIEVABLE!!! read more

YES, THE MODERN ARCHITECTURE IS VERY NICE LOOKING, BUT LET'S TALK ABOUT WHAT'S NOT APPARENT: ****Talk to Oxnard Police Dept.!!!**** Learn about the theft that's been rampant in the garage storage lockers - both the private and communal ones - because property management will not divulge (based on personal experience and according to a number of other tenants). Zero disclosure and flat-out lying by Jenna, property "manager", when asked about theft history. As a result of thefts I incurred, my renters insurance (USAA, top-notch) will no longer cover my high-value items. They refuse to install security cameras in the high crime zone. *Gates are regularly out of order. Fobs don't work OR you don't need a fob because the gates are broken/wide open for anyone to come in - including homeless, thugs, and a drunk who passed out on the premises. *Brown raw sewage has bubbled up into the tubs in a couple neighbors' apartments who live on the main floor. *When people have a party in the sky lounge, the neighbors below have to deal with the brunt of the loud noise - booms! - so loud that walls shake. *Horrible sickening stench spewed out of the vents the first time my A/C was used - sick in bed for a week and 2 doc visits. The following year (2020), shortness of breath and dry cough when A/C on. Suspect mold, but that's TBD. *Good luck sleeping when the wind howls. There's loose stuff on the roof or side of the building that bangs loudly - boom! boom! boom! They have yet to get this fixed. *You need to be handy with "work arounds" to get the basic functions of your sleek washer/dryer and dishwasher working, as the in-house and contracted service techs are at a loss. *Installed a pool table and more couches at the height of the COVID-19 pandemic in the hallway between apartments... go figure. *When the weather is nice and you open your windows, your apartment will smell like whatever your downstairs neighbor is cooking. *The floor plan for the 1 bdrm + loft shows a closet in the loft. Not! It houses the hot water heater. The only closet is in the bedroom. *A different level of care is provided depending on where you live in the complex - exterior windows of Victoria-facing apartments were not included in the last cleaning even though they're grimy. Management said our windows will have to wait another 6 months. When they did get cleaned the one and only time in my 20 months here, one of my windows leaked, so be sure to move valuables away from the windows. *Swimming pool promised when signed lease (and was advertised as one of the luxury amenities), but that never happened. Two jacuzzi's were eventually substituted, which were torn down within hours of being installed. Rumor: they were installed without being permits. Request for rent reduction (due to lack of promised amenity) denied. *Your privacy is breached every couple months when the office sends out an email to all tenants and forgets to BCC us. *The trash and recycling bins outside are a mess - overflowing 7 days a week is not uncommon. *Not uncommon to find dog poop and pee stains on the carpeted common areas, as well as puddles in the elevators. The dogs are not to blame that they have irresponsible owners who don't provide enough potty breaks and/or clean-up their accidents. The stains are not cleaned unless you put in a request and even then it's not an easy fix. I had huge smears of dog poop stains near my front door - I had to wrestle with property management for days to get it fixed, and they only did so after code compliance/public health contacted the office. *Poorly finished cabinetry hazard - gaps along the underneath ledge with exposed nails. Luckily I was home when my cat got her head stuck in there and was screaming bloody murder in pain (as was I because she shredded my arms and hands with her claws as I worked to free her). Limiting the rest of my "what's not apparent" comments to the impact of the surrounding environs on the livability here: *Disturbingly loud fire crackers across the street every 5-15 minutes for hours on end - many times it's difficult to go to sleep before 1AM from May to August. Police are no help because by the time they arrive, the jackholes hide. *Obnoxiously loud (and pathetic) "muscle car wannabe" engines roar down Victoria at all hours, so loud that you can't hear each other talk or your TV. ON THE PLUS SIDE: If you reach out, there are some really great neighbors here. You can walk to Von's and bike to CVS and Ralph's (if your bike didn't get ripped off). Nearby Hollywood Beach is beautiful. Maintenance does a good job of getting your requests in queue. WHY STAY? Moving is expensive, time consuming, and a big hassle. I'm relocating from Florida and I have made dozens of attempts to reach this property. I was successful one time only an I promptly started the application process. I needed clarification on the breed restrictions and tried calling several times a day for the following three weeks. We never finished the application or paid the fees to hold an apartment. Almost two months later we receive and email asking us to pay the remaining balance that was owed for our move out process. We tried contacting the billing department and apartment again to no avail. We had an appointment scheduled today 9-12-22 at 10:30am. We arrived a few minutes early and the girl working couldn't have acted more inconvenienced if she tried. She was in her office with the door shut and lights off. We asked again before wasting anyones time on the tour about the breed restrictions. Her response was "well, my boss has a boxer but I don't think there allowed" "I'm not sure how he got one on property". She did not want to show us a property and she could not verify that boxers were not permitted. We flew cross country and had a strict schedule to view apartments in a two day period. I can't believe they are this negligent. This was a huge waste of our time. read more
