I lived at the Reserve for about one year. While the Reserve bills itself as luxury apartments, I can assure you that only the exterior of the complex is luxury. I have never lived in a property whose owners and managers treat their residents with such little respect. The only pros of this place are proximity to the harbor and EV charging. I suggest anyone considering living at the Reserve read this review and think twice before signing a lease:
LIES
*When viewing my apartment and signing my lease, I was assured that no one had ever lived in the unit before. On my first night in the unit, I found cat hair all over the carpet and stove, holes in the screen from a cat, mail in my box for someone else, and even a modem that was left behind in a closet. While I wouldn't have cared if someone had lived in the place before me and these issues were eventually corrected (carpet cleaned, new screen, modem removed), I find their sales tactics deceitful. It's also shameful that the unit hadn't been cleaned prior to my move-in (yet they charged me for carpet cleaning upon move-out!!!)
*When first viewing and considering the Reserve, I was told by management that there would be a spa on-site, which was an amenity I was very excited about, making the high rent price more palatable. The spa was installed, open for a few days, and then promptly shut-down and eventually removed. The true story behind its removal was never fully revealed to residents by the property managers, and no rent reduction or other compensation was provided. No other amenity of equal value ever took its place.
HIGH RENT INCREASE
*When my apartment renewal came around, I was shocked to see that the Reserve wished to raise my rent by 9.5%!! During a pandemic and economic downturn, and without following through on their promise of the spa amenity, 9.5% was UNBELIEVABLE.
*The 9.5% rent increase was sent to me via a letter taped to my door. Several weeks later, I was contacted via phone by a temporary office worker who offered a different rent renewal price. When asked for this in writing, we were sent an email with the wrong lease renewal date and wrong rental rate. Weeks later, we were called by the inpatient lead property manager with yet another rental price, demanding that we decide to accept the offer within 2 days, far before our required move-out notification date. Her request was then communicated in a very poorly written email that was difficult to decipher.
SECURITY
*The bike lockers and kayak/SUP lockers are a joke. Bikes were repeatedly stolen. I know this because upset residents posted signs in the common areas about the thefts, and neighbors told one another of the most recent thefts of their belongings. Yet, the management never shared warnings with their residents about the issues or informed residents that this was happening. No known measures were put in place to enhance the security of the area.
*Vagrants find their way onto the "secure" property frequently, and they have been found sitting on the common space patio furniture, passed out, or breaking into bathrooms.
*The Reserve started putting apartments on AirBnB and VRBO without telling their residents. This compromised the supposed "secure" building that we lived in by allowing the AirBnB and VRBO guests into our common spaces and the garage.
POOR MANAGEMENT
*The lead property manager is rude, dismissive, and either slow to respond or ignores calls and emails. She has serious issues with professional communication.
*The assistant property manager changed so many times in my one year there, I lost count. The assistant was usually nice, yet clueless and not helpful.
*Despite the Reserve's supposed strict rules against smoking, the neighbors directly next to me on either side both smoked openly outdoors on their patios, and the neighbor across the courtyard from me also smoked "secretly" from his doorway. The neighbor across the hall smoked marijuana incessantly, filling the halls and air outside his windows with skunk. Reserve management put out signs warning residents of fines, which worked for 25% of the offenders in my vicinity.
NICKEL AND DIME
*Upon move-out, the property management team conveniently "lost" my original move-in paperwork, including the move-in/move-out sheet, yet still tried to charge us for items that were damaged upon move-in.
*They nickel and dime residents upon move-out for items that should be considered normal wear and tear, including the stovetop griddle. If you do move here, be sure to NEVER use your griddle! read more
