I would like to share that my experience at Mosaic Apartments in Oxnard has been unbelievably positive. My husband and I, along with my elderly mother, recently went through a very difficult transition after being forced out of our rental home of 17 years due to a situation involving a corrupt fiduciary, which was even reported in an article printed on March 8, 2026. During such an overwhelming and emotional time, finding Mosaic Apartments turned out to be a true blessing. My first contact was with Samantha in the office, and she made what felt like a very overwhelming online application and move-in process as smooth and stress-free as possible for us. Her patience and kindness meant so much during a very stressful moment in our lives. Since moving in, Tiffany, the resident manager, has been absolutely amazing. She, along with the rest of the team, truly goes above and beyond to make residents feel welcome and taken care of. Charlene in the office has also been incredibly helpful and friendly. The maintenance team -- Carlos, Danny, and Erica -- have been outstanding as well. Any request we submit is handled quickly and professionally, which shows how much they care about maintaining the community. Tiffany and her entire staff create such a friendly, welcoming environment that truly makes this place feel like home. The location is also extremely convenient, being right behind The Collection and just off the freeway, which makes getting to everything very easy. This community has made our transition into this new chapter of life much smoother than we ever expected, and for that we are truly grateful. Worst experience of touring apartments. My sister and I had a 1pm reservation to tour the apartments. We had called ahead the previous week and set it up. The day of, it poured the whole time, and we were still on time. We walked in, and a lady who never introduced herself to us came out of her office to tell us, "We aren't taking any walk-ins today". We had to tell her we had an appointment just for her to talk to us in a calmer manner. She then gave us a guest pass paper to fill out and said she would be about 10-20 minutes because she was backed up. We waited for 45 minutes with no contact from her before we had to leave to visit another location. She apologized and told us to come back on the same day or another time. We visited a few more properties and then returned at 4:30 p.m. that same day. She came out of her empty office and told us that she couldn't see us because she was still on her lunch break and had just given a tour to someone else. She ended it all by saying she was too tired to give us a tour of the property because the day had been a long day for her. Honestly, her awful attitude and her out-of-the-gate refusal attitude makes me think she profiled us as someone who wouldn't be able to afford the cost of living or something. I have no idea how she was so busy she could tour other people but not us. For all those shopping for an apartment, beware of this place. Dress nicely, or you might get ignored. Summary - Good tenet support experience - Terrible infrastructure and complex layout - Overpriced for what is offered - No visitor parking Detail of issue - Moved in at the end of March and new to the area/city. - The complex's selling point is being in close proximity to the freeway and the shops The Collection. It is not worth it. The underground garage of Target across the street is extremely riddled with delinquents, reckless driving, and kids in mustangs, Camaros, chargers, challengers, and lowered pick up trucks either blasting music so loud you can hear it from the back of the complex or reckless driving. The complex has street parking for visitors; however, it is open for use and is prone to vehicle break ins. - The complex is security is no where to be found. - The water pressure is low in both the shower and the washer and dryer set up. Additionally, the washer and dryer set up are really cheap machines which may not actually wash your clothes or dry them on a single cycle and require multiple cycles even after a detailed cleaning as taken place (in the process of requesting new equipment). - The gate clicker is extremely outdated and massive for no reason. The gate itself does not always register the clicker and you have to physically stand in front of the gate for it to work (yes, stand not drive). - The complex layout is terrible. There are two sides separated by the office and center community area with a pool (really small btw), hot tub, and grill area which can be used for events. On each side, there are only two elevators which are diagonal to other another; however, one elevator allows access to 90% of the upper floors whereas the other one is almost completely exclusive to a small section and there is no bridge per floor to increase accessibility. Additionally, the elevators have not been inspected this year (2025) and inspection notice is not posted in the elevator. - Trash shoots are utilized with access on each floor; however, there is only one access point per floor. Access is fine, but if you live near one, the hallway smells horrible. Trash rooms where the shoots lead, smell horrible. My husband and I toured the apartment building with Samantha Evans and I was really impressed with how professional and knowledgeable she was. We ended up renting elsewhere due to finding an affordable home for rent but I would have looked forward to working with Samantha and her expertise in the rental market. We really enjoy living at Mosaic, it's our second year here and we live on the Forest Park Blvd side of the apartment complex, facing the courtyard. The apartment itself is super bright ( has lots of natural light coming in ) and the open area makes it feel even bigger. Carlos Ambriz has helped us many times with keeping our apartment functioning. We had a small leak above our washer/dryer and he went out of his way to help us and making sure everything is ok! He always gives super good advice to help ourselves too. Great service! We highly recommend him. Hector is also super helpful and friendly. We really can't complain! Even during Covid the office tried their best to help us and on/off gave access to amenities whenever it was safe to do so. Everyone always tries their best to make living here enjoyable. All together we are super happy here, and we also really got a great spot with our apartment. Some reviews seem very negative, but I would say it depends on the location of your apartment and actively asking for help and repair service. With the shops close by, the bike route and parks plus dog park, it's a great location! We definitely recommend living here! read more

Not worth it at all. People will be drawn in by "all of the amenities", which you can find almost anywhere, and the fact that it's across the street from "The Collection". Don't be swayed by that, it's not worth it. Let's start with the amenities: Well, you have a pool, a hot tub, and some chairs and such in a courtyard. And on the weekends, you get to listen to drunk people come back home after a night out, jump into the hot tub fully clothed, screaming and laughing at the top of their lungs - until the security guard finally comes by. I'll give them that, the security guard does come by, but you've already been woken up after you finally fell asleep after listening to.... The idiots in the Target parking lot who set off car alarms on purpose, who yell, sing, whistle, blare music, and most importantly, rev their engines for hours on end. HOURS. Every. Single. Night. Of. The. Week. Parking areas - you're paying a pretty penny for these apartments. You're supposed to have security - that's part of the amenities. There's gates and locked doors. Except the gates to the parking area on Danvers are not always closed, so anyone can waltz right on in to the Mosaic apartments. Or, let's talk about the door at the front that leads to the mailboxes. Always propped open. Always. It's supposed to be a secure building, but it is not 98% of the time. They, of course, don't reduce your rent when you aren't getting what you're paying for. The apartments themselves are standard, bland, nothing extraordinary apartments. As if you didn't have a hard enough time trying to sleep with the idiots in the Target parking lot, and the drunk people in the hot tub after partying all night long, you get to listen to your neighbors music and tv. You also get to smell pot, it's not often, but it happens, and you get to smell cigarette smoke. Even when you're walking on the sidewalk outside, when you pass by these apartments, you will smell cigarette smoke. These are supposed to be non smoking apartments - so why is the smell of cigarette smoke constantly coming from this complex? And if it's not the sound of your neighbor's music or the cigarette smoke, you get to listen to dogs, barking out on the balcony where the owners have left them - out on the balcony - all day. You can be taking a peaceful walk along Forest Park Blvd only to be startled by some large dog looming over you from a balcony, barking at you like he would love nothing more than to jump down and rip you to shreds. No human in site, so, not real comforting. I will say that the area is really clean, there is that. And the breezeways that are the hallways there to the apartments are really nice, especially on hotter days. That is a definite plus, and it does prevent some smells from lingering for days. Maintenance can be a bit slow in getting requested work repairs done. And when you do have a complaint, it seems nothing is ever done about it beyond them saying something to the other tenant. Well, how many times must one make the same complaint before anything is actually done about the situation? Finally, the price is absurd. They like to change the price of their rent not based on season, but it could change from day to day - I learned when I first called them. That sounds like price gouging to me - you just change it day to day, do you? So one day, the apartment you want may be $1900, and the next day it will be $2100, who knows! You can always plop down some money to "hold it", but you still don't know if you're getting the best price - because it could change again! Isn't this fun? Finally, I understand a pet deposit, but I do not think it's their business at all what vaccines my cat has had. I've never been asked for a vaccine record anywhere else, and I feel it's extremely intrusive. Overall, it's a place to live, but it's not the best place to live, mainly because of all of the racket, the cigarette smoke, the doors and gates being left open for anyone to come in, and the price that may or may not be the same tomorrow, but may be lower the day after that, and then shoot up 3 days after that. Ridiculous. You can find much better places, more charming places, for far less than here. If you're desperate, or you like the cold, sterile look of "generic apartment complex", and you enjoy loud noise, then this is the place for you to throw your hard earned money away. read more

10 out of 10 recommended choosing Mosaic! Close to the bases, beaches and shopping! Amenities that I've used such as pool, cooking grills and gym have been spectacular! The staff and maintenance crew are not only professional but they are also more than willing to assist their residence respectfully and in a timely manner, should any issues arise. On 12.8.2015, I was in an elevator accident at Mosaic Building B. After 1 and half hours first responders were able to get the doors open as I laid on the floor knocked out and bleeding from my head. Upon reaching Ventura Community Hospital on a paralyses board, I had lost 4 teeth, multiple contusions to the head and a concussion. Elevator accidents do happen over 400 people die each year from an elevator accident. Gilbert and BJ lied under oath that the incident ever occurred. Of course Wolfe Mosaic and Schindler hired the best attorneys you can buy while I was stuck with a personal injury attorney who had no experience with elevator accident. As a result they settled with Mosaic Wolff and Schindlers for an amount that only covered their fees. They will keep your deposit despite doing everything they ask and more. Please do yourself a favor and read all other bad reviews not just the good ones before you commit to this nightmare! I can vouch for the bad reviews and say that this place will definitely keep your deposit regardless! Before our move out date, Carlos the security came in to do an inspection to see what needed to be fixed. After his inspection he said that everything looked good except the paint (he said this is normal).So he gave us the option to pay $170 for them to do the painting themselves or he said we could get the paint # from the office and paint the spots ourselves. I asked him if it was necessary to paint the entire studio or just the places where the paint chipped. He said to get the smallest amount of paint from the shop because I only needed to go over the places that needed paint. (Which makes sense why would I have to fix something that's not damaged) So I bought the exact paint they told me to for $40 and all the supplies necessary. On our move out date we painted every little spot that needed painting and even went over the inside of the garage. Moving out of an apartment is already hectic, but on top of moving we spent extra time and energy painting (which we were okay with at the time because the deal was we would not be charged $170) However, despite us BUYING the paint ourselves, and all the supplies, AND painting the place ON TOP of moving out, the office says we cannot get our deposit back. After arguing back and forth and explaining what Carlos told us, she still feels the need to keep our deposit. But it wasn't just that because they'll do whatever they can to keep every penny. Tiffany also is charging us for some mysterious wrist bands that we never owned. $50 for each wrist band. After explaining to her that we never owned these wrist bands she pretty much says too bad we are charging you. The only things we received were the studio key, garage opener, and key pods to get in and out of the apartments which were always broken by the way. Being charged for wrists bands we never owned is extremely unfair. First of all I had no idea what these wrist bands were even for when she said she's charging us for them because I never owned them. She said they are for the pool but me and my husband never used the pool area. And if we did need to, the key pods would let us in. So there's $100 they get to take from you for not being able to turn in these wrist bands because we never owned them!!!! If that's not frustrating enough, on the day of our move in we were under the impression that we would have a parking space in front of our garage. Once we got there they said we did not have that parking space. It was very frustrating because that promise of the parking space was our determining factor of moving in. So just know you cannot even have confidence in what they promise you as I have proven. We also were charged for a key which makes no sense because we made sure to leave all the keys we were given even copies we made ourselves with the garage remote and they still are charging us. Instead of getting our deposit back, we have to pay $100. It's extremely unfair and by reading other comments it seems as though we are not the only ones they got over on. Do not be fooled by the outside appearance or the Collection across the street. This place is clearly under horrible management. I am not someone who usually goes out of there way to write a lengthy and bad review but after the headaches this place has given me and my husband I feel it is absolutely necessary to save another excited couple from thinking this place is the right choice. read more

I'd like to start by saying once they lost Allison in the office, they should have lost my business. The new management is not the best. I began my lease a year ago with Allison and the move-in was flawless - Every small issue I had was resolved within hours. I have since moved into a larger apartment in the same complex and this move has not been anywhere near as pleasant. The management does not follow up unless pestered repeatedly, they are not apologetic nor sympathetic when tenants complain with actual issues. I thought my simple move down the hall would be easy but the new management team made it a nightmare. Even before I moved in, I jumped through hoops and had to make multiple visits with more and more documentation until finally I was handed keys. Three days prior to the move, I asked to have a pre-move out walk through in-person to fix anything that may be taken out of my deposit. I walked it with one of the maintenance staff and I was told my studio looked great and I may only have to pay a cleaning fee. Fast forward to the day I moved out, I pestered all day until an hour before close for a final walk through in my old apartment. This didn't happen until the end of the next day. I was told the minor smudges (no dents, holes or scratches, just normal scuffs) on the wall would have to be painted or cleaned. I later found out that I was charged for an entire new paint job. I now OWE on top of my deposit. Now the new apartment. My move-in conditions were awful to begin with. The day I moved in/out, it was pouring rain and the elevator between my apartments was broken. I was moving my furniture from the 3rd floor to the ground level. I contacted the office to see if it was being fixed or if I could extend the move out date one day. The answer I got back (3 hours later after I called to follow up) was: the elevator will be fixed the next day and unless I want to be charged an extra day for rent, they recommend having the keys turned in by the time the office opens in the morning. I didn't want to make the same mistake of trusting them to not waste my (much larger) deposit this time, so I took pictures and was very thorough. The carpets of this new place are stained and it doesn't look like they've even been vacuumed - you can still see the furniture outlines on the floor from the previous tenants. There is filth on the cabinets and floors. The wood tile is damaged, scratched and has weird pink stains throughout the apartment. The walls have black smudges. The appliances are heavily scratched. And much much more. So what do they actually replace or fix when they take tenants' deposits? I will not be renewing when this lease is up. I recommend no one places Mosaic at the top of their list. I recommend you look out for yourself, save your money and go somewhere else, because management will not and you will lose more money in the long run. I have called so many times in the past that they know it's me without saying my name. I am still trying to get current issues resolved at this new place but am giving up hope and expecting the worst. I have never done any kind of review for ANYTHING before but this place is just trash. read more

I absolutely LOVE living here, the office staff are incredibly especially Tiffany, If you have any problem in your apartment they come super fast and with a smile, everybody working for the apartment building is awesome. We lived in 2 different apartment here and we are very happy with both, I just wish some of the neighbors were more respectful for the living area (the Trash room is DISGUSTING on our side of the building) you can just tell some people don't have a sense of community living and respect for others, the staff do their best to keep it clean but really it isnt their fault. Management gets a very low rating here. I agree with the first comment below, "very transactional". If you're looking for quality management and service then this is definitely NOT your place. A few of the staff members are friendly but overall, they don't seem like they really care--like it's a burden to help you even though that is literally their job. It was the worst service in terms of getting an apartment (And this is not just my experience, but a few people I've talked to as well) The way I see it, if you're gonna charge more for apartments (~$1700-$2100) then at least give me better service. Make me want to live there! To me its an indicator that If I needed something fixed or had an issue that management wouldn't do much of anything. Which judging by the comment comment below I don't imagine I'm too far off. Note to management: Future tenants should never feel like it's a burden for you to show them an apartment (this happened multiple occasions to me at Mosaic by different members of the staff). Staff attitude can make or break an apartment experience. On the flip side, it's a great location and everything is new with lots of amenities (that's why they get the one star). They raised my rent after one year and I had lost my job/income/career. It was already $1575 for a studio and they raised it to $1600, if I signed a lease, $1800 if I didn't sign. I told them I lost my job and needed to have major surgery but they didn't give a fig. At the initial walkthrough they told me to do it by myself and fill out the form. I wash my dishes by hand and don't use a dishwasher so it looked fine to me. A year later at my move out he said some small plastic piece was missing so I have to pay for a new dishwasher! I told him that I never had used the dishwasher and I thought that it was fine because I don't ever use dishwashers and he said that the piece was there and because I didn't write it on my move in inspection form I was responsible and I told him that I never used it and I would not remove a piece from the dishwasher but he just kept saying it was there and acting like I was lying. I asked if I could paint the walls myself and they said that I had to buy custom coated Sherwin-Williams paint two different kinds and they gave me a piece of paper that has the information on it so I bought the paint and I spackled the holes and painted the walls and spent $50 on paint and when he came he tried to tell me that I would have to pay for the entire apartment to be repainted because he could tell where I had touched up the paint and he tried to tell me that because I bought the paint at Lowe's instead of at Sherwin-Williams that it wasn't good enough even though the label on the paint said Sherwin Williams Brand and then he tried to tell me that I had to pay for the front door the exterior of the front door to paint it because it was dirty and I pointed out that it wasn't dirty it was the undercoating of paint coming through because the paint job was so terrible. I pointed out the yellow paint and the brush strokes where they have just slappedt on some whitewash and I said you guys need to paint the door because you didn't paint it very well the first time. but he said no I would have to pay for that and I had to wash the outside of the windows clean the air conditioner on the patio and I cleaned the entire place spotless and he said that it smelled like urine so I took a video of the apartment after I cleaned it and my friend was in the video and I asked her if it smells like urine and she said no and that's probably because I don't urinate on my floor . and I told him that I will take them to small claims court if they try to take my deposit and so at the final walk-through move out inspection he told me they weren't going to charge me for paint and because I cleaned so well they weren't going to charge me for cleaning but they're still going to charge me because there's a mark on one of the cheap cabinets that was constantly falling apart and they're going to charge me for a new dishwasher because a part was missing on the crappy dishwasher that they had in there when I moved in there. so I will be going to small claims court. People move in and out of here constantly because they charge already very high rent and then after one year they raise it . my friend is moving because they raised his rent by $140 after one year so that he is now paying $2,400 for a 2 bedroom 2 bath apartment. When he said he couldn't afford such a big increase they said that it's a really nice apartment and they would have no trouble renting it because it's on the corner of the building. so he's moving out and we just got a beautiful apartment in Ventura and we're going to be moving there on April 30th. I'm going to help him clean this apartment sparkling clean because they have a $2,500 deposit of his which I know they're going to try to STEAL. But we will go to small claims if we have to and ask for punitive fees, which I've heard can be gotten if you show they tried to rip you off. Also I rarely use the jacuzzi but I used it yesterday and there was a huge blob of white paint on the bottom of the jacuzzi and both my friend and I got white paint all over our feet. Also my friend has a cat and they charged him $600 deposit in addition to the $2,500 regular deposit and then they raise the rent by 50 or $60 a month if you have a cat. I hate this place. Mosaic is a cut above the rest! My wife and I have had the pleasure of living here for almost two years now. I moved in on opening day Dec 15th 2013 and still currently reside here and loving every single minute of it! These breathtaking luxury apartments feel a lot less like apartments and a lot more like a five star resort with the amazing amenities, mountain views and flawless modern interiors. The staff has been nothing but kind and helpful since day one. BJ and Dee have truly made my stay here a remarkable one. I've lived at Mosaic for about three and a half months and I have to say that I'm very happy to have found this place. I gave it 4 stars because of the superior service from the management staff (B.J., Erica, Dee, Gilbert and Chris), the choice location (next to The Collection), the beautiful atmosphere and the quality of people who reside here. I continue to enjoy living in this premier location and like knowing that the people who manage this property actually care that I'm happy. You can't ask for more than that! I didn't give it 5 stars because the building is not as sound proof as I had hoped. I left a bad review on this place on google because I've submitted maintenance request in the past about an ant problem. When they saw my bad review they said they would fix the ant issue right away because I've been having this ant problem since I moved here three months ago. Well here is what it is like in my apartment. This is a week in a half after they said that they came and got rid of the ants. They are all over the cabinets! All over the food! Even on the walls near my couch and tv! This place is not worth it I have to keep throwing away food and cleaning up ants. I would give Mosaic 0 stars if I could. read more

Just wanted to provide an update. Living here for almost 2 years now and I am still an happy resident here. I must say that my appreciation and respect for the staff (Tiffany and her team) only increased over the period of time. There were many occasions where they could legitimately ignore my requests but the staff go above and beyond to do everything they can to make the residents comfortable. At Mosaic, the happiness of the residents comes first. I would highly recommend Mosaic apartments to anyone who is looking to rent apartments in and around Oxnard area. read more

I am a current resident at the Mosaic. I've been here for a little over a year and a half. We've had an unresolved issue for several weeks now with our garage door opening by itself at random times in the middle of the night and randomly throughout the day. Several work orders have been submitted and the maintenance staff has done a valiant effort in trying to resolve the issue without success. Consequently, just recently our garage was finally burglarized and some of our car supplies suddenly went missing. My issue is not with the maintenance staff by any means as I understand that they are doing their very best to resolve the issue. Today however, I was informed by my wife that an office staff member became defensive with her after she expressed frustration over the burglary. The staff member asked my wife something by the effect of "you leave your property in your garage??!" Implying that it was somehow our fault that we were burglarized for leaving our car supplies inside. I am not sure if the staff member was having a bad day or not but her demeanor was very unpleasant to say the least, and being that the rent here is not exactly cheap, if the lack of professionalism continues we will be forced to move elsewhere once our lease expires. read more
